Great experience at first until move in date. Was told my apartment would be deep cleaned before I move in because it was vacant for a while and there were dead mosquitoes on the sink. Come to move in date, it wasn’t even cleaned. Emailed the staff and they did the bare minimum. Very disappointed because I was excited about moving here.
I lived there for 1 year as I needed a place to live while I was looking for a house to buy. I got an upgraded unit, which was clean and had new appliances. The people who did the upgrade did not do such a great job on their work. The apartment had lots of small issues with trim, fit, and finish. The issues by themselves were just minor annoyances, but altogether made the experience a bit negative and the cost a little too high.My neighbors were mostly friendly and polite. I only had 1 problem with a neighbor and it wasnt really the neighbor, but friends of their young daughter. Theres also an issue with young adults coming around and smoking weed in the stairwells. Im not really against smoking weed, but they do it in front of the kids and if I had kids, I would not appreciate that sort of behavior. Another issue, which I guess can happen anywhere, is that I would park my car in the lot and people would slam their doors into the side of my car causing a lot of unsightly damage.I only had 2 issues there, as far as maintenance. Both times, they came out right away to take care of the issue.The office staff were always very receptive, polite, and pleasant.My only issue with them is that after I moved out on 26MAY2019 (my lease ended 31MAY2019), I got a phone call today (17JUN2019) that they sent my final utility bill to collections (for $18), instead of just contacting me to make payment. They have my new address and info, they even mailed me my deposit, so im not sure why they did that, but now it leaves a bad taste in my mouth.3.5-4/5 for the actual living experience, 2/5 because of the nonsense with the office.
I dont usually write reviews but with the level of professionalism, customer service, and prompt responses from Ms. Natasha Ramos, I just had to share. Ms. Ramos was extremely professional and courteous. I filled out the application online and was contacted by her immediately. I signed the lease within a week. More than grateful there are still people like Ms. Ramos around that understand the value and importance of communication and professionalism.
I actually really love my community. Aside from a few busy kids running through the hallways every once in a while, it is a pretty safe, quiet and clean community. My only issue is the dumpster area. Every day it is garbage piled up at the compactor. They really need to get a camera to see who is doing that. Even still, I must say they do have maintenance out there cleaning it up every day. The office staff is really nice. I have no major complaints.
I love 2800 @ Sweetwater! It is very quiet at night, which is very important. Sweetwater is a very clean community with very friendly and helpful staff. Ive had maintenance issues, called the leasing office and a tech is always sent out the same day.. The town homes are spacious and modern.. Its a very safe community for families as well, no complaints!
I have lived here for over a year now and Sharika is probably the only nice person in the office. The head manager is good too. He is willing to go above and beyond. Overall Sharika has made a great impression and all my work orders are completed immediately. 2800 better be happy they have her. because everyone else is a joke and treat me poorly
I just got here and so far now everything has been great! Our leasing agent (Silmarie Guzman) really helped us a lot during the moving process, she was really kind and very assertive about everything, I really liked her customer service experience, beside, its a great place for living
Worst staff. I have been waiting for a returned check for over a month now. Every time I try and get in contact with anyone they never return my calls or emails. Betty seems really nice but she never responds quickly to my concerns. The first time I called asking about it the lady that is in charge of accounting didnt even know anything of my case. All that time wasted I wouldve probably gotten it by now. Makes me at least grateful I didnt get an apartment here. I could imagine how they act with the tenants who live there.
If I could rate this place no stars i would. maintenance and management obviously do not know how to do their jobs and do not care to try either. I lived there for a year, always paid my rent on time. I moved out about 2 months ago and have not received my deposit back, they just told me that they do not know why i havent received it, that they will resubmit the refund and that by the way.. my deposit was going to be 100 dollars short because they deducted my last water bill from the deposit which is ridiculously high, never was that high the whole year i was there so when i asked why the girl could not help me, she said i needed to talk to the assistant manager. Than i called to talk to the assistant manager, Natasha Ramos, and all she could tell me was that i need to contact the water company and she emailed me a copy of the bill. Bill which has clearly the wrong apartment number and the wrong resident name on top. So they charged me for someone elses bill. I call the water company and they tell me the apartment complex have not even notified them that i moved out, they need to wait for confirmation that i moved out from the apartment so they can even do anything about my bill. I call the apartments again to talk to the manager, and the girl says she is going to let me talk to the assistant manager, after putting me on hold for a very long time, she comes back on the phone and says that the assistant manager, Natasha, is not available to talk but that she is aware of the situation. I told her she needs to have the manager call me back, and she said ok. So here I am, 2 months after move out, have not received my deposit back, they have a whole mess with my account and someone elses and they wont even talk to me or return my money.
They are lucky to even obtain 1 star. Betty and the manager are excellent, however the other staff is nothing but unprofessional to the highest extent. Yes the grounds are well kept, the units that are renovated are very nice, and the neighborhood is quiet, and very peaceful. However they are lacking in customer service big time. I have filed two work orders and in both instances they were handled badly. The first time the maintenance guy walked in without knocking and/or sending a notification. Luckily i am trained and saw that it was harmless because anyone walking in my house unannounced is chop liver. Now regarding the second work order they have put my girlfriend on hold 3 times and on the 4th call Betty finally got the situation handled. Again bad customer service when speaking with the other staff. While we were calling regarding our down payment we were never on hold. Kind of a laugh out loud moment. Another thing I am only 23 and this was my first time renting and having my own place, therefore i am new to this. I read my lease agreement through and through to make sure i understood everything. It states that the 4th of the month is the last day to make a payment anything after that is $100 dollar late fee with interest of a percentage i am not sure of at the moment. Needless to say i made one payment on the 4th and had no issues because it was online. The following month i went to do the same thing except this time i had $100 dollars added to my rent. I conversed with the leasing staff regarding the issue and i quote, you all by passed the system once and your not going to do it again. Luckily we arent charging you for two months instead of just one month. Like i said customer service is lacking extremely. Once they weed out the individuals who have this issue, 2800 Sweetwater will be a residency that i recommend to everyone. So with all that being said, young adults do your research on apartment renting, ask questions, and understand the lease agreement!! For everyone including young adults, stand your ground and be persistent. They will try to short change you on issues, and that is unacceptable.
I moved into 2800 sweetwater a year ago and that was about the time that new management stepped in. Radco and Natasha have done a great job rebuilding the community and making sure things get taken care of. Natasha particularly has been extremely helpful and attentive on various situations.
Floor plans are great, however, when a maintenance request is made, and its considered minor, youll be put on the waiting list. Not usually one to complain but theres no sense of urgency unless youre a new applicant. Ive been told for 2 days that my request will be done but not guaranteed when. I have, currently as I type, dead roaches in my kitchen light. Ive requested several times for this unit to be treated so this wont keep happening. This is the 4th occasion a request has been made for a treatment and cleaning of the light fixture. How disgusting is it to prepare meals in a kitchen with visible pests right above you?
I am beyond impressed with the staff at 2800 , you can see them working as a team handling the residents . I am moving in this month and my agent Sharika is the BEST she has given me the best service I’ve experienced in a while , I had a few request for my home and she did everything I asked. Thank you Sharika :)
They are rude and very inconsiderate .. U currently work a third shift job. And they decided to redo the roof without any notice. Not to mention I have a newborn who sleep was interrupted. No seemed to care. I understand they have a job to do. But people also work. My door has been blocked n filled with roof tiling. They Dont speak English n I was hit with pieces of roofing while trying to lock my door!!!
I came to this complex to meet a friend who lives there for a play date with our daughters... the playground is broken apart and DANGEROUS. Sharp plastic shards remain where there should be a plexi-glass barrier to prevent a child from falling out (you can thank my wife for adjusting them so the sharp part at least points away from where a child would touch it). Also, there are steps missing, presenting another potential for small children to fall several feet. How can a professionally managed apartment community allow the playground for children to be in such condition?!
I had been a resident at 2800 sweetwater for 11 years and things have gotten better since last summer. Everytime I go to the office Silma greets me with a smile and offer me help it is so nice to be treated the way she does, when you come to the leasing office, it makes me like my home even more. I’m a current resident and I have 2 months on my lease left and I wish those 2 months would go faster maintenance is horrible and service is beyond ridiculous i they promise false thing and need you to remind them various times to get things done only thing great is the front desk lady she’s helpful but anything else is horrendous anyone looking to lease or move here stay away you’ll pay more in rent every month that passes by and they’ll shrug you off and wouldn’t fix any problems or listen to them at all thanks a lot radco
Very unprofessional behavior and conduct after manager Naomi left the complex. Sean Chalpan was a reprehensible horror.They have serious accounting and bookkeeping problems that they do not know how to reconcile and they bill good-paying residents for water bills left unpaid by others who have abandoned their apartments.My rent and utilities were paid in full on time for more than a year when they intentionally padded the water bills and totally mismanaged the bookkeeping, which resulted in gross over-charges.They also do not follow their own lease agreement on noise nuisances and abatement, nor do they upkeep the property for sanitation and freedom from pestilence.They also freely lease to people with criminal records and maintain a complex where many robberies and even a murder has taken place. Public police records prove that out.They take high advantage of low- income persons in order to make them pay for bills that non-paying tenants leave behind when they abandon their apartments, and many people move out of this property because of the financial improprieties of the property management company and because of their own failure to abide by the terms of their own lease agreements.I have evidence and proof of everything I have said on hand, including legal documents and payment records showing their bookkeeping errors and amounts paid to them in excess of what they were owed.

2022-05-08I would give zero stars if I could! ROACHES FOR DAYS! Trash is everywhere! Even in the grass and woods! The pool is never open! They try to charge for anything they can! The maintenance men will take pictures of you and report anything to the office there’s no security our cameras allowed except for there clubhouse! They do not care about the cleaning the community our the safety! Not worth the price!

2022-05-01CHECK YOUR RENT!! They have been wrongfully charging my roommate and I an additional $15 for renters ins even though weve had it and have provided it MULTIPLE TIMES.Rent is completely overpriced and they have the nerve to tack on an additional $30 fee for valet trash, which nobody asked for. We instead want the trash to stop OVERFLOWING into the street.Cannot wait to leave.

2022-03-05NEGATIVE ASPECTS :(- rent is overpriced.- The place is dirty, it takes forever for them to get away with the trash.- People throw trash everywhere, even behind the apartments. Not very sanitary of their part.- There is cockroaches because of this. I mean a lot of cockroaches. Even if you complain to them about it, they will say that they will send someone to desinfect. It still does not work.- The pool has not been open, it should have been open by now.-This place needs better management.- There is no technician capable of fixing anything. The men who are sent to the apartments have NO idea of fixing something. For instance a leaking toilet or gas leak.-The mail takes forever to get here.-There is no security cameras anywhere outside the apartments, and no safety at all.POSITIVE ASPECTS :)- The apartment is actually really well design; the rooms are spacious and the bathrooms as well. Very well distributed.- The place is well located- Grocery stores are very near (Kroger, Walmart)- The Gas Station is situated at the corner.-Daycares are everywhere down the road.- If you are Hispanic- you will love it, because there are Hispanic stores and restaurants down the road. Including a Colombian restaurant.Feel free to add below.

2021-10-22I’m only rating one star because I can’t do zero. All I can say is roach roaches roaches . I moved in on Saturday and moved out on Monday . This was last year . I just forgot to make my review. I was able to get out after speaking to the GM & contacting corporate. I would highly recommend to keep your money. Also, if you’re looking for a loud ghetto place to live this is the one !

2022-01-19They really don’t deserve 1 star ,they deserve 0 because this is not a safe living environment especially if you got little children they are infected with roaches and they don’t do a good job of trying to maintain them .they have garbage around the complex and we pay them to take the trash out and they really don’t even come and get it.so my daughter has to take it out and we have to look around the house all day to make sure we don’t see any roaches.

2021-05-25If i could give this place zero stars i would from the beginning leading up towards the end this place has been nothing but horrible. first we moved into an unfinished apartment it was dirty and infested with roaches after complaining they fixed most of the issues then the building is NOT structurally sound so i advice to whom ever dont live on the bottom floor cause if your neighbors above you are heavy footed you will hear there every step. i only moved here because of the reviews but a week before we moved in they changed management. there were lot more issues that we have had but its just to may to put down. just make sure you research before moving to any complex because you want to get what your paying for. but there is one good i can say is Erica that works in the office will work with you she seems to be the only one that cares just wanted to give her,her credit.

2020-06-20So far the experience was great. My 5 year loved that she now has her own room so much that she cried when we went back to the old townhouse because we are moving our things today instead of yesterday. Erica is very helpful and nice. The grounds are keep nice and so far, it is quiet. I was also able to meet my neighbor that was very nice as well!

2020-03-14I just moved to 2800 sweetwater and as a new resident the experience has been great! The team in the leasing office is very efficient, especially Stephany she is a super friendly and responsible girl. I hope that during my stay in this community, my satisfaction remains the same or better !!

2017-05-28Ive been here since December 2016. Marie, Ashley and the Manager Has been Super attentive, friendly, and really helpful understanding throughout transition. The apartments are very nicely modeled and nice. Even after being here for while the staff and even maintenance are very upbeat enthusiastic when its comes to any and everything. The staff is very understanding and communication is outstanding!!! The complex itself is clean and they remodeled the office and gym which looks amazing. I really appreciate the team of 2800 at Sweetwater, more complexs should have this type of upbeat positive attitude. They just make you feel right at home, like family. This neighborhood is family friendly, quiet, and just a peaceful place to live life. If you looking for that place to raise a family or just needing your first place this great place to call home. Marie really is great at her job, she seems to love what she does and she is one of my favorite. Right along with Ashley and the Lady Manager. Theres new people in the office too, that seems nice as well. I havent had any bug problems since I been here but Im not sure its because its summer or the neighbors being dirty but Im seeing them pop out every now and then. However the office and I communicate well and the bud sprayer will be coming soon. I give them more than a five if I could.

2017-04-05Angelique A.Overall this was a great community to live in. The staff was phenomenal!! They were very friendly and helpful always! Anytime I had an issue maintenance was there in a timely manner. The grounds looks great and they had security at night to keep us safe. I only had 1 complaint the pest (roaches) problem. From the day I moved in until I moved out I had them. The staff tried their hardest to alleviate the problem but wasnt successful. Im very clean and my children had never seen them before now. They were so frightened every time they seen 1. It was truly embarrassing I never wanted guest over because I was afraid they may notice 1 crawling. But other than that I would recommend this community thanks for the experience.
