I lived at Hawthorne for a year and it my AC in my room never once worked at all. I called and asked them to fix it numerous times and they said it couldn’t be fixed and then never lowered my rent. There was also a recurring roach problem in my unit that I had to have pest control come monthly for.
This place is just honestly the best, Ive only lived here for a couple months but it already feels like the home Ive always wanted. Every little request Ive made has been fulfilled in a number of hours with total efficiency, and the front desk staff are responsive, respectful, and all around awesome. I couldnt recommend Hawthorne more, I feel safe and cared for in their little community, and the resident events they stage regularly are elaborate and a lot of fun! You can tell the staff here put a lot of thought and time into their work, and love being in the environment just as much as I do. 5 STARS!!!!!!!!
This is the best apartment complex ive ever lived at. The girls in the office are always very nice and accomodating. Maintenance does an amazing job of keeping the property clean, and completing all maintenance requests in a timely manner. They also do events a couple times a month, such as food trucks, wine night, yoga night, and even a pool party! Such a nice and fun place to live at. Highly recommend!!
Living here has been a terrible experience and its mind blowing it has a 3.6 rating. This is the only review youll ever need.1. NoiseThe noise here is straight up awful. The walls and floors are super thin and have no padding. I hear my neighbors yelling, playing music, and being incredibly loud until 3AM. Also you better HOPE you get a room on the top floor or youre gonna hear stomping, banging, and cracking floor boards literally all day. Ive complained multiple times and even filed a police report. It still sounds awful.2. Apartment Quality and AmenitiesThe apartments do look nice and are spacious, but thats it. Its easy to be fooled. Its all style no substance. The hot water last literally 8 minutes or less. So if you live with multiple people, you better shower quick. Also, the A/C sort of works. You set the thermostat to anything below 70 degrees and its gonna take all day to get there and struggles to maintain it. Other things Ive noticed are the ice maker in my fridge makes ice infinitely, one of my tubs stopper doesnt work so I can only take showers, no microwave, and the carpet is SUPER cheap and is hard to clean3. The GateYes, the gate deserves its own section because its the most useless thing to ever exist. There is no fence around the property so anyone can just walk up and go anywhere. If you have a truck, you can just drive over the curb and into the parking so the gate is literally pointless. But it doesnt stop there. The gate will be open half of the time so people can just drive through. All it serves as is an inconvenience to get in for the residences. Theyve added arms to the gate now which open SUPER slow. So, it can take several minutes to get in if there are cars in front of you.4. Moving out and the 60 day notice.You BETTER put in a 60 day move out notice or you are going to pay. The price is so outrageous that its pretty much extortion and ransom. Even if you a couple weeks late, you are about to be punished severely. Im talking thousands and thousands and THOUSANDS. Even if your apartment is spotless and they can rent it tomorrow, they dont care. They are going to strong arm every dime out of you without mercy.5. ConclusionUnless you are 20 year old college student looking to party, stay far away from this place. You can find better or equal for less money. At around $1200, you are better paying an extra $100 or so to live in a place where you dont have all these issues. If this review saves a single person from this terrible living experience it would have been worth while. Good luck to everyone and happy apartment hunting.
Worst Apartment complex I’ve ever stayed in. First week here the dish washer wasn’t working. Mold growing in the corner of the roof. Every time you place a maintenance request expect a week or 2 before any response. Currently living with no Ac for about a week but rent is supposed to be paid. You’re better off living in a car or a trailer than this dumpster.
My sister and I have been here for almost a year, the staff has always been super friendly and helpful even in tough situations. The maintenance staff have always been super on it and super fast to getting to our needs. Our apartment is pool side and so gorgeous! Love our Hawthorne family.
I’m not usually someone who does reviews but what I saw I think definitely deserves one. The maintenance team here is so awesome! I guess they and a few other communities in the area recently had an issue with the trash company they use to take away the compactor and there was quite a build up of trash for a while, but I just saw them LITERALLY IN THE TRASH trying to get everything under control and back to normal. It was a weird situation but I feel like the staff really did care and tried to do what they could to manage. My roommates friend said her complex is having the same issue but hasn’t gone as above and beyond as the maintenance guys here. Just thought they deserved a shout out!!!
After touring several communities while helping a family member look for a place, we found this one to be BY FAR THE BEST!!! The first thing we noticed was when we walked into the office all of the staff members had smiles and very pleasant attitudes. First impressions are everything. They were extremely helpful and answered all of our questions without hesitation. The apartments are very spacious with up-to-date stainless steel appliances, big walk-in closets, and the carpets are plush. The apartments as well as the landscaping appear to be well-kept. There are also lots of amenities like a 24-hour gym, a beautiful pool with a poolside grill, a Starbucks bar, and a car care center. The price is very reasonable and there is plenty of shopping nearby. After leaving we visited two more communities, and decided Hawthorne at Kennesaw is the place to live.
When Hawthorne says they have a “live it” culture, they weren’t kidding - the complex is gorgeous and the amenities are unbeatable!! Starbucks coffee, a 24 hour gym and the apartments are beyond spacious. They always have great resident events as well... my personal favorite is the annual fall festival! The office staff (Lauren, Angelica, Anna and Jessica) make you feel right at home every time you walk in. Kevin, Anthony and Carlos on the maintenance side are great as well! There’s just not enough nice things I can say about the complex, I love it here
I have been a resident at this community since January of 2016 and I have been extremely satisfied with the experiences. The best apartment community staff I have ever worked with. Maintenance requests(I have not had many in my time here and most of them have been for minor situations)are handled in a timely manor and the work is done right. The office staff hosts gatherings around holidays and for other special events. Reasonable rental rates, a proper functioning until, clean community, plentiful amenities and very quiet most of the time. I look forward to staying here for many more years to come.
I lived here for a year and it was so great that I decided to move back in after being gone for 2 months. I did my research looking at all the highest rated apartments in Kennesaw and it was an easy choice to move back here.Every interaction Ive had with the leasing office staff has been stellar. Maintenance staff is super responsive and helpful. The entire property is kept clean and valet trash is a lifesaver.I loved my last year here and I am looking forward to my next one.
Moved into this community back in July and knew right away it was meant to be. After my previous apartment I knew that I had to take my search more seriously, and somehow Hawthorne at Kennesaw kept returning to the top of my list.Not only is it in a great and convenient location, but you have access to many surrounding places with minimal traffic. In addition, the grounds are maintained beautifully throughout and look and show that the complex really cares. The units continue this trend easily. Both the renovated units and the previous style (mine) are updated and appear very appealing. They are clean, spacious, and offer great floorplans.Even living on the third floor, I regularly see maintenance checking for issues and cleaning the outdoor common areas. When an issue arises inside my unit, which is rare by the way, I can always count on Jillian and the other phenomenal office staff to have maintenance up there shortly. Ive never waited more the 24 hours for something to be fixed and its often dealt with the same day. Theyre clean, courteous, and often leave my apartment in better condition than when they left. I have never been this comfortable with someone else in my home before but I trust Kevin and the rest of the staff completely.Overall, I truly would recommend this place to anyone looking for a safe, clean, and home feeling apartment complex in the Kennesaw area. From the resident events and perks, to the pet parks and treats, theres no doubt Ill be staying here for quite some time.
I love it here! The staff is just awesome! The office is super polite and work orders get completed in AWESOME time. The apartment itself is really kept up and neighbors arent ever a bother as well as people cleaning up after their pets. Parking can get a little tight when people start getting home but during the summer its not really an issue.
I lived here for 3 years and I can honestly say that I had nothing but the best experience as a resident. The ladies in the office has always been so helpful in every possible way. The maintenance crew also has been a delight to deal with. If I can afford another year to reside here I would, unfortunately rent increase is my least favorite thing. Leaving Hawthorne has been hard for me but happy to had the experience of living here.
Dont let the words luxury apartments and the outside appearance fool you. For the past year, my roommates and I have had the worst experience living here. The ladies at the leasing office never know what they are talking about and expect to hear different things from each of them. How about you train your employees correctly so that there is no confusion? They never answer the phones in their office so be prepared to call at least 4 or 5 times before getting an answer. The building that I stay in is roach infested. Although they recommend it getting sprayed out every week, this problem should not exist at all. Before typing this post, I had the experience of a roach crawling on me in my own bed. How do I sleep at night knowing that there is a possibility of this occurring again? Where is the line supposed to be drawn Hawthorne? How are you promoting a luxury apartment with roaches running around the whole damn complex? Despite several complaints made to the leasing office, no one seems to have a solution that works. Lets not forget the fact that there are abandoned cars in the parking lot taking up space for I dont know... maybe 3-4 months, yet no one has removed the car off of the property. Im only giving this 2 stars because of it being a gated community (although the gate doesnt work half the time, but who cares about our safety right?), the amenities provided, the maintenance service and the overall appearance. Other than that, I would not waste a dime here if I were you unless you want roaches crawling on you in your sleep.
Pros:Good size and quality for the price (considering average prices, but lets be honest all apartments are overpriced)Clean and well kept grounds.The office staff is super friendly and helpful, its part of the reason we decided to move here.The maintenance requests have been minimal and always dealt with in a timely and professional manner.The amenities are pretty nice.The office hosts a lot of events like free dinner, wine and cheese nights, holiday events, etc.Cons:You have no choice but to pay $50 for cable, even though we havent used it since the first month we moved it..Also $35 for internet, which would be fine if it worked all of the time. But the internet goes out almost once a week, and you will never see any credits toward your bill!The gates are just an inconvenience. Theyre always broken. If someone wanted to get in that isnt supposed to, theres still plenty of ways to do so.
If you are thinking about moving here, don’t. They had a series of car break-ins last night and said they aren’t accommodating residents although it is technically their fault since the gate was left open. They said they had to open the gate because their phones were down, well that’s not my problem. The gate is always open at some point. Sad excuse for management, especially when you pay your rent on time every month.
My husband and I have been living at Hawthorne for going on a year now. We love it very much the ladies in the front office are enormously sweet and very very polite. Our maintenance staff always gets the job done. Everywhere is kept clean to the best of their ability. We have no complaints here whatsoever, and everyone is super friendly. Thank you so much!!
This was by far the number one place I have ever lived. Management will go beyond anything to make sure you are taken cared of. The only reason i moved was because I finished school (This complex is a fifteen minute drive away from KSU in traffic). The rooms are so beautiful and spacious. I love the large amounts of natural lighting. I have had zero bug problems and the hallways of the complex were power washed once yearly. On move out day there was no problems and they were not sticklers on anything. I implore anyone that can to live at this apartment complex.
My husband and I have lived here for nearly 4 years! We love Hawthorne at Kennesaw so much. Everyone is very friendly and respectful. I love how everything is so convenient and close distance. I have never lived in a community where works orders get completed so fast other than Hawthorne! The doggy parks in our cute little community are great for our furry friends. Hawthorne at Kennesaw is like one big family!
I have been living in my community since 2011. Im very happy that HAWTHORNE took over. Things get done when you request anything. Whether its work order or a simple question from the leasing office. I love the fact that there are grills for all of us to use and the pool is quite nice in the summer time. Its very convenient for my work, as well as everything is near by. Thank you for making HAWTHORNE a place to call home for my wife, our furry babies and I.
The new eco friendly upgrades are a problem. All the faucets seem to do are splash water all over everything and act like a shower. Im not taking a shower in my sink so please change them back. Other than this I have no problems here. I actually love it and Im upset that I have to give a bad review.
Hawthorne looks great!!!! However, apparently every ones dollar does not have the same value. I have made numerous complaints above my neighbors above me that STOMP through the house. On my second attempt to cordially ask them to keep it down, I was made aware that the husband and son were wrestling (on the 3rd floor) and the husband told me to take it up with the leasing office. He then proceeded to slam the door on my face. I then, FOOLISHLY, called my leasing office thinking they would help...but no. They told me they cant do anything about it. So the next time, I called the police (as the leasing office instructed me to do) and the people above me told the cops that they were going to continue living their life the way they live it. And the leasing office said there is nothing they can do. BUT...little does anyone know that the tenant that USED to live in the unit above me happens to be a friend of mine and she informed me that she was threatened to be kicked out BY the leasing office after a 2nd warning of noise. So..in conclusion... Hawthorne seems to pick and choose which battles are worth their time and which tenants they actually care about. Thanks Hawthorne!!!
ROACHES!!!!!! Roaches are everywhere! I have never been so disgusted in my life! I JUST moved in and there isnt any furniture in my house but since last Friday, I have seen a total of 6 roaches, 4 spiders and a silverfish inside the unit. Im terrified! Theres no way Im paying this much money a month to see ROACHES in my house. Whats the purpose of paying a pest fee thats included in my rent if I see them everywhere?? The office will be open on Saturday so they will see my face bright and early. I dont even want to stay here anymore. UGH!!!!

This complex was nice enough before the new management took over. The staff very rarely answer the phone. The rents have gone up. I paid rent via a personal check on time and personally handing it to the front office. I then get a notification that my rent was not received. I went back to the front office to get more information about this issue. I was told that the check may have been lost and now that it is late I was required to pay by certified funds. I then take my valuable time to get the certified funds and return to pay. I also ask that if the check is found to please hold it for me and I will shred it. I called the bank and advised them of the situation and a stop payment was placed on the check. So, fast forward a month and I go to pay rent once again in person, this time I am told that they can not accept a personal check from me do to a returned check. After investigation it was determined that they found the check they lost last month and tried to deposit it but it was returned for stop payment. I was then handed the check back after it appeared to have been placed in a rubbish can. All without even the simplest apologetic utterance. I am now required to pay by certified fund for the duration of my lease. For a gated community the gates seem to have major issues: i.e. do not open at all or left open all the time. The sorry Starbucks Bar they advertise is a Keurig machine that brews Starbucks K-cups.
I moved in a few months ago and ever since Ive seen roaches almost everyday! It doesnt make any sense, my roommates and I are extremely clean so there is no reason for us to be seeing so many. The front office continuously tells us that the problem will be/ has been taken care of, but my roommates and I are still having the same problem!!!!
I was born and raised here and have moved all over Atlanta, and by far this is my favorite Home. I will not move until I buy a house. BTW, I just met a woman that lived here for 5 years, she cried when she moved out. The staff here, is the friendly people you will ever meet.
Amazing office staff!!! Can’t say enough good things about the staff in the office! They are willing to answer any questions you may have, and trust me I had plenty, but always helped me with what ever I needed. Can’t recommend this place more! Stop by and see them and live at this amazing apartment community!!!
I’m currently living here as I type I had needed a place to stay and the team helped out and stayed in contact with me the staff is great!!! But as far as the community goes I hate it here the roaches is horrible the stuff they use is watered down and the roaches still walk around I even bought my own spray and I Dnt have any furniture in my apartment and they are horrible I pay 1325 a month to deal with roaches my daughter woke up to a roach crawling on her we are very clean ppl I can’t sleep in peace at night thinking a roach going to crawl on me Hawthorne needs to see if there’s a infestation going on bc that’s what it seems like I’m embarrassed to bring anyone over to my house ppl think I’m nasty I’m looking for another place I can’t deal good luck to those who move in and I moved in on sept of 2018.
We had a tour set up for last Thursday, when we went to the office we discovered they just so happened to close that day and they never tried to contact us to reschedule or anything, or told us they would be closed that day. Also, while we were waiting in front of the office there were about 3 cars that sped up and parked right next to us full of rowdy teenagers who were blocking us in from leaving.
Didnt live here, but I stopped by today to ask about availability. They said they wouldnt have anything for awhile but everyone went out of their way to make recommendations about other complexes in the area. Everyone was so kind and so helpful. They even told us about a place we didnt know about. Thank you!
DO NOT MOVE HERE! THE LEASING OFFICE AND THEIR STAFF ARE FULL OF CRAP! I WAS SCHEDULED TO MOVE INTO MY PLACE (FINAL DECISION HAD BEEN MADE) TWO WEEKS IN ADVANCE. WHEN CALLING TO GET MY BILLS SETUP FOR THE NEW PLACE I WAS TOLD THAT A TENANT STILL LIVED IN THE APARTMENT! CALLED THE LEASING OFFICE TO SEE WHAT WAS UP, AND IT WAS MADE CLEARY THAT IIIIII HAD DISCOVERED A PROBLEM. THEY GOT THE ALL THE DATES CONFUSED. SO MY MOVE IN DATE WAS THEN PUSHED BACK AND CAUSED AN INCONVENIENCE TO ME B/C MOVERS HAD BEEN SCHEDULED, I TOOK OFF FROM WORK, THE OFFICE WAS JUST UNBOTHERED. THEN THE DAY BEFORE THE NEW SCHEDULED DATE TO MOVE IN, I RECEIVED A CALL SAYING THAT I COULD NOT MOVE IN UNTIL AFTER 5PM, WHY WASNT THIS STATED TO ME IN ADVANCED SO THAT I COULD BE PREPARED FOR IT. MOVERS HAD ALREADY BEEN RESCHEDULED ONCE AND I HAD TO BE OUT OF MY CURRENT APARTMENT BY 5PM THE SAME DAY! LIFE IS CLEARLY A JOKE TO THEM AND THEY THINK THE WORLD REVOLVES AROUND THEIR MISTAKES. THE SITUATION WASNT HANDLED IN A SERIOUS MATTER & FOR THAT I AM VERY UPSET. IF I HAD TIME TO FIND SOMEWHERE ELSE TO MOVE I WOULD. JUST BE AWARE. THEY WILL WINE & DINE YOU, THEN SCREW YOU OVER FOR THEIR CONVENIENCE!

2022-03-17I’ve been living at Hawthorne for about 7 months and it’s been awesome! We have had a few problems with our a/c unit but the maintenance people have been more than helpful. I put in a work order and they were here the next day in less than 12 hours. If there’s a problem they fix it right away to the best of their ability, and are extremely friendly!! Alyssa is also amazing in the leasing office and very helpful whenever we have any questions.

2022-02-11I lived here a little over a year and everyone from the office staff to the maintenance team is incredible. The entire complex is immaculately maintained. The complex has a playground, tennis courts, and my kids favorite a wonderful pool area with tons of chairs, a few grills, and even two cabanas! Hawthorne always has different events going from yoga to food trucks, to celebrations for holidays like they’re having for Valentines Day today. I 100% recommend Hawthorne at Kennesaw for anyone looking for an amazing place to live.

2022-02-24Ive lived at a lot of apartments and this is by far the best. The office staff is extremely nice and understanding. The maintenance staff is courteous, while also being very fast to fix problems if they arise. The place is beautiful, and my puppy loves the multiple dog parks and the dog wash room

2022-02-22Hawthorne at Kennesaw is a great community! The staff are all friendly and speak if they see you around. The apartments are very spacious and the complex is kept very clean. If you have any maintenance issues, they get to you quickly! The pool area is open year-round, and lets not forget that they plan community events every month. I loved the fall fest they had last year, my grandkids loved the petting zoo. Thank you Hawthorne, I could not have asked for a more peaceful and kind community to live in. 100% would recommend!!!

2022-03-05I love calling Hawthorne home!! I have been here for 1 1/2 years, and I am in my second apartment. I moved into a 1 bedroom classic and LOVED it, but we outgrew and moved into a 2 bedroom fully renovated so take it from me- all the floor plans whether renovated or not are very pretty! I also have 2 large dogs who use one of the dog parks multiple times a day, and the pet washing station is a life saver especially after muddy dog park visits. Not to mention the leasing staff is incredible friendly, and maintenance always completes jobs very quickly. I would absolutely recommend living here! Photo featuring my dogs and their best friends at the main dog park - which will soon have Astro turf which we also can’t wait for!! :)

2022-02-054 years ago I was moving to Kennesaw to live near KSU. Hawthorne was the first complex I toured, and I immediately felt at home and looked no further.. I will miss everything about this place once I leave to start my next chapter after graduation. The staff and maintenance are so friendly, and the amenities you can’t beat. Location is perfect!! This apartment complex is so great, and I recommend it to everyone looking to live in Kennesaw.

2022-05-08If you have kids please don’t move here. The complex is for college kids..I’m in my early 20s and the noise was still too much for me. Also, my 2 year old had to go to the hospital and got an inhaler due to respiratory issues from the mold. When we brought the mold issue up they didn’t resolve the problem at all. They said there’s mold all over the walls because it’s humid. I’ve never had this issue at any other complex in Georgia. The first day we moved in there were dead roaches everywhere. We kept our place clean and roaches were still seen constantly. Please don’t be like us and disregard the bad reviews. The place looks nice from the outside until you move in. The model apartment they show you looks great but don’t expect your apartment to look like that. We had to throw so many things out when we moved out because mold was all over it including a dresser, clothes, & kids stuff.

2022-02-24Warning long review, worth the read.I was a resident here for 4 years. When I first moved in the staff in the office was great, they even sent me flowers and a card signed by all the employees when I had Covid. However, the office staff now is rude! The maintenance staff is ok, the last few times I put in a maintenance request, request was completed but they did not leave the paper stating the request was fixed. The apartments are nice and spacious but that’s about it. The water pressure is a joke, they recently installed something that affects the water pressure. The walls are paper thin, if your bedroom is on the side with the stairs, you will hear noisy neighbors all night long, if your bedroom is on the side with another tenant, you can hear almost everything. The maintenance on the grounds is terrible. During the fall months, I don’t think I seen someone leaf blowing the at all. My neighbor took it upon herself to leaf blow out landing because it was awful. It’s supposed to be a gated community, yet the gate works maybe 50% of the time & there is no fence around the property. There’s constantly bugs in the apartment, but are charged for a pest fee.Moving out. The office does not notify you of your lease term date till its less than 60days, when I told them they did not give me ample notification of this they blamed it on staffing issues. Sure, I get Covid has affected employers. However, they want their money in a timely manner, I should be notified of such a huge rent increase in a timely manner as well, and they want your decision within 7 days, yet the rent increased $204, INSANE. They left me scrambling to find a new place within 45 days of my lease term date because I could not afford the increase in rent. When I finally moved out, I did clean the apartment per their request. However, 10 days after I vacated, I received my final move out notice stating I owed them money for carpet cleaning. They had the audacity to say that because I had a pet, they needed to deodorize the carpet (she is hypoallergenic dog and got a bath every week, she did not stink) when friends and family came over, they never knew I had a dog. In the lease contract it states the office is supposed to notify me within 3 days, and that I could walk the apartment with a staff member within 5 days to assess the said damages. When I spoke to the Property Manager and her assistant, they told me once I turned over the keys, I could not return even to look at the damages they claimed. Yet, the contract states differently. I had to fight to waive those fees due to them breaking the lease. They are quick to have you obey the contract on their terms but fail to obey their end.I would not recommend living here. Im sad I had to leave such a negative review because in the beginning I did enjoy staying there.

2022-05-01I lived here from 2020-2021. Let’s put it this way, I regret ending my lease here! I had to move for work/bad roommate but if I get the opportunity to move back to Kennesaw I know where I’m going. I’ve rented quite a few places and I can’t really think of anywhere better in the metro ATL area.What I liked:- extremely clean, maintained amenities esp gym, pool, and laundry- trash pickup from your doorstep- VERY clean unit upon move-in- high ceilings- decent internet and water included in rent- could not hear neighbors even when they were loud- huge beautiful windows throughout unit with generous balcony space- reliable maintenance when the request went throughWhat I didn’t like:- the other residents, sometimes:a) hard to find a parking spot after 8pm - guests get to share resident parking unless you have a garage unitb) other residents RACING through the complex in carsc) general carelessnessd) no one picks up after their dog even though Hawthorne LITERALLY has pet stations all over the complex- dumpsters overflowing with trash right at the main entrance (smells and doesn’t look good)- hard to put in maintenance request due to challenging UI on resident portal- entrance gate almost always broken due to residents yet again- rent is higher than average for KennesawOverall, 8/10 renting experience and yes, I would absolutely live here again. Just by myself this time. If you’re a student and want to split better living accommodations with 1-3 people it’s not a bad idea. If you’re a family this place feels like home.

2021-06-29Wonderful apartment community! We’ve been here for close to 3 months and have had a great experience so far. The management is great, everyone is so helpful. Maintenance issues are addressed pretty much immediately. Angelica at the leasing office made sure our move in was really smooth. We took up the only furnished apartment they have and that one is just beautiful for people who have short term plans. 100% recommend!
