They advertise as luxury apartments but dont even provide ceiling lights. Mine was a 2B2Br apartment without ceiling lights. Asked the management on the move in day about it and was told they dont provide ceiling lights in any apartment. So much for luxury apartments.Does not provide copy of the lease.Be ready for rent increase each year without anything new for the tenants.If youre late for rent (just once) by even a day, they charge you late fees and ??concession payback fee??Absolutely not worth the price. Much better and cheaper options to live nearby.Edit: Could not find my name in the database. What bulls***. I still live there with the same name as here. This just confirms my review. Cant wait to leave this place.
We had a tour schedule at 1pm today. Walked in one of the employees/only one was helping someone else out. we waited and she came to us telling us what they had available. We wrote our information down. Then another couple walks in 30 minutes after us and she told us if we could wait cause they were here first and they planned on moving in soon. I get that but we had an appointment schedule. What’s the point of scheduling an appointment if we aren’t going to be seen or helped at that time. So basically she wanted us to wait another 30 minutes or more so she can help our the couple that walked in after us. I was pretty upset and annoyed. We ended up leaving.
These are good people. They care. This experience here at Aylesbury Farms has been wonderful.I live in a community that’s always well preserved, among respectful neighbors, and with a leasing office team that is kind, thoughtful and helpful.Like so many others, 2020 has not been a prosperous or positive year for me. That said, I cannot say it has not been a good one. Pam and the team have done all they can to help get me through this year. I would not been able to have made it through this year without their help, and the help they directed me to. I’m forever grateful. They saved my life.There is no promise 2021 will be better, but I will see it it seems. That’s largely because of the generosity and understanding and help they gave.
These apartments are beautiful, the trees, the paths, the pools, the gym, everything is designed for your enjoyment. If you call for repairs they are very prompt. As long as you take care of your place you would not have any problem and it seems that the price for what you get is very fair considering that it is in Johns Creek. My favorite part is the Fitness Love program. That started in March 2018. Torrie and Allison, my trainers, are very helpful and always available to answer questions and give you advice. I have already lost 18 pounds of fat, and I look fit, it took exercising 4 hours a week and following their diet advice. The classes are fun and challenging, always something new, always improving. I use their food plan and it is amazing too. There is no long term commitment, but after trying it, you just dont want to stop. I got discouraged to move here when I first move to the area due to the reviews, but after living in two other places, I finally decided to give it a try; best decision I made. Just come and see for yourself, in terms of apartment living, it does not get better than here.
They have a great team who are exceptional and excellent at their service. Management is so kind. All issues will be resolved and 24 hours support for urgent issues. Peace of mind. Don’t listen to those negative reviews. Apartments are clean and well maintained. Rooms are spacious.
My review is based on the 5 years I lived in this community.This community is located in the highly wanted neighborhood of Johnscreek, schools with 9+ rating, close proximity to every store you would need. The community to kept tidy and organized. There is a full functional Gym and a nice swimming pool.You may be wondering if I made a mistake by giving 1 star. I took stars away for the following reasons:a) Termination policy: This community has the most lopsided termination policy ever. If you wish to terminate your contract, you have to pay out almost 3/4 of the remaining rental period. If you are not clear, talk to the sales team and they will help you.b) Improvements: Management makes no efforts to make community better over the years. For example the tennis court is beyond usable, no effort was made to fixing it inspite of us asking for it many times.c) Loyalty: For every renewal the rent goes up by atleast $50+, even when there are no changes/ improvements. There is no difference if you stayed here for however long vs someone renting today.d) Empathy: The maintenance staff are supportive. But the management attitude is lax. For example twice in the last 5 years, the air-conditioning failed and they needed extra day to fix it. During that time my kids have to spent the warm summer nights. There was no sorry note from the management or acknowledgment of the delay.e) Online: There is no electronic payment option. You have to sign 12 checks every time you sign an extensionFinally its a good place to live if you dont care to over pay.
I have truly found my home in this community. They are prompt on any repairs and keep the grounds absolutely stunning. The team is amazing with customer service, starting with the property manager (Pam). I am going on my second year and I am very happy. Highly recommend this place.
I am a resident of 3 + years. July will be 4 years. Every year just before the notice of lease renewal or not, I search other Apt. complexes. Market rate for this area are pretty much the same. The variable that cannot be accounted for is service i.e. personnel. Tatiana is that variable. She is always ready to help. Tatiana has helped me each every time I needed questions answered and instructions. I attribute my residing here for this long to Tatiana. Her kindness, courteousness, and knowledge can be considered unprecedented in the new world we live. Thank you Tatiana Krayev!
Run away as fast as possible!! If zero stars were an option I would choose that. The people that work on the weekends don’t have a clue what’s going on. The apartments are nasty and not taken care of. Our apartment was entered by the fire department because they thought our apartment smelled like smoke and it was the people below...The maintenance crew painted over the broken trim instead of replacing the whole piece. It’s just a trashy place in general and a terrible overall experience. The only reason this place is able to get tenants is becaus not much choices in the area for apartment living in the Northview school district.Also, forget about receiving any of your security deposit back. We were proactive when we moved out and even patched the little holes and they charged us to paint the whole apartment. We also vacuumed the house and made sure it was nice and clean when we left.Smoke from surrounding neighbors entered our apartment as if we were smoking inside and they were not interested in asking tenants not to smoke inside the apartment.I could go on and on, but I think this is enough information to encourage you to look elsewhere.
**Read all reviews on rental sites and on Google of this apartment before signing a lease here. **I was very disappointed in my experience with Aylesbury Farms and their employees that run the office here. Ive been a resident for over 3 years and did not receive my full deposit back when I decided to move as the rent kept going up at renewal. They find anything possible to keep your deposit and charge you for things that should be standard/general wear and tear. Ive never lived at a rental where they were unethical and money hungry to charge you for things upon move out. All apartments are to be cleaned, repainted, carpet cleaned and/or carpet replacement when a tenant moves out or someone moves in. Thats standard. At Aylesbury Farmd they want to make you pay for it on top of charging high monthly rent. I was so shocked but surprised read other reviews of tenants that went through the same thing if not worse. I wish I read these reviews before living here. Even after admitting that they could have not charged me as much for one of the items, they still need nothing about it accept putting blame on others. I even asked for a callback of their property manager and she did not call me back. I had to follow up.The only good thing about this apartment is the maintenance staff and Michael the fitness trainer and Jim Y., who unfortunately is no longer here. Jim used to be the Assistant Manager and the main reason I renewed twice. They are excellent and helpful. They deserve better as do the tenants that live here.Its a shame that renters/tenant are being taken advantage of here. Shame on the management. They need a dose of training of customer service, retention training, and being more ethical. They need to look at things big picture. I hope their corporate office is carefully monitoring this location so more of their reputation is not ruined and tarnished by the way they treat their tenants upon moveout, etc. They need to clean house and bring in a property manager and staff that will not take advantage of their customers and be a bully to others. That is not the right way to treat others.Also, they do not even offer free online rental payment options. You are required to come into their office during work hours to drop off your monthly rent check. You would think that would be standard in 2017...
The rent is slightly cheaper but there is a reason for that . The apartments are older , dated. Nothing wrong with that if you don’t want modern things but their attempt at keeping it maintained is poor. There are rusting , rotting staircases that I asked them to fix and they refused so I had to look at that eye sore for a year every time I came out of my apartment. There is a bug problem. I repeatedly asked for bug spraying . Huge roaches (Palmetto bugs are a roach)! They would get in the house and I couldn’t even sit on my patio without them crawling everywhere. Nasty! I would not recommend these apartments to anyone looking in the area.
Bugs, Mold, Poor management and the 3 Stooges Maintenance team.I could elaborate greatly on all of these topics, but will keep it short. Management team is disrespectful and extremely inefficient , Ants and roaches flood these building, Mold problem was never solved (they assured us it was fixed, so I got access to “maintenance closet” and it was covered in black mold.) Glad to be out of there. The maintenance team is truly a bunch of idiots running around with hammers, ended up fixing the issues in the apartment myself to assure it was done right. The gate may work for a total of 5 days a month, (99.9% of residents at this place can’t drive.) 😂. The hot tub by the pool worked for maybe 2 months the 2 years I lived there.And if you think there is any chance of getting a deposit back from them, or better yet end up not owing them money... there is no chance. Read these reviews, pass on Aylesbury and look at the complex across the street.You’re welcome, and F U Aylesbury Farms
It’s a nice place to live! Recently we had a Christmas event organized by lease office. It had fun activities for kids and picture with Santa. Kids enjoyed it thoroughly. It was very thoughtful towards the residents! Thank you!Special thanks to Josephine who helped us tremendously in initial the move to Aylesbury and patiently answering all our questions!!
Bad customer service we never signed a contract but lost money bad communication. We put money down on an apartment new girl didnt go over the reservation agreement with us. It was a month before we could move in but we decided we didnt want to stay there we never signed a contract BUT! They kept the deposit and the application fee and wanted us to pay the first months rent which was over $1,000 which was the first month. WE Didnt Move in. We found out they did fire the girl because we wanted to speak back to her but she was not there anymore. And we tried to talk to the manager a couple of times but she was in court over another matter and we try it once again and she was out sick.
Aylesbury Farms was our first choice. It is a pleasant and safe community with one of the best schools in Fulton County.Thanks to Tatiana and Josephine for their excellent customer service and great team work. They both helped us find the perfect apartment.And thanks to Manager Alfiya for being so considerate.Awesome and convenient neighborhood.
The complex and apartments are very nice. The maintenance staff are super. However, the front office management is not. The manager is condescending and disrespectful. I was a perfect tenant for nearly 5 years, upon move out I was not treated well at all. I had thought about returning after my travels, but no longer. They have lost my business. Btw.. some of the 5 ratings are from front office staff.
I recently moved to different apartment within Aylesbury Farms and they charged me more than ~$1500 by listing out the damages. Technically I made no damages to the Carpet and Kitchen shelf boards. However, management counting it has a damage when there is a sign of cleaned spots. Poor service. BTW they did not notified me when i vacated. After few days they sent me an invoice to pay ~$1500. I will not recommend this apartment, especially when they try to milk your money when someone vacates.
If you need to rent, please rent anywhere else but AYLESBURY FARMS apartments. The manager Alfiya is SUPER rude and unprofessional. She doesnt know how to treat her tenants with respect. Apartments are VERY old and have issues so make sure you make a note of everything before renting it at this place, otherwise, youll regret it when you move out. RUN far far away from this place.
I required a copy of my lease and a copy of Notice of Intent vacate , but the Indian manager refused to give to me! I went to the office ask the forms, and when I tried to take photos for the forms, the Indian manager she got crazy yelled at me and she told me I cannot take photos she even called 911. I saw she is getting crazier, I was going to leave, but the Indian manager got up stood in front of the door told me I cannot leave!! She has very low EQ & IQ. She doesnt know the law in the USA probably. She may not know what Imprisonment is when she did not allow me to leave her office. She even called a maintenance guy came to her office. I had to call 911 to be able to leave her office!!Think about it before you sign anything with this scared, un-educated,rude management team!!
Recently visited this community, had a very pleasant experience with 2 of the leasing consultants Tatiana and Josephine. Both were very helpful and cooperative, addressed all the questions we had and spoke very politely. This community is great, I certainly recommend this for others
Horrible application process. No applications online, they cant send you applications via email unless you can scan and send them back, they force you to come in and fill out everything by hand. If they are that antiquated in the office with admin procedures I can only imagine what paying rent each month will be like. If you pay rent online there is a $29.95 fee for every payment. They stick it to you at every turn. Also, you are not on Georgia Power when you move in here. It is with Sawnee EMC. They do not tell you upfront that if you have not had service with Sawnee EMC before be prepared to pay a whopping $450 deposit to get service in your name. It makes no difference if you have a great credit score you pay it no matter what so add that to your expenses. Leasing office inexperienced and they seem to frustrated with the hoops they have to jump through to get an applicant approved
The management was very unfriendly. We booked an apartment and called them the same evening, and requested a cancellation, however they banked our check and refused a refund.I have heard multiple negative things about this complex. Think before you ink with them.I wish Google had 0 stars
I recently went to visit a family member that lives at Aylesbury Farms, and I would have to say If I was to ever move back to GA I would move into this community! The grounds are well kept and the leasing staff was very helpful! They went above and beyond for me when they didn’t have to! Thank you girls so much!!!!
The Mánager is racist to people that walk inside the complex and i am a carpet installer here i have been discriminated multiply times here for many differnt reasons , espescially due to me not showing them a Ga drivers license when i go to install carpet on the property when they installer is only suppose to show some type if identification nothing specific should be asked only any id should be shown!!
I was very uncomfortable and angry before I moved in. On the day we moved in with the movers, we spent the day on the street because of the irresponsible work of the staff. I assure you that the employee who worked there was a racist, and the employees currently on duty do not seem to understand where their salaries are coming from. I hope you will think about moving in as soon as possible. The old apartment roach was also very big and many, and when I moved out, I asked for huge amount of money for every reason. If you have to move inevitably, be sure to take a video of every corner. Take out all of the refrigerator shelves, check for stains in the grocery store, and even spot the carpet nooks and crannies. Please note that the sound from the air conditioner and the heater is comparable to the engine sound of the airplane.I was so offended and angry even before I moved in. On the day we moved in, we spent the day on the street because of the irresponsible work done by the staff. The employee who worked there was a racist, Im sure, and the current employee does not seem to understand where that paycheck comes from either. I hope you are moving as much as possible. It was an old apartment, so there was a lot of cockroaches, and when I moved out, I asked for a lot of money with every cause. If you have to move in, I will give you a video shoot every nook and cranny. Take out all the shelves of the refrigerator and make sure to fill up the gaps in the grocery storage and even the carpet spots. For your information, remember that the sound comes from air conditioners and heaters is as big as an airplane engine.
Everyone, dont rent their house. I rented a house in his company for a year. I thought the rent was fair. The childrens school district was good. After I moved, I found out that I was robbing the company and looking for a lot of reasons to deduct your money. The deposit is definitely not enough. The drawer has hair that has not been cleaned and buckled, and there are traces on the wall. (But this trace is cleaned with a damp cloth.) At the time, my contract expired for 2 days. Tell the inspector that I can check it out right away. He replied that I didnt have time to wait. I was angry at the time. Didnt it still have two days to expire? The burner is dirty and deducted, let alone the carpet! If the carpet says they are not clean, change the carpet, wait for the money! Wait a minute, etc., now regret it! I regret that I chose their company, so don’t be deceived. You can also check the number of their bad reviews online.

2022-01-15When the option came to renewing my lease after the first year of living at Aylesbury Farms in Johns Creek, it was the easiest yes. My living experience here has been wonderful. Whether it be a leasing office staff member or a landscaper, every member of the team has been welcoming, friendly, kind and beyond helpful. Id like to send special kudos out to Daniel who works in the leasing office. He is one of the kindest and most helpful people I know. Pam, the assistant manager, has also been extremely helpful to me!Aylesbury Farms has countless amenities that blew my mind: a car wash, two pools, tennis courts and a beautiful gym! I have been so pleased with my experience thus far, and I would recommend this community to anyone wanting to live in the greatest neighborhood!

2022-04-24My wife, son and I found this place online while searching for apartments. We went there around 5:30 pm to check it out. Initially it seemed great. Many residents were outside and seemed friendly. The pool area was nice. We drove around the neighborhood a couple of times just checking out the different buildings and common areas. Eventually when we were almost done we walked back to the main office area near the gym. The gym door was open so we walked in to check it out and see the facilities. The gym also seemed pretty nice. My wife had walked outside me and my son we’re still inside the gym when some woman opened the door and very rudely told us in a stern voice that we had to get out, we could not be in there. I told her that we were just checking out the gym because we were looking at the apartments as we were interested in leasing. I told her that the way she talk to me and my son was extremely rude. She told me that she is the apartment complex security guard. But it was not obvious as she was wearing gym clothes and looked like a civilian. She had no name tag on she had no ID representing herself as the security guard. And I told her she should not talk to potential customers that way. Again she reminded me very rudely that I could not be there and that we needed to leave. I asked her what her problem was and she just kept saying that we had to leave. I asked her if she was going to call the police and she told me that she was a police officer. So I asked her to please give me her identification so I can verify her claim. She refused. I again stated that if she was a representative of the apartment complex she should be more friendly to potential new customers. Anyway it’s simply because of this we decided this was not the apartment complex for us.

2022-04-07It was a wonderful experience visiting this place and considering renting. From the moment Tatiana answered the phone with a smile to our onsite tour she has provided us with a wonderful experience. This community is very clean and quiet. They are renewing their units so highly recommended for those who are looking to rent. We decided to buy since we did love the area but very good option for families looking to be in a safe, diverse community. Many thanks to Tatiana who represents this community with her engaged and enthusiastic attitude.

2021-11-10I lived at Aylesbury Farms for 8 years before moving out in 2017. Flash forward to 2021: my parents are in their 80s and have decided to move to Georgia. When they asked me to help them find a place to call home, I recommended AF--they had visited me there, knew the complex, and had always truly liked my apartment. When I pulled into the driveway, I felt as if I were coming home. The grounds, pools, gym, etc. were as beautiful as they had been when I lived there--it was reassuring to know they had maintained such a high standard. When I entered the office, Tatiana was the representative who greeted me. Since that moment, she has been absolutely amazing. My circumstances are a bit unusual, since Im representing Mom and Dad when I can, but she has enabled the process to go extremely smoothly. This post would go on forever if I allowed myself to gush about Tatianas kindness and consideration, so I will just reiterate that she is wonderful. Now, were looking forward to move-in day and Mom and Dad becoming Aylesbury Farms latest, happy community members!

2022-04-09Beware of leases not being renewed due to pseudo-upgrade claims. After one year, I received a very cold letter stating the lease would not be renewed. No explanation was given. After visiting the office I was told they are selecting apartments at random for upgrades. This is simply an excuse for bumping the rent to a new customer by $400-$500! These people should be ashamed of themselves.

2021-10-22It’s a nice place to live, and the gym is the best. The neighborhood is always well kept, and the leasing agents are so nice. I stayed for I believe three years. One big con is that you’re not likely to get a large portion of your security deposit back (correcting my earlier review cause I did get $55 out of $400 back) when you move out, and if you have pets that means you’ll lose some of $400. It’s $200 if you have no pets. Factor that in if you typically count on that extra money to help whenever you move out of a place. I only say that because when I left, I scrubbed the apartment top to bottom, filled and sanded any and all holes (most being small pinholes from previous tenants), steamed the carpet, removed all of my stuff and trash, cleaned the refrigerator and freezer, cleaned all I could out of the stove (but there was some I couldn’t remove, so that’s my fault), swept the patio, etc.) And I spent over 12 hours cleaning. But the point is, it’s a great place to live, and I highly recommend it. But, the move out inspection is strict. Not so much that I wouldn’t move there again because I totally would, but it’s still a thing to know if that’s something you care about.

2021-08-13Recently I relocated to Georgia and had the opportunity to tour several apartments in the area before making my final decision to select Aylesbury Farms Luxury apartments as my home. After my tour of the community and my interaction with the amazing Tatiana I knew this was where I wanted to be. She demonstrates strong professionalism, patience, and a sturdy “people-first” attitude.On 08.09.2021 I moved into my apartment and again, Tatiana’s engagement in providing guidance in making my move in as seamless as possible was greatly appreciated.I truly believe in the saying - “A good first impression can truly work wonders”……..Thank you Tatiana!Lastly, I would also like to express a special thank you to one of Aylesbury Farms maintenance staff member Damion. I placed a request for some very minor adjustments to my apartment and in less than 24hrs of placing the order - Damion arrived and executed my request with great customer/tenant focus, knowledge, and experience.I am very excited and look forward to my stay here at Aylesbury Farms apartments.

2020-03-04Im in my 3rd lease agreement at Aylesbury Farms and Im very happy here. I absolutely love my apartment and the building I live in. I have great neighbors, and have always had great communication with the office and maintenance staff. When I renewed my lease this past December I asked if I could get my washer/dryer and dishwasher replaced. They replaced all three with no hesitation. I would definitely recommend this complex if youre looking in the Johns Creek area, everything you need is within minutes.

2021-08-03We vacated our rental apartment a few days back, so read this review if you are planning to stay at Aylesbury Farms :)1. Luxury: The apartment complex is really luxurious - rooms are big with wide walk- in closets. We were in one of the 3 bed room apartments and really enjoyed the large space. Pool , Tennis court is Gym are well maintained.2. Staff: The staff at Aylesbury Farms is very courteous, all maintenance service requests are acted upon timely. Overall we did not have much breakdowns so maintenance was minimal.Special shout out to following staff members - Pam (arent you the best!) , Barry from maint. and Josefin Blixit.3. Location: 10/10 for location - easy access to great schools, restaurants and shopping areas.We carry some great memories from Aylesbury farms as we lived there for 2 years - 1.5 of which were during the pandemic. The apartment felt safe and secure. The lockdown was bearable as we could take walks inside the complex and stay safe.For all those people who had complaints about refunds, i will just say one thing - keep the apartment clean and ensure you hire professional cleaners for deep cleaning before handing over the apartment.

2021-03-20Experience(looking out for rental): the front office representative Mrs.Tatiana, was very courteous and provided a very good service during our tour(s).Due to COVID, I had to visit the property at least 3 times, each time with a different family member, and Mrs.Tatiana had tons of patience and we were very well received every time we walked in.The units which were readily available were well maintained. We were driven to the the units which were available in the future, toured the entire property covering the public school drop off points, garage availability to make a informed decision for our next move.Thanks for your services Mrs.Tatiana.
