Randy, the leasing agent was very nice and helped us with everything. He was very dedicated and was very attentive with helping us. We are very fortunate we had the opportunity to meet him as he helped us look for our apartment. My friend and I currently live here now and we are very pleased with this property. It is worth staying here. I am very happy I picked this apartment building.
Ive been living in the Portico Apartments by Cortland for almost 2 years now. I have to say that the team starting from the maintenance crew to the management personal are amazing. Service is on point, grass is on point, facilities are on point matter fact, the free coffee at the main office and the ambient to sit down and relax is on point. I recently toured here with Randy and he was very friendly, knowledgeable, and attentive to the details I gave him on what I was looking for.I would recommend this property to anyone! Beautiful pool, great gym area, and office staff is wonderful! They have high standards for cleanliness, apartment quality, and maintenance is very quick and responsive with their 48 hr policy!
Pro:- 5 stars for the staff here. Great people in leasing office and maintenance team. Very accommodating.Cons:- Horrible and cheap property e.g. leaking faucet, broken stove since moved in and never fully fixed.- I can hear every foot step and every thing my neighbor is doing upstairs. The wall is so thin. Especially, if you have a obese neighbor that shakes the entire celling every time they walk. Feel like theyre filming Godzilla vs Kong upstairs every midnight.Cant wait to gtfo in 2 weeks.
I am very thankful for Randy as he helped my sister and I find an apartment. He was very polite and took his time with us. He did an outstanding job at endorsing this complex as we have now been living here for quite a while. This complex is very nice and I haven’t had to make noise complaints since being here.10/10 recommend Randy and this apartment building!
I absolutely love Cortland Portico! The amenities are fantastic. But what truly sets this community apart from the others is their awesome staff. Victoria as absolutely AMAZING! She greeted me with a warm and friendly welcome from the moment I walked in the door. Victoria was knowledge and helped me find the right apartment for my family. Unfortunately, I decided to buy a home instead. And the 45 day customer guarantee program helped me walk away without being penalized. It was bittersweet as I grew a great relationship with Victoria and the staff in a very short time. I would recommend friends and family to this property.
My husband and I have been looking at apartments and Sebastian from Cortland property has been the most helpful, kind and attentive associate that we’ve dealt with so far. Apartment hunting can be a very stressful process but he was very knowledgeable and patient with us. He took the time to answer all of our questions and explained in detail all the rent options and associated fees. We were very impressed with his service. I’m looking forward to becoming a future resident. If you’re apartment hunting like us, make sure to ask for Sebastian! Thank you Sebastian!
I have lived at Portico since 2018 and I love it. I moved to Portico after being at The Falls for 3 years. I have visited other apartment complexes around and Portico is the best. The pool is amazing, the apartment are huge, and it has a really nice recreational area. Everybody in the leasing office goes above and beyond. Former manager C. Davidson was awesome. Always willing to listen and very understanding. Angie is EXCELLENT! She always listens and she addresses issues in a timely manner. Paul, the maintenance manager, goes the extra mile. In regards to the latest office staff, Kloe, Sebastian and Randy are so customer oriented. They all do an outstanding job. They make you feel heard, taken into consideration, and they also take pride of their job. I have no complaints. I would give this team a 6th star if I could. They all are AMAZING. I highly recommend Portico. BTW, I just moved to a new unit and it is the best and most beautiful apartment I have lived at The Portico. LOVE IT. LOVE IT. LOVE IT. The new manager, Ms. D. Arias, personally took care of a minor issue in my new apartment. It was handle by herself in a very prompt manner. Congratulations guys. Way to go!!!! Keep the good work. Ms. Maria.
I have been in the middle of looking for new locations to move in and Cortland Portico grabbed my attention with some of the nice pictures and spacious rooms it provided online along with other locations. Plenty of times I wouldnt really get proper response or an impatient stadd from other locations which made my whole move feel more exhausting. Fortunately the agent Randy was informative and kindly attended to all my questions. Guiding me through the website online and advising me to book a tour for a better experience.Which is the real reason I submitted a review, My brother and I agreed on a different location but the Service I received from Randy and possibly any other staff in Cortland Portico was superb.
I want to give a fair review as I’ve lived here 7 months or so.I’m giving a three to be nice as they just meet the bare minimum when it comes to apartment living.The good- location is close to work, clean grounds so go maintenance teamCons-The ppl who rent here in my building are inconsiderate. They get into what sounds like physical or verbally loud fights weekly to monthly; another has two huge dogs that sound like horses are stampeding around or it’s a bowling alley upstairs; another’s kids leave trash at my door- knock and run; they have parties and instead of using their patio they talk loudly while smoking in the breezeway next to my apartment wall.The parking has improved but if you arrive later than 8pm you’ll be parking 2 buildings over.The apartment interior is okay but I’ve put in work orders for roaches that come from the outside and upgraded appliances that don’t work like they should.To summarize it it’s not worth $1200. Unfortunately, apartments are so over priced this might be the best deal if you don’t mind bad neighbors and having to put in multiple work orders.
Was very pleased with a tour of the apartment Randy was very patient with me since i did ask a lot of questions about the place. He was very gracious and kind unlike past ordeal of finding a new apartment. Hopeful in getting an approval to move in since it was a beautiful apartment and place to be around
I recently toured this complex and I was blown away by the amazing customer service while working with Victoria, the amazing amenities, and the community/apartment spaces!! I was welcomed with a very warm and inviting atmosphere and amazing professionalism. Victoria answered all of our questions, was very knowledgeable, and willingly explained everything. During my apartment hunting process, she has really stood out and made my visit a very positive one!
Here are some of the things you need to know if you plan on moving in here at The Portico. They have the following.1. A great friendly staff that is always willing to help.2. A great friendly knowledgeable maintenance staff. Service calls are always taken care of quickly and in an efficient manner.3. Very nice remodeled apartments.4. Staff sends out texts to community to let them know whats going on within the community.5. Provided a class to provide tenants with information on finances and credit.6. Had Taco Tuesday, which was great food and a way to interact and meet others who live here.7. Provide a clean and work friendly environment in the complex office.8. Pool is newly remodeled with outdoor grills.9. Gated community.............This has been a great experience and Ive only lived here since May. Glad to know that I have another 8 months to live here before buying a house.Ive always lived in apartments because of being in sales. This is absolutely, by far the best community that Ive lived in to date. A huge thank you goes out to all of the staff here.
I have not yet moved in but I can say my experience starting with the tour to the application process has been great. Randy is awesome! He was the one who showed me a tour of one unit and was very polite and informative. After the tour he sent me a follow-up email and made sure all my questions were answered. Applying was great, no issues, at least big enough to deem a negative review. Communication was okay.... they’re busy sometimes, and that is okay! They will get back in touch with you!Overall I am excited to move-in, hopefully it remains 5 starts throughout my time living there. Thanks Randy :)
I had the opportunity to visit The cortland a few days ago I was greeted by Jorge and team they were respectful they took their time Courteous and made me feel at home. the complex is nice and well kept I was not happy with the size of the closet but truth to be told I am never happy with the size of any closet :) .the people who live here seem respectful and happyLocation is good and for the most part is a good Community.
I moved here in 01/2016 right as ownership changed. I have not had any problems. I enjoyed my older apartment and moved into a renovated one when my lease was up. The renovations were beautiful. I am sad to move but I need a bigger place and the 2 bedrooms are a little too pricey for me. Maintenance was efficient and friendly. Management and office staff have always been helpful. My only con would be the trash compactor but that is not fault of the property, that is just because idiots constantly put things in there they are not supposed to. I have really enjoyed living here and I hope it only gets better.
I have been apart of this community for a while the last couple years we have had many managers come and go, Christina Morena has been Amazing asset to our Community here! Yayy !!!!! She always speaks and makes people feel welcome, she sees and hears about a problem especially when it comes to keeping the community clean and is a first responder to making sure it gets done. She goes out of her way to make sure the fitness center is properly cleaned daily ( We Thank you). Also Thanks to Victoria and Samantha for also willing to help and make sure the property stays clean and assist when you walk into the office at all times as well. There is nothing worse than paying for services and amenities and not getting the proper care. Thanks to the maintenance team as well, very friendly and willing to assist when needed as well. Thank You All!!!!!!!!!!!
Staff is amazing, maintenance crew, office staff... everyone is great. Very safe neighborhood and very quiet. Never had any incidents or felt uncomfortable in anyway. Love the amenities and I loved staying their these past two years. If we werent moving to a new home.. wed be staying!
The Portico is an awesome community!!! The apartments are very nice and extremely spacious. Maintenance has been prompt and responsive for the requests that I have informed them of!!! The overall community is beautiful and very well kept. Leasing agent Perla Canelas was highly professional and easy to work with. She made my family and I moving experience very smooth. I wish there was a higher rating other than 5 stars to give them!!!
Too many problems with the office and annoyances, bad attention, the staff is rude and they dont want to help you, they just make up excuses. poor customer service on call or in the office is appalling. if you have a problem in the apartment they take weeks to fix it. and if you call they only give you bad answers they dont want to do anything for you. the main problem of the complex are the people in the office horrible bad care experience. I just want the contract to end so I can go somewhere else. sorry to contract here. I hope it ends now. bad leaseng office care. Very bad
First off I would like to start by saying this is a REAL review by a REAL resident who has actually lived here for years.....Most of their positive reviews are from people who have not lived here. you cant just visit a community or live here 1 month and have enough information to write a review for future residents.I have lived here since 2015 when it was still century park....I loved century park and their office staff, however when courtland partners took over (the portico) I still loved it...at the start the staff they had in the office were very nice, very professional. It was still a quite peaceful neighborhood.Lets fast forward to the present...after BETH left the entire customer service at the office has gone down hill, there is a whole new staff in the office...every time you walk in they look at you and go back to do what they are doing no acknowledgment what so ever to certain people, but a Hispanic person walks in there and are greeted with open arms! The old staff always greeted you with a smile and BETH was awesome and very personable!!Dont be deceived by the renovated signs...yes they did some very cheap renovations so they could slap on a fat rent price to each apartment...paint job is very poor...appliances are old, I cant even use my dish washer because it wont close properly..bathtub is also outdated and needs to be replaced, youll have to clean it at least twice a week to keep it from getting mold. My apartment was not cleaned when I moved in so I had to do it myself. I was not able to bring my own washer and dryer when they made me transfer apartments because they provide you with a cheap washer and dryer (you have to wash at lest twice before you get clean clothes)As for the community, it used to be quiet...i live in the 800 building in front of the pool and play/ picnic area...summer has been a nightmare, someone is always having a party at the picnic area. I have had to call the after hour number and police several times because all you hear every night is loud music and you can never find parking in front of the building because all the party goers park here.The maintenance team has also become incompetent...as all the previous team has left, now you put in a request and they show up at your door at 7pm??? rather than at a reasonable time during the work day and do the complete opposite of what you needed...they charge you for pest control every month and when you need pest control they send one of they guys to do an incomplete job so therefore you keep having the same problem.To any possible future resident, I personally would not recommend considering this place home in its current state...2 years ago YES!! I would have recommended it 100%. And if after this review you choose to live here, just do yourself a favor and DO NOT live in the 800 building facing the pool and picnic area.
My sister and I got the chance to visit these apartments when I was helping her search and these apartments are beautiful. The amenities are great. Our tour guide Victoria was exceptional. She was very helpful gave us both great information. When I start my apartment search this will definitely be my first stop and most likely my only stop!
The office staff is very caring and concerned about us as tenants. I have never experienced this type of closeness with a sales team like this one. My sales rep Drea is not only beautiful, but exceptionally real and talented in making the guest and tenants of this property welcome and at home. My move in was very smooth, the apartment was extremely clean along with a welcome home personalized to me. There were some minor things that needed attention and they were taken care of immediately by the maintenance staff who also were very welcoming. Then a month later Drea handed me a personal embroidered blanket with my name on it! Come on folks! see the message? I am very new to the property but I can definitely say that I am going to enjoy staying at this property along with all its amenities. I have already been suggesting others to consider living here.
So I have to be honest. I wasnt thrilled about the new ownership at first. I really liked the former owners of the community. I heard and read some negative things about the current owners. Complain on the Internet is what people do, so that is not surprising.Well, I have been convinced: The Portico is a great place to live. They have really upgraded the community. The staff is very helpful. The maintenance staff is quick, good, and friendly. The grounds are better now than they have ever been. And I LOVE my new upgraded apartment.Dont believe every bad thing you read on the Internet, folks. No, Im not getting paid for this; I really feel this way. These guys have done everything to change my mind and make me feel like a valued resident. Im happy to live at the Portico.
Just moved in at the end of January. Pretty much loved the place before I moved in with my wife. Not only do the amenities speak for them selves but the friendly staff are the cherry topper. Our leasing agent Gabe Contreras went above and beyond to ensure our transition went smoothly. We have 2 dogs that have been nothing but loved at the community. The maintenance team are prompt and very professional. The Service Manger Mario is very knowledgeable and cares about the property and loves helping out when ever he can. Great place to be.Update-3/21/2019Still a great place! Mondrea, Perla, Sam, and Angie are an perfect dream team. They make living here feel like your on a vacation. They deserve to be Cortland Team of the Year!
I was living in the apt 1410 i moved out on february 2020. I was waiting to receive back my rent deposit. I never got it. After i spoke to the office manager she explain to me the reason the porticoDidnt do it, bc the apt had a cigarette smelling. I never smoke in my life. I went several time to the office manager complaining about it. My apt always smell at marihuana and the office manager ask me to call the police to complaint .I told this is your complex you should investigate it this matter not me. Poor manament. Becareful they keep your deposit rent.Could you send me a move out list inspection. i never got one
Please be aware of the bait and switch of this property. First they will assure you that they will work with you just to get you to apply. Then they will not refund your money. I have in writing where the manager clearly said if I was to fill out a certain form, that they would return our money without putting two names on the check. But once the form was filled out as requested the manager then stated that they would not be able to remove an applicants name from the check. Even though the payment came from ONE source and not a joint account. Not to mention that their leasing agents lie about the rental criteria just so you can apply and be denied. This is how they and other properties make money. Now not only am I out of the app fee, I also have a check from them that cant be cashed. So basically they are ripping people off and not returning their money.
I have moved to the community a month ago, The apartment is spacious and comfortable, It was given to us in perfect conditions and very clean.I must say that the service given by the staff so far is awesome, specially from Drea! She is very professional and helped us to solve any issues in a timely manner! Keep up the good work!
Victoria was suuuuupppeerrrrr helpful with our move in process and she provided us with excellent customer service! I had lots of questions and concerns and she answered all of them thoroughly. She helped ease this process and made sure we got in at a great rate. I would definitely recommend working with her when you come to lease at The Portico.
I absolutely love living here! This is my first apartment and the apartments, community and everything else is great! Perla helped me out and she was great! Informative and answered everything I asked her. This location is close to everything too! Maintence has been responsive, love the hard wood and granite counter tops and stainless steel! I have nothing negative to say. Did a ton of research on apartments nearby and for the money this is the best option, I like having the peace of mind that I don’t have to worry about rude staff or bug problems or maintence issues! Will be signing here again if I don’t buy a house after my lease is over!
I have been living here for the last 6 years. I have nothing negative to say. The grounds are clean, the landscape is beautiful. The office and maintenance staff are friendly and helpful. I recently moved to a smaller apartment, the kitchen appliances are all stainless steel. The only drawback is the dark wood floors, they show every little bit of dust. I love living here.
Recently, I had to find a place to stay in a short time frame and I must say that the service I received from Drea was AMAZING! My mind was all over the place but she was very patient with me and quite knowledgeable on the property to help alleviate all of my concerns. She even made the application and move-in process very simple for me. You need more people like her on your team because she wasn’t pushy and you can tell she genuinely cares for the residents and the community. If you need to find an apartment and want to feel like someone genuinely is looking out for you, definitely go to The Portico and ask for DREA. I’m pleased to say that my experience at The Portico has been nothing short of stellar! The landscape and amenities are beautiful and I’m glad I chose to stay here!
Going to start by saying my family and I moved to Cortland Portico because of the value we seen in the property. Everything from the amenities, cost, location, and floor plans is what attracted us to Portico. With that being said the first three months here have not been good, AT ALL. So I am going to break down everything good and bad that we have been dealing with since moving here:Good:- Customer Service = Since moving here the customer service has been great, Samantha helped us with the move in process and was really involved throughout every step. Every interaction in the office whether with her or another employee has always been very helpful.- Parking = I have seen others complain about this issue and maybe it might be where we are located on the property but have never had an issue looking for a parking spot.- Maintenance / Service Request = This is a tricky one, it’s going to be in both good and bad. I’ll start by saying all the maintenance workers we have come in contact with have been very nice and attentive. Cortland does have 48 hour service request policy so issues that are had in the apartment are dealt with promptly.Bad:- ROACHES = Roaches, roaches, and more roaches! I’ll start by saying I haven’t seen a roach in over 25 years. I’ve killed so many roaches in these last 3 months that I lost count by now. This along with another issue is the main reason I am writing this review. It’s come to the point where I now feel uncomfortable living in my apartment because I’m constantly looking to see where the next roach is going to come from. The worst part is we pay for pest control which is a waste and whatever pesticide they are using is ineffective and not getting to the root of problem.- Musty Mildew/Mold Smell = This is our second big issue and the other reason for writing this review. Since about the second week of living here we noticed a musty mildew/mold smell coming from our second bedroom. We felt that the carpet was slightly damp put in a service request and initially were just told the ground floor is cold so what your feeling is coolness of the cement under the padding, something along those lines. Smell persists so we have they send someone in too clean the carpet, a couple days later smell is back. The carpet is then cleaned again I would say several weeks later and same thing after a couple of days same thing smell is back. Ultimately, our padding is changed underneath the carpet due to water coming into the room and the same thing smell comes back. With the last cleaning and changing of the padding upon removing everything from the room we notice mold growth inside the closet. That piece of the wall is removed and replaced but again we are still having this issue of a musty mildew/mold smell in the bedroom. I believe this to be in direct correlation with my next issue.Foundation = There is clearly something wrong with the foundation or structure of these apartments. Since being here I have had water entering my second bedroom, water spots in my walls in the sunroom, and bugs which are finding some way into this apartment. Mold just doesn’t grow on a wall unless something behind the drywall is retaining moisture and is wet. I believe that to be the issue or at least one of problems as to why we are having that musty smell in the bedroom. In terms of the roaches there must be some hole or crevice that we have yet to find that wasn’t properly sealed up and is how they are entering the apartment. This is something that I don’t believe will be addressed soon or at least during the term of my lease. If it does by that point it will be too late.Conclusion:What it balls down to is I am paying too damn much to be having these issues with this apartment and this property. I should feel happy and calm when entering my home. We shouldn’t walk in uncomfortable and on our toes wondering where the next roach is gonna crawl from or what the next problem we are going to have with this apartment. Based on our 3 months here I would not refer anyone to move into this apartment complex.
I am absolutely delighted to be a resident here at the Portico. I LOVE this Place!The community here is diverse and I really appreciate that!The pool area and recreation grounds are inviting and relaxing. Just a beautiful tucked away environment.Now, for the Staff! Ive never experienced such a friendly, professional, and active group of people who actually cares about the community. I Love their dedicated service (with a smile) to the Portico Community.They have awesome events. My 2nd week here, I attended a Cooking Class. It was really special. The Chef, who is a resident was on Point. Salmon and wine was on the menu.I really enjoy interacting and getting to know my neighbors, Beth, & Bridgette and the entire staff enable us to do that through the regular social events.The friendly maintenance crew Knows what they are doing and always respond to any minor issues Ive had.Obviously, I cant say enough about this place and the Management team.Thank You Portico Staff for making me feel welcomed and all that you do.
I have only been here for about 8 months and needless to say , I’m unhappy. There are never parking spaces, the parking sticker they hand out is a JOKE!!! The security it a SERIOUS JOKE!!! The amount of company and the parties they have in these apartments are ludicrous!!! The speeding through the parking lot is highly dangerous!! Nobody obeys stop signs or drive on the right side of the street!! I’m patiently waiting for my lease to end! The one good thing is , it can be quiet when the neighbors aren’t have a shindig!! If you complain to the front office they disregard what you are saying as if you are not telling the truth.
One of the best experiences I have ever had! The amenities are amazing, Key location, the energy is just amazing. Christina, Samantha, and Victoria all were rockstars in the office. As I could not make up my mind, but they were very accommodating and I am glad to call The Portico home!!!
The apartment is fine. But we are not satisfied with their method to get new residents. When we visited leasing office for information, the agent told us we would get $500 gift card like Walmart, amazon to buy things online. She did not gave us the exact company name. We trusted her and did not get her words on paper just in case. We double check it with her again, because we were referred a current resident and we do not want get misunderstanding on this topic. She said: Your friend here will get $500 discount in rent bill after you move in 30days, you will get $500 gift card to buy things online. And also I double check with three my friends with me, they got the same information. After visited the sample apartment and then we signed the lease. But after we moved in, the agent did not admit it, she said she had never said that!!! Previously, I were happy to sign the new apartment here, but right now, we think it is a bad beginning here.
Great customer service and a great place to live. The staff and management were very helpful through my whole move in process. They made it very easy and stress free. The maintenance does a great job keeping the grounds clean and tending to any apartment needs. I highly recommend!!!!
My husband and I had a great experience touring with Perla ! Shes such a sweet heart and looks out for your best interest. I highly recommend that anyone looking to lease here ask for her at the front office. She will make you feel right at home. The homes are beautiful, modern, and sophisticated. The staff is very professional and one of the best in Gwinnett county.
My wife and I are moving in this week to The Portico Apartments by Cortland. We decided to move in here because of how nice the apartment’s homes are and everything that it has! The facility is so clean and well maintained which was a must for us! Janet Martinez has been a great help to us with the move in process. The staff is very friendly and professional! Janet has answered all our questions and provided all the help we needed! I am sure that once we move in they will continue to care for us as they have done! Thank you Portico staff for your help and guidance!
I am a resident & I been having problems with the parking space every night. I have two kids and I get off at 2:30 in the morning sometimes I come and there’s cars on the side and sometimes On the handicap spot but last night there was no parking spots at all so I had to park on the no parking zone and this morning when I woke up my car was towed.They already was aware of not being no parking spots and they still choose to tow my car Which I don’t think is fair because I spend a lot of money in this apartment complex every month as well as others.If this issue continues I would have to report it to The Atlanta apartments Corporate resources.Nowi have to wait for Monday to get my car out because they are close during the weekend. Other than this everything else is good
Ill start with the good. This is a great complex with very nice renovations and the grounds are kept up nicely. Maintenance comes out quickly and gets matters resolved without any hassle. Parking is a little troublesome, but that cannot really be helped.On to the bad. We have complained to our office at least 10 times about our noisy neighbor. They have extremely loud bass at all hours of the day and night. It has woken us up and the middle of the night and we can hear it over our own entertainment. Nothing has been said to them so far, which is frustrating because it seems like they dont care about our comfort. If it werent for this, we would definitely given 5 stars, but how can I appreciate an apartment if they cant even ask someone to turn down their bass? We are not renewing our lease because of this.All in all I wouldnt pass this apartment up if you are looking. But just keep in mind if you have a problem with your neighbors, they may not resolve it and youll just have to live with it.------------------------------------------------------Edit----------------------------------------------------------My Original post was 2 Stars because it had not yet been resolved. I have since changed it to 4 stars because it was resolved. Again, if it didnt take so long and it wasnt months, this apartment would get 5 stars easy. I suggest actually following up with complaints of any sort and not letting them go unanswered. It would also be nice to keep people updated so they know whether something has been done or not (specifics not needed)
There is too many great things to say about this place. Its like being on a resort! Not to mention the great staff! Mondrea, Perla, Sam, and Angie are an AWESOME team. The do their best to make living here beyond your expectation. If you have an issue they have no problem going above and beyond to take care of you. Please respect the front office! Ive only been here for almost 24 hours but I can already tell Im gonna like it. Victoria was super helpful throughout the whole process of our app and moving in, Even with a small window of time i gave to when i needed a place she made it happen. it was never an issue for her to answer any questions no matter how big or small they were! I would recommend this community to everybody!
I wont recommend it, if I could put no star at all, I wouldnt hesitate . I was deceived by the reviews here. This is the WORST complex I ever lived in all around Georgia! very low class, dont get fooled by the old reviews like I did, and what they say that their apartments got renovated lab lab. trash is everywhere . dog poops every where! even in front of ur apartment door ! although I dont have a dog but I HAD to live with dogs.Maintenance is not good, I called them for AC, and when they came, may be after 3 calls, they said they cant fix it because they need to buy a piece so I had to spent the night in the HOT whether, the temp was 86 that night !Swimming pool (the new as they say) is always closed for problems and a lot of residents smoke there so the environment is not healthy to take kids.at the end when I moved out, (Finally) they took from my deposit for damage already there before I moved in to their apartment!The only thing I forgot to take was an empty cartoon and they charged me 15$ OMG , its an empty light not heavy to charge 15 !! they charged like if the apartment was perfect and the cartoon was the only thing bad.UNSAFE, I was stolen there. The trash compactor is frequently full and smells stinky. The water pressure is weak, like you pray for God for the water to come down so u can get a good shower. The washer and dryer are poor type what they called it economic which is energy and water saver, means its barley gives water not enough for cleaning clothes, U cant smell nice cleaning smells or fresh smells like any good apartment complex. Insects and mosquitoes are everywhere. No elevators, and when I lived in the terrace level, no sunlight at all, and the bills come to me above 200$ !! because the lights are ON all the day !The funny part is that they lied in the report saying I moved out because I want to be more closed to home which is NOT true. I told them and Im sure that they know I moved to Portico because I want to be in that area for great schools but unfortunately I had to sacrifice the school because I couldnt tolerate their very low class apartment. I moved out because I didnt like the apartment and I was counting the days till my lease contract ends. It doesnt worth the money at all. The toilet seat is poor quality and would shake , I would say if your weight is above the average , it might get broken. I wont recommend anyone to lease there. Please think twice before you sign the lease here !!
Weve lived in this community for 2 years now and weve been through a couple managements..... the star / face of this management is Victoria.... she is patient, knowledgeable and very professional. I dont normally do review but I cant deny her this 5 stars. If you are a resident or trying to be one request the service of Victoria. Thanks
Ive lived here for 2 years and I have to say this is by far the best apartment complex Ive ever lived in. The apartments are nice and elegant, but its also the prompt service you get when you submit a ticket. All of the maintenance men are great, but there is one (Seeion) that surpasses them all and he it totally professional, respectful, kind, and my grandkids adore him. Although all of the staff is kind, I especially want to thank Brigitte for her kindness and understanding. She is a sweetheart. If you enjoy activities and being social, they have something 3 times a month which is great in my book. Ive lived in places that gave you nothing. The food and prizes they give out, makes me rush to be a part of any event they have and to top if off, Ive met some great residents:-). If you want to live in a stress free environment then the Portico is for you!
I was looking for different apartments and came across this apartment. Very friendly and professional staff, well-maintained compound with renovated and clean apartments. I ended up not choosing because of the price and distance from work, but I would recommend checking it out if youre in the Duluth area. Aubrey, the leasing agent who helped me, was very friendly and prompt, he helped me look at different units and walked me through all the amenities provided by the apartment.
Ive lived at this property twice. I agree that it was great when it was Preston Park. When it changed to Century Park... Not so much. Now its the Portico.Recently purchased by Courtland Properties, there are several renovations underway. There are new working gates, all the buildings (including garages) just had new roofs done.We are losing the laundry room to be replaced by a bigger fitness center. The soon to be remodeled units are all supposed to come with washer/dryer included now. They are also planning to update the playground, pool area, car care center, as well as the leasing office.They periodically have special days/events for residents. Taco Night, Pet Days, Breakfast on the go, etc...Manager says they plan to be done with a complete complex remodeling in a year.Expect rent to go up to cover all these upgrades.Parking can be an issue if you get home after 7pm. Water bills are high AF since they include water, sewer, trash, and pest control. Breezeways and stairs could use a good cleaning. A few less loitering kids would be nice. But overall its a pretty nice place to live.
The property is really nice and has lots of the amenities that I was looking for. The location is very convenient to the interstate, restaurants and shopping. Victoria was very nice and personable. She answered all my questions. This community is one of the better apartment complexes in the area. I recommend stopping by to see it and ask for Victoria!
I moved into the Portico the end of August. I actually love the staff, maintenance is great, but I have an upstairs neighbor from hell. I have ten plus months to go and I am living in hell. She purposely stomps her feet, and she has a dog that runs constantly. It is now 11:52 and the dog is still playing. The staff has talked to her, but it only makes things worse. I am planning on moving the end of my lease, but I hope I can maintain composure until then. What the hell happened to southern hospitality. I dont even know her. I would never let my dog or my children run crazy if there was a neighbor upstairs. Why didnt she take a first floor. I am very aggravated. Trying not to knock on her door.
Currently in the process of apartment hunting and was referred to this complex by a friend since he recently just moved there and my god... totally worth the visit!! It has everything I look for in an apartment! Mondrea is extremely professional and had everything ready when I came for my scheduled appointment. The complex itself is beautiful. I’m in love with their dog park as I am an owners of a fur baby. The complex is impeccable. I normally don’t write reviews but thought I shared my experience with everyone else and to also give recognition to Mondrea for the amazing tour she gave me. Go check it out!!! It’s worth it.
Cant call it a nice living place any more. Used to be the top-notch apartment in town, but after the management change there is no professionalism, cleanness, luxury, or anything close to that. Nothing but only empty words and slow response. I wont be renewing my lease after this term.|Update on 8/15/2019|Stop generating automated responses, Portico team. It only makes you look bad. If you really mean to fix something, you can simply call me rather than me calling your generic phone line. BTW, stop using a third-party phone answering company. Residents really need to talk to you, not the 1,000 miles-away company.
The apartment was recently purchased by Courtland Properties, there are many renovations underway. So it is quite noisy everyday. Fitness center is closed for renovations. Some of the employees in the new management are not as nice and patient as the old management. Some employees dont even know many procedures. Parking is a serious issue for some areas of the apartment after 6pm. There are always kids loitering at the parking place in the afternoon after 4pm.Overall, I dont think it is good place to live at least for now. Plan to move out.
I’ve been living in the portico apartment homes for about a month now and I’m very impressed .Everything exceeded my expectations including my leasing agent Drea . She was very hands on thru out my entire process and made sure everything was adequate to all of all my many needs . If your looking for a great place to stay I would definitely recommend the portico and Drea , she was a tremendous help,very knowledgeable of all of their many amenities and will make your rental process very smooth !
Not sure if there is a new team performing/managing their maintenance but the response time has really become non-existent in 2015. I sent repair requests on June 29 related to a loud toilet and water marks in the ceiling, the requests were closed on July 20 but work was not completed. I sent them a message via their communities email address to advise the water appears to be leaking through the walls but there has been no response. The air conditioner also went out last week despite creating an emergency request for repair there has been no response in three days while in the middle of a hot Georgia summer. This is my last month living in this apartment so I am posting this to the possible future renters to please be aware of what you are getting into and check your walls for soft spots!
The Portico is an amazing community! The cleanness of the property is beyond. My family saw such a big difference from the last property I lived at of how well this property is maintained. The staff is friendly and very professional! I could have not picked a better place.
Worse place to.live in , rouches everywhere. Car being stolen , including mine and cant showed camera footage. Pls dont let the good looking models apartments fool you, I started paying 1200 and ended paying 1500 because there was always some feeds that they came up with.
I’ve lived at the portico for a little over three years and it has been great! The apartments, amenities, staff, and my neighbors have been fantastic. If you are looking for an apartment within the Duluth area I highly recommend checking the portico out! I promise you won’t be disappointed!
This place has taken a turn for the worst. Their customer service has significantly declined. We pay $25 for valet trash and it doesn’t get picked up for days, causing the hallways to smell terrible and attracting roaches. People don’t care, they will just leave it there and let it pile up!! The front gate is broken on a constant basis and I just found out somebody broke the call box for visitors. Cars are always speeding through the complex, ignoring the road traffic signs so you just might get hit! Good luck finding a parking spot next to your building, especially in the evenings and late nights. People will park on the curbs and in front of garages just so they won’t have to walk so far to and from their building, it’s that bad..
Its a mistake from d day one i moved in here..I try not to be too hard on myself as i didnt do my research pretty well before i moved..First, i hv to say parking here is terrible after 7pm, no spots left yet the management charges residents $100 for extra car and issue guest decal but i see alot of cars without decals parked.. they just dont want to resolve parking issue or perhaps they dont know how..All they care alot about is money and money..They charge fees without any prior consent/ warning or agreement..On two occasions they have charged me unecessary fees ; after i contacted them they claim is for my expired renters insurance , my insurance automatically renews , if they wanted a copy of the current coverage all they needed was to request and i provide them with one rather charging me a fee without even asking if i have a renewed coverage...Second, was pet charge of $150 plus $10 monthly fee..Called and spoke with the Assistant manager Rina ; not sure her name thou and received a baffling responses, that apparently someone claimed that i have a pet and thats why they charged without any proof , no evidence and no investigation of any sort even when i have resided here for abt a year..Let me not even talk abt the noise from the neighbor; loud music, am speaking of extreme loud music the one that makes the walls vibrate.. I have complained some times but apparently they dont even do anything abt it cos the loud noise is still there, i just gave up..Oh lord, need i speak of the forever on going renovation??? This apartment is just no place for peace if thats what u looking for..U see different faces of workers/strangers..The other day my friend who visited just left and was abt to finish up and go lock the door next thing was someone opened my door and walked in and was in the kitchen.. He saw me and kinda apologized and said he was in the wrong house..Only God knows what hes intentions were if he hadnt ran into me...I just cant wait 4 my lease to be up..Oh the water bill is just something else.. its just too much going on with this apartment.As i mentioned the bad things, let me also point out the goods ; Maintenance is superb, like immediately u submit work order they right on it to fix the problem.. I give them 100 on that..👏👏The environment is always clean , like i hardly see any trash on the ground.. beautiful well manicured lawns. Nice lookout!They will always hold your packages for you until your ready to pick it up.. Awesome!😀😀.Oh the pool is beautiful and sparkling clean.👍👍The managements are always hosting one activity or the other to entertain the residents, this i love about them so much.. Never a dull moment living in this community..Above all, there are no single roaches in the units. That am highly impressed as i cant stand the sight of roaches.😀😀😀😀In general i give complex 9 in a scale of 1-10.✔✔✔✔✔✔
This place is bias and retaliatory. Since they had a change in the manager AGAIN, they decided to change the renewal rate even though my offer hadnt expired. Now with less then 2 months in my lease Im forced either to rush and find a new place or pay something I dont want. If you quote me something, arent you suppose to honor that? If not, isnt that false advertisement? Then while trying to get the situation handle with the manager I was talked to in a very rude and condescending manner as if me being their for 2 years didnt matter. Its starting to be evident that a person that looks like is not welcomed there, I have a friend going through the same issue and he actually already signed his renewal. If it was a computer error, thats not my fault. Now Im getting the short end of the stick and she was even willing to contact her district manager to see if a compromise could be made. That tells me you really just dont want me here. I wonder why🤔?
I thought it would be a better place to live, but it cannot be possible that the leaseng staff is so bad, bad experiences I have only 1 month and I have spent more trouble than charms in this place. good luck if you plan to come here. per call they are rude not so answers and they say incoherent answers and in the office it is the same. unbearable. Ive never been rude but they dont behave. customer service they dont do is very bad
I rarely if ever submit reviews but I really needed to for those who rely on apartment reviews like myself.The Portico has made me eat my words!! I had some concerning issues and initially felt things weren’t being handled properly and it was a lost cause. However, I was proven wrong!! The management team really stepped it up and provided timely solutions and were very invested and easing my worries. This is a HUGE plus to this property! If it is in their control, they WILL work on it and that means a lot. With the right kind of residents, this property could easily be the best property this side of Duluth!
The apartment homes here are beautiful and spacious. Crown molding with dark wood cabinetry, black appliances, sun rooms. Some of the homes have hard wood floors with stainless steel appliances. The is a park built on to the sight and its hidden to its almost like you left home for a bit. Quite and the staff is very friendly. I have lived here for almost years and cant find any other place as good as here with great prices. The Atlantan style is my favorite even though I have the 3 bedroom style.
Ive been living here for two years and everything was ok until a couple of months ago, in our building and same floor arrive a tenant who do not have respect for others ! they come every weekend after 3 or 4 Am with much more people than the one who lives in the department to continue partying. ( as per the manager is only one resident in the apartment but always are more the 3 cars plus the visitors in the weekends) making noise as if they lived alone with no neighbors they park where it is forbidden and they feel that they are the owners of the place. on several occasions We did the complain at the office even with the general manager but they do nothing. I definitely do not renew at a place like this one that good behavior is not respected. Hopefully after the GM or the in charge person see this review may do something real. I’m getting tired to be disturbing in the middle of the night for noise! By the way GM was supposed to send the tow truck to remove the car from them by the fire line but the car still there!Today Wednesday 8:35am and the car still parked in the fire line from last night. No one who has the car towed will be park again in the same spot so I think the car never was towed
I wanted to express my true gratitude for Drea (leasing agent) during my move and transition to Georgia. Drea has been friendly and helpful from the beginning. Her assistance was beyond extraordinary from the start and made me feel confident and comfortable during the entire process. She was very professional and attentive. She welcomed me on move in day and even reserved a parking spot for my moving truck. The service manager Seeison also came by and made sure everything was right for me on move in day. If anyone is looking for a nice luxury apartment please stop by The Portico and ASK FOR DREA she will take good care of you and make sure you feel at home.
My experience at first was great. The rep show me the property and gave me information , so I compare this property with others the price was great for the amount of square footage. But when it came down to call clients back . They did not do that .I had to keep calling no response left messsges, no response .When a representativedo not return a customer call that is not good customer service .That is why my review is low. I usually do not do reviews but I had to do this one.
Great experience, Beautiful area. I came to visit the property and was helped by Perla Canelas. She was very knowledgeable of the community. Will be looking into moving here soon. I was completely satisfied with the customer service. If you’re looking for a great community and people to live around, I would recommend coming here first.
I feel like that I am living in a commercial area rather than a residential area due to noises from neighbors, especially music from their amplifiers. Loud music starts even after midnight and often lasts over two hours. And I do not care about noises during daytime, but it is not easy for me to stand loud music, almost like an earthquake, for two or three hours when I stay at home. I have to hear this kind of loud music at least two or three days a week. I did all things that I could do in order to address this issue, including reporting to the leasing office and the hotline, but all of them did not work.Although the renovation we undergo might provide residents with more clean and convenient facilities and environments, neighbors who do not respect others make me frustrated. And as one of the residents already pointed out in the previous review, this reduces the values of the apartment. I think this apartment is not the place for those who seek out rests in a quite home.
These are older apartments, Although an adequate attempt at an upgrade, Be Aware!!! This place will Nickel and Dime you to death, mandatory $25.00 monthly fee for door to door garbage pick up whether you use it or not, mandatory $10 monthly fee for insurance, monthly Water bill, Pest control, and parking is atrocious, If you get in from work early enough, you will get a parking space, or if not or you go out to the store later, forget it, No parking!!!!!
They will nickel and dime you to death with mandatory add-ons, trash (in addition to dumpster charge) $25, liability ins. $10, water $49, the apartments are older apartments with modest upgrades several years past, definitely not worth the money, if you have a car, forget parking, you have to walk a mile with groceries
DO YOU WANT TO LIVE WITH TRASHY NEIGHBORS? WELL, this is THE ONE!So each apartment has a small trash bin that gets picked up every day. Here is the thing. Your neighbors will constantly throw their OWN TRASH (water bottles, coffee cups, even grocery bags full of garbage, etc) into YOUR freshly emptied trash bin and it is YOUR JOB to clean it up because the management wont do anything for you :)I mean, they can at least give tenants a letter regarding garbage disposal?
I recently toured the Portico with Drea. She was very friendly and detailed. She answered all of my questions and made sure to provide every detail about the community, amenities and the resident events they have every month. I am so excited about moving to Duluth and calling the Portico home.

Cortland portico is a beautiful place but the whole moving process with excellent customer service lead to my discussion to live here and last the maintenance team is the best i ever experienced in apartment living than you

Update: After the management change this place has gone downhill. Used to be upscale and clean now its filthy. Trash everywhere I sent an email today and made several phone calls and no response. This new management has really destroyed a once elegant community. Its like they are trying to save money by not cleaning up the place. The attached pictures are from last night. Trash bins have been full for daysss!! Started to smell rotten. One year ago I would recommend today as it is. Do not!
I am going to have to request that each one of these staff members take a selfie, and have it placed next to the word PERFECTION, FLAWLESS, and AWESOME in the dictionary. I lived a year and a half in this place, the first months everything seemed clean and organized, I really liked it a lot but after about 2 to 3 months the problems started my apartment was full of moisture and left the walls and the mold floor ( humidity - fungi), which affected me a lot of health, I made the complaint to the office which lasted 4 months in that problem which they never solved anything the solution they saw was to change my to another apt, they made me do a double move which was an extra expense for me,after they made to the new apartment everything seemed better but the neighbors I had on the top floor was very disastrous whenever I arrived at my apt smelled like weed for my upstairs and downstairs neighbors who smoked all the time and another thing the neighbors made a lot of noise it seemed that the apartment was going to fall on top, I complained about more than 10 months and never but never the leasing office solved anything they just told me that they were going to solve it but they never did anything, they will charge me $ 25 trash plus $ 3 pest control plus water and other additional ones cu at the time they were not worth it, they spent 4 days where the garbage accumulated, it smelled bad and they did not remove it in the photos they can observe it, the super dirty floor, when the time came to do the renovation they did not send me the paper with time and apart from that my I wanted to rent 1330 increase to 1645 (an amount similar to what I am reflecting, I do not remember exactly the amount) obviously I chose to retire from the complex to a better place. To finish my insurance deposit, they only returned $ 3.61 in which they are charging me services from previous months which they should not, since month by month payments are made of all the services required by them, I really could never enjoy the complex how it should be due to all these factors mentioned aboveI do not recommend this place to liveVivi año y medio en este lugar , los primeros meses todo parecía limpio y organizado, la verdad me gustaba mucho pero ya al pasar unos 2 a 3 meses comenzaron los problemas mi apartamento estaba lleno de humedad y salía de las paredes y el piso Moho ( humedad - hongos ), lo cual me afectaba mucho de salud, hice la queja a la oficina lo cual dure 4 meses en ese problema el cual nunca resolvieron si no que optaron por darme otro apartamento, es decir hice doble gasto de mudanza sin necesidad, luego de mudarme al nuevo apartamento todo parecía mejor pero los vecinos que tenía en el piso de arriba era muy desastrosos siempre que llegaba a mi apartamento olía a Marijuana y los vecinos hacían mucho ruido parecía que el apartamento se iba a caer encima , me quejé por más de 10 meses y jamás pero jamás el leasing office resolvió nada solo me decían que lo iban a resolver pero jamás hicieron nada, me cobrarán 25$ de trash más 3$ de pest control mas agua y otros adicionales lo cual no los valía pasaban 4 días en donde se acumulaba la basura olía mal y no la quitaban en las fotos pueden observarlo, el piso súper sucio, cuando llego el momento de hacer la renovación no me enviaron el papel con tiempo y aparte a eso mi renta de 1330 me la quisieron aumentan a 1645 ( un monto similar al cual estoy reflejando, no recuerdo exactamente el monto) obviamente opté por retirarme del complex a un lugar mejor. Para finalizar de mi depósito de seguras solamente me devolvieron $ 3.61 en lo cual me estan cobrando servicios de meses anteriores lo cual no deberían, ya que mes a mes se realizan los pagos de todos los servicios requeridos por parte de ellos , de verdad jamás pude disfrutar del complex cómo se debería por todos estos factores mencionados anteriormenteNo recomiendo este lugar para vivir
I do not recommend it ... I rented a three bedroom apartment and one of the bedrooms every time it rained filled up with water and they could never fix it .. the air conditioning never cooled down and a manager in the office with whom you can not reach any arrangement .. she charged me a surcharge to change my apartment even though she knew that the one I was in was getting the water
I think yall have very bad poor management how can you rate a resident one thing and turn around and change it and make them pay full price or they got to move..not one time did yall manger came and talk to see what can be paid cause jumping from 8 something to 1400 hundred thats a house payment not an appartment for one bedroom...

2022-04-14I actually really liked living here. No place is ever perfect but apartments were nice. Community kept clean. Neighbors were friendly and considerate. And management and staff were pretty responsive when stuff went wrong. Overall I liked it.

Starting with the staff, who were very professional and truly took the time to give me all the information I needed and answers all the questions I had about the apartments and floor plans. Juliana was super professional, very outgoing and made the entire experience fun and easy! She answered all of our questions, was very patient in showing us several options and gave us her full time and attention. Great place!

Very nice initiative when they did the movie nights activities and Halloween activities at the main office. Real friendly and helpful personnel from top to bottom. Keep up the awesome work!!!

2021-01-27I recently moved to Portico and fell in love the moment I drove up. The curb appeal is outstanding along with the great amenities. I found this jewel driving through Duluth. The office staff is nothing short but amazing. Angie offered the best hospitality. You can see her smile through her mask (she smiles through her eyes). The application process was easy as well as the move. Living here has been great for my son and I. My apartment is spacious and perfect for my needs. There was one small correction that needed to be made and the Maintenance Supervisor, Paul was able to assist me with my service request the same day. Paul and his maintenance team are always courteous as I see them on a daily basis.I LOVE it here at Portico!
