I work for a company that is a vendor with Fickling. I’ve always dealt closely with Christa. She is the best when it comes to making sure that her tenants are taken care of in every way possible. I’ve even been out at a home for her at 1am, just to make sure that the tenants were comfortable. I would recommend anyone looking for a rental home to talk to Christa personally. She is also very professional and not once has she ever been rude to anyone I know that has come into contact with her. Highly recommend!!!
Fickling managed my rental in Warner Robins for a few years before I sold it (they also helped with that). The first company I went thru was TERRIBLE so I honestly appreciate the work they did. Not only is the staff (especially Christa) friendly, but they are also reliable and make managing a property from far away easy. I would highly recommend them to anyone who is looking for a rental property management team.
My spouse and I applied for a home got the called we were approved for the home by a woman named barb. She congratulated us and said all she was waiting on was my spouse background check and she would email me the lease and payment for deposit portal. Later calls and tells us they won’t rent to us based on background from when my spouse was a teenager. Discriminated against us. We’ve never been denied any rental until this company. Disgusted by the unprofessional deliberate discrimination.
Do not EVER RENT FROM THIS COMPANY!!!!!! They are a true scam!!!!! We have before and after pictures of when we moved in and they are trying to charge us over $1000 worth of inspection charges of nothing!!!!!! Charging us for touch up paint THAT WAS LEFT IN THE HOUSE TO TOUCH UP!!!!!! Over 6 $75 charges for paint!!!! STAY AWAY STAY AWAY!!!!!!!!!!!! Do not ever rent from this place!!!!!!!!! Scam artists!!!!!! They are trying to charge us $50 for 2 chalk marks on the driveway!!!!!
Fickling has been managing my rental for almost 4 years now. They are very efficient and have managed to keep my vacancy rate well below 5%! Christa handles tenant problems and repairs very quickly and stays in very close contact with me whenever there is a problem. Their fees are pretty much industry standards and I have never had any financial surprises from them. Fickling has made owning rental property about as stress-less as they can (it is never stress free no matter who manages the property...) Highly recommend!
I have my residential property in Warner Robins, rented out and managed by Fickling & Company Realtors since August 2011 and I have no complaints, theyre friendly and quick to respond on anything that the property and tenant needs. Its been an excellent experience. The rental department had been providing an outstanding customer service throughout the years and even willing to go above and beyond to take care of tenants or owner requests. My job had been keeping away from the area but I kept a peace of mind in having my property managed by the most qualified and experienced people in the property management business. I highly recommend Fickling and Company Realtors to anyone who might need any realty assistance.
Charonne was able to secure our first home in an ideal location which is a huge relief for us especially during our military move to a place 1600+ miles away that we have never been. Although it was particularly stressful due to the current sellers market and the need to secure housing by a certain date, she came through and got it done in just a few weeks by actively listening to our needs and wants, not trying to upsell, making great suggestions, doing detailed electronic zoom walk-throughs of places, and offering sound advice. Her communication was excellent, especially considering that she worked late due to the several hour timezone difference and our busy work schedules. I never felt that she was annoyed or frustrated even with some of our atypical requests. You wont go wrong with Charonne.
I am impressed by Barb Vorhees. She listens and follows up when she says she will.I am also very impressed with Vonda Mullins. She seems to have a good feel for people and seeks to match them with the perfect rental home.I cant give the full 5 stars as I found the process of renting very difficult as a first time user of an agency such as Fickling. The woman in charge of following through on applications most unhelpful. She caused me a great deal of stress which could have been alleviated by just a little kindness and consideration.Fortunately, Barb and Vonda are professional. understanding and obviously care about the homeowner as well as the potential renter.In the future, should I decide to purchase a house, my first call will be to Spencer Maddox, who took the time to show the rental home. He is professional, thoughtful and easy to talk to. No doubt, he would make house shopping fun.
A huge thank you to Catherine and the rest of the staff at this Fickling location! They went above and beyond my expectations to get me in on my requested date. They are very professional, kind, courteous, respectful and very very organized and thorough. They are a true third party taking great care of tenants. The contractors they use are just as professional and respectful as they are and get the job done right.
Life had thrown me some curves. I finally got a chance to start over after moving away from panama city post hurricane. Everyone at Fickling and Company were kind, compassionate, and personable to the point they felt like friends. Really happy with the home and the prompt service on the few minor things that needed attention. They have the largest selection of homes and great staff. Whether buying or renting they have my highest recommendation.
I have been very pleased with the management of my property. The staff has been very attentive and helpful whether it be , advice on purchasing a new rental, repairs, finding a new tenant, or day to day management such as collecting the rent. I live in another state and have come to rely on Fickling. They are very honest and trustworthy and come highly recommended.
DO NOT RENT FROM THEM!!!!!! This is the worst company in Warner Robins to rent from. Christa Yaun and Catherine Ford are horrible. One of them is a racist in my opinion, she referred to me as you ppl and malicious. I rented from them, and at the end of my initial lease the home owner wanted to sale the home. I agreed then they asked if I wanted to stay, so I did. Six months later I get a notice to vacate the property. Ive never been late on rent. During move out they hit me with almost $13k worth of damages/ charges. I was told they purposely make the prices high for the tenants, by Jessa the move out inspector. They charged me for unmatched paint that was already like that when I moved in. After the initial inspection I hired a cleaning company and painter, and got the carpet professionally cleaned, they still charged me $350 to clean the house, $1700 to repaint, and $2600 to replace the entire carpet. I ended owing 6500 before they applied my security deposit. Im now prepared to take this to court. I have move out pictures of the home , and before pics to prove they are money hungry liars. The two ladies I mention earlier work in the office. And Christa Yauns family member actually left a review. Thats how you know this company is deceitful. Bottom line..... USE GOLDEN KEY, or CALDWELL
We had an excellent experience with Fickling. The rental department, especially Christa, was so helpful with all of our needs. Do not believe everything you read about keeping deposits etc. I have known many people to rent through them and they are always fair. Leave the place a mess and you wont get your deposit back. Plain and simple. Thank you guys for everything!
Homeowners please give yourselves peace of mind and do not use Fickling as a rental management company, cross the street and hire Coldwell Banker SSK instead. I do have to say dealing with Vonda Mullis at the beginning was a pleasure but once they found the tenant it all went downhill. Someone at the office gave tenants our cellphone number, made unnecessarily extra keys and charged us for it, lease agreement had errors in it. They were very particular for a tenant move in inspection but totally lenient at move out. Our landscape bill was $1175 just to clean up overgrowth. Irrigation repair $910.78 Tenants mounted tv on the wall, painted walls and changed existing security system. All without approval. New floors had gouges and long scratches. Racks in closets broken. Refrigerator door had a dent and a scratch and property was overall left dusty with dead bugs everywhere. Last months rent was two weeks late. The move out inspector Jessa Herrin overlooked all of this and we were offered $200 to repaint. Email from the office stated “home looks great” Our last three emails to Christa Yaun with attached pictures taken 3 days after the inspection documenting everything were ignored. We will NEVER use Fickling company for ANY of our real estate needs.
Update 7/4/19 - So... My wife and I get back to the house 11:00pm on 7/3. Damn, A/C isnt working. We call Ficklings 24 emergency telephone number. Since its the beginning of a holiday, we assume we are screwed for a few days at least. However, Fickling contacts us back within MINUTES. They inform us that the A/C company has been notified, but that they will follow-up in AM. On July 4th AM, the holiday, they follow up AGAIN to make sure we have been contacted by the A/C company. Its now 11:30 AM on July 4th and the A/C company is here fixing the unit. The folks at Fickling are GREAT. I wish I could give them another 5-star review. They saved this holiday, thats for sure. WE LOVE THEM. cheers(Unrelated to this latest review, I saw a previous review naming some names. I know 100% that the folks, especially those names, at Fickling have the landlords best interest in mind as well. Ive personally witnessed those specific names going above and beyond for the owner of this home, including battling with government and a waste management company on the homeowners behalf. I would DEFINITELY use Fickling to manage my properties)Original:My wife and I just moved down from Marietta about a month ago. We needed to lease a home quickly. Found two that we liked, one managed by Fickling and one managed by another company. Put applications in on both homes. Fickling had us approved the next business day so we went with that home. The other company took DAYS before we heard back. Glad we didnt need that other home. Fickling has a very organized process for leasing a home. They did a pre-inspection on problems with the home on our behalf that was over 50 pages long, including pictures! There we also a couple of minor repairs needed on our home, Fickling was apologetic and stayed on top of things until those repairs were made. I obviously havent moved out yet, but Im pretty confident they will handle our exit just as professionally. Note to landlords: We have been landlords frequently in the past. I would DEFINITELY use Fickling to manage my property. Their procedure ensure both landlord and tenant are fairly treated. Anyway, cant speak for other experiences and who knows what the future brings? But so far, they have made our move MUCH easier than expected. (Also, they are super nice to deal with.) Just my opinions...
We just moved here from Texas and we made the mistake of trusting this company. When we got here the house was DISGUSTING! Roaches literally everywhere, The cabinets are filthy, the dishwasher broken, crayons and marker all over the walls and cabinets, dirty sheets hanging over the windows as curtains. The list goes on. We reached out to the office multiple times. They treat you like you’re inconveniencing them by letting them know about the issues with the property. Where’s the respect?! We even paid a month in advance just so we could have this place and this is how they treat their tenants. Where are the standards for living conditions? You think it’s ok to have someone move in a dirty house and not even address our inquiries in a timely manner, without having an attitude? I’m sure if the rent wasn’t being paid we’d hear from you then, but it almost takes 2 weeks to get something done if we have a complaint. I’m sure none of you would even tolerate living in the house we’re in, so why do they think it’s ok to do it to someone else that’s giving them their hard earned money. DISGUSTING!
Awesome staff! Always friendly and professional no matter who you come in contact with at their office. They care about the tenants and do their best to ensure great customer service. The list of positive feedback I could give for them is endless. I highly recommend them to anyone looking for a rental property!
Fickling has been managing my property for nearly a decade. As an active duty service member, it is reassuring to have an honest and transparent property manager in my corner. In my experience the staff has kept me updated and has been competent with handling all service matters related to my tenants.
Absolutely wonderful!!! We have been using Fickling & Company in Warner Robins, GA since 2010 as our property managers. I can not express enough how amazing everyone there has been to us. Christa is one of my wifes favorite ladies there. They are always on top of any issues and always fast to resolve any problems with a professional and prompt manner. My wife and I highly recommend Fickling & Company.
Just poor customer service over all. Rude office workers. Christa Yaun especially. I would recommend this company to anyone thats not rich. They over price and over charge. Its impossible to clean their property. I hired a cleaning company and they still charged $600 for a drop cleaning of the home. The gag was I actually hired the same company they hired. After threatening them with a lawsuit all the damage charges were significantly reduced. They need better standards and integrity.
This is the worst company ever. I rented from them a few years ago. Im a single parent of 1. Full time military. When I moved out, I was charged with $7,000 in damages. I went to my legal team and fought the charges. They were reduced to approx $600. I will never rent from them or recommend them in the future. Just poor service all around.
My realtor wendy ruzic ghosted me for no reason and I was doing all the work she never actually picked a house for me to look at all the houses we did see I actually found my self the moment she realized that I didnt want to pay over listing price she stopped contacting me. I ended up finding another realtor and Im currently under contract with the first house I wanted within a week.
Completely insane! These people have no respect for tenants at all. They want to show the house that I am living in at random hours during the day and then try and charge me 25 dollars per missed visit. I have to work until 4:30 every day and they literally want to show the house every single day. There is no way that this is possible! I tried to be helpful but these people are rude and literally dont care. They only care for the homeowners to keep their business!Update: They called me and asked me what they had to do for me to take my review down. That is exactly how they worded it too. They didnt ask how they might fix tenant issues or anything like that. They asked for this review to be removed. Nope, not happening. Remember, when you rent from them, this is the class of people you get.
Renters be warned! While this rental company seems to be a solid company when you are looking to rent from them, know what to expect when you move out/move in. When we moved into the house, it was filthy, in much need of a deeper clean, at the time is was not a problem, so we cleaned it. When we moved out, we left the place in a much better state than we found it. However, we were charged a light cleaning fee. We were quoted one price for the charge of cleaning and we decided it wasnt worth it to make the drive back to do it ourselves. Then when our deposit was sent back the cleaning fee was more than DOUBLE what we were quoted. When I called the rental office they said there wasnt much they could do, but that they would give me a call back. They NEVER called me back, they never tried to make it right, it was only after 2 weeks that I called them, and they said that was the best that they could do... which was nothing. This wasnt our first issue with them either. When we had a tree fall during our stay it took over a month to get the fence repaired after the tree was removed. They also did not disclose that house had been robbed the previous year during the holidays and that they hadnt done anything to prevent the break in from happening again. So the house was robbed AGAIN through the same window while we were staying there. After this attempt they finally put some bars on the window used in both robberies. Also be warned that when we gave notice to vacate our house we had an unschedule visit of a couple and relator (that we wouldnt have known about except my fiancé was off work early) and they said Well this just happens sometimes. I also had someone show up at our house for a scheduled tour without a relator. Long story short we loved our house and its location- but you really need to know what you are getting into when you rent from Fickling.
Awesome company to use for house buying. Kim Cooper is amazing! I have no clue on what their realtor office hours are supposed to be...Ive literally been able to have Kim help us from 8am to even 11pm still working on our buying offer/contract. She even helped with giving advice on anywhere from local businesses to decor. Lol. She goes above and beyond!
If you own a property and are considering Fickling, I highly advise you to find another management company. The ladies in the rental department are very rude and have little knowledge about how to prepare your home for future renters. They lack communication with property owners. They manage far to many properties to put forth the care and effort to maintain yours. If you dont care about your home or the people living in it, this is the perfect company to manage your property.
DO NOT RENT FROM THIS COMPANY!!! They will nickel and dime you for everything when moving out and for things that were already wrong with the house. Im active duty and recently moved out of state. I cleaned the house better than what it was given to me yet they want to ding me for over $500 with repairs. After signing the lease, I noticed several things wrong with the house from grass over 1 foot tall, no working refrigerator, smoke detectors not properly working, oven completely filthy, red stains all over the carpets, etc. Things continued to get bad from leaks in the roof, going days with no a.c. or heat, and busted pipe and having no water. I was inconvenienced in so many ways and contunued to pay rent on time and in full, the Rental Department at Fickling could care less. They seem to do a thorough move out inspection, yet no real move in inspection so youre hit with everything that was already wrong. Please take your business elsewhere! If you recently moved in, please take pics of everything or youll end up paying for it when its time to move out.
Fickling has been managing my property in Bonaire, GA since 2010 and I have nothing but praise for the fantastic job they do and the peace of mind they offer. They have taken the worry out of owning and renting a property from afar and I highly recommend their services to anyone looking to buy, sell, or rent.
What a mess the rental side of this business is. I am new to the area and on the 11th of September 2017, I placed a deposit down for a rental property. On the 11th of October 2017, the unit is not an acceptable place to live in and the move in date was the 10th of October 2017.Jessa is the woman we have been dealing with. Very unprofessional, full excuses and no sense of urgency. We spotted a cockroach in the house and her response “Well, it’s just one bug.” The walk through we did took over two hours. When we voiced our concern about the items we were told would be taken care of before we moved in, “Well it’s going to take time.” Um, ok Jessa... what would your reaction be if rent wasn’t paid on time? I’m sorry Jessa, paying rent is just going to “take time.”When reviewing the lease, they have such strict move out procedures and expectations. Too bad Moving in wasn’t as strict. The place is a dump but they had no problem expecting the money right away.Fickling, get your act together. These practices and lack of concern are unacceptable. I wish I had known better before doing business with you.
At Fickling I deal with Kari Pollack. She is by far the hardest working agent I have ever worked with. She does a great job both supporting us as a home building company and also assisting the customers in their home buying experience. It can be a very difficult process getting a home from the for sale sale stage to the closing table and Kari handles it wonderfully.
Carol Harshman has been our real estate agent for the past 4 years. We lived in our old home 28 years, and had a very hard time deciding whether or not to sell it. Over the years Carol has been patient, compassionate, and kind with us in this transition. She was very thorough. She made sure we had all the information (pros and cons) we needed. During the sale of the old home and the purchase of the new one, she kept us informed on all the difficult situations that arose. We felt that we could trust Carol to help us navigate through this stressful time, and that she was truly our agent. We highly recommend Carol and will call her the next time we buy or sell a home.

Kari pollock has sold several homes for the builder I work for. She is very professional and makes the customer feel safe. She also has my mothers house listed and wont be long before it sells. Ive met alot of realtors in my line of work, but Kari stands out among the rest as far as making the customer feel safe and the seller feeling confident about selling there house. An A+++ in my book.
They didn’t tell us our house had been broken into the year before we moved in and did nothing initially to secure the house. Our was then broke into a second time while we were away on vacation. A lot of thing stolen! Broken property! Fickling was neglegent by withholding this information. DO NOT RENT FROM THIS COMPANY!
My husband was being transferred out of state so we had to use a relocation company, which turned out to be one big headache, for a year. My husband finally convinced the relocation company to let us use someone of our choosing. So we chose Traci Zwitch.. Tracie went above and beyond helping us to sell out home. We had such a bad experience with the other company that we had lost all hope.. But Traci made it happen for us and we truly appreciate what she did for us. We love you Traci :D

2022-06-18We listed our home with Kari and was so impressed with her knowledge and attention to detail. Our home was pending in 4 short days from our first call to Kari. I cannot say enough how thankful we are all for all she did. She performed under pressure with ease! Sheanswered my husband’s questions and calls and trust me when I say it was a lot! If you need a realtor who cares and will guide you through the process with knowledge, compassion, and ease I highly recommend Kari!!

My husband and I relocated here from Arizona and they made the whole moving experience way less stressful, I have worked in property management for 26 years and I now have the pleasure of working for Fickling & Company Rental Department. 2022-01-21My family andI moved to Warner Robins a few years ago and we rented from this agency. Things went bad when they attempted to charge us for things once we moved put. The rental was older, but we knew we only needed to rent until we found a place to own. They charged us for old blinds not operable when we moved in.Thet also charged us for a cleaning fee when home was cleaned.

2022-06-13Its so bad I dont think I can put it into words!! Purchased a home from out of state. Like pulling teeth to get any updates on home. Needed to lease office space for a business and same thing! Wasted 2 months, either no response or would meet on property sight ask them to make contact with owners for details and would get absolutely no response from realtor!! Could not give money away with these people! Finally found something on my own absolutely total lack of professionalism! No customer service!

Mrs. Teri in Fickling’s rental department is very thorough and knowledgeable when it comes to maintenance issues. It’s a pleasure to get to work with Mrs. Teri and her staff on a regular basis. 2021-07-29I returned my keys on 6/30 after renting a home from them for almost 4 years. They explained a walk through would be completed within 3 business days to check the property to make sure everything was good. They would then contact me and let me know what would need to be completed to pass inspection. I would have the opportunity to take care of it myself or they would take care of it and charge me according. Christy explained due to the holiday coming up the inspection may take longer than normal. I said I understood. However after 7/4 I called Fickling several times and talked directly to Christy Parks who is the maintenance coordinator of Fickling. She explained they were behind, that she didn’t see where the inspection had been completed, that a walk through can take up to 4 hrs and be patient they are short staffed. She said you will hear something as soon as we get the inspection back. I never heard anything, I assumed everything was in order, no need to worry. All of the sudden I get an email from Barb Vorhees, whom I’ve never communicated with during my tenancy, stating in owe money for clean up and fixes. I contacted Barb and told her I called several times and spoke to Christy, her coworker and asked about the inspection. Barb was very nonchalant, didn’t apologize, she simply said we emailed you the inspection on 7/2. I told her I contacted Christy several times after 7/2 and I was told the inspection had not been completed. She had no explanation simply stated I emailed you. Then I asked who would this email be coming from? Fickling? She stated it would have come from her…Barb Vorhees. I told her how was I supposed to know who you are? I’ve never received and email from you and I could’ve thought it was spam. She just kept saying she emailed me and acted like it wasn’t her problem. I searched my emails w her name and nothing came up EXCEPT the bill she sent me. Emails just don’t disappear, even if I accidentally trashed it. I also asked her to forward the email she supposedly sent on the 2nd again. To her response she couldn’t do that because it was sent “through their system”. Needless to say be careful if you rent with them, they are crooked and could care less about their tenants. I was a model tenant, always paid my rent on time, took good care of my property and this is how I’m treated. I heard horror stories about the way they do business but I assumed because I did everything I could to leave the apartment in good standing they would take care of me. I was sorely wrong!

2021-04-03Really didnt have any issues with the company until it was time to move out. We moved into a property that, from what we were told by the neighbors, had been vacant about 3 years. There was no detailed inspection done when we moved in, however when moving out the office wanted the house in better condition than when we rented it. All we wanted to do is ensure we got our deposit back. After trying to meet the demands that were in the inspection,.... I feel weve spent almost the total of the deposit we tried so hard to get back.

2019-09-27The Fickling reps are courteous, professional and friendly. They will look after your concerns with respect to all your tenant issues, guaranteed. The local contractors hired to fix the rentals concerns are a refection of Fickling as well. We are extremely happy with their services from the first time we asked them to help us find home, to continued service until the end of the lease. We are delighted to announce we have extended the lease due to the service from Fickling and the owner. They make a great team on ensuring our stay is a continued warm welcome. 2021-06-30Before this company claims me as not being a tenant as many have said before in these reviews... No record of me being a tenant lol! Number one, as a renter if they text or call you about any minor complaint and you have a correction or response, they will not give you feedback or respond back. Two, the messages we do get back have a rude tone. Unprofessional to say the least. Names Cathrine Ford, Christy Parks. Supervisor Barb Vorhees. Feedback is a must in any profession, so you know if you’re in compliance or not. Renting has never been so hard or uncomfortable. If you have options seek another company. Good day y’all.
