I thank the lord Jesus Christ for sending me an angel to help me and my family look for a home. Cynthia Soriano was such a sweetheart and very helpful for our search. Even though at the end we didn’t purchase from Avana we were still appreciative and glad that she took the time out of her busy schedule to help us. I put my interest in through Zillow, and someone contacted me right away, and introduced herself as Gabby. She was very thorough and explained to me what were available and even go through the prices. When she asked me if I would like to make appointment for a tour, I asked for the earliest appointment which was an hour later after the phone conversation at 9am. At 10am, I met Adnen and the prices he gave me was totally off from what Gabby had shared with me. I asked him why and he said the prices changed drastically even within an hour. You all can be the justice if it’s true. I won’t feel comfortable to rent a room (for months?) from this type of service. Thank you.
I have been here about three years. I am so comfortable to stay at here. Whenever I go to the managing office to ask for something, there is a guyAdnen who is always ready to answer for all my questions. So, I am so comfortable to stop by that place. Also, I don’t worry about whenever I have some maintenance issue. They solve them quickly.
The team at Avana are The BEST but the person that reallly stands out outta all of the wonderful employees there is Cynthia Soriano. She handled all our paperwork for selling our property and did it with such ease and professionalism that I can’t thank her enough. Thank You Cynthia 🙏🏽
Looking for an apartment (especially in this market) can be so taxing and irritating. I am sooooo grateful for Ms Kitra’s kindness and willingness to work with me and my family. Moving out became a nightmare. How? Allow me to explain. I decided to end my lease 2 months before renewal, per the rental agreement I needed to pay a penalty, I was fully prepared to pay it, not a problem. While in the office speaking with the manager she refused to take payment at the moment but let me know my online account will be updated. A few days later I received a nasty letter on my door telling me to remit the amount within a certain time frame or else. I guess that was managements way of telling a tenant in perfect standing the online portal had been updated with the fee? Very unprofessional behavior towards a tenant who always pays his rent in advance and never late. Afterwards I called Jackson EMC, our electric provider to cancel our service for the day after our move out day. Later that afternoon, I received an email which read my electric was going to be canceled the next day. When I spoke to the representative at Jackson EMC she told me The Hills at Breckinridge had called to change the service into their name. I am not sure if they wanted to put the light in their name so they could control my move out or charge me additional fees? I immediately called the leasing office to inquire about? One of the office representatives told me they would never do such a thing! Sorry to say, I did not believe her. The manager allowed me to prorate my final months rent, of which later on she rubbed it in my face over the phone, Tracy quoted me via email $577 for my last rent including water. I came into the office and guess what? The office staff refused to take my payment! I asked them to call the manager and verify the amount so told over email. The staff said they could not take a payment because I had to pay online. I remember hearing Tracy tell me I could bring a check and they would take it. However that was no longer the case for some reason, I suspect to tack on more fees and I was right. The staff told me to wait until the manager changed the amount online to final rent agreed via email to pay it. Again I walked out with my money in hand baffled, Ive never been turned away from making a payment. Thats why I suspected something was up. Finally after some time, my online bill dropped and it was the wrong amount. They added an additional fee for 2 months of water they said I owe from the beginning of my lease! I looked back at my records to see I paid the first month upfront complete with water coming to $989!! So what are they talking about? I asked for Tracy to call me and explain. During the conversation I asked to see my usage for the first two months. Tracy said they cant show me my usage. I find that to be outrageous! For any bill a customer, tenant, or client pays you must show some sort of receipt of usage. Now I want to see usage for my apartment for the entire year and see what I actually used vs. what the Hills at Breckinridge was charging me. Tracy just said; Well, youve been paying it so... in a smug manner. I couldnt believe my ears! How condescending of her. She also refused to honor the move out cost she emailed me and said I would have to pay the final water bill before I moved anyway! So it seems they are used to surprising tenants with this fee at move out. Forcing people to pay or putting them into collections. Needless to say, I paid the erroneous amount they charged me. However, I want a person who is interested in good business practices to honor the move out amount I was quoted by refunding the false charges for water or showing me a usage bill indicating usage of over $75 in two months. Plus, I would like a copy of water usage for my entire stay at the apartment.*UPDATE 2/12/20. The management company replied. It is now 9:34am I called the number again and no answer yet again. They are not interested in setting thing right. This company has also refused to answer to the BBB. My next step is to go to the local media. (FYI a photo of who I contacted will be added to this review. )**UPDATE 2/12/20 1:54pm. Called the corporate office again. No answer.
I stayed in Apartment 1721 for over a year and although most of my neighbors were kind, the leasing office was not very accommodating. My unit was a ground floor unit and I had a big problem with bugs, mainly roaches (also known as palmetto bugs). The one time I requested pest control, the pest control service left my front door ajar. I came home from work around 9 pm to my front door wide open, not just unlocked but completely open. It was a pretty unsettling experience considering I lived alone. The neighborhood had a gate but during my stay, it never worked. You would often hear gunshots or arguments happening right outside the window. I felt very unsafe. The neighborhood had a high number of stray cats which would be fed by some of the residents there. It was a pretty sad situation because the animals clearly needed medical attention that wasn’t being provided to them. My biggest issue was the flooding. I requested an upstairs unit and after paying my application fee along with my deposit, I was told at the last minute an unstated until was no longer available since that tenant decided not to move out. I desperately needed a place to stay and was told the only units available where the ground level. Each time it rained, my patio would flood so severely that it reached the inside of my unit on more then one occasion. I made several complaints about this as the flooding would turn into a breading pond for mosquitoes and other insects. When COVID-19 came, I had finally had enough and sadly could not afford to stay there due to loss of employment. I put in my notice and at that time, they decided to come out and dig a huge tunnel so that the water could drain away from my patio. It was truly a nightmare living there. I would never recommend anyone moving in and especially not in unit 1721.
I wish I could say I enjoyed my tour but it turned out to be a complete waste of time. I called to inquire if I could have my tour an hour earlier than scheduled, and was declined but I understood there were other prospective future tenants before me. Even though I arrived at my appointment time, I still had to wait 20 MINUTES before I could ask any questions. The leasing agent couldnt even show me a model or empty home of the floor plan my roommate and I were interested in and what he had available was extremely different. Not to mention they try to convince you to get a 15 month lease to lower the rent that sky rockets to $1,600 if only 12. I couldnt even tell you what anything looked like, didnt even get that far.
If I could give this place no stars I absolutely would. The apt I was shown (not a model unit, it was an empty unit) was nothing like what they moved me into, even though they explicitly expressed it would be the exact same. The apartment I received was extremely damaged and the problems are continuing to grow, I’ve tried contacting management about the issues in person and over the phone and I am repeatedly ignored. Problems include mold, leaks, strong foul odors, bugs, the list goes on and on. Please save yourself the headache and look elsewhere.
I lived here for 2 years, finally my lease is up!!!!. I wasn’t at all happy to be living there but I would rather live out the lease than pay to end my lease. Management is terrible and the buildings all need an update. We had several maintenance calls that were canceled with out even a phone call even before this covid started and then they said they want to make sure it’s not anything from damage from us living there... one being my ceiling was chipping off, as was my roommates.. I’m pretty sure we didn’t party on the ceiling!! The dishwasher fell out onto the floor 2 times and and it took a weeks for them to come fix it both times!!!! The staff isn’t the nicest when dealing with tenants, at least the few I know of. Calls are never returned at a timely manner either!!!! I wouldn’t live here again if I had to.
I wouldn’t wast my time moving here. There’s always something happening I had my apartment flooded the first month I moved in.The people in the office are so rude. They never answer you emails or your calls either even if you’re trying to communicate with them about a issue. There’s always things leaking the pool closes early Just save your money and move to a different place then avana on Breckinridge. Everything is falling apart in these apartment it’s been an awful first experience in moving into these apartment I wouldn’t recommend. I wish I never signed the contract.
Albert , who works in the leasing office , was absolutely INCREDIBLE. He made sure we were all on the same page , he was very kind and very helpful . Highly recommend speaking with him if you’re interested in an apartment. He was so welcoming and made our apartment hunt so easy !!!Also wanted to add , although our apartment was a little bit smaller than the model we looked , that’s my only complaint . Our neighbors are so kind , I told the office about a few things that were missed in our walk through they immediately wrong it down and noted it and I even got a call from the leasing office confirming we told them . The leasing office is nothing but helpful and kind . But once again ALBERT was terrific . We just moved in about a week ago but we are in love with our apartment . No bugs , new appliances, new carpet !!
I applied here online 2 yrs ago and was denied despite meeting all of the qualifications. I never received an explanation or supporting documents of my denial. Getting in touch with someone in management was extremely difficult and the leasing agents were very rude and unprofessional. I never heard anything back from them so I chose another apartment community.Fast forward to now, Im looking to move to another community and I get denied. On my credit summary I find that The Hills at Breckenridge sent my $50 application payment to collections saying that it was a returned check, when I paid my application online and still have the receipt and bank charge from the payment. I never received a call, email, letter or anything regarding issues with my application payment. They just sent it to collections!! I called all over the world to have this resolved and NO ONE could help me. I asked the collections agency (Hunter Warfield) for proof of the returned payment and they have yet to provide it 6 months later after multiple calls and emails.Today I just had to pay $150 to Hunter Warfield because Im unable to rent a home due to this debt I dont owe and it seems this was the only way to have it removed.
I went with my sister to look at the apartments they had available, yes they are nice but sometimes you have to look outside of what they’re showing you and what we just recently viewed were nails outside of the apartment and not knowing, I ending up with a nail in my foot and my sister got one in one of her tires and they didn’t show any concern about the situation. That’s enough for us to look elsewhere.
I definitely recommend The Hills on Breckinridge Apartments with full confidence ! The maintenance staff, and every other member of the team is hardworking and helpful. The process was easy and i like my new apartment with all the amenities come with it. I am proud to call it home for many years to come....If your mission to provide great service and warmth at every point contact. Phyllis is a walking point you should take pride in, and i just wanted you all to know how much i appreciate her being there when i need her. Thanks again Phyllis going above and beyond !
My experience with Avana has been good. They worked with me and I received responses very quickly. I have been in constant communication with Oscar and he has been extremely helpful throughout the process. I am pending a tour of the property before I move in, but other than that I am excited to move in.
I just moved in the The Hills on Breckenridge and by far is has been a great experience. Starting with Stephanie in the leasing office since day one she’s has been so great. From communicating with me through email or phone answering all my questions in a timely manner. She was very helpful through the entire move in process and her customer service skills are amazing. Has a small leak in the restroom sink and minutes after placing the call maintenance was already at my door ready to fix the issue and it was taken care of. I’m very pleased thus far with everything.
Elizabeth was great from the moment I worked into the office to take up lease. I Planned for a 2bed room but settled for something different after much discussion and consideration. Although, just spent a month in the apartment, its been awesome so far. Promises made by Elizabeth were met up to date. However, just felt a bit reserved about the billing, I think all bill and charges should be spelt out in clear terms at the point of taking the lease. Overall, peaceful environment with nature. Im one to look heavily at reviews before I move in places so i thought Id leave one as well. Although I just moved in about a week ago, I am very happy with my one bedroom apartment thus far. The area is busy but nice and convenient to almost everything and the apartment complex itself is well kept and quiet. My application process was handled amazingly by Albert in the front office. Not only did he keep me updated on everything, but he also checked on things with me throughout the entire process and made it so effortless. Literally 5 star customer service. I also havent had any maintenance or pest issues thus far, however my only negative would be the cabinets are very outdated and uneven. Other than that, Im looking forward to seeing how the rest of my time here goes!
I’m moving with my family next month and so far I have had an excellent service by Oscar. He has taken care of all our necessities through the apartment rent. Hopefully it will keep that way through our contract. Thank you Oscar for your patience and willing to make business.
I was prepared to give this place a 2-star rating because of the roaches and bugs that we have had in our apartment (so much so we do not have company over), the fact that all the cracks and holes in our apartment are filled with what seems to be some type of putty and the space is outdated, bad parking after 8pm (people literally end up parking in the white lined spaces or on the medians), and the fact that I was told this apt would be on the third floor, signed my lease, had my then-fiance move us in while I was out of town and actually find out it was on the first floor. However, it receives a 1 now because my car was TOWED due to not having a valid tag and a flat tire. My husband and I were out during the weekend, he was off Thursday and we used only one car during the weekend and thus one of our cars was not driven. My husband noticed on Sunday night we had a flat. He gets up to get ready to go fix the flat then to work Monday and finds out the car is gone. We immediately file a stolen vehicle report with the police and my insurance. Contact the leasing office to let them know and come to find out our car was TOWED!!! We apparently had a 72 hour notice on it conveniently (being sarcastic) placed on the back seat window on the passenger side (not visible from the front of the car or on the driver’s side) that allegedly explained our tag was expired. Of course our tag was NOT expired, the 2020 sticker fell off and we didnt know. If you ask me I think our sticker was removed. Had to pay to get our car back and my husband missed a day of work. The best thing this place has is the amazon hub and Francia in the leasing office. Shes nice but still doesnt make up for this place. Also the gym has been closed since I moved in 7 months ago -___-. You deserve better, if thinking about this place please consider wisely! This is one case where cheaper is NOT better. For peace of mind we will be paying more for another apt but honestly itll be worth it than the trauma of being afraid to open the cabinets up and not being able to have people over for fear of bugs. I will be moving to Atlanta area for the summer and I was looking for a temporary place for leasing. Avana on Breckinridge offered me a 3 months lease with the same cost of a 15 months contract! That was a great deal for me and I applied for this property. Oscar, the leasing consultant at Avana, really helped me in the application process. He answered all of my questions through email and phone call. I am looking forward to meeting him in-person and seeing the Avana community.
Ive been residing at this apartment complex since 1997 and have witnessed many ups and downs throughout my residence, however, overall, this is an excellent community to be a member of.I would like to express and convey my ongoing and continuous appreciation for the exemplary customer services consistently performed by the office and maintenance staff with notable mention of the returning General Manager, April Camp. Several years ago, Mrs. Camp was our community leader and an OUTSTANDING “lead by example” director during that era. There is no doubt that she and her staff will repeat the high standards of professionalism and exceptional administrative protocols historically reflected and practiced.Being a resident of this apartment complex for over twenty years, I’ve witness a myriad of owners and staff members associated with this community, however, the professionalism, courteousness and thoughtfulness consistent with our current community manager and staff will continue to be evident and resident-centric.In conclusion, I highly recommend considering and establishing your home at Avana on Breckinridge.The Best to All - Good Hunting!J.R.
DONT DO IT!!! The gate is always broken, management changes more than you can count, you are charged for pest control but you have to request for the service every month. Rent is due on the 1st there is no grace period the next day its 75.00 and then 10.00 each additional day. Your base rent might be 860.00 approx by the time fees are added youre up to almost 940.00 per month or more depending on which apartment you select. People drive in the parking lot like its a residential street. The front office people are the most insensitive and RUDE people. Every couple months the faces change, they painted the buildings different colors and it looks A MESS. They have a residence portal the complaints got so bad they disabled the comments. Now all the comments have to be approved before they are posted. The best part about this place is the maintenance I never had a problem with them. You submit your maintenance request they come the very next day. Other than that DONT DO IT!!! Youve been warned.
Oscar was such a BIG HELP. This was my first apartment I went looking at over 50+ apartments and this one was the first I actually liked and had everything I needed. When I went back to the leasing office after my tour I was so excited and told Oscar this was the right place for me. He told me their were only 2 left so go ahead and apply now that’s exactly what I did when I went home. Praying, wishing & crying were my exact emotions throughout this whole process. But I want to thank Oscar oh so much for helping me, being patient, honest, careful, resourceful to me. I don’t know how much I can say thank you. But I really appreciate it. If you’re reading this & thinking about moving here you should do it. Everything is awesome & will be just fine.
An Amazing FindThe staff are amazing! I move in on a special and the the staff are very professional. Quick move in, easy to understand lease due to the online application process. Phyllis moved heaven and earth for me... my apartment is everything I wanted, space, nice kitchen, sunroom, and all the amenities that I want. It was a great choice for me and looking forward to many memories at my new place. Thanks Again Phyllis !
I am a hopeful resident of the Avana community! My roommate and I have been in contact with their leasing consultant, Oscar, throughout the application process and he has responded in a timely manner and been very helpful. Looking forward touring our apartment before our move in date this month
Unfortunately, I basically moved into an unfinished apartment over a week ago. I looked at the model with Stephanie well over a month ago and proceeded with signing my lease. I was told that my unit would include upgraded appliances and the same cabinets as the one that I viewed. About two weeks before my move-in date, I called to confirm that everything was still on schedule because I hadnt heard a peep from the office at all and was informed that Stephanie had relocated to another property. However, the woman who did answer the phone confirmed and verified my date. So, I’m not sure why they seemed unprepared and unaware when I came to retrieve my keys and move in on that specified date. However, Helen helped me through the last few steps (that could’ve been done when I called two weeks prior) and work out some kinks with a personable and highly professional attitude...much appreciated! Erica (the manager, I think?) was helpful and very sweet as well.It took a lot of energy for me to remain optimistic about this move-in and just practice patience because the cabinets and appliances have an unattractive 90s vibe. I immediately brought this up to Helen and was given prompt reassurance that my horrendous cabinets would be redone by Wednesday (2 days ago) and appliances were “on the way”. So, on Wednesday, I was excited to come home from work and finally empty my last few boxes of dry food and kitchen items…you can imagine my disappointment when I returned home and the ugliness was still there. I tried calling before they closed that afternoon, but there was no answer. I sent an email the next morning and was told that the maintenance supervisor was “out sick” and they wouldn’t be done until Tuesday. Understandable, but my issue with this situation is the lack of communication and the fact that it seemed as if no one was going to update me on this delay that could’ve been totally avoided if my unit had been properly completed BEFORE I moved in. Furthermore, I realized that the old stove in my apartment doesn’t even work! I’m in an apartment that’s not even fully functioning—I can’t even fix a proper meal in my own home or wash my dirty laundry, but I’m expected to pay full rent? I like my apartment and have made it as cozy as I possibly can for the moment, but this is not a good start or first impression. ☹I do have some positives—I love being so close to 85, the pricing is pretty good for a 2 bed/1 bath apartment, going from a 1 hour commute down to a mere 15 minute drive to work, and having easy access to tons of diverse restaurants and shopping is wonderful! The neighborhood is pretty calm and everyone seems to keep to themselves. After coming from another Wilkinson property in Marietta, the communication and following through with tasks seems to be a major issue here. Im hoping that things will improve.UPDATE:Im entering my 4th week here and still waiting on my appliances that were supposedly on the way 2 weeks ago. On my last trip to inquire about a status update the manager simply threw flimsy, sketchy excuses at me and seemed completely unable and unwilling to address my concerns at all. After calling the corporate office and leaving a message (as well as the leasing office itself a few days later), I havent heard anything from anyone--absolutely NOTHING. This is my first time ever experiencing such an absurd level of incompetence and blatant disregard while renting an apartment home. I dont understand why it takes an entire month for this issue to be resolved. At this point, Im seriously considering just riding over to Home Depot or Lowes and pick out my own appliances. Fortunately, this will be my last apartment living or renting experience and just serves as greater motivation to acquire my own place to really call home.
Management seems to be cold, rude, and heartless, while your signed lease has a printed cost to pay monthly, they are always trying to con, lie, and intimidate you into paying more. There are places much worse, but be careful, get everything in writing and dont allow them to bully you.
I have been a tenant for 5 months now and I have to say, Im glad that I chose this place. Nice people, great location, good price and any problems Ive had have been responded to promptly. The office was very diligent in informing me of when my appliances were on the way, especially Albert, who has helped me every step of the way since I first arrived here.
Just signed a lease and cant wait to be done! The lack of communication from the office to the customer/resident is horrible. No one told us that after you apply and are approved, you have to pay security deposit AND first months rent within 24 hours. So we were out on a wait list and had to settle for something non-upgraded for the same money an upgraded unit would have been. then, after they assured us the apartment was move in ready it wasnt. Ive had to go back many times to get everything fixed. Please make sure they tell you EVERYTHING before you lease with them and make sure the apartment unit is worth it!
Just nowI did a tour with Betty. She was awesome. She showed me all the amenities and was very informative. The property is beautiful and have the best pool area. Even though they dont have what I need I recommend this property to everyone looking for a 1 or 2 bedroom.
-Most of the gym equipment is poorly maintained. Treadmills were regularly broken, even when brought to the attention of management.-Parking here can be a massive problem. Some areas do not have assigned parking and are not problematic, some are assigned parking and massively overcrowded.-Gate breaks often. Sometimes breaking and not opening trapping you in or out. Apartment roads are unusually tiny and difficult to navigate at times.-Landscaping and maintenance was sub-par. Interior bathroom lights were turned upside down and used externally on the floor I lived in. Drainage was a massive issue in the parking lot I used, sometimes nearly flooding vehicles during heavy rain. (see attached photos)-The apartments, at least my unit, was very dated and unappealing. The paint was in poor condition and the floor under the carpet of my apartment had holes you could feel underneath. I had massive issues with the AC system losing coolant and freezing over. When this would happen condensation would build and a torrent of water would stream into the electrical of my hot water heater. The drip pan was rusted out and never replaced. This was brought to the attention of maintenance.-The outdoor garbage disposal area was often overfilling with garbage and furniture.-This location has a crime problem. Neighbors often reported of broken car windows and stolen items. I experienced multiple situations where I heard the discharge of a gun nearby. Neighbors also reported hearing shots. One Sunday night I was shocked to see multiple police cars and the GBI on site right in front of my building. They had the road blocked with crime scene tape. I have attached a photo of the scene later in the evening. I brought my concern of safety directly to the manager. I was told that my concern was important and that I would get a call back the same day. I never received a call.-Once Cascades at Gwinnett was purchased by a new company and renamed they also changed the pricing model of utilities and fees. I once paid a flat rate for water, but it was changed to a percentage model split across units. My first water bill after this change was 75 dollars. With the increase in fees and utility I was paying hundreds more per month. The water bills never decreased. Renovations and upgrades were promised to the tenants in return of the higher fees, but I didnt see much past a few cosmetic changes in the front area. A few days before I moved out the building was serviced to make it more water efficient. While this was done my apartment was entered outside of the maintenance period specified.-They offer a social media app for their tenants to use internally. This is often full of tenants reporting a wide variety of problems. The atmosphere was overall very negative and included profanity almost always directed towards management.-After terminating my lease, I was told my final bill would be sent to my new address that they documented. I never received a final bill or was contacted by phone. After a few months I was contacted by a debt collection agency stating that I had a delinquent account and they were reporting to credit agencies immediately.I highly recommend you avoid this place at all costs.
This has been a complete disaster since I have moved in! I have yet to have hot water to shower in my bathroom. (Going on 2 months now) Maintenance came to do a simple repair of switching the hose from the washing machine and could not even do that correctly. Later that night I had water all over my kitchen floor. They blame the small water heater for no hot water. Yet the rest of the apartment has BURNING HOT WATER. I did a simple favor for a friend of keeping his pet for the weekend while he traveled and got a pet violation letter that same day. (The dog is the sweetest and makes less noise & mess than the neighbors). If only they could work as diligently to get my problem resolved as they did to write the letter. Save yourself some time and go somewhere else.
Ive lived here for almost three years now. I truly can not wait for the lease to end so we can move out! The apartments themselves arent that bad, though the counter tops and cabinets are ugly. The only issue I have with the staff is that they rarely answer the phones, sometimes youll have to call four or five times to get someone to pick up. The real issue is the safety in this neighborhood. In the last two months, my husband and our friends cars were stolen, my hubcap was stolen, and my gas was siphoned out. Some guy threatened to kill my husband and daughter when we asked him kindly to move his car from our assigned spot. Yes these apartments are cheaper than most that youll find, but just be mindful of the type of riff raff that come with cheap housing. The common grounds are usually pretty dirty. They say they have a grounds keeper that walks the property every day but I guess he hasnt seen the broken glass outside my building for the last month or all the dog crap.
When it comes to issues, I dont like the amount of time given before something happens assuming you are given any notification at all. There has been construction going on for over a week now, without any notification of a start and finish date. For those of us who may work from home, it would be nice to be able to plan ahead so that we could avoid loud noise coming from the background. In addition, we received a notification the night before to move our cars or face towing. However, they did not inform us on where to park and what if you were out of town, youre just supposed to get towed? As far as living here, I do not have any issues, but the consideration from the management office is severely lacking. Pool is closed randomly without notice, so if youre planning a weekend or a day for that matter, there is a chance that the pool could just be closed.Constant noise for two weeks now. No notification on when it will be completed. Bug, spider and wasp infested, even though you pay a monthly service for pest control. Come night time everythings out.
I only gave the One star because you have to pick a star but this Apartment complex gets a big fat 0!! I absolutely hate living here and cannot wait for my lease to end!! I am new to Georgia so this was a quick move in and when they were the cascades I can say the management was decent but things have just gotten worse over time and this new management sucks!! The rent is way to high for what you are getting !! If you dont care about appearance matching what you pay then move here!! If you like being talked to any old kind of way by the staff then move here!!
I absolutely love living here. The staff is always friendly and the grounds stay very clean. Maintenance takes 24 hours at the latest for emergencies and non-emergencies only last a few days! I have been living here for about three months and am throughly impressed. The only downfall is not enough parking for guests...Thanks Cascades for all that you do!! :)
I absolutely love the staff at The Hills on Breckinridge, especially Donte and Phyllis. Every time I have ever called with a question or concern they have always stayed on top of things. I have been enjoying the new features that they have been adding to the community and I am looking forward for many more to come. Definitely a great place to live and very affordable!
Nothing from our move in check is completed and we moved in a week ago. The office staff doesn’t seem to care. They claimed it have cleaned the apartment before we moved in. We found dead bugs in our fridge. It’s not at all what they show you in the model and we couldn’t see an apartment till we had applied for it. Which included sending a non refundable $100. Overall we have been here a week and we will not be leasing here again.Update:Suppose to receiving my new appliances today. Was given a time frame of 9-12 and told to remove everything from my fridge and freezer. Called at 12 now they tell me they have no clue when I’m getting my appliances and that I could leave all my food in my fridge. The office was very rude and unhelpful. Just adding to our reason to never lease here again. And when you call the management company they ask you to leave a voicemail and they will call back. It’s been over a week and I haven’t heard from anyone. Don’t move in here.2nd Update:2 weeks after receiving our new appliances and 2 days after they inspected new appliances our microwave goes out. Still not fixed and it’s been 2 days. Also they fixed the gate but none of our codes work....called the office. Helen has a piss poor attitude and is very rude. We have only lived here a month and a half and we are ready to move out. Disaster of a place. As stated above DO NOT MOVE IN HERE.3rd Update:This is the 2nd leak within the last month. No one is ever in the office or answering the phones even during their business hours. We had a scorpion about 2 months ago called the office, they promised to have the pest spray for scorpions. HAVEN’T SEEN THE PEST CONTROL SINCE WE MOVED IN. But we pay for it every month. There’s a constant weed smell. It took 2 weeks to get someone out to replace dry wall that was ruined by the first leak. Now there’s a leak, soaked carpet, ceiling is falling, and all they can say is they are having this issue all through the apartments. This place leaves you in horrible living situations for the price of an updated apartment. They don’t even have good customer service or management to make up for it. Unless you like living in miserable places I would run from this place. They just want your money and have nothing to truly offer.
This used to be an ok apartment for the price. Quiet, safe, things got fixed when you asked.BUT, with the new management staff with the rename to the hills on breckinridge the apartment rent went up 30/month on AN EXISTING lease. They highlighted some stupid clause on they can move utilities how they like whenever they like. The last year was great. I DEEPLY regret renewing my lease. As soon as my roommate is able were canceling our lease agreement.Ask yourself, do you want to live somewhere where they randomly raise rates without justification? I urge anyone to NOT consider this place, it is a ripoff, the new management is out to wring every cent they can out of you and basically say sucks to be you when you complain about it.If you want to sign a lease agreement and then have your rates go up 30+ a month THE NEXT MONTH, and have management blow you off, then this is the place for you.
Management is horrible....rent is sky high for what you get. They dont return phone calls when they are suppose to. Very unprofessional in my opinion. Maybe if management did what they are suppose to, more people would be happy in living there.Especially your long term tenents. All they care about is money and charging fees on top of fees instead of working with people. If you have a pet, maintenance will secretly take pics of you to see if your picking up after your pet....trust me my husband has caught maintenance taking pics of him.
We had some speed bumps when we first came into the apartment, but after that, the leasing office is very kind. I recommend Elizabeth. Shes is very sweet and caring! They worked with us when we transferred apartments because our upstairs neighbors were incredibly loud and the flooring was very messed (you could hear their every move. Squeak by squeak. )But.. if you want to live with a bunch of people who blast their music super loud and super late, ride your butt and PASS you if you arent going over the speed bumps fast enough for them (almost witnessed a child get hit by a older white Ford escape a couple months ago), and not to mention the roaches.But if you are okay with that then live here!
I never ever.... EVER leave reviews. This will be my first review. I absolutely HATE this place. & I never ever EVER use the word “ hate “ so please do your self a favor and do no move here. The staff does not care about the residents here. They spend money to make this place look good from the outside and will tell you any lie to get you locked in they lease. They will hire any backdoor people with the cheapest bill to come and do work here. Quality is not a word they cherish here. Please don’t come here. ( 1st review in life, that should mean something )
So I just moved in a week ago and I’m having mixed feelings about doing so. I thought that before a tenant was to move in pest control would come out and be sure to spray. From last Friday to today I have been killing bugs everyday all day and reported it to the office and was told I will be on the list for Monday after I expressed the severity of the bugs. The cherry on the cake was when I woke up yesterday morning and there was a baby copperhead snake (poisonous) in my bathroom and when I called the office the only thing suggested was that I call animal control. Animal control quoted me and said that I would have to pay $300 in order for them to come out so I had to get it out myself. However, when I went to the office Albert was helpful enough to get maintence out to put repellant down. Even though that happened I still don’t feel safe or comfortable staying in the apartment and I regret even signing the lease to live here in the first place. If I could get out my lease I would.
A+++!!!The apartment pricing for a 2 bedroom 2 bath is perfect for the location. I was very pleased with the leasing agent that assisted with the process. Very fast and easy processing. I would definitely recommend Aylin Perez if anyone is interested in renting an apartment here. Im sure the other leasing agent are as good as Aylin. Thank you so much!
They charge luxury price for terrible living conditions . bedrooms with roaches nats and all type of bugs everywhere, cars being broken into tires being stolen every month and the safety gate is broken almost every week the staff does nothing to help and maintenance is probably the worst Ive ever witness. I do not recommend this place for my worst enemy. There is no grace period for rent and a late fee is immediately slapped on the next day and 10 dollars every day after that until its paid.
DO NOT MOVE HERE.We constantly have roaches no matter how often they spray they can not get rid of them. The front office doesnt help in the matter much.They raised rent for no reason.They are promising a great club house and pool and making us pay for it. I think it is stupid. First let me say that these stars are because of Shaleesha (I think I spelled that right) and most importantly Phyllis. I loved their vibes they were friendly from day one and really made me feel comfortable. But Donte I will not be doing business with on any level. I almost completely stopped the move in process because his tone and vibe I didnt really care for. Complete arrogant jerk. When working with Phyllis she made everything easy when he started trying to take over it complicated things. He was rushing us and telling us what we needed to do or we would be waitlisted although we have been on top of everything. It was very last minute the things he was asking us to do because we hadnt even spoke to our original leasing agent yet. One day we spent a whole entire day trying to get a cashiers check just to come to find out we didnt really need one. Although he told us they only take cashiers checks. We are able to pay our stuff online and he failed to mention that to us. He tried to get us to sign a lease without seeing the property and I wasnt doing that either. I think because my boyfriend and I are young he tried to take advantage. Unbeknownst to him Ive had two apartments already and everybody should know not to sign anything until you at least see something. Not just the model. So we went up there and he still proceeded to tell us that the place wasnt ready and he wasnt going to show us but if we arent signing the lease today then the apartment would be up for grabs and our money wouldnt be refundable. I told him well take us off because I dont feel comfortable getting stuck in a lease without seeing at least how it would look. I have a kid so Im way more picky about the places I choose. He then started singing a new song. He went over to see if the apartment was ready and then came back and told us to come back at 3 to view it. He went from he wasnt going to show us to actually giving us a time. Needless to say we are very pleased with the apartment. The property is beautiful. Phyllis was able to change my mind and I decided that we were going to proceed with moving in. She assured me I never have to work with Donte in anyway shape or form and that Im happy for ! I decided not to make this review anonymous because he needs to know exactly who I am. Young or not I will not be disrespected. Dont even try to assist me because I dont need any help from you or your attitude. Ask for anybody but Donte to help you in your search for a new place. Hes pushy and unprofessional. Other then that I loved everything about the complex. I especially love how its gated. Happy to be a new member of the community.
I’ve been a resident for a while I love it . The hub is a plus walking around the community is peaceful the staff is amazing my favorite people of all is maintenance they never missed a beat Work orders get done quick the office staff are amazing when it comes to questions being answered everything is done in a timely manner!!
I actaully loved living here. Until the new managment came along and made it ridiculously expensive to live here. Its actually unreasonable. When you are apartment hunting your looking to live somewhere within your price range. My rent has already went up two times in the short year and half ive lived here. So if ur willing to pay 1000 a month to live in a 2bedroom appt. This is the place for u.However it is a safe clean community and very quiet. Maintenance is amazing .
Do NOT live here. While the apartments themselves are fairly decent, the community and staff are horrible. First of all, there is a gated entrance -- but if you look around, there is NOT a gate that surrounds the campus. It is NOT a gated community. And unless you live in the front building, youll probably have to drive over 7 or 8 speed bumps (this is not an exaggeration). Solicitors always pushing stuff through your apartment door. The real downfall is the staff. Try to go to the leasing office to pick up packages or report a problem? Expect a 40 minute wait, to be treated rudely, and have them act like YOU are interrupting them – even if you have an appointment.
Have lived here for a few months. staff are very respectful and respond quickly. maintenance staff respond within 24 hours.the gate, even though needs a code to enter, stays open very long. i have counted 3 cars entering after the first car goes through.the rooms are very quiet and i have neighbors on all sides. seldom have issues with noise of any kind.
Dear Internet.Dont do this to yourself. There are plenty of properties out there - DO NOT CHOSE THIS ONE. This place is a f---- disaster. From day one I had a five list work-order that was completed at their leisure. You call the front office? Expect no one to answer OR for someone to answer and then complete your request on their time. I wanted to like this place, even with the assigned parking where the visitors park in your spot and therefore force you to park half a f----- mile from where your apartment is located. And the workers at the front office? If you inform them of this EVERY FRICKIN TIME IT HAPPENS (like you have no life outside of making sure they do their jobs properly) expect them to respond with how they can have the car towed. Its a waste of time and Cascades I dont appreciate having my time wasted.I tried to give this place a chance but my hope quickly dissipated into HATRED of this place. My apartment was a wreck, I didnt officially move into it until a week afterwards. My mom went in and actually set up roach traps throughout the place. My balcony was infested with webs and leaves. My light in the closet was out. The water didnt run out of the bathroom faucet. The cubby door in the bathroom, the middle one between two drawers is a HOAX, a LIE. If you slide it enough, itll collaspe and fall on your foot. So be careful with that. Bathroom was dirty, dirty tub, dirty tile on shower walls, groat, the whole nine yards.I actually lived here for about three months before I started living with my boyfriend until I eventually had enough of this hell hole. I put in my six month notice and the woman up front told me I would have to pay a prorated on my final month (no prob) and then full months rent for the next month, which by then I would BE F----- FREE OF THAT PLACE. My lease agreement said that I am free from that f----- place on Jan ** not February. Im at a point where Ill let my credit take a f---- dive to not pay this place another dime. I rather file bankruptcy then have to put another cent towards this place. So now I need to talk to the bigger honcho of this place to NOT pay February and hope that with good faith theyll release me from this place.DO NOT MOVE HERE. Theyll nickel and dime you the moment you try to leave because they know youll leave eventually. Dont move here for the location, the price, any of that because why would you want to live somewhere where you cuss every night when someone is parked in your spot, you wake up to take a shower and a freakin roach is there waiting on you, ants will move in with you just as you try to get comfortable -- and before any comments form about the roaches, think of this, I barely lived here. I never moved any of my living room or dining room furniture, at most I kept up a kitchen. I cleaned the counters but most of the time, hey I didnt live there because I had a bad vibe the moment I was introduced to the place. PLACE IS A WASTE OF MONEY. They need a new property manager or something. This place is horrible. horrible horrible!!
Dont EVER move here. Dont even consider moving here unless you want to live in the trashiest complex in the county. The review that lists all the issues in lovely bullets is EVERY SINGLE complaint I have, but dont take our words for it. Have some photos. Also shout out to the maintenance team who I only seeing driving around with cigarettes in their mouths not actually doing anything. When we first moved in, it wasnt bad. It was actually a pleasant place to live with nice people in the office. Now? Everyone in there has the BIGGEST attitudes and act like they hate being there.
I see another review about the roaches, they are non stop. I just call them my room mates now. Kind of like the movie Joes Apartment. They raise the utilities which were are a variable rate, but conveniently 30 days after I renew my lease at a higher rate. They promised many additions, and upon inquiry respond with we are doing them sooner than later, you will be surprised. That was between 60-90 days ago. I havent seen a single thing done yet except some commercial recording around the front office.Do yourself a favor and look elsewhere.
They lured me in and charged me $50 just to be denied, they know the routine and could have warned me of factors that will deny my application so I wouldnt have wasted my money. Crooked and shady thats my review and if your smart youll ask for what will deny your application before you go forward with giving them any money if you want to live with dishonesty for management. Like bugs? then this is the place for you!Seriously its ridiculous Ive had to throw so much food out because it just gets infested. We have taken to putting all of our food in ziplock baggies or in the fridge.We have done everything from bug bombing to yelling around the office in front of prospective renters. Yea they come and spray when you ask but they come back after about 2 days.This place is crap we moved in because it was cheap and then they raised the rent because someone bought the place out so now Im paying almost 1000$ for a POS 2 bed room that is INFESTED IN BUGS.With all this said I will have one good thing to say. Maintenance staff is incredible. Super fast and always get things fixed never had anything that was broken for more than a day or 2.
Please Run Run Run!!! This company charge you several large dollar fees that are not mentioned beforehand. You are not allowed to see 1 bedroom homes before signing lease. The office had terrible communication skills! They are all over the place, I was constantly being told different things by everyone. No one ever followed up with me after I was approved, I had to constantly try to reach out to them to get an understanding of the process! I’m drained and still no progress! Worst experience EVER!!!!!!!
Nice place to be, i dont complain ,i keep my place always clean to avoid roaches...My building on 13 is too quiet, peaceful and calm.And then TRACY IS AN AMAZING AND NICE PERSON. Worst apartment complex i have ever lived out. Everything from outside to inside is old from the 1980s. Cracks, mold, and roaches everywhere. No grace period on rent. Overpriced. And charge for everything if it isnt your fault. They are greedy and dont care for tenants . AT ALL.
TERRIBLE!!!! Office staff (majority of them) do not care about the people who stay here. When we tell our complaints its like oh well... PARKING is dumb and whoever designed the lot needs to be shot. Why does one household get ONE parking spot only???? what about our guest who want to come visit.. it is too congested and something has got to give. The only thing i like about thus place is they have two laundromats and are very affordable. other than that I would not have moved here if I knew what I know now.
Office staff are helpless! They never pick up then you ask to speak to Aprilthe manager and she is never there. This place is horrible do not move in!!!! Bugs and evrrything. There was one time my carpet was soaking wet and no one was available i had to sleep at a hotel so my kids wouldnt catch any mold from the carpet.

Lived at this hell hole for 2 years and all I can advise is LEAVE WHILE YOU CAN!The buildings are infested with mold. Mold can make you very, very sick. The Georgia Housing authority will not help you! Have you noticed the office staff changes weekly? Most of the staff is from a Temp Agency! Is there a Morbidly obese Hag with Blonde hair there? She is a liar. A big fat, disgusting pig. Surely you know who I mean? She will gladly throw any resident under the bus to futher her quest to be a manager. She will not help you....unless you feed her.With so many other nice properties to choose from in Duluth There is no need to waste your time a the Cascades at Gwinnett.
The Hills on Breckenridge would not be a place I would want to live. I am currently shopping around and looking at new places, When I walked in AT FIRST people seemed nice, Once I started asking questions about there policies and fees I would have to pay the two females helping my fiance and I suddenly got quiet, shady, and disrespectful as F***. DO NOT RECOMMEND IT AND WOULD DEFINITELY STAY AWAY.
Excellent diverse community and weve been here 6 years no complaints.havent seen a roach not one time- With regards to parking thank you for lifting the assigned parking.folks can be petty... Towed my truck without warning. Issues with bugs, lied to me about having a washer and dryer when I moved in. Need I say more? Contemplating filing a police report for stolen vehicle since they believe they can tow residents running, driving, and registered vehicles at a whim. DO NOT MOVE HERE!

2022-07-05The location is great; the reality is not--as the photos show. The complex is infested with roaches. I keep silverware and dishes in lidded containers even though I spray Raid on the counters every night. Office staff and maintenance crew are great, but the management will turn every problem into communication chaos. My apartment has flooded 4 times, and the carpet has rotted. Its been burglarized twice. And one fire. See the photos of the flood. Counters and sink surfaces are just sprayed on. If you have options, I recommend you look elsewhere.

2022-04-23This place is just honestly the best, Ive only lived here for a couple months but it already feels like the home. Every little request Ive made has been fulfilled in a number of hours. Cynthia in the office is responsive, respectful, and all around awesome. You can tell the staff here put a lot of thought and time into their work, and love being in the environment just as much as I do. 5 STARS!!!!!!!!

2022-03-02I called to get some information about the apartments and to schedule a tour. I had the pleasure of speaking with Adnen and he was very informative. He was very knowledgeable and professional. I felt very welcomed into the community. With all of that said, prices are a bit high for the apartments you are getting. There are much more affordable places.

2022-01-24They dont refund you while they keep your application perplexed. When you complete your application, their system doesnt show some part of it and they can do nothing about it. Unfortunately they didnt give us our money back which is against their own law. Because it was canceled by their system and they assured us that they will move our new application forward without paying again but they didnt and they just kept us going there for 10 days continuously (they dont answer their phones). And finally didnt refund us in a disrespectful manner.

This apartment complex is not only beautiful with how well the up keep is. It’s also great to know you live in a beautiful secure area. Very friendly and make residents feel appreciated and not a nuisanceWhenever i needed any type of maintenance to my unit, i receive a work order and.things are fixed in most cases the same day.I must say that Mr. Adnen Medina truly care about making residents feel at home. He has assisted me on numerous occasions. His great attitude, friendly and very helpful and knowledgeable iin all areas. He can truly juggle many things at one timeMaking all current and future residents residents feel special. Its truly a joy and great experience to live at Avana At Breckenridge
