Ive lived at Duck Pond a little over a year now, and I really love it! The community is clean, quiet, and the grounds are always well-maintained. Most of all, the front office staff are awesome--friendly, professional, and always responsive to my needs. Overall, I love living at Duck Pond!
Duck Pond Apartments has been my home away from home (Philadelphia) since Nov.2017. I am taking the time to post an honest review since we are all entitled to voice our experience. As a single female, Duck Pond is a great place to live. The atmosphere is quiet, family oriented, and most of all safe because it is a gated community. I could not have selected a safer place to reside at a great rental rate in the Johns Creek area.The office staff: Ana, Juhi, and Yemyser is AMAZING ~ Thank you for resolving my issues in a professional & timely manner. The office staff constantly look for ways to bring residents together by hosting amazing & fun events as well as raffling really good prizes such as (flat screen T.V’s and gift cards.)**2018 POOL PARTY WAS AWESOME!**Duck Pond is accessible to all major routes & highways and located in between the Avalon & Duluth. I promise you that whenever you have an opportunity to visit Duck Pond, you will see how the maintenance staff maintain the grounds and pool area (and by the way the pool is maintained very well in the winter months.) The leasing office staff does a great job coordinating yearly fire sprinkler and smoke detector inspections as well as seasonal air filter changes for all units. My family member have commented during their visit of how impressed they are with the attentiveness of Duck Pond.As for maintenance requests, my service requests are always submitted online in our resident portal. The turnaround time for all of my past requests such as: running water in toilet, replacing my shower head to install a shower head that I purchased, new lock/new key request, unclog garbage disposal, closet light changed, and exterminator requests handled in 24-48 hours max~ this alone (KUDOS to Greystar maintenance team!) is impressive!If you would like to live in a community that is reasonably priced in a safe area, quiet, family oriented, good parking, valet trash service (trash picked up at your door.), and a great staff /maintenance team, Duck Pond is the place for you and your family!
I relocated to this community from 1,800 miles away. The leasing office staff went above and beyond to assist with this move. The staff efficiently answered all my questions, responded to all my emails and even sent me photos and videos of the apartment, prior to moving in. I would recommend living at Johns Creek at Duck Pond from my jovial experience with the staff, the cleanliness of the community and the stunning features of the luxury apartment home.
I have lived at Duck Pond property since 2015. The first time I looked at the property with my cousin, I knew this was it for me. Jennifer who showed us the model apartment was so welcoming and sweet. She has such an positive attitude and kind. I went to other properties and God brought me right back here. Its know 2019 and I am still living here.
I moved here around 8 months back from Tampa where I was very happy with the apartment. Initially I was having doubt that I will enjoy my stay in similar way or not but after 8 months spending here, I must say that I found this one of the best apartments. Complaints are getting handled with in 24 hours and Leasing Manager is very supporting.Overall very good experience.I want to change my earlier rating. My experience was not good when I decided to relocate from this location.
I moved here last month and I absolutely love this place. I feel so safe and peaceful living here and I’m glad I chose Duck Pond to be my home. The property is beautiful! The staff - especially Aya - is so nice and make me feel like home. Aya is professional, friendly, and so kind to assist me with my move because this is my first time renting an apartment. She is so patient showing me many places and answering all my questions. Aya helped me to get the apartment I love and made sure I’m happy. I really appreciate her. Thanks so much Aya!
The management and maintenance are quick to take care of your needs. Have had an excellent experience with my time at Duck Pond, quiet place without any trouble that I have personally experienced. I appreciate all the super friendly staff that always shows me they really care. Big shout out to the maintenance guys they truly are the best!
I have been dealing with multiple issues since I moved into this complex in October of 2014. I have contacted the management and maintenance at my complex about these issues multiple times over the years, but the worst ones are not fixed. Issues I’ve been dealing with include:· Humidity levels at or above 70%· Broken washing machine lid (broken during annual dryer vent cleaning by maintenance)· Broken alarm (x2)· My apartment was entered without notice, my storage closet was emptied, and all the items were left on my porch in the rain· Maintenance “fixed” my leaking bathtub faucet, didn’t re-caulk around it and when I told them, they came in and caulked the entire tub but not the faucet· Black soot falls from vent in bedroom. Maintenance says they have cleaned the ducts, but I still have the soot falling from the vent.· Maintenance has left items in my apartment and used my toilet – leaving the lid up and not flushed· Bedroom windows have broken seals and mold grows around them. When I told the management office, they sent maintenance in to wipe down the areas with bleach, but they didn’t fix the windows or address the source of the mold.It is miserably humid in my apartment and I have mold on my windows that has literally been making me sick (making my asthma worse and causing recurring respiratory illnesses). After all of this, I have finally had enough and have decided to move. I gave my 60 days’ notice and, to add insult to injury, I am now being asked to pay one months’ rent.I contacted the complex office and was told I must pay this since I am leaving before my lease is up. The way my situation has been dealt with does not seem to mirror Greystar’s core beliefs and policies. I do not believe that the management is “highly motivated, well trained and world class” or “focused on creating value and generating innovative solutions to solve problems.” It seems that I am being brushed away.I have even contacted corporate and they passed off my complaints to the same people that have ignored them. Bottom line: Don’t move here!!
I had been living in this apartment complex for little over a year now. Its been a pleasant stay - friendly and professional staff, prompt and traceable (online) maintenance.Extra kudos for receiving my medication shipment and keeping in the refrigerator!! Perhaps its usual, but I didnt expect that they would keep my medication in the refrigerator for almost 24 hours.We are moving out shortly, but well miss this place!
Beautiful complex and safe community. However, the management team is horrible. Theres constant turnover (I had to deal with 5 different people during my year lease). Theres a lack of communication and theres always a fee associated with everything. Because someone is always leaving, whoever replaces them doesnt have to honor what the previous person said. Jennifer is the only person who always provide great customer service and makes you feel at home. Everyone else behaves as if their running a hotel and does not care to explain anything. I would rate the community with a 9 and the management team with a 1.
UPDATE: 11/03/2018 Finally relocated after 15 (FIFTEEN) years of always paying our rent on time, never being a problem, & management never fixing anything they said they would fix.Id made a deal with maintenance; I GAVE them our washer & dryer in exchange for them taking the few things we left behind to the dump (or keep if they so desired). The supervisor I talked to reneged on that deal.These are not honest people. Youve no renters rights & they will abuse that simple fact. Since the New York City owner changed Management from Alara its not been a pleasant place to live.For 15 years we paid rent ON-TIME worth well over $150,000 for sub par services, a poorly constructed apartment that was expensive to heat/cool down (no proper insulation), electrical problems, Dollar Store fixtures & appliances, in an area with no amenities & no public transportation to help alleviate the heavy traffic.Alpharetta rent is the same as suburbs up North now. Might as well work & live where you have better pay, better constructed apts., more efficiently planned neighborhoods & basic rights as a tenant.UPDATE: 3/27/2018 They implemented a garbage disposal service (Valet Living) charging tenants another $25 AFTER we signed our lease. Valets employees are unpleasant to say the least, down right belligerent & confrontational most of the time.ORIGINAL REVIEW: When they took over from Alara (Johns Creek Duck Pond ATL, GA) they arranged to have the complex repainted. Most notably w/o sending notice to the tenants. I woke up with the contractor GLEEFULLY destroying the property on my patio. I looked out the window to see a corporate suit woman staring up at me somewhat dumbfounded. Did she do the right thing and come up to apologize for her incompetence? No. At 3PM a note finally arrived at my door WARNING us that they they were painting the building and if we had left anything on our patio its destruction was OUR responsibility.I let it go. Time went on and Management got worse.We havent gone 3 months without Management raising our rent in some fashion. Theyve raised rent $100 a month per year since they took over and provided less than half the services the previous management, Alara, did. Probably less. Every few months they come up with another excuse to raise rent AFTER youve signed the lease.Management has done nothing but outright LIE to my wife & I. The first time I caught them in a lie was when I tried to enter the gym after 12 ( I sometimes work late hours) & could not get in. My wife inquired the next day and was informed that they had contacted Alara and Alara told them the gym was never 24 hours & if I had experienced it was because the security guard under Alara had let it slide. Heres the thing. Ive exercised in the gym in the middle of the afternoon only to be witness to the sales staff escort prospective tenants in AND SAY TO SAID PROSPECTIVE CLIENTS THE GYM IS 24 HOURS.The next time they LIED to my wife is when she implied that Alara was much better than they & the new manager (who they switch out about every other week) said Alara lost the contract because they were going out of business. Alara still runs properties along State Bridge Rd.In the 10+ years weve been here Ive stopped more than 5 crimes simply by being a good neighbor and paying attention (seriously, Im the last guy you want to force out of this neighborhood). Management cut the security budget the day they took over. The light outside the gym is out more often than not.It took the maintenance SUPERVISOR a WHOLE DAY to figure out how to change the washer on our shower. A WHOLE DAY, and it was one of his staff who finally fixed it.Again I get sent a memo telling me I had to figure out how to place ALL my furniture in my tiny apartment aside so they could fix the sprinkler OR ELSE theyre going to AUTOMATICALLY charge me $200+ on my rent if their contractor has to move anything. Im honestly surprised they didnt say hey, well charge you for the privilege of destroying your property because thats what they did last time.
Management ignore your concerns. Its almost if the India tenants do whatever they want with no regard for their neighbors. The property maintenance crews are very Lazy. The grounds grounds are poorly maintained. The pool restroom smells of urination. The gym equipment is second hand Junk. Nothing about this apartment homes thats advertised is true. The property gates are always not working. There are break-ins on the property that are clockwork. The Apartments of Duck Pond is over priced and does not provide the best of services. Avoid at all cost.
I really liked this place there were no bugs and I was there 2 years. My car got busted into but the thief broke open the front gate and was trying to get my lexus tires. I work until late at night and never saw any other activity. The pool is nice. I would have gave 5 stars but they charged me 500$ for a carpet replacement that was a bleach stain behind my tv, no idea how that got there. No it was there, for sure!!

The office staff and maintenance staff are the greatest!! Their proffesinalism is thoroughly shown on a day to day basis. They also have a lot of events that are for the residents. The maintenance staff are take care of everything that is needed for the residents and are actually the best!!!
The management are crooks. Their stealing money from the company. They write up fraudulent information charging tenants. How is thrash left it apartment damage and a mark on wall? As well as being charged for base rent when your paying full rent went to staying there. The swat team was called out to a neighbor apartment, and the manager didn’t inform any surrounding neighbors. The gate always broken. It a unsafe place to stay!!!
I lived here for 2 year and the management here is worst,just imagine if you are charged with apartment hallway lights electrical bills to your rental bills and thats what they do ..... when we call for some concerns about something the management does not have time to talk to us. They always ignore the existing lease holders by saying i have a new customer and they hung the phone several time. There are many incidents... it goes on ...
Pros - Hood feels pretty safe. I call it hood cause nobody neighbors.Cons - Workout room is a joke. Most equipment looks like its from the late 80s early 90s. Terrible community. Do not live here at all cost. Noisy rude neighbors. incompetent management. Terrible communication. Unnecessary fees associated with everything. Avoid living here at all cost.Business practices here are shady. again. Avoid at all cost.
I just signed my lease for my new home at Andover, the community is beautiful, Aya is the manger there and she was the most professional, kind person that I have came across in a very long time, she followed up with me several times, she answered all of my questions, she also called me to inform me of specials, she is all around amazing it was definitely a pleasure working with her and I’m excited to become a new resident at Andover At Johns Creek!

2022-05-14I recently moved to Andover and so far my experience here is great. Leasing staff is very friendly, specially Aya. She explained and cleared all my doubts, smooth leasing process, attentive to concerns. She made sure to attend a maintenance issue and resolved it in no time. I really like the location, accessibility, maintenance, cleanliness, friendly neighborhood/staff.

2022-06-22Bad experience after move out. The admin team no longer responds to emails or phone calls after your move. They will send incorrect settlement bill and after that dont answer your calls or emails.

2019-02-14I have lived in Duck Pond since April 2018. The property is beautiful and taken care of. I absolutely love the staff at the leasing office, they are complete sweet hearts. Anytime I have had to put a maintenance request in they are always there within 24 hours. Great location, great staff, great neighbors!

2021-07-05Wonderful community and staffs. Aya is very friendly and supportive. I am very much thankful to Aya as she supported me well during my tenure in the apartment. You will never feel its a leasing office, its like a friend’s place. We have changed 3 communities so far in The United States, Andover at Johnscreek is the best ever community.

2016-12-23You will absolutely love living here!!! Beautiful CLEAN safe private community with perfect landscaping and grounds all year round. The apartment layout is smart and spacious. I love the granite throughout and the huge kitchen!!! I searched for ever to find the perfect place and so glad I went with Duck Pond. I read some comments below about the management and have never experienced nothing but the best service from the entire management team as well as maintenance. From my first visit to signing to living, my experience has been Excellent. I highly recommend and plan to renew.

2017-12-02I am very interested in renting an apartment at Duck Pond for my family. I have visited and have found the office staff very nice and accommodating. I have seen many negative reviews, most have to do with staff changes which can be very frustrating, as well as communication issues? Have the concerns of the previous reviewers been addressed and proper changes made? The location of this community is awesome, the staff that I met seem great, and the overall appearance is very nice with great amenities. I say there is always the chance for improvement going forward. What do you say Duck Pond? Update: 12/02/2017I have been living here for a year and I have to say that the staff is great, the complex is safe and well kept and the location couldnt be better! I am renewing my lease for another year as I love living within a mile and a half of work!

2019-02-14I am soo happy I decided to move here. I am extremely picky and can be about annoying when it comes to finding a place to live that checks all of my boxes and the staff here was extremely patient with me. My apartment is beautiful, the grounds are well kept and its very quiet here. I am a light sleeper with odd working hours and I enjoy coming home everyday. Maintenance responds fast, efficient and professionally. Im close to everything including bars and hookah lounges, target, starbucks etc. The property manager Anna is amazing and Juhi my leasing agent is the sweetest ! I plan on staying at Duck Pond for a long time
