Although I did not end up choosing Cortland Windward as my new home, I have to comment on the excellent customer service I received from Sarah! I wasn’t able to view the exact unit available due to renovations, but she was very helpful in showing me a unit similar to it. The next day, she even sent me a video of the unit so that I could get a better idea of the layout. Overall the grounds were beautiful and quiet, and the upcoming renovations will surely make it even better - I was told the fitness center and clubhouse amenities are closed for the next few months due to those renovations (and is the main reason why I went with another complex), but I am sure the hard work will make Cortland Windward a place I will refer my friends to when they are looking to move. Thank you Sarah!
Having resided at Cortland Windward, I can tell you that this is an amazing community! Neighbors are nice and quiet community, which is very important to me. The office staff Amber and Sarah, both of which I have interactions with go above and beyond to make sure my needs are taking care of and as well, maintenance is quick, efficient. If you are looking for your new residence, I highly recommend Cortland Windward. Youll like it!
Was the existing residence, had worst experience management is full money minded, started renovating process changing windows and door and window was not fixed properly and we are not able to stay for two days . Door got jam couple of time we are not able to enter .. pose don’t prefer . You get all the hospitality only during move in. Increase the rent not worth to stay for the rent.. Think before
I have lived at Cortland Windward for 2 years now and its never looked better! The management team is very responsive to customer needs and the maintenance team is top notch. I absolutely love here and with the current renovations under way, theres no better place to live in Alpharetta. Right in the middle of downtown and the Avalon. Thank you Cortland Team for all that you do!
The Cortland Windward team has been amazing. We moved into this property when it was still owned by Graystar, and it has been a complete 180 of an experience in the best way. The new ownership and staff are great. They are kind, detail-oriented, and act fast on maintenance requests and otherwise. They do a lot of fun events to engage with residents, and make it fun and easy to meet your neighbors. The location is amazing, and the plans they have for the property are going to make it that much better. 10/10 recommend!
I have lived here for almost a year, and have seen 3 different maintenance teams and a new front office staff. The new team - especially maintenance - is WONDERFUL! They listen and address issues promptly, you can now speak with someone when you reach out rather than calling over and over and never getting anyone on the phone. These changes are an ENORMOUS improvement.
I really like the upgrades that the new staff is putting into the community. It was much needed and I can’t wait to see more. The previous company did not care or do anything for us. I also like the events… wine night and back to school pool party! Can you do more events?
If location is the only thing you care about, The Lakes at Windward is great. But if things like cleanliness, a good maintenance staff, and well kept grounds/buildings are important, do not move here. We’ve been here 2 months and still can’t use the shower in our master bedroom. We’ve filed multiple maintenance requests to have the drain fixed (with lots of other things as well) and it’s still not fixed. When someone from maintenance does come, they do a half a** job and ignore most of the requests we’ve had. It’s been exhausting and a terrible experience. Some other outstanding items on our maintenance list that is now months old:- rotting wood on balcony- wall paint splattered all over doors- cracked floor in kitchen- outlet in master bath not up to code and doesn’t work- bugs everywhere- blinds don’t workAdvice to management:Invest in a new maintenance request system or some new processes to hold your team accountable to fixing requests in a timely manner. As a resident, it would be great knowing you can expect requests to be answered within 24 hours. And if that’s not possible to know when it will be answered.Invest in property upkeep. It feels as if the entire complex is rotting to the ground. Has so much potential though!
Just moved in to this community on the 7th and Ive never been more impressed. Oshe in the leasing office is very helpful and welcoming and she was easy to work with from day one. She helped me snag an apartment with only a week to spare before I had to relocate! Very professional. The community is beautiful and I love my lake view! Also love the fact that the pool and gym are 24 hours. Its a very quiet and peaceful community. Move-in was hassle-free and Im excited to call Lakes at Windward my new home!
This is the first apartment that I looked at when I needed to get away from Riverwood Apartments and I am so happy that I didnt look anywhere else. Even though I applied way in advance, Stephanie and Tracy was able to ensure that my transition went smoothly. These ladies are super helpful. The community is great and I love the view from my apartment. I get to enjoy the sounds of the waterfall. There is more than sufficient parking space and I hear no sounds from the neighbors. The gym is hours which works out great for me and I can go at any time! The appliances are all upgraded appliances and the apartment is spacious!
I just moved into the apartments today and I have had an exceptional experience so far with the leasing office i.e Oshe!!! Oshe went above and beyond to assist me with the move in and made moving an actual enjoyable experience. I did not have to worry about anything at all she kept me updated throughout the process by reaching out to me and also responding to each and every one of my questions promptly. If this experience is any indication of what the next 15 months will be like then I am confident I made the right choice by selecting Windward apartments!
I moved here in the middle of August, 2020. I wanted to wait three months to write a review to see how things are and operate here. So here are my opinions:The Good:- Leasing staff. I worked with Oshe, and I can undoubtedly say she works extremely hard, is quick to respond, and seems like she truly loves her job.- Proximity. This place is close to everything you could ever want, whether you enjoy downtown Alpharetta, The Avalon, or the shops and restaurants on Windward.- Space. I rented a two bedroom and there is plenty of room plus a small bonus room.- Maintenance. With the exception of below, maintenance has not only been extremely prompt but very kind. The not-so-good:I live on an interesting terrace level, which you get to by walking down a set of stairs from the main ground floor. Might sound like a basement, but it’s not. Full size windows. However, I have taken issue with the stairs as they were clearly rotting when I moved in. Now the stairs are beginning to literally fall apart. I’ve sent in maintenance requests and someone did come to look at it a couple weeks later, but so far, nothing has been done. It seems extremely dangerous to walk on them. There are other stairs on other buildings that I can use, but for almost $1,300/month, I’m disappointed these have not been replaced.Bugs. I have a lake view so while I’m glad I have a view of the fountain, there are a lot of spiders and cockroaches. A pesticide guy has been here twice, which I appreciate.I’m hesitant to mention this but I’m frustrated enough that I’m going to make a short comment. I moved here because I’m separating from my wife. We have two dogs. Our divorce stipulates that she has ownership over them. However, she travels for work and goes away some weekends so I watch them once in a while. I know rules are rules, but I was hit with a $600 pet fee and an additional $20/month in rent. I was somewhat surprised by this because the two dogs are here for maybe 4-5 days a month. But again, I understand. Just left a bad taste in my mouth.Overall, I do highly recommend this place. Everyone is so kind, mostly prompt maintenance, and there is a lot of space for the money. And like I said, proximity is key. Finally, I’d like to mention Oshe one more time. She made everything about moving here so easy.
Great apartments, great staff, all of my questions answered, anything I needed maintenance for was handled literally that day. Outstanding service, and value for the price. Ask for Rena, she kept me up to date on unit availability and pricing, which ultimately was the deciding factor to lease with Windward. She made my move as easy as possible, as well as continues to go above an beyond to make my stay comfortable. Heavily recommend the lakes at windward over other similarly priced complexes in Alpharetta.
Nice apartment size for the price! When we viewed this apartment complex we werent sure we wanted to live here based on the poor google reviews.Overall, the community is nice, safe and in close proximity to schools, businesses, restaurants, downtown Alpharetta, Avalon and the highway to ATL in 30 minutes! Expect noise, bugs and roaches; the complex is built in 1969 and poorly renovated in Jan 2017, hence most of the complaints and issues in the reviews! The stakeholders need to spend more money to achieve long lasting results that will yield many more happy campers!
NEW comers - BEWARE !!Every one choose apartment for some cause, like depends on job, place and some imp things for long term stay..BUT this new management.. UFFFF.... They treating like hell.. FORCE VACATE for renovated ....PROS: Location goodCONS: 1. Rude NEW management 2. ROACHES . 3. No PEST CONTROL, BUT you have to pay monthly...FORCE VACATE NOT acceptable for any TENENT ..AGAIN , think before move (ANY TIME THEY make you FORCE VACATE, if NEED more $$$$$), but location good (SCHOOL, SHOPS.. etc)LAST, Sarah is very nice person from office end..
The apartment community/property is beautiful. The staff has been easy and pleasant to work with during my relocation from Ohio to Georgia. I am very happy about my experience and my new home, thus far. I highly recommend the Alpharetta area and especially The Lakes of Windward.
I recently moved in The Lakes At Windward and had the pleasure of working with leasing agent Oshe. She made me feel at home right away. Very friendly and professional. The grounds are well kept and quiet. Oshe handled a small request and minutes later maintenance was at my front door to help. I really like my experience thus far.
Convenient location to Avalon, grocery stores, and downtown. The apartments have great space and storage considering the area and location. The staff has always been friendly and easy to work with. I can only think of one maintenance issue that was responded to and taken care of promptly. Overall Ive got no complaints and have enjoyed staying here.
The Lakes at Windward Apartments blew me away from the moment my boyfriend and I first visited. The community is warm and inviting, the landscaping is beautiful (not to mention - kept clean), our apartment is beautifully updated, and the management is constantly on top of making sure that we are all taken well care of. This is the first apartment that I have lived in that I am more than happy to come home to each and every day!
The Lakes at Windward is set back into a woody area which makes for a beautiful setting. I chose this property because it is located in Alpharetta and its close proximity to all the fun the city has to offer. Ultimately my decision to stay here was due to the AMAZING leasing agent Marissa who just brightens up my day every time we cross paths. The management here is super nice and helpful and genuinely cares about their residents! Choose to stay at this property and you wont regret it!!
Definitely give 5 star to Marissa ,the leasing agent. She helped a lot and works efficiently. She makes my move in easy! And also help a lot after I move in.The reason I change my review is the noise from upstair! This community is very quiet outside ,because no loud music and nobody talking crazy outside. Only my neighbors living upstairs seem like care less about others. When they walk or move something, they hit the floor hard and you can feel the ceiling is shaking. I’m ok with some small problems like roaches, broken toilet, or water leaking , cause normally the office will send someone fix it quickly. Only this noise really bothers me. Did talk to the office ,but I think too much complaints sometimes only make people emotional but never solve the problem. As a short term tenant, I just tell my experiences here.
We just finished up a last minute tour, where Oshe was most welcoming and informative. She was quick to listen to what we were looking for and was very accommodating. The grounds were quiet, clean, and spacious. We loved the feel of the area and are looking forward at the possibility of being part of this community.
I’m new to the community and I must say I love it here... I only got a chance to do a virtual walk through being I relocated from another state. Everyone was so nice I making sure we had a smooth move. I love my new townhome. It’s spacious and everything met my expectations.
Starting of January 2021, New management (Cortland) took over the charge of this community and since then I am seeing huge improvement in the quality of services and friendly nature from the staff.Specially would like to mention about “Sarah”. She became good friend of my wife and always ready to listen and help us.
As a prospective tenant, I visited the leasing office on Sunday for a tour as the start of my apartment search. I was pleasantly surprised by the very friendly and professional welcoming I received from Asha. The apartments are very upmarket and the amenities are top notch, not to mention the beautiful nature. But all in all, it is the awesome service I received that makes this my first and final stop!
Location:Its just off of Windward and fairly convenient to get on the highway or to the Avalon. Lakes at Windward is directly adjacent to an elementary school and polling place, as well as an Indian temple.Apartment Grounds:The grounds themselves are nice and fairly well-kept, though sometimes there are childrens toys or bicycles left laying around over several days.Apartment Units:Quite old and the walls/doors have clearly caked layers of paint over them between tenants. Feels quite like a college dorm room in that they are relatively small (I had a 1br), musty, and not incredibly private. Its common to hear your neighbors through the floors, and to hear children playing outside or on the patio of floors above or below you.Staff:I was always treated well by the staff, and they always promptly responded to my concerns.Price / Payment System:Beware the billing system they use. Its a website thats fairly obtuse and youll get two separate statements. One that includes your water and other small utilities, and one that is just flat monthly rent. Often times Id have to sit and compare the two to figure out what to pay, as the website doesnt just tell you what you owe, youre left to figure that out by yourself. Also be aware that you have to pay for gas (heating) as well, which cost about $30-40/mo just on its own. On my move out, I also had to pay closing fees on my gas service and other utilities.Overall / Personal Thoughts:Admittedly, this place was just ok and nothing more. I work from home, and so I see and hear a lot more things than the average tenant, and I also experience the space all day long. Unfortunately my experience was such that my neighbors kids would play outside my door and scream and fight. The unit itself was old, musty, and dark. There is no mistake about it either, this is a family-dominated community. Many people living here have families and young children or toddlers. Expect children playing in the parking lots and on the roads after school, expect family squabbles in the yard or outside of the door. My overall conclusion of this place was that its not worth the price or the hassle, YMMV.
Erin and Tracy , are beyond phenomenal at what they do. I have lived in a few Greystar properties in Florida. Always great buildings but terrible office staff/ property managers. . Breath of fresh air here at Windward. I highly recommend the complex and 1,000 percent recommended the property managers. They will go above and beyond , what more can you ask for !!
As long time residence of The Lakes at Windward we definitely consider this our home. There are many reasons - the landscaping is beautiful, we are close to great schools, restaurants and shopping. We enjoy the pool and deck year round. Most important for us is the great staff - headed by Jennifer, Erin and Asha. Jennifer has always asked us on many occasions, if there is anything we need, to let her know. You will not find that quality of service at very many places. For that reason we continue to renew and enjoy living here.John, Erin, Cody and Brooke
I do not recommend moving to these apartments. I have seen roaches every month since Ive moved in. You are charged for pest control services that are obviously not working. At the current market rate of these units you are better off looking elsewhere. Dont let the well written reviews fool you. They appear fake.
I have stayed here for 6 yrs and only reason due to friends and community.. also it was near to my office. Otherwise, apartment quality, service, leasing office staff, etc I will rate as poorest. The leasing office staff cheats on every matter and make you wrong all the time. Overall, I wont recommend anybody in my friend circle.
They staff is extraordinary . Asha was very professional, helpful and responsive. I originally intended to lease out a terrace level apartment and ended up getting an upgrade because the that apartment wouldnt be ready by my move in date. They did charge me any extra for the upgrade.
AVOID! This dump! The positive reviews are either fake or old. Management will do nothing to help you if a sleaze-bag neighbor decides to keep you up all night. No amount of evidence will convince them, audio recordings are dismissed and blamed on anything but the perpetrators. The buildings are also very old, so forget about any noise isolation. You can hear conversations clearly throughout. The ac turns the living room into a mini earthquake when it turns on. There are roaches everywhere, every cabinet you open will have at least one roach scurrying away. You are charged for pest control that doesn’t happen.
I want to express who much I sincerely appreciate the efforts of Alexius & Asha 1 week ago. After arriving from out of state to accept a new position I discovered that the apartment complex that I thought was going to be of sufficient quality (based on the pictures and phone conversations I had) was not nearly to the standard that I had envisioned. Given that I didnt feel comfortable to move into this complex I had to locate another suitable rental unit in very short order. To say the least, I was both frustrated, tired, and felt defeated. After arriving at the Lakes @ Windward my first interaction with your staff was with Alexius. She was very patient, understanding, helpful, and could help me with most any question I had. She showed me two units and took all the time that was required. After thinking over the possibility of living here for a few hours I decided to move forward with my application. Given that it was about 2:30pm on a Sunday, there were a ton of things to do in very short order (especially since I was going to beginning my first day of work the next day). Having sized up the situation appropriately, Asha stepped right in to assist both myself and Alexius in addressing the many logistical things that must be completed prior to moving in. Without her experience and knowledge of how to expedite the application process I dont believe it would have been possible to begin moving my things into the apartment the following day. Therefore, I simply wanted to recognize talent when I see it and say a sincere thank you for the type of business that you run. From what I can see, you have a very rock-solid team which shouldnt be underestimated.
I am living in this community since over a year and now they are not renewing my lease, I liked my unit due to its location and don’t want to leave however they are forcing me to vacate the apartment without giving me appropriate option so please think twice before lease any apartment here, new management is not going to renew your next lease term along with that many other issues like cockroaches in some units, bad maintenance service and incorporative behavior of management.
UPDATE October 2020: Every time it rains, the walls get wet and mold starts growing and all they do is cover it with bleach. Ive notified the rental office that I will be terminating my lease early and I plan to be outta here in December. This unit should be no more than $1200/month, and even at that price it comes with many issues!UPDATE August 2020: Ive sent multiple emails asking for the number to the courtesy officer and have not gotten a response. I have also sent an email about their being rodents trapped in the walls of my unit.. I doubt anything will be done or it will take forever...For the lack of communication ive had since in the application process with this property, I am removing another star from my rating...June 2020: I just moved in a townhome apartment out here. I thought my “renters nightmare”was over finally after renting 3 uncomfortable apartments. Well the townhouse doesnt mean there will be no one above you unfortunately. When i walk into my apartment im on ground level and my second room is downstairs, it seems my neighbors walk in ground level and then go up some stairs to get to their living areas and unfortunately they are right above my head, I also am connected to another neighbor via my bedroom and then a 3rd neighbor via my downstairs area. So instead of noise from ONE neighbor, its 3 different neighbors! Not worth the price of this rent! Ive been here only a few days and the bumping and thumping all day already bothers me. This unit is “renovated” but the buildings core seems really old and noisy, i can hear everything such as my neighbor’s big dog running around EVERY morning, my neighbor peeing in his toilet, his washer/dryer running and when he is having sex...The floor boards are squeaky and uneven, my tub(and tiles)needs re-painting in both bathrooms as they are a beige color with a slightly light orange tint. I love my patio views and the over all layout but the noise situation may cause me to move before my lease is up because I work from home. For the amount of rent we pay, we should have some peace in our home but unfortunately these apartments were designed poorly, without comfort in mind😫Outside of those things, Oshe was wonderful to work with! She was very attentive and made us feel at home, even brought us a gift basket for us and our dog!
Houses are not costly, and this is the only community I see nearby with grass in community with spacious walkin area, also it has good play area.Cockroches are more here,I think its a common problem in this city, maintenance doesnt do much here, maintenance services are all solved but slow

2021-12-01Conveniently located only a few minutes away from GA400 makes getting to and from this property/community easy. The staff here is amazing. Management and leasing staff, Kelly, Amber and Sarah, are very caring, friendly and welcoming. Jorge and the maintenance team are very assertive. Always going above and beyond. The grounds and common areas are well kept. The residents here are great, the upgrades (both interior and exterior) are great, the location is great, the staff is great. If you are seeking a peaceful, clean, tranquil community with beautiful upgrades and a wonderful staff to live, this is the place.

2022-04-15Awful place to live. For work I was looking for a place to stay for two years. Cortland knew this when we moved in and signed the lease. Upon moving in they told us we were moving into a newly renovated apartment. However, after this year they are kicking us from the apartment we are living in and offering to move us to a different apartment for an additional 300$ a month to do renovations on our newly renovated place. Additionally the past few months have been awful. Cortland has cut down almost all the trees that made the area shady and cool in the summer. They have also been doing construction work on the buildings from 8am - 6pm every day of the week. (Yep even the weekends) Im just going to list the other things that Im supposed to enjoy paying $1900 a month for:Being woken up by construction workers breaking brick, flinging dust and grime into our apartment to replace the windows, and quite poorly might I add.The trash compactor being broken 50% of the time.Half the parking being taken by construction vehicles. Our stove catching fire and us being told it just needs to be cleaned despite us telling the complex numerous times that our stove element smokes even when boiling water ever since we moved in.No access to the pool, workout center, or business center due to almost 5 months of construction.Asking via online survey if we would want to pay 300$ more for rent. (Who would say yes? What kind of person would WANT a rent increase you tone-deaf idiots?)Being told our dryer not drying our clothes after 4 cycles was our fault despite, again, 3 or 4 service requests (We were told the piping behind the dryer was being pinched despite it being a foot or two from the wall)Spiders. Lots.Mouse in our house, took days for us to get someone to come place traps and even then we ended up catching it ourselves in our bedroom.Painting the buildings an awful monochrome white and black, OVER the brick making them uglier.New windows (the ones they are waking us up at 8am for) are a significant downgrade than what we had previously. Cannot be opened easily and there is no screen to keep bugs from flying in. They are also not sealed at all leaving huge gaps to let out AC and heat. Apartment claims that the windows will reduce our heating bill but so far it has just increased it.It was a great community the first couple of months we were here and then they started improving the community. Staff that you interact with face to face is wonderful but the corporate offices are so out of touch with all of their tenants. Unless this place goes under new management, Id avoid at all costs.

2021-12-01I been living on this apartments for 7 years. I been seeing all the changes throughout all these time!Last year a new Managment Company took ownership of the premises, and the name was changed to Cortland. I can said that I’m very impressed all the work that has been done!!At these moment so many renovations are in progress for good!!! Not only that! The team at the leasing office, maintenance are top notch! They are proactive on any request or concerns you may have and they always welcome you with a wonderful smile! This community is quite, and safe! My neighbors are awesome and is a lot of families with kids that at least in every holiday the Leasing office organized really nice and fun activities for them, and they have events for adults were you can sign and join for free. They really look after their tenants and the improvements are making this place more welcoming ❤️. If you’re looking for a new place I highly recommend to make a visit and see it for yourself!

2022-01-18The staff was the only reason why I give this place 4 stars. They have ALWAYS been nice and understanding and truly go above and beyond. Place is clean and practical and truly didn’t have a roach or bug problem. The only complaint would be the thin walls. You can pretty much hear a pin drop. Also just don’t like how cortland raised the rent SUBSTANTIALLY like $650 dollars worth with no sort of care for its faithful residents and being forced to vacate basically having to move regardless even if you accepted to resign lease. No sort of discount or anything because moving is a hassle no offer for moving cost anything. Just get a waived application fee. And for the minor not major upgrades just a bitter sweet ending in my book.

2022-05-20Relocating after living in Cortland Windward for 1 year and it has been an incredible experience. The complexs location is tucked away behind office parks close to Avalon, Downtown Alpharetta and Windward Parkway. The neighborhood is extremely quiet and the residents are super nice. Its not gated, but Ive always felt more safe and secure than my prior apartment in Roswell. Theres plenty of parking, a trash compactor that always works, playgrounds so kids arent running wild in the streets and also tons of squirrels and geese! One of the things that has made this such a great experience is Jorge and the boys! Jorge is one of nicest people ever and truly puts 100000% into his work. Service requests are addressed and remediated expeditiously. I put in a request this morning because my AC went out and Jorge fixed the issue within 30 minutes! Swear to god.The leasing team is incredibly helpful and beyond professional. Amber, Sarah and the other girl (Sorry I forgot your name) helped make living here a great experience. They were always so quick to help and didnt give you the runaround like other places do.Best Apartment living experience so far! Hope my next place is as great

2021-12-02I just moved into one of their newly renovated apartments and I absolutely LOVE it. It has all new Samsung appliances, granite countertops, and beautiful hardwood floors. But, what impresses me the most is the staff. Each time I visit the leasing office they know me by name (even though Ive only been in there about 3 times), and they always make sure I am taken care of. Maintenance requests are always handled in a timely manner, and its a very safe, quiet neighborhood. Once they finish all of the renovations it will be a beautiful place to live for everyone!

2022-03-23Words don’t really Describe the experience I had from the first Contact and Visit at Cortland Windward! JUST KNOW SARAH and AMBER whom I had the pleasure to meet was so Inviting and made my family and I feel so welcome and eager to call Cortland Windward home! Sarah was very warm, straight forward and Professional that even my 9 month old daughter fell in love with her during our visit :)… This don’t happen often (side note babies know great spirits) Alex during the Application process was very detailed on needs to get approved! The Community is very Family friendly! I feel very safe and the Location is Perfect! I Even researched the Schools In this Area is Top tier and the Elementary school is top 12 in the United States! Very important to me! I am from another state but, Have been residing in Georgia since 2009. I have stayed a little all over Georgia :) (LaGrange, Stockbridge, Rex, Peachtree City, Douglasville, Cartersville and Just moved from Kennesaw :)… So When I say this was the Best Experience with an Apartment Community, this was the Best and the most relieved I have felt in a lonnnng time with Safety and Satisfaction. This place will be Home until we buy our new home in the area because it’s everything you want!Thank you Cortland Windward!

2022-06-01I got water and sewer bills 300$ per month for last 3 months. These people have suspicious tie ups with Conservice, the utility service provider and give us high utility bills. I would give zero rating for troubling us when we are leaving. The leasing office can’t help us saying that Conservice bills are legitimate. I have never seen such a worst utility service provider and I would like to complain legally on the Courtland management for entertaining the utility provider and not helping the residents.

2022-05-30Love my apartment. The leasing staff is very friendly and helpful. And they have the best maintenance team
