UPDATE: Our complex responded saying that there are signs posted and I would just like to show you guys the sign.Again, scam. I didn’t want you guys to be misled by their responses on google. They want your money by any means necessary.Don’t move here. If it isn’t the open package room then it’s the booting your friends cars every chance they get. No guest parking apparently. Move somewhere else where your friends won’t have to pay $75 every time they come to you. SCAM
I have been living here at Eleven85 for about a year. Management has changed a lot in the past year which is not good but this last manager seems to care more than others. Things are not perfect but I will give her 5 stars for her effort. Now the increases in rent are a bit much if you ask me, but after doing some research I found that staying put is the best option.
I’ll just give pros and cons.Pros: I love my unit. It was pristine when I first moved in. I’ve hardly had any problems with my apartment itself. My neighbors have been great (knock on wood). The location is great for me— near the highway, not far from midtown, close to Buckhead, not far from Smyrna/Vinings, etc.Cons: The package room is an absolute nightmare. Instead of having package lockers, like most “modern” apartment complexes have, there is a package room in each building. Essentially, it’s a closet with everyone’s packages piled up everywhere. Anyone who goes in has access to all the packages in there. I moved in to Eleven85 in November 2020, and the package room has already been burglarized a FEW times since then. I’ve had a few packages go missing. The leasing office staff does little to nothing about this, and the company that installs these package rooms claims they can’t do anything either. Thankfully, my family lives nearby, so I can send my packages to their house, but obviously not everyone has that luxury.The grounds are nice, but get trashed basically every day, including the elevators, stairwells, and hallways, as well as the sidewalks and pool area.We had a resource officer for a few months, but I recently noticed he left, so I guess we don’t have one anymore… And this complex was notorious for car break ins in the past. Also, people tend to prop the building doors open, and the entrance to building one doesn’t even close completely, so security is basically nonexistent.The fire alarm downstairs has been going off for a couple weeks now, and I guess they’re never going to get it fixed. God forbid, there’s a real fire… we’ll never know the difference.I really love my unit, and I would absolutely hate to move, but as you can see, my cons list is significantly longer than the pros. Hopefully when they ask me to renew my lease, the price of my rent will remain virtually unchanged, because I am NOT reaping the benefits of what I’m paying to live here. I know you can only expect so much lining in an apartment complex, but when I see my friends’ places in various other parts of the city, I look at Eleven85 and feel a little disappointed, especially considering how excited I was to first move in. Hopefully things will change for the better, ASAP.
There are issues with trash pick up, parking, constant fire alarms going off, thin walls, and a frequently broken elevator. All of that annoying, but nothing in comparison to whats happening inside our unit!We have had a serious ant problem, which has nothing to do with the cleanliness of our home, for nearly a year. It has now reached a point where I cannot cook or store food outside of the refrigerator because it will become contaminated with ants within minutes. No exaggeration.We tried storing CLOSED and sealed containers in ziploc bags, buying storage containers to serve as an alternate to the pantry we can not use, and keeping cabinets empty.The other day I left a freshly delivered pizza on the stove for 2 minutes while I went to the bathroom. When I returned, the pizza was brimming with ants.To be clear, we are NOT leaving food out overnight, or on the floor, or on dishes in the sink, or improperly storing it.As a matter of fact, there are several drawers that we cant use because of ants...Ive been keeping my kitchen appliances on top of my deep freezer because of ants...Ive stopped buying foods I should be able to store in the pantry because of ants...This problem isnt limited to the kitchen. Weve had ants coming from bathroom vents and shower faucets. Crawling along baseboards of the bedrooms (which no one is allowed to eat in bc of what...you guessed it ANTS). Its clear that this problem is an issue with the building, but management doesnt take this seriously.We have repeatedly requested to have this problem be addressed. And while the maintenance technicians and pest control team seem concerned, management does not appear to care. She has done little to follow up with us on how this will be resolved. She will not let us bring in a professional pest control service and has restricted us to a once a week sprays (that dont even occur at the frequency she promised). The only recommendation given is to spray windex in areas where we see ants. The current treatment plan is to continue doing the treatment that is not working.But no worries, there are so many ants hiding behind the walls that there are more than enough to always come back for the dead bodies Ive drowned in windex....I guess to feed their families!? At least somebody in this apartment can.Update: pest control still inconsistent. Refrigerator/freezer now included in spaces food can not be stored.
Soon to be relocating to Georgia, Eleven85 Apartments were at the top of my list to tour and Im so glad I did! I toured the property with Lashonda, Saturday, 10/17/20 and the experience with her was awesome! Prior to meeting her, she responded to all my emails and calls in a timely manner and was very nice and pleasant with me. Shes knowledgeable about the property and also answered any questions I had. The atmosphere and entire vibe of the community felt much like home to me. So much so, I stopped my apartment search! This community is beautiful and safety doesnt seem like a issue. All the gates I saw actually functioned and they have security cameras(at least 2)on your building. I would recommend Eleven85 Apartments to anyone considering locating to the area and I cant wait to move in if Im approved🤗UPDATE: 3 MONTH REVIEW!!!I love it here! The location is close to everything, beautiful and always upkept. I use the entry gates, key fobs and elevators all the time and theyre all are in good working condition. Ive had no issues with trash or insects inside or outside the apartment/building and if you do, just let them know. Management constantly communicates changes, reminders and updates through our web portal so we rarely miss a thing! Its mostly a team effort here so things run smoothly and efficiently. Two issues I do have. One is PARKING for our guests and visitors! I think it would be better if residents, other than the disabled/handicapped be required to park inside the gate and leave the non-reserved parking spots outside the gate open to residents unexpected guests. With this, guests wont have to park on the street of the main road outside the complex or down the road outside the complex. The second is the PACKAGE ROOM! A better organization system would give this amenity a big compliment. This would require time but some options would be to categorize packages by first/last name, apartment number/building, etc in organizers or containers of some sort because right now it is an inconvenience. Management, if you would consider these as options, everything about this complex would be great and I would love to make this my forever home!
They NEVER answer the phone or return voice messages! I no longer live here, but I keep receiving “resident emails”. I’ve tried calling for issues while living there, no answer. Now I’m trying to contact them about the emails, no response. I even tried to notify them of an issue with one of their maintenance techs…you guessed it! No response. It’s ridiculous.
Eleven85 is an amazing apartment community! I’ve lived in so many apartments and have always moved when my lease was up, but I have now lived here for 3 years! The office staff is awesome and so helpful. The amenities are the best- especially the pool! Parking is easy for both me and my guests. Close proximity to great restaurants. The changes this property has done in the last year have been helpful to residents. Happy to call this community my home! If you’re in the apartment market- check out Eleven85!! You won’t be disappointed!
The apartments were very clean. Whenever we needed some thing T helped us, our maintenance issues were fixed relatively fast. The gym was a perfect size to get a quick workout in. I loved the pool during the summertime, it was steady but never too busy to find a spot. I would recommend moving here. The interstate is pretty close and the area is very nice.
I’ve lived here for over two and a half years and I love it! I do not have any complaints and have actually referred a few friends to live here as well.Parking hasn’t been an issue for me in my 2.5+ years living here. I live on the first floor, right next to a main entrance and noise is not an issue for me either.I feel very safe here. Everyone I meet who lives in the complex are very friendly, nice people. The management has always helped me with any and everything I need in a timely manner. Maintenance is responsive to my needs and quick to make a fix. The amenities are outstanding—I use the gym 4+ times a week and love it. Our pool is great and I use the grills regularly in the spring/summer with ease! The location is amazing, too.It’s been a wonderful place to live and I highly recommend living here!
My leasing experience was quite pleasurable! Karla is so amazing! I couldnt imagine getting the type of help and assistance from anyone else but her. I love my apartment and I got it for an awesome price!The reason I gave it 4/5 stars is because the Luxer One package room is a headache. They pretty much throw your package in and you have to navigate through all the other packages to locate yours.Guest parking is also a nightmare. Guests have very limited parking on the street. However, the residence parking lot is huge and plenty parking spots are available. Those are my only 2 complaints.The neighborhood is quiet and I enjoy relaxing on my balcony.
My husband and I lived at Eleven85 for a year (only moved because we bought a house), and it was the best place we had lived in Atlanta by far. The location is perfect (close to grocery stores, food, the highway, etc.), the facilities are gorgeous, especially for the price (lovely gym, pool, park/bbq areas, and beautiful residence lounge and the apartment itself had plenty of natural light and felt very open and spacious), management is accommodating, kind, welcoming, and knows what theyre doing. Theyve definitely enhanced the experience for tenants over the past year. Neighbors are quiet and we only had good experiences with the other tenants - we felt comfortable and safe living here. Absolutely recommend this place if youre looking in the West Midtown area.
I’ve lived here for 9 months and I love it! My unit is modern. It looks, smells, and feels brand new. The complex is quiet and clean. I especially love going to the pool during the summer, having access to several outdoor grills, and the courtyard is definitely a plus if you have kids. Taye is absolutely wonderful! Each time I’ve needed something (big or small), he’s my go-to. He is very pleasant and always handles issues in a professional manner. He is also prompt and always follows up. So far so good...I’d definitely recommend living at this property.
I just moved in, and can’t wait until my lease is up! They have the rudest booting company that comes and boot your car if your parking pass isn’t visible. Then it takes them hours to come remove the boot. Who has time for this when your paying almost 2k a month. My heat was broken for 2 weeks which caused my electricity bill to double, and they told me to call ga power because it was there fault. The residents allow there dog to poop everywhere and not pick it up.
I recently moved to Eleven85 and so far so good. Karla and Shanda are the two leasing office people that I have been communicating with and they are fantastic. They are on top of everything and seem to seriously care about everyone who lives here and is interested in living here. The place is updated and really nice. The virtual tour looks exactly like the apartment I am renting and it even came with a bluetooth surround sound system. The staff Karla and Shanda that I spoke about above did a walk through for the inspection with me and even put in a work request for a few minor things that were low priority for fixing. Also, the maintenance staff is 10/10. Ive never lived at a place where they have been so friendly, punctual, and on top of things. Ive put in two maintenance requests and they were at my apartment in under twenty minutes. So far so good, these people really seem to care about their customers.
Like many before have stated- no apartment complex is perfect but Eleven85 has given us minimal trouble in our time here. They have a small maintenance staff (not to mention on call 24/7 for urgent requests) attending to hundreds of people so yes- it can get backed up at times. Sometimes you may need to reiterate the importance of your request to get it done in a timely manner but know they are trying their best to accommodate everyone in an order that makes sense. The car break ins were heightened for a time but it seems to be under control (this is a problem in the area and not just our apartment complex). Ive always felt very safe here and the staff is very friendly. Thanks for your hard work!
My roommates and I are about to go on our third year living here and we love it! The location is great, the pool is amazing, and the staff are great! Taye Carlton in the leasing office always takes care of us when we’ve needed something, he always followed through and makes sure to check up on us even when we don’t need it. I’d highly recommend living here!
There’s a lot of ups and downs to this place. It’s a great location, very convenient and safe so far. I think the staff is kind and usually helpful in some degree, especially Edward and Drew. The apartments are nice, but could be better. There’s a lot of fake luxuries, such as the appliances. The dishwashers are awful! I also lose hot water in my shower in under 10 minutes, and have frequent plumbing problems for no reason. Don’t even get me started on parking, because it’s INCREDIBLY inconvenient. It’s nearly impossible to have a visitor because there’s simply nowhere for them to park without being booted in a heartbeat! I’ve reached out to the leasing team multiple times with my thoughts and never heard back. Also, the elevator was recently broken for 2 weeks and NOTHING was being done. Fire alarms have woken me up several times, once at 2 am and another at 7 am on my one day I had to sleep in. The package room is a whole other obstacle, and it’s a P.i.t.a whenever you have something delivered. I’ve lost 2 packages at this point. The only reason I would consider living here again is because of the location and safety.
I have lived at Eleven 85 for 8 months and so far and my overall experience has been great! The amenities are kept clean and it’s a very quiet place to stay. Taye is great and truly cares about his residents. He is always responsive to issues and/or concerns and has been working very hard to make Eleven 85 a great place to live.
Staff is very friendly and helpful. Maintenance is quick to respond (thank you William). Water pressure is low MOST of the time. Hardly any water comes out of the shower faucet. Overall, the actual apartment is nice, but the hallways are dirty and never clean in building 2. The elevator is always dirty and smells. People never pick up their dog poop, so the courtyard always smells like dog poop. The gates are left broken for days at times (cars were broken into, but apparently it wasnt just our complex). Ive never had any bug problems, but friends who live here have. Overall, it could be a lot worse. Could be better too maybe if money was allocated towards making residents happy with cleanliness, safety, etc. instead of other choices...
Dont be fooled complex is nice but very unsafe. Car break-ins happen frequently, package rooms are busted into or packages are always left in the hallway for anyone to steal. They hire folks to boot vistor cars in a matter of seconds but refuse to hire a patrol officer.
I’ve lived at Eleven 85 for 4 years and my overall experience has been great! The amenities are generally kept clean and it’s very pet friendly. Drew and Edward are great and really care about their residents. They are always responsive to issues and/or concerns and have been working very hard to make Eleven 85 a great place to live.While Eleven 85 has issues like every other apartment community, the management team works quickly to address them. They recently hired a new maintenance team that is fantastic, and they have implemented necessary security protocols to deter car break-ins. Don’t let the reviews of car break-ins stop you from living here - this is Atlanta and car break-ins happen. I have seen security and/or APD officers on the premises late at night and at 4am when I walk my pup to ensure Eleven 85 is a safe place to call home.If you’re looking for a quiet spot in the city to call home, Eleven 85 will not disappoint!
I have been living at 1185 (formerly the Reserve at Collier Hills) for about two months now and I can say that this place has been wonderful. Every apartment has their hang ups but I will say that any issue I have encountered has been resolved in a timely manner. Everyone in the leasing office has been more than courtesy to me and I havent had any issues with parking, which I was concerned about because a lot of reviews said there was no parking. Its a great location, my neighbors are all courteous and respectful and it is a diverse community. I hardly give out 5 stars because no place is perfect, but there are very deserving of 4. =)
I have been here coming up on a year now. When I first moved in there was a big problem with cars getting broken into. The property has installed video cameras at the gates. The leasing staff has changed so many times since I have been here which makes it hard to build a relationship with the leasing office. Jasmine was here for a few months and she was always great with me and helped me out with during COVID time. She moved to a different property and I hated to see her go. Whenever I have a maintenance problem they come in a timely manner. I enjoy my apartment. Wish there was a better system for visitors parking. That has been a big problem.
I love the apartment community. We searched for months trying to find the best apartment before moving to Atlanta and we couldnt be happier. The apartments are spacious, have hardwood floors, and garden tubs (which are hard to find). The best part in my opinion though, is the staff. Ive never encountered such friendly leasing consultants and managers. Edward made the leasing process so easy. Drew is a great manager and probably the friendliest person Ive ever met. They always put a smile on my face when I go to the office for something. Any time Ive needed something fixed they send someone over right away. 10/10 would recommend :)
Staff is great, location is great and I rarely have issues with my apartment but when i do, they are addressed immediately...so why am i writing this review? because above anything as a resident in the community, I want to feel safe. I moved to Eleven85 because my friends lived in the community and every time i would visit, it was an enjoyable experience, but in the past month, there has been an increase in vehicle break ins and at this point Im unsure as residents what we can do. The managers stated they are working through the problem, but i dont think it is quick enough. Within the last month, there has been over 30 vehicles left with damage from car break ins and I no longer want to park my car where I live overnight. Did I mentioned it is a gated community? And the amount I pay for rent should afford me some type of security other than a gate, right? After my lease ends, I will be moving for sure, which I hate because the location is amazing, but safety is my top priority. I hope they figure out something soon, before they lose other residents who value safety.
The general look of the area is nice. The apartment is nicely renovated. Though the lights in my bathroom are super rusty and the package room is kind of a nightmare. Cars get their windows smashed from time to time. There are cameras at the gates but the last thing the leasing office said about them was that they werent working, no updates since. Which seems to be a pattern, they mention something isnt working but never when its fixed; i.e the water getting shut off or the phone system for the gates and doors not working, no communication when these things were fixed. Honestly if I could rate this apartment a zero I would. Ive been having noise issues with my neighbor above me since I moved in. Between her dogs running and jumping around sounding like thunder married a freight train and her stomping like shes an entire marching band, its been hell. Ive complained to the Leasing office multiple times and they always say theyll speak to her. Well obviously she doesnt respond to speaking and there are no actual consequences as far as I can tell. So of course she continues to disturb me from as early as 6am to as late as 1am. Not to mention her love for vacuuming early in the morning multiple days in a row. So if you like to have no regard for your neighbors and dont want to deal with a leasing office that actually enforces their rules with real consequences this is the place for you. As for me the end of my lease cant come fast enough.
Louis, absolute stud of a manager. I came in on a Wednesday and he walked me through the process. By friday i was moved in. He took serious care for my specific case and with hundreds of tenants, that shows true care. Eleven85 is a great place to live and the staff is incredible.
I absolutely love living here! The management is great, maintenance completes requests within a quick and timely manner, no issues with parking, pets are welcomed, and it is located in a great area. I feel completely safe. Great place for young adults and starting families. No complaints and I am already planning to renew my lease for another year!
I wish there was minus 5 stars option. And even that is not adequate.We literally just moved to Eleven85. When we stepped into our new aprtment, we had flooded dishwasher with roach and fleas in our carpet welcoming us. Isn’t it something that management team should’ve checked before new tenants move in?? We’ve been SUFFERING ever since we moved in. And guess what?!! Multiple units in the apartment got robbed this week. It was during the day, and I believe it is because our gates are always broken, keys are never working and people put rocks in between the gates to keep it open. The worst part is even after the robbery, and the management team wouldn’t do anything. The doors haven’t been fixed yet. Drew, the manager would not even send emails or messages or even try setting up an inperson appointment, and would pass his words to other employees that he will be in the meeting. Somehow he is always in the corporate meeting. The only way that you can talk to them is through the voice mail. I talked to their answering machine more times than I talked to them in person. If you walk into the leasing office literally no one but Edward will try helping you out, besides him, they would keep telling you it is not their responsibility or that they will lie into your face that it will be handled and never get back to you.I feel so unsafe and uncomfortable living here. I couldn’t understand why guns are needed for protection, but now I understand why. I feel like I need one if I am to survive in this apartment during the lease term. If management team is not responsible for our safety, I guess we are on our own.
We moved in three weeks ago, and honestly I could not ask for a better management team. They are prompt and helpful, and I feel that they try to make a genuine connection with their residents. Our neighbors are super nice and we have made some friends that live on the property. Having recently moved from a less-than-stellar apartment complex, I sincerely appreciate the sense of community that Karla and Taye have tried to create. Thanks guys :)
I’ve been a resident for 10 months and this is the WORST apartment complex EVER. Cars are broken into EVERYDAY, they don’t have adequate camera systems, the staff is rude and sarcastic. They have literally been through 3 managers In the last 10 months. Maintenance is SLOW to respond to any request and my apartment got broken into. I don’t feel safe here and I just moved to a high rise in Buckhead with High Security and a concierge. Don’t waste your money or your time here. You won’t feel safe and what’s worse is management won’t care!
TLDR: Eleven85’s great location, responsive staff and amenities makes living in Atlanta an extremely pleasant experience.I have been happy living at Eleven85. I have been living here for over 1 year and the experience keeps improving each month.Pros:Eleven85 has a great location. Less than 5 minutes to get to the highway and a Chick-fil-a as well as 10 - 15 minutes to get to popular locations such as the Braves Stadium, Buckhead, Ponce City Market and more. There are also a few restaurants and stores walking distance from the complex.It has been super nice to see how the staff ensures great care of the landscape and cleanliness of the property which has been important to me to call this place home. I have been super impressed on how engaging the staff is and their willingness to ensure the happiness of its residence. The leasing office throw quarterly social events which gives us a great chance to meet & build friendships with neighbors and staff of the complex.Growth opportunities:While of course no place is absolutely perfect, the Eleven85 staff does promptly come up with solutions and I have been pretty pleased with their swift responses. At one point there were car break ins, immediately management installed up cameras as well as hired patrol vehicles to help prevent future incidents. Parking for visitors have been a challenge, however, management is actively working on solutions to allow for more parking spaces to be allocated to guests and family. Unit issues are typically solved very promptly through submitting an online work order.
This is my third time living at Eleven85. I used to love living here and would always tell people about how great it is. Unfortunately, the service now is poor. They used to have excellent customer service but management in the office has changed and it’s never been the same. I’ve had a maintenance problem for over 3 weeks now and no one will fix it. I’ve called repeatedly with a positive attitude but now I’ve had it. The last time I was in the office I was mistreated and spoken to with so much disrespect by a man who works in the office. He argued with me for almost 10 minutes just to find out he was wrong and made a mistake. I pay all this money to live here just to be mistreated. It is unacceptable. I would not recommend anyone to live here unless they get new staff. I am very disappointed.
My sister and I recently lived at one of the Worthing properties, Eleven85 apartments, and I really loved my time staying there. We only moved because my sister was able to buy a house, otherwise we wouldve stayed. We always say how much we miss our cute apartment. The staff at Eleven85 was very helpful when we needed something. We were very impressed by Taye Carlton throughout our leasing process. He had a way of keeping things fun and professional at the same time. I would definitely recommend Eleven85!
My apartment got broken into along with a number of others. I’m now out of over $5k worth of valuables. One night over 16 cars got broken into. This has all been in the span of the past three months. The managers say they can’t do anything about it. I wouldn’t advise anyone to live here.It’s beautiful though. And there are Bluetooth speakers in the walls. 🥴***The apartment has since been staffed with new management and they do one helluva job!
Please read before visiting or signing your lease!!! This apartment complex has major safety and crime issues. The gates are always broken. However, the biggest issue is the crime. There is a car break-in at least every other week. At one point, there were 15 car break-ins in one night. Recently, there were break-ins to apartments. There are cameras in the parking lot but management is too cheap to keep them on. Police have said that this is not a normal pattern of break-ins and that management is at fault for failing to act. Criminals are taking advantage of the lax safety precautions and committing crimes with no consequences.
My wife and did a tour of a two bedroom apartment at 1185 Collier with Taye, one of the managers. The apartment was awesome. It was roomy, and had all the amenities we would look for in an apartment. Taye was very helpful, courteous, professional and accommodating. We plan on moving in as soon as we’re able.
I do not recommend living here. Some of the problems I have experienced that were never fixed during my 3 years there:1. There is literally zero guest parking. There are only about 20 parking spots for visitors (which is outside of the gate) and residents are allowed to use these spots as well for convenience. They are always filled. If guests park inside the gate, they WILL be booted. No solution has ever been suggested and the booting situation only got worse.2. There is no 24/7 security or active patrol/ courtesy officer. Despite what you may be told, there is no way to contact someone about a loud resident after hours. The property managers recommends that residents call the police for noise complaints.3. Car break ins happen regularly INSIDE the gates. The gates are very often broken. (so are the elevators).4. The water pressure is absolutely horrible and I have been told multiple times that nothing can be done about it.
Nice complex, really want to stay, but on the fence about what to do. Me and my girlfriends cars were broken into on 9/8/15 and were really destroyed. When they didnt find anything, they scratched my girlfriends new car to pieces with a crowbar. The robbers apparently drove through the security gate, destroying it on the way out. Last week we talked to some other people that had just had their cars busted up also. These were in two different parking areas, both in front (in plain sight of our apartment), and in the secure fenced-in lot. No place is safe here, and we feel trapped by these crimes, hard to relax at night.. Not sure if we should just leave our cars unlocked, or what to do, but living like this stinks.The complex is run by really nice people, the apartments are very nice, the maintenance guys are helpful, and the pool is amazing. I want to stay, but dont know what to do. Until they come up with a solution, dont consider moving here.
Taye Carlton is exceptional, and his customer service, attention to detail, superior knowledge about the property, and overall congeniality contributed greatly to my decision in making Eleven85 my new home. While eleven85 has excellent unit floor plans and amenities, its leasing staff, particularly Mr. Carlton, assisted me in imagining this community as my home. Many thanks to Taye for his warmth and diligence.
STEEP DECLINE IN SERVICE, WHATEVER YOU SAVE IN RENT YOU LOSE IN BREAK INS. I signed my first lease in 2017, when the complex was called Reserve Collier Hills. The team was very helpful and responsive. If I entered a maintenance request from my desk in the morning, my issue was resolved when I got home that evening. They hosted events and were always respectful. Since management changed this year, this place has DEEPLY declined. Though the manager Drew is respectful and genuinely seems invested, Edward (the leasing agent in the office most of the time) is the TOTAL opposite (which seems improve based on your complexion). He has been disrespectful to me AND my guests, never answers emails or calls back, does the bare minimum to get you out of his face, and is just all around rude and ineffective. On the weekends he allows his greyhound to wander in the leasing office and approach anyone with no regard to allergies, phobias, etc. Also, since management changed, the break ins and ground negligence is OUT OF CONTROL. The gates are in disrepair and constantly breaking, and if it rains too hard you arent able to get in because the system is down (you also cannot get your packages at this time for whatever reason). Dog feces being left for flies continues to be an issue, trash overflows, and maintenance requests are left open for weeks. What once NEVER happened or only happened to cars just outside of the complex, now has grown to cars WITHIN THE GATE being broken into 10-15 at a time, with some instances where entire cars are stolen. This has been going on for MONTHS. I was hit by a drunk driver in front of the leasing office and after asking for security footage to give my insurance company I was told that there are NO CAMERAS ON/NEAR the Leasing Office which I struggle to believe. After a recent town hall on the security matters, we were told by Drew that there is nothing more he can do and to essentially stop calling about it. He seems to be trying with looking for security and installing systems, but none of these actions will be done in time for holidays (when crime is always at its peak) and the owners (be it Worthington or whomever) show ZERO interest in supporting him to address our concerns. Despite there being a call box at the gates and buildings, now actual apartment break-ins are beginning to occur. A fellow resident reported that they found a master key in their door upon returning home (luckily she found it before someone else with ill intentions). Another resident has reported their car being broken into THREE TIMES. Unfortunately Im stuck here for another term, but if you are interested in the area I would recommend elsewhere. The units are nice, but safety is not a priority to management or owners. When we voice our concerns we are simply sent Atlanta crime maps to scare us about the area and told to refrain from leaving valuables in the seat. We pay entirely too much money to be treated this way and I would advise anyone to take their money where they are respected.
I have had a great experience getting to know the staff through visiting my daughter who moved in a year ago. The manager Miss Candace, Mr Matt, Ms Loni and maintenance have been a joy to know. As a retiree from the Air Force, I am extremely impressed with their professionalism. This made me decide to move here as well and looking forward to living here. My grandson loves coming to the office just to visit Matt after school. They have a great team that anyone would be a pleasure to get to know. Thank you for such a joyful experience.
Just wanted to post about one of the better experiences with staff at any apartments Ive lived. We always post bad reviews, so decided I should post when there is something positive to share. Firstly, I lived in Eleven 85 formerly The Reserve at Collier Hills for two leases and three management teams. The crazy part was that every one of them were solid and did a pretty great job of managing such a large property. Yeah, I know, weird lol. Drew, Edward and the team are always on top of everything. Ive never had a problem and if I did, wed talk about it and figure something out. Loved living there! Shakeena
Wonderful place to live. You can walk to everything. There is yoga, belly dancing, rock climbing, fitness and plenty of great places to eat. The staff is attentive and on point. Our pool, gym and clubhouse are well designed. It has everything you need and want. Elleven85 provides a quality life style at an affordable price point. Don’t plan on moving anytime soon.
Multiple multiple MULTIPLE car break-ins in the past couple of months & my roommates car unfortunately was vandalized today. No security guard or cameras are present on site, & mind you, these were promised to the residents MONTHS AGO after the third vandalization occurred. We have now had approximately 42 cars broken into in the past 3 months and 1 car stolen. Also, day one of touring the apartment, eleven 85 told us that they had cameras “everywhere” & ensured us that we would be safe no matter what. We never did our due diligence by actually checking to see if they had cameras or not bc they do not.It unfortunate because the apartment is nice, & I’ve had a great experience with Edward but management in general & Eleven 85 corporate has ZERO urgency to it the proper security measures in place. The only option is to break out of your lease & continue to pay the remainder of the lease. 🤷🏻♀️
LISTEN ! I have lived here for some years now and let me tell you .. its NOT perfect ! HOWEVER, this comment/rating is specifically for the leasing staff .. (even more technical, Edward). One of my main priorities when looking for a place to live is the politeness/effectiveness of my leasing staff and let me tell you, Edward is just that! I appreciate the way I am able to bring any issue to my staff and essentially get it resolved in such a well-mannered way. Thank you to my leasing staff and thank you so much Edward for being on top and assisting me when needed. (P.s - if you guys could just get the exit gate for building 1 to let us out without waiting for 3hrs, yall would easily be a 5-Star staff!)
Nice apartments! Be prepared however, between the regular fire alarms & the broken elevators you will earn the buns of steel you’ve been craving. For those who enjoy meeting their neighbors, Eleven 85 wont disappoint. They will ensure this happens at the most inconvenient times out in the parking lot. And don’t forget to high five your local fire marshal for the “all clear” so you can get back to your morning shower.In all seriousness, these are nice apartments with solid amenities like a gym and a pool that are all well maintained. They are located in an up and coming part of town that’s close to everything you need while still being relatively quiet. But the issues they need to solve they can’t can’t seem to wrap their arms around.
Ive been at the reserve for 18 months and while it hasnt always been smooth sailing (we are on our 3rd management company), the newest management company has really been top notch and I would recommend this property for any families or graduate students looking for something nice and quite. I love that its a non-smoking community and there are often events put on for free stuff and a lot of the neighbors know one another. It really is a community-centered living place :)
I thought upon moving in this place was a dream because they definitely have the looks, and I loved the apartment space. Unfortunately through the year living here became a disaster. The fire alarms would go off randomly at around 2-4am, the elevators are always shut down (and I live on the 5th floor) there were break ins, I had a package stolen, there is almost zero guest parking, and its very confusing, I have been booted as well as many of my guests. but even the resident parking is terrible and limited. My air conditioning was broken for three weeks they fixed it and ignored my complaints of it still being broken and was only fixed after a scene was made. Ive also had MANY other maintenance problems. Begging to get out of my lease its been a nightmare.
I have lived here over a year, and just recently transferred from a one bedroom to a two bedroom with my best friend. The process has been so easy, and working with Matt is great! He really takes the time to make sure you are taken care of in every way! I definitely recommend the Reserve Collier Hills!! Also... its beautiful, and the apartments are really nice!
If I were able to give them ZERO stars, I Would. This was the absolute worst apartment homes Ive ever lived in. The neighbors above were ridiculously loud and the courtesy officer couldnt do anything. I even went to management and nothing changed. In addition, my key fob stopped working several times! And the one time it stopped working I couldnt even park outside the gate because all the spots were taken. When the town homes began being built next door they took away our parking spaces outside and gave them to that complex which made parking MUCH worse because they started booting! And on top of my boot, I had to leave my own apartment and sleep somewhere else because I couldnt park there. My roommate and I decided to cancel our lease a month early, and now since new mgmt has come they are trying to contact us saying we owe a full month of Novembers rent, when our original lease was up Nov. 5th and we moved October 9th. I think the hell not. Bugs were ridiculous, but they make sure to charge you for pest. Maintenance comes months after a request. The AC barely worked. the trash people would skip nights and not get the trash or come at 2-3am and you hear someone loud rambling near your door. NOT OKAY. Disgusting Absolute terrible experience. RUN from here.
I called yesterday and spoke with a gentleman who was very helpful and went above and beyond. I was waiting on some further information from him so I called back today and got Jasmine. She seemed extremely irritated to answer questions and was just flat out rude on the phone. We were willing to give this place a try even with the negative reviews because it says that it is under a new manager and that she has been doing a good job. However, the interaction with Jasmine today does not make me feel comfortable renting here.
I fell in love with the built-in Bluetooth speakers but thats about it sad to say... Only lived here for 6 months so far and its been nothing but issues as far as security is concerned. I was more than sure before any lease was signed they mentioned there was on site patrol but I havent seen a peace officer or anything similar yet. Theres been multiple burglaries, car break ins and vandalism. Just a few days ago 22 cars were broken into, including mine. The call box was inoperable for at least a day or more to allow people who arent residents into the buildings of the property seemingly with zero effort. Its a little frightening to say the least. For the amount of money they ask of you, I expect more from the management or corporate. One other issue I personally had was since Ive been here trash valet has just started when I was told there was trash valet here before I moved. The Place is beautiful but I think some residents that currently live here now would agree its not worth that price. Only a few more months left I will not look back lolUpdate: 10/9/15Yet again another home invasion / burglary with security supposedly on the premises. No notification had to find out thru my local news channel
Rented over 5 years; never paid the rent late: left the place better than I got it; they still didn’t return the entire security deposit to me. Very ungrateful people!Update: Initially it was nice to have had someone reach out to me. I called and Edward Rodriguez told me that Shannon Roberts was going call me back and she never did. :(
I have lived in this community (unfortunately) since July 2014. The previous staff members (Nicole, Javier and Tiffany) with the previous management company were amazing. They were friendly, called everyone by name, and were responsive to community issues. Fast forward to the new management company, Pegasus Residential....what a terrible management company for such a beautiful community!Since Pegasus has taken over, they let ANYONE move into the community just to reach capacity. There is a lot of crime at the property -- cars are broken into and people get robbed seemingly all the time. There is supposedly security on premises, but Ive never seen them.The elevators malfunction all the time, and sometimes the elevator will be broken for several days before it is fixed. Couple that with being pregnant and living on the top floor, and Im sure you can understand the frustration.The 2nd building is like the red-headed stepchild of the community. We do not get equal treatment over here as compared to building 1. There is nowhere to dispose of your trash outside of valet trash days/times. A building 2 resident is now forced once again to carry bags of trash out of the gate of building 2, through the gate of building 1 and across their parking lot if you miss valet trash or its the weekend. I suppose you could always put your garbage in your luxury car and drive it over to the other building, right?Also, the community manager is very quick to send out nastygrams threatening fines for trash violations, etc. However, she cant seem to find the time to notify her residents BEFOREHAND of the managements decision to permanently remove the trash compactor from their building #2.The residents dispose of trash anywhere they can find because there is not a convenient way to get rid of waste. The management does not empty the community trash cans in the community areas in a timely fashion, so the trash by the grills and the disposals for pet waste are constantly overflowing. Who gets to fine the management?We were overcharged on our rent for months. Being set up on automatic payments, the management couldnt seem to figure out how to credit us back for the $500 they were overcharging us. Finally, after 4 months, they got us credited back only to find out today (Saturday, Nov. 7) via another nastygram that we are now fined a $100 late fee because we failed to pay rent.Apparently, their correction to our billing dropped us off automatic payments for the millionth time. We have never paid rent late. The letter is dated November 6, signed by the community manager, and gives 3 days from the date of the letter to pay in full before they will begin legal proceedings to evict us. Say what?The letter was slipped through our door today, Saturday, November 7. We immediately called the leasing office. No answer. We called over and over for an hour with no answer before walking up there. The community manager isnt even there today. Talk about being unprofessional. Im not even sure Im surprised there was no answer -- I have never experienced anyone answer the phone up there since Pegasus took over.Please think long and hard before signing a lease here. They make it sound all nice and beautiful, but only after youre locked in do you learn the truth. Talking to them is like talking to a robot. They talk like salespeople and are not able to communicate like real human beings; theyre not personable at all. Its like a bad recording stuck on repeat.
The property is nice, however the customer service has declined. I have lived here for almost three years and during that time management has changed a lot. I was looking to renew but there are things that have not been addressed. The most recent being THREE CAR BREAK-INS in the last month. There are people coming to our complex simple to break into to the residence cars for no true reason. The cars that have been affected are BEHIND THE GATE, which you think might be a little secure but it is not. Management has not addressed this issue at all, just a poor email saying be safe. There were no things in my roommates new car but she was targeted, windows broken into in her brand new BMW. The prices are too high for this type of activity. Save yourself the headache.
Just moved to reserve a couple months ago and it has been an awesome experience. The amenities are great, the apartments are so nice with a lot of lighting!! The pick up the trash almost every day. Sometimes they have activities for the community like brunch. If you are looking to move somewhere in midtown I totally recommend this place.
This is the perfect place for you if you’re planning on losing some weight. All you have to do is pick an apartment on the fifth floor. (Elevator)If you’re interested in learning how to find comfort in discomfort and become mentally tougher, this is also the perfect place for you. (Alarms go off at 2-3AM)Detachment from materialistic things is also a skill you acquire here. Especially if you leave those things in your car (which will be booted at least once) ... (robbery)I really love fire place also (even with the absence of fire) and the pool that was salty on our tour but became sweet right after we signed the lease.
Absolutely love this! My roommate and I were stressed trying to find a place to live at the last minute but all of the office staff, Matt, Loni, and Candace were extremely helpful! I love that the facility is ALWAYS spotlessly clean and I enjoy having friendly neighbors. Being located near a grocery store and amazing eateries isnt too bad either!
The Reserve at Collier Hills is a great complex. Friendly staff, good amenities, but the only downside is the parking, which is very limited for visitors and they will boot cars that are improperly parked (its not unusual to see 3-4 booted cars a week, sometimes more on the weekend). If you park in the designated areas you should be fine, but otherwise you run to risk of getting booted.
My boyfriend and I compiled a list of places we were highly interested in and stopped by for a tour. The first time we came by, the agent immediately assumed we couldnt afford to live there. The second time we saw the agent walk to the back as we were walking in.. we waited for about 10 mins for her to come out and greet us before realizing we were being purposefully ignored and decided to leave.Were pretty convinced we were being prejudged which is an awful feeling. Maybe your leasing agent is just lazy as heck. Maybe she was on her lunch break and forgot to put a sign up.. well never know. But Im actually happy we had this experience, we would have hated to have signed a lease and experienced this as a tenant.
Horrible management!! Please read. I moved out in October of 2017 and signed a release form so that another person could take over my lease for my roommate who was staying. It is now August of 2018 and management kept my name on the lease the entire time! Completely illegal to do considering the fact that I have documents proving that I was signing off my lease to a new person. They will screw up your paper work even after assuring that they have everything under control. I am in a whole new city and still having to deal with their careless mistakes.
I come often to visit my girlfriend and I am thinking about getting an apartment here myself. The only thing that sucks is the parking and there is minimal parking for guest. If you are having friends over you may as well tell them to catch an uber because there will be no where for them to park at night. They have some new rule that guest have to park outside of the gates but by 10pm every spot is taken so you have to park off of the property and down the street. I was booted and charged 75 dollars to take it off for being illegally parked but if there is not a single spot available what do they expect? at least 5 cars are booted every time im there. The only good thing about that situation was their courtesy officer. She was really humble and even though I probably snapped on her she kept her cool. Nice lady and my girlfriend said she always checks on her when she sees her jogging at night. Besides that jacked up parking the place is really nice.
I am the 3rd in my group of friends to live here, so I have seen how the service has been at this complex for over 4 years. Ever since there was a name change to Elleven85 and management has changed, the service has gone downhill.Example 1: The last three work orders I have submitted, it took a full week for two of them to be resolved/fixed, and one of them wasnt even responded to. I always have to email/follow up for any one in the office to respond. It is honestly a big pain in the neck.Example 2: I recently submitted a work order for a clogged toilet. I submitted it in the portal and emailed saying it urgent, and no response. Finally I called as the day was ending and asked why no one had put it in, and why work orders were taking about a week, and all the guy said was, maam, I dont know and hung up.Example 3: The gate to building 2 was not working the other week and I did not have my clicker with me, so I had to dial in. After trying about 10 times to dial myself in, I went over to the leasing office and told someone that it was not working. Their response? Oh yeah, Ive been trying to get with maintenance to get them to fix it. They havent responded yet. Well then, what should you guys be going? Leave a note so residents know that it is not working! She told me to call 0-0-0-0 at the call-box to let myself in. Since she already knew that it was broken and not working, why didnt someone walk over there and just put a note on the callbox until the issue was fixed? When I walked into the office, there were two people sitting at the front and didnt appear to be busy. Also, they didnt really seem to care that I was a frustrated resident.Overall I am very disappointed in the new management and how I have been treated. Super disappointed in new **LUXURY** Elleven85 apartments.
Where do I even begin about the “Reserve” at Collier Hills? Aside from the ridiculously loud tentants, the absence of any response regarding apartment issues (LIKE ridiculously loud tenants), and the blatant disrespect towards tentants when interacting with employees at the business center, the problem stems from the day-to-day lack of care for the apartments, amenities, and last but not least, the complete disregard of any tenants problems. Oh, and don’t mind the exit gate to the “secure” parking lot that was mangled. The company is too busy repaving their VIP spots so that they can upcharge people even more with no benifit to them. Do yourself a favor and don’t even consider this place.
This place use to be awesome but it has gone drastically down hill over the last year and half. A year ago they had a wonderful guy named Matt in the office. He knew everyone by name and took of any issues.About 6 months ago i was looking to finally move in and there was this horrible girl named Jordyn. I went in the office with my friend that actually lives there to talk to them about an issue she was having with the package locker. Jordyn told my friend she was management and there was nothing she could do about it. Jordyn was nothing but rude and nasty and there was two more times i witness horrible behavior out of this girl. She even bragged about it being her last day and how she didnt care about the property. Needless to say Jordyn turned me off from the property.A few weeks went to visit my friend and due to new parking restriction it is now impossible to actually visit anyone there. They put these rules in an October and finally got around to making a guest row of parking at building one. Guess what!?!? its always full.I went to the front office with my friend to find out what the deal was and they claim they are trying to be serve the community. What type of place is this that their residents cant really have guest over. Candace the property manager doesnt seem to care that her residents are massively unhappy. She just kept claiming everyone was happy yet here was a very upset one right in front of her. Nor does Candance understand communication is key. She left that whole community in parking pass limbo from October until January because it took her that long to figure out where empty spaces where. Was she actually looking at the parking lots? Nope, she just repeats City wide tells me that row is empty. Talk about an out of touch property manager. It seems she cant be bothered to go down and look between the building that is also supposed to be open for guest and see all her residents are there as well.Dont move here!
Previously a great community in a great location which now is not worth the cost of the rent charged on property.The new management has turned parking into a disaster. There are at least 3 cars for every one parking spot.Already minimal parking they decided to create “reserved parking spot” (Always empty) which is an extra $50 per month as if $1600+ wasn’t enough to get you a parking spot.In addition to that, as a PAYING RESIDENT you are told to park on Collier RD NW if there is no parking in the gate of your building. (.25 mile)or be BOOTED ($75)Guest Parking - Forget about it pick your friends up from the Publix’sUpdate - Spoke with the property manager and he stated he would look at the tape and get back to me within 24 hours. This did not happen. Did not receive my $75 back.
Beautiful property. The apartments have whirlpool stainless Steele appliances, faux wood floors, built in Bluetooth speakers, usb charging ports, outdoor grills all around the property, and more.The tenants are friendly, the grounds are kept clean, outside feels very safe and quiet all hours.The staff is great except for one person, DYLAN. Shortly after my husband and I moved in the property was bought and placed under new management. ..out with the friendly in with the rude!! Dylan continues to display unfriendly and Unpleasentbehavior to me, my husband, and a few neighbors Ive spoke with. Ive never seen him smile or speak in any way besides very monotone . I think he really hates his new job here and cant be bothered with the tenants At All! This is very frustrating because of course no one wants to come to a new luxury living place with great expectations only to be greeted by a nonchalant person with a poor attitude, no matter if youre a new, existing, or potential resident.Also, dont live on any of the between levels, if you can move to the very top so that no one is above you, do so. The walls are terribly thin, I literally wake up with a headache from the people above me stomping across the ceiling like a marching band or herd of elephants, also their balcony is above my bed room so no sleeping if they have guests over Hanging outside. Ive complained twice (thats fallen on deaf ears) I dont want to call the police because I like keeping the peace, however 60% of the time I have none. I feel the apartment developers cut a few corners when building and as a result I hear every thing above me from them vacuuming, flushing the toilet, their music, dishwasher, everything except them 😴 sleeping! Sometimes I try to counteract their noise with my music, although I dont want to bother my other neighbors, I have no choice, maybe then management will take my complaints seriously if their is a chain effect of noise happening. I literally cannot sleep or think some days and nights....another thing theres no valet trash, valet dry cleaning, but not trash, ladies (and gentlemen) get ready to haul heavy trash to one of the two very distant trash bins or sit the trash in your nice/luxury car as I do (when hubbys away) if your not used to handling your own trash, like a garbage man.Im over apartment living, I guess this is just what comes with the territory. Just took a tour with this place. It was wonderful and the staff was able to answer all of my questions. Couldn’t be happier with eleven85. Still thinking about where I am going to sign for the summer but this is number one on my list. Thank you to the wonderful staff who accommodated all of my needs. Look into this place! It’s in a fantastic location and from what I’ve seen, its a fantastic apartment. Can’t wait to move in!
My vehicle has been broken into 3 times!! The complex does nothing to help you with the cost of replacement and they fired the night watch! There are no cameras for these repeated acts and that is why the thieves continue to the same complex. They wont even allow me out of my lease early because I feel unsafe. Do NOT live here unless you want to feel unsecure and vulnerable to theft or robbery.
I did a showing with Taye Carlton and was blown away! At first I was hesitant, but the price is worth every penny considering location, and the staff (this is big deal to me) has answered every question! Jasmine is also very knowledgeable of the property. Thank you for being so kind, I am soooooo excited to move in!
Ive been here for 6 months and its not one of the best places Ive lived. Youre lucky if you can find a parking spot at night. Ive never actually seen the curtesy officer on duty. I once was locked out on a rainy night b/c the dial pad malfunctioned causing me not to be able to use my phone to call myself in. Tho i explained Id recently lost my fob but had proof of residency on my i.d and phone she refused to come & help me get into my building b/c I should have bought a replacement Fob! I Had 2 stay outside in the rain all night. The walls are thin so its easy to hear the neighbors. Other than that everythings ok. But not having a parking spot to come home to was a deal breaker for me.
Today 7/11/2020 I came to this apartment complex because i was interested in leasing one of these homes. This was the worst experience Ive ever encountered in a long time. First, I called to make an appointment at 10:30, got no answer and continuously called as I was heading over there to make an appointment since no one seems to answer the phone. We arrive there a little after 11 the black guy at the desk, looked at us and continued to do his work. No one was in the leasing office but him and furthermore no one was parked in the future leasing parking space but us at the time. Me and my brother both had on mask and we read the sign that says appointment only. WHICH WE KNEW, OUR WHOLE PURPOSE OF BEING THERE. So we call again, STILL standing at the door, we listen to the phone ring and watch him not answer it. This is now 11:36 a.m and still nothing its 90 degrees outside the least he couldve done was come to the door and get our appointment set up. CONSIDERING THE FACT THAT I AM IN LEASING AND THAT IS WHAT WE DO TO SATISFY OUR PROSPECTS/FUTURE RESIDENTS . REAL CUSTOMER SERVICE. Needless to say 3 white girls pull up, NO MASK ON, so we purposely walked slow to the car to see if he would help them. We are now at the car and 2mins pass and guess who walks to the door. THE SAME BLACK GUY THAT WOULD NOT HELP US. After us waiting more than 15/20 mins, he came to help them with no problem and wasnt even 6 ft from these maskless women. IM AWARE THAT THIS SERVICE IS AGAINST FAIR HOUSING LAW AND I NEED MANAGEMENT AND CORPORATE TO CONTACT ME ASAP. I WILL BE CALLING THE OFFICE MONDAY 7/13/2020 SO I CAN GET AN EXPLANATION OF THIS SERVICE. Check the cameras for proof
I have been a part of the Eleven 85 community for two year and have enjoyed all the help and experiences they’ve provided. It’s safe, great location, the amenities are nice as well, and the staff/ team is always willing to lend a hand to make your stay on the property even that much better.
On Sunday Aug 30th there was a robbery that hit 22 cars. The managers or the corporation as has done nothing to ensure the safety of its residents. Nor is doing anything to reimburse 22 residents that live here. If your planning on moving here DONT this place will rob you of your money and allow high crimes to take place on the property. Then they will act remedial about the situation. The lack of security and customer service here is sad you will be very disappointed if you move here. This is not a good place for the money high price living for hood lifestyle they provide here beware. I warned you proceed with caution.
This place is nice. The price is good for the location. Close to all the restaurants, bars, midtown and downtown. Working in Buckhead and only a few miles away and it doesnt take long. Been living in Atlanta for about a year and this place gets me the opportunity to explore the city with ease. Nice features in my place, comfortable and very helpful office staff. Traffic is congested during rush hours but that is everywhere in town.
Having just moved from Atlanta for a new job, I really miss living at The Reserve Collier Hills. The new management team was great and really went above and beyond for their tenants. Of all of the apartment communities Ive lived in, this one is definitely my favorite!
Hello my name is lovey last week I have great experience I went to the leasing office looking for apartments that’s where I meet lashonda she’s a great leasing representative you sometimes some you go people usually rush you you know with lashonda she took her time to show me the place she is very professional and educated it she really took her time to explain and show me everything around I did ended up applying pleassssse lady’s and gentleman if you ever go there ask lashonda
As I write this, I am sitting outside engulfing desiel fuel emitions on a Sunday morning at 5am as the fire alarm goes off for the 2nd time in two weeks and the 5th time since I’ve lived here. The fire department has no idea how to turn it off. I honestly think it might be still going off. We’ve managed to live with it, so if you enjoy the piercing sound of a knife in your ear 24/7 and a management team that does not care, enjoy.
Been here for about 3 weeks and its been great so far. Staff is friendly and very helpful, and the people who I have run into who live here have been very nice. The community is well kept and clean with some really nice amenities. So far I definitely made the right choice.

2022-02-23I moved to this complex November of 2021 and my experience here has been great. When I put in work order, their turn around time is pretty good (Corey always get the job done). They do well by answering the phone in the office. All amenities are nice and clean. I do most of my communicating with Van when I need something and she always make sure it gets done in timely manner. They all have excellent service in our leasing office including Randy and our GM!

2022-03-02I have been living here for about a year now and my experience has been pretty good so far. Leasing is good about responding in a timely manner and making sure needs are met, the dog community is one of a kind, and maintenance works timely and efficiently as well. Corey in maintenance does an exceptional job. He knows his task and gets it done in a matter of minutes.

2022-03-01Living at Eleven85 has been a great experience thus far. The complex provides a great atmosphere for the people as well as for our pets. Maintenance works in a timely fashion as well. Mr. Corey has provided exceptional service while fixing any issues throughout my apartment.I would definitely recommend Eleven85 to anyone looking for a great place to stay!

2022-02-10I have been living here for 1 year. It has honestly been a roller coaster, and I have had to advocate for myself a few times. The management has gone through many changes, which has affected the quality of the property. Honestly, if it were me I would re-staff this property with a different management team. The issues that we have (on a regular basis) is unacceptable, simply based on the total amount of rent we pay each month. With my rent going up $200, I am very dissatisfied with the management and my experience living here. The package room has been broken into several times, the gate (both front and back) have been broken on several occasions, there was negligence to my apartments AC unit, which resulted in a mold build up. I had to stay in an Airbnb for up to 5 nights, and the list goes on. Thats to name a few. I believe it is absolutely absurd to pay more in rent and the service received on this property continues to go down. I would not recommend Eleven 85 to anyone.

2022-07-22Moved back in November of 2021 and at first the apartment was magnificent the maintenance person(Corey) was always helpful and reliable and trustworthy to get the job done but now it is currently July of 2022 and while he is gone the whole complex has been going under a switch with the new people who are supposed to be coming. They haven’t found any permanent replacements not to forget as soon as Corey left numerous problems with my unit came and I wish I could make this up but I’m not. The office claims they will do things for you but as soon as you tell them they don’t care nor do they remember until you hound them about it plus I can’t forget moved here in November and it’s July like I said and still can’t even find my name on the call box and my key fob only works for basically just the gate and the office. I can’t use it at all to even get inside my building but they don’t care van is the worst of them all in the office

2022-01-18DO NOT MOVE HERE. Current staff is money hungry and rude. They will charge you to breathe if they could. Facility is not worth the price and headache. Never any guest parking, always something wrong with mail room, and the pool is like 3ft tall. Oh and they love to boot cars. Make sure to get everything in writing when talking to the leasing manager, she loves to change her story... its cute tho and maintenance is timely (shoutout to Corey).

2022-04-24Overall, the complex stays clean, relatively quiet, and is quite nice. Maintenance staff is quick and kind. The gate into the parking area is a little finicky, but works more than it doesnt.That said, Redwood Managements policies at renewal are unethical.Residents must provide 60 days notice if they will renew or not - no big deal and pretty common. That said, management will not provide adequate time to consider their renewal rate and attempts to back residents into a corner with a high-pressure time crunch - offering the renewal rate on the 60 day mark - without any reminders beforehand.No big deal, Im pretty responsible and dont want to fall into a one-day decision, so I reach out to the property management 131 days before renewal stating that I want at least two weeks to have to consider their offer. Then again at 130 days. Then again at 67 days. Then again at 64 days. Then again at 63 days. After stopping by the office, they state that the offer is to increase the rate of my unit by 43.5%. If I hadnt had stopped by the office in-person, I likely would not have been told until the 60 day mark and told to decide then and there.UPDATE: Just know that I did call the office after they made the comment below and there was no apology or explanation of how they will not do this to other people. Also, I’ve been moved out for nearly 2 months, called the office 9 times and been told I’ll get a call back from a manager regarding my security deposit - and still have not.

2022-02-23So far, my experience with Eleven85 has been relatively good! Van English helped me with my move in process from the very beginning and shes been phenomenal. I toured Eleven85 with her and she helped every step along the way after that. She was attentive, always responded to my email inquiries and overall a pleasure to work with!

2022-07-12Please do not consider moving here. Between an absolutely incompetent front leasing office, zero emergency maintenance line, and no transparency for visitors causing guests to be booted regularly, this apartment is run like a Childrens lemonade stand. I am astonished at how poorly this apartment is run, and encourage any would be tenants to STAY AWAY.
