This new hotel is the place to be. The staff is so friendly and you should try out the French toast with strawberries for breakfast and if you like sweet, try out the custom made “Cherry bomb” cocktail in the bar.
The hotel was modern, clean, and in a great location. It would have been a five star experience, but the woman at the front desk made it seem like our presence was an inconvenience.
New, fresh hotel. Clean room. Need more bathroom amenities for couples. Parking seems a bit strange to get to the front desk. Very comfortable beds!
New Hotel - Great Conference!Just held a conference for 20+ people at this new hotel and couldnt be more pleased.Awesome location (residential feel) with numerous restaurants and bars within walking distance.The hotel is brand new and absolutely gorgeous. Friendly and helpful staff.Very happy with my experience here! Highly recommend!
I’ve been to many upscale hotels in Atlanta, but this hotel has the best quality and service! It’s a new building, and we also liked the free parking space. I loved walking around the hotel in the morning as there are a lot of shops and restaurants. Lizel at the Frontdesk was super friendly and polite.
It was a pleasure to stay at this newly built Courtyard in Downtown Duluth. The Hotel is nicely tucked away in the within the community of businesses but stands out once you find it. The staff is super friendly just like the folks of Duluth mind you. Here’s a perfect example, during my checkout the housekeeping staff thanked me for my stay and asked me to stay longer if I could - I’ve Never had that happen folks. The Hotel itself is nicely laid out and the parking gives direct access during your stay. Please see pictures posted.
The most RUDE and unprofessional staff. They will give you attitude and do the absolute bare minimum. For the price it is to stay here, the customer service is not worth it. If I could give it -5 stars I would. Espiecally the girl behind the desk with bangs and a nose piercing and African American, VERY rude. Will not be coming back here thats for sure.
This new hotel is fantastic. Its clean, well made, the beds are comfy and the staff are super nice! They called to make sure the room was okay and they asked how we were doing every time we walked by the front desk. My friends and I would all come back here to visit Duluth again.

With last minute travel you never know what to expect. I was thrilled to find out about this new hotel in downtown Duluth. The location is great. Checkin was super easy. The staff was knowledgeable about local dining and overall it was a restful stay. This hotel is so new that decorating is not complete. While everything is new, the walls and open areas are a bit bare. The room was clean and very spacious. I was thoroughly impressed with this Courtyard. I’ve spent many nights at Courtyard across the county and this is the first one that I’ve visited that is brand spanking new. Keep up the good work! #ashsaidit
This is the best location... literally walk across the street to downtown Duluth. Restaurants and the fountain for the kids to play. Friday night there were food trucks and a band. It was a great night. The hotel was clean, the rooms were spacious. Highly recommended.

Wow... The amenities described were unavailable. The restaurant and the bar were not open. The staff was clearly defending the place and unconcerned about the unavailability of there described amenities. Very disappointing. We recieved better service at Choice hotels.

Family stayed here for a week to be close to elderly relative. Brand new property perfectly located at edge of walkable downtown with shops and restaurants. A minor new staff hiccup was quickly corrected.
Pros: Beautiful new hotel with free parking and easy access to Atlanta. This hotel is also conveniently located right next to downtown Duluth. It also has a ton of working space for the business person on the go. I actually got my PTO approved at the last minute but I choose this hotel because of its ample business space for making work from home simple.Cons: I did see one cockroach in my room when I got up one morning. I’m from Florida so I’m kinda use to the fact that it just happens. The hotel can be spotless but it happens. I stayed at the JW Grande Lakes in Orlando and found a roach in my room. Trust me in the south it happens, but I had to add it as a con because it did happen.
People working the front desk are rude. Pray the mobile app works bc that is the only way you might get acknowledged by the staff. Also, do not expect towels of room to be cleaned without having to request it. Everything being all new does not make up for their horrible customer service.
Ok, Let me first say that the Hotel is beautiful, comfy and clean. The staff is amazing. My experience was ehhh. I checked in, went to my room, the power wasnt working. I called the front desk, they sent a maintenance guy in and he said they would change our room. The next room I was placed in smelled like smoke. I guess the previous guest or housekeeping had been smoking because the window was wide open. The smell was all in the bed, pillows and carpet. By that time I had gotten comfortable & I was like im tired from a 2.5 hour drive im just ready to eat and relax. As my fiance and I were headed out to dinner, I let the front desk clerk know because Im not a smoker and i did not want them to think that I was smoking in the room and have my card charged. Front Desk clerk let me know that he would be moving me again because this was a non smoking facility and it was just unacceptable. They moved us once again. Got to the third room, the electricity wasnt working in that room...smh, we got our things and went back to the front desk and we were moved again. FINALLY in the fourth room, everything worked and smelled fine. After all of the chaos, I can say that the room was comfortable and clean. I didnt like the open shower concept. But i do feel like prior to checking guests in the rooms need to be inspected. Im not sure why the electricty wasnt working. Out of all of the moving and craziness, the front desk clerk Joc was stellar! Vey professional and went the extra mile to make sure we were ok. However, as a Bonvoy member, I was looking for a credit or discount on my next stay after going through so much but that never happened.

I didnt actually get to stay at this place but I went into the first floor to see what its all about. The people are great and super nice. It was like a Publix, everytime I passed an employees they greeted me. The hotel itself is a beautiful modern design thats very warm and inviting and its got a massive amount of public and private parking which is phenomenal because there is NOT enough parking in Duluth XD. I also just think its great for there to be a place to stay for people who are passing through. This is going to make it a lot easier to have family gatherings. They have bike racks too! Cool!

2022-06-12We used this hotel as home base and a room block for our wedding weekend and were extremely happy with the location and service delivered! The staff was great to work with, made sure folks had the correct room rates and helped pass out welcome bags. The rooms were new, clean and comfortable. The courtyard was a great place to hang out and being right on the Duluth square was ideal for our wedding guests. Folks could walk to multiple food options and the location of our welcome drinks, enjoy events hosted by the city, and with the open container rules we were able to sit on the green continuing to hang out even after things had closed. A much better option than a random hotel along the highway which seems to me the majority of the other options in the area. Would highly recommend!

2022-03-27Nice hotel, but learn how to manage a bar like a nice hotel does. You have three large wedding groups staying at your hotel, and your bar is never open. Your bartenders miss out on hundreds of tips and your hotel misses out on thousands of revenue every weekend. Hope this hotel learns how to cater to their customer. Otherwise, they are doomed. Other than that, it’s a pretty decent place.

2022-02-15Awesome hotel. The staff is nice & it is secluded. Which is great when you dont want to be around a lot of traffic. Right in the heart of Downtown Duluth with walking distance to many shops and restaurants. A great hotel to stay in after roaming around Downtown Duluth.

2021-07-10I will never be able to say enough about this hotel! The staff is the best part! They are super friendly and very attentive. They make you feel so welcome! The hotel is beautiful, the cleanest Ive ever stayed in and the location couldnt be better. Oh, and the beds - so fluffy and cozy : ) Its very quite and tucked away in its own little spot but yet so close to everything that Downtown Duluth has to offer. Tons of fun places and something for everyone....all within walking distance. Even a splash pad that stays on for the majority of the day. On Friday nights DD puts on live music and has several food trucks out. So much fun! HIGHLY RECOMMENDED! ⭐⭐⭐⭐⭐

2021-07-25I was very satisfied with my recent stay at the “new” Courtyard by Marriott Atlanta Duluth! The location is prime for those who enjoy the festivities at the adjacent Duluth Town Green! The hotel is immaculate from the parking lot to the guest rooms! The hotel decor is beautiful in the common areas! Above all, the staff is super friendly and accommodating!(*4/5 stars only because there is no swimming pool*)
