Just moved in this past week and so far I’m really enjoying it! Danitta in the leasing center walked me though everything in an efficient and helpful way - and made sure I found the apartment of my dreams. Now that I’ve been moving in I’ve found the staff is incredible. Daniel, the maintenance worker, came and took care of any problems I had quickly and thoroughly. He even went above and beyond and helped my mom and I move some piece of IKEA furniture, and even offered to help us assemble them! Daniel’s friendliness and helpfulness really reiterated to me that I found a great apartment complex that really cares about their residents!
Had a great visit at this location and was guided by the perfect Leasing Consultant, Cody. Please ask for him. He was very knowledgeable and helped us out tremendously. He spoke very professionally and could relate to our needs. He had all the resources we needed available. I am looking forward to renting here and experiencing all of the wonderful amenities they have to offer.
Danita went above and beyond to make sure that I’d find the perfect unit for my needs. Although she was short staffed, she was impressively professional, patient, and pleasant. I’ve toured several apartments and have yet to meet someone so accommodating. She’s truly an expert at what she’s does and I hope anyone searching for an apartment has the pleasure of working with her.
After touring multiple properties in Atlanta this one felt like home! Ora took EXCELLENT care of us, not only was she extremely welcoming but also very informative. I can’t express enough how amazing this property is, from the breathtaking views to the top notch amenities!! 10/10 recommend
Just by reading the reviews I can say that a lot of this is definitely not true. Buildings are secure and the only way for homeless to get in is due to the carelessness of residents. Trash is a resident issue as well. Maybe tell your neighbor hey pick up your trash or hey don’t let random strangers into your community. Never had a roach issue not once. I guess when you can’t afford to live here you try to get discounts any way you can. My service request are always answered in a timely manner. I have only positive things to say about my community.
Im not entirely sure where to begin. From the online lease and application messing up two months prior to me and my roommates move-in to incorrect leasing/financial information being typed in on our lease that we almost signed at $200 extra a month for fees that were only one-time and not monthly: Make sure you read through your lease and that the numbers line up with your welcome letter!!! We would have easily been paying $200+ more a month for one-time fees!! We were also promised a promo that the leasing associate didnt put on our Welcome Letter (didnt know it had to be on there in the first place) so I had to provide e-mail documentation showing that he promised us a discount at the time. I am so happy I was thorough and argued that the numbers were incorrect on our lease compared to what we originally signed for.The staff are nice but I cant say this location is organized. I had the worst move-in experience Ive ever had. I wasnt given any information as to where or how to move-in (with there being a moving truck involved). I wasnt told prior to move-in that the property uses a package delivery system with a different address so my furniture was never able to be delivered from Wayfair via FedEx. I had to cancel my order and reorder bedroom furniture--I didnt have bedroom furniture for over a week because of this. The garage gates sometimes dont work. The elevators oftentimes arent working and the stairwell door is locked so I have to walk around the parking garage up to my floor to get into my apartment. We had a leak happening UPON MOVE IN and I was told it was normal for water heaters to leak. Well...it was leaking like a faucet was running and it turns out it was a leak from the floor above that needed to be fixed ASAP. I submitted maintenance requests almost a month ago that havent been answered. We were never told what valet trash times and days were and were almost charged $50 fines. Our dryer stopped working a little over a week after moving in and the maintenance guy was kind and tried to help but couldnt get it working. Somehow it had something to do with the button which WE had to figure out ourselves.I am a really easy-going person and not picky but I also dont like feeling taken advantage of, ignored, or like I wasnt given enough vital information involved with move-in!!! It was way more stressful than it needed to be and my most stressful move-in experience yet. The unit itself is great and spacious, we got a great deal due to our own diligence, and the location is wonderful, but this property is 3.5 stars at most.
The service from the management team has been really good, specially Brandon! He was very prompt and proficient in his working style. He also did followup with the service requests. He was kind enough to look into some of the other minor issues we had. Totally recommend!
I am a current resident and Ive been here 10 months. The move in experience was pleasant and the apartment is spacious and in good condition. But I have been pretty disappointed by other parts of my experience. The elevators have frequently been out of service (and the inspections were expired from June until Oct of last year, and the elevators have improved significantly since then, which is good), packages are stolen from the mail room regularly, hallway carpets are stained, lights have been out in the stairwell in building 1 for months. My rent was raised 9% for a renewal this year and when I asked about it i was told thay everyones rent was raised significantly so I should be glad it wasnt more. When I said it seems like they are tricking people into moving in at a rent they can afford and then jacking up the price which seems completely unethical, the leasing agent had no explanation. The amenity fee was also increased. The added amenities are charging guest parking (it was free previously) and allegedly a new package delivery system that hasnt been implemented. They do not honor their 24 hour maintenance guarantee.
Danita was just amazing with the detailed information she provided me regarding the rental property. She was equally fantastic to have taken me on a tour of the selected apartments that i was interested in. Thank you Danita, you are the best property manager i have come across, in my search for an apartment, thus far.
I wish I could give 0 stars. Living in this place is being the worst nightmare so please DON’T MOVE HERE. Don’t do it to yourself. The gate is always broke and homeless and non residents is always walking inside the building. Apartments is being broke too. Is not safe is not well managed either. Besides those situations the mailroom is being the big problem here. Packages is being delivered and as magic they desapear and when you go to talk to the office they said is not their problem. Now you have to go get a key to have access but the residents don’t care about this place and just leave the room unlocked also the office give the key without checking if you really have a package to be picked up. The whole experience living here is being horrible. Besides that the location could make you think is perfect until you move in and see that is always loud, people at the street screaming at midnight, is not safe to walk around here either.I was trying to be patient with this place but I am DONE. Countdown to the day I am leaving this joke.
I came out to check out the apartments here despite all the negative reviews. Im glad I came in because the staff here was amazing especially Danita. She was very very friend and extremely helpful!! I am absolutely considering becoming a resident of Marq on Ponce due to Danitas hospitality!
I absolutely love my new apartment here! I was hesitant to move in due to the negative reviews but I am so happy I didn’t listen to them!!!! The property management and staff is amazing. When I toured with a gentleman named Mr. Kennedy I was impressed by his professionalism and knowledge of the property and surrounding areas. I was moving from North Carolina and they made the process very smooth. I love all the amenities they have and how close it is located to everything! They have a nice area for entertaining which was nice for when my family came to visit and see my new place! For all they have to offer and being located in midtown I feel like the price Is very fair! They have been very helpful and quick to respond to me with any questions I have had. I can not say enough good things and would recommend them to anyone!
I was supposed to move in June 28th. At 9AM on June 28th I received a voicemail stating my move in date would have to be pushed back another day because floors were still being put down in my apartment. I already had movers packing up my place, and the truck was almost full when I was finally able to get in touch with someone. Letting someone know they can’t move in an hour before move in is completely and totally unacceptable. The movers had to unpack the entire truck that they just spent over an hour packing up. Very poor planning and communication.
This apartment facility is so nice and elegant, when work through the door the office team make you feel welcome immediately! They response to all my questions and concerns about location, made me feel right at home. Thank you for letting me make a good decision on my next home.
I think the Reddit is right, the garage door for the residents is probably not fix for two year, I been here two weeks ago and it’s been like that open all the time and two weeks later, ask the manager when the gate will be fix and been told it’s in processing of fixing it and have a “vendor” but(we) don’t ( not) a( going) set (to) date (fix), let’s see when will they actually do it. Hope everyone car will be ok
Unfortunately I’ve lived here for about 5 years, ONLY due to the rates/square footage ratio compared to the area and the ability to keep large dogs, but the management is god-awful. It’s switched community managers multiple times within a year, the grounds maintenance is TERRIBLE and DISGUSTING, the amenities never work, Security is trash and we’ve been stolen from twice, and on top of it all they take zero responsibility for anything. It’s constantly frustrating that you try to be a good resident and you STILL get charged unnecessarily and your privacy invaded. And the current community manager in infuriating in the fact that she is terrible at communication, following procedures and refuges to believe anything she has done is wrong. Don’t live here.
I would give this place zero stars. Please do not move here. The place is infested with German roaches and mold from water damage everywhereThere was a homeless person living on the 6th floor mechanical closet for many months. A resident found out because she smelled urine through the walls.Weve lived here for 6 years and had two other property mgmt companies before the recent one which took over in the last two years. Weve never have experienced a property mgmt team that is this bad. In addition, the building is individually metered; however, now residents are required to go to central billing.Weve been out of this building for two months, and we could not have been happier.Please be wary of the validity of the 5-star reviews below.Please look elsewhere.
The location is ideal for walking to Piermont Park, MARTA, the Fox Theater and the many shops and restaurants in Midtown. The new Community Director and management team are friendly and attentive and are doing a fantastic job addressing property needs and resident requests.job j
My very first encounter interviewing with the Marq On Ponce Staff was very pleasant and heartwarming. They told me all about what a great community it was and how the residents are a joy to service. I hope to be of service to the current and future residents of the Marq On Ponce community.
Pros: Location and staff on sight are great.Cons: The call centersCrime - this is my car broken into in the locked garageFees FEES FEES - They tack on close to $100 a month in fees with no way to opt out.And last roaches. This was one of the nicest apartments I have ever been yet pest control could not deal with them. The tiny German ones. I had to get rid of appliances just to make sure I didnt take them with me.
You can’t go wrong with Marq on Ponce , it’s a perfect location and in pristine shape, you can tell how well managed it is. The tenants I talked to are extremely happy living here, I think it’s very important to like your neighbors since they make your community. Kennedy was very professional and took the time to answer all my questions and make me feel at home. I felt like he really cared about the community and making sure everything was running smoothly.
Would give zero stars if possible. My mother is a resident and has a current ER situation that maintenance has let her know is not his problem. This ER is putting the entire building at risk of evacuation and they are doing nothing. Furthermore, the entire bottom floor of the garage is full of garbage flood over from one dumpster for the entire property, the gate is not secured for the deck, and the little bit of time that Ive spent there has shown me that residents are careless of pet noise/smell, there is a constant odor that smells like mold. DO NOT RECOMMEND!
I have lived here since 2018. Honestly, no one has been as consistent as Brianna. I have watched her come and really give a care to the people who live here. There have been many of times that I have had concerns or maintenance issues and I can always trust that if she knows about it, it will get handle. Even through the constant changes in management she has done a great job keeping everything in tact. I am moving soon (moving into a house for more space) and even in my questions for leaving she has not only been informative, but supportive. GIVE HER A PROMOTION AND A RAISE! It is well deserved! I wish she could be apart of the property management group at the new place!
Marq on Ponce is everything plus more. The location of the apartment complex is in the heart of downtown; which is walking distance to a lot of locations. The secured parking garage is a plus, Maintainance answers request in a timely manner, and the leasing staff in the office is so helpful, friendly, & very welcoming.
Marq on Ponce is a great community! Management is super friendly & they were able to help me with all my questions! The 1 bedroom townhome is the floorplan Ive been looking at and its soooo spacious! If you are in the Atlanta/midtown area this is a prime location to call home! :)
This place was absolutely terrible to live in. There’s a serious cockroach infestation throughout the entire building they could never get under control - after over a year of sprays and treatments (you really have to beg for them to send over pest control) they still couldn’t get the infestation handled. My emails are always ignored, there are constant break ins, the hallways aren’t nasty and the upkeep of the property is minimal. For the prices that they list you would assume you would have a better rental experience. Management is constantly getting switched out and your deposit is actually a bond system - not only did I hate living here but I was out $500+ after moving. They also overcharged for move out fees. Stay away from here. And be wary of fake google reviews and responses from corporate that are just for show.
Honestly if I could give this place ZERO stars I would. The type of customer service they have here is highly inefficient, unprofessional, and negligent. First, the gate to the parking garage in building 2 almost never works it should have been replaced years ago. Secondly, my neighbors car was broken into (most likely from their broken gate) and she tried to post it on the community portal to make sure others lock their doors and make sure they park on their floors. The Marq on Ponce DENIED that this post be posted to notify the community. Others need to be made aware but Im sure they just dont want to look bad. Every resident has the right to know if theyre subject to danger so for The Marq On Ponce to not even write a letter, send an email, or leave a notice on the doors letting them know to be careful, just shows how much they do not care for their residents safety. Also, they say they have a 24 hour guarantee for maintenance and that is absolutely NOT True. No one comes out to service your apartment until at least a week later then they leave blank work requests (that still say they have a 24 hour guarantee ironically) - so you dont even know if they serviced the apartment (which in my case they had not). If youre not going to hold up your end, do NOT advertise it. That is business management 101. Also, the halls CONSTANTLY smell like trash and the floors have gross stains because they floor their hallway with carpet??? (gross) If youre looking at the Marq on Ponce as a place to live - look somewhere else I promise you wont regret it. Very thankful this lease is ending.
My experience of living at Marq on Ponce has been disappointing, to say the least. There are many security issues with broken doors that allow anyone to enter the premises. There have been many recent thefts of mail and packages, and the management has always been too lax in terms of taking action. It is also very difficult to get anything fixed around the house. I put in a maintenance request over10 days ago for a clogged bathroom sink, which, despite repeated phone calls, is still in broken condition. Everyone shirks away responsibility saying things like its not my job, and theres not much I can do about this. Posting this review has been my last resort since management has failed to take me seriously and the clogged sink has been a major inconvenience in my life.
DO NOT MOVE HERE! I’ve been living here for a year! Worst place ever! First and foremost they can never keep anyone in the front office. Turnover is HIGH!Can never get anyone to fix anything, hallways smell! Appliances are noisy. Front office never does the things they say they will. Overpriced! No parking spaces and no pool.Yes apartment is spacious but walls are thin.
While Ive only been here six weeks, I can confidently say Ive had a terrific experience thus far. Jasmine helped me through the leasing process and was an absolute joy to work with. Its also nice having the leasing staff on-site as property managers.Like any building, there are some mechanical kinks here and there but so far it seems like management makes every effort to get them resolved in a timely fashion. Neighborhood is very walkable and the parking decks for each floor are extremely convenient.My only gripe would be the mandatory trash fairy service and lack of recycling on each floor. While convenient at times, the service is very particular about what they will take recycling wise, which means having to do a lot of your recycling yourself. No biggie, just an annoying mandatory $25 add-on.It should be noted that I am leaving a 5-star review because Ive loved living here. Finishes are quite good for this price point and location and I found this to be the best value overall. My courtyard facing apartment is also extremely quiet. Ask for Jasmine!
Full disclaimer: this is NOT a review of the apartment itself, only a review of the leasing process. My application was denied, so I have no idea how living in the apartments actually is. Seems like a nice place, though.Before I get into it, I want to say that the online application process is easy to get through and very intuitive. Also, each associate I spoke to on the phone was incredibly helpful, nice and speedy with getting questions answered. Getting them on the phone at all was nigh on impossible, however.I applied on 8/9 and was able to get them on the phone that day, once more a couple days afterwards and one final time on 8/17. In between, though, I called several times each day and left messages and emails trying to check on the status of my application. Not ONCE did I get a call from them in response to these. In fact, the last time I called was when they decided to tell me that my application was denied.I thought it might be common courtesy to send at least an email letting me know about this, but all week I received NOTHING. Seems like if I hadn’t kept trying to call and eventually got in touch, I would’ve kept waiting for nothing. It stings a little bit more when considering that I paid $400 in application/administrative fees... Apparently someone will get back to me within thirty days about what I can be refunded but I can’t help but feel like that call will never come and that I got totally taken for a ride. I will update this review accordingly if anything changes, but I’m really disappointed with the service I received. For now, I have to warn anyone reading to look elsewhere for responsible customer service.
I moved out in January this past year. I had horrible mold in my room that grew around the window and on the walls surrounding the window as well. I contacted maintenance on several occasions and was told it was a condensation issue and to wipe away it away weekly. Which I did, however, the severity of it was past a condensation issue and was a health hazard. It was disappointing that they did not care and made it seem like I didnt clean. Until my lease was up I had to clean it weekly with bleach. My main concern for writing this review is for future residents.My roommates car was also broken into. Her stuff thrown around in her car and outside the vehicle too. When we contacted management she was given no response and the gate to the parking garage continued to be broken on several other occasions too.We enjoyed the location and apartment but it was unfortunate that management wasnt able to provide ANY solution to the mold issue and we had to leave due to health concerns.
Terrible community, bug problems, packages stolen, no communication from the front office. They handle your problems by saying let me check on that and Ill get back to you and never contact you again. Home break-ins, car break-ins, ect. The CWS staff does not treat you like the valued residents they claim.Dont get sucked in by the low rent, run far away.
I had a wonderful experience setting up a tour with Briana. She was very professional, very friendly and welcoming, and she gave me a thorough tour of the complex and its amenities. I had a great customer service experience here, and I will definitely be keeping them in mind when considering my next apartment
Water has been leaking since the day I arrived, I pit multiple service requests for it to be repaired but no response, they told me 2 months ago that they will order a new faucet I don’t understand, are they shipping the faucet from a new planet?? I am so tired of cleaning the water leaking every morning. Super disappointed in the apartment and maintenance. Also been seeing roaches since day 1. Worst apartment experience so far!
The location is great, rent is reasonable for the area, and the staff is wonderful! Brianna Herscher gave us a tour and walked us through the leasing process. She was very professional, friendly, and able to answer any questions we had. If youre looking for something in the midtown area, I highly recommend this community.
Do not live here! As a student, this was the worst possible place to live. Firstly, my electronic device was ripped out of the box in the mailroom when I moved in, because packages are left by an exterior door that is easily accessible to the public. Management refused to show me the footage and refused to take my advice of moving the packages to a more secure location in the building. Secondly, tenants leave their dog feces in the hallways regularly, and even in front of other tenants doors, like mine. Even after complaining, management refused to issue a basic notice about the concern. Third, there is absolutely no sense of security. The garage gate is always open to the public and the doors leading to the outside are never locked. There is one guard who walks around occasionally, but this is no match for the countless public accessible entrance points. Over the course of this year, there has been several instances of car theft, which management then warned us to “hide our valuables”, instead of actually fixing the locks. Ultimately, management here lacks basic decency and concern for your well-being and living enjoyment. They hide behind the words of the leasing contract, and care little about showing any genuine care for where you call “home”. Don’t make the same mistake I did and live here.
Staff is disrespectful and refuses to be professional. The apartment above me had a water leak and they refused to do anything about it, and told me this wasn’t a priority. Everyone in the office is always on social media instead of working and attending to the property and tenants. Overall, this property is trash and not worth the value.
So far, this apartment complex has been a great to place to live at . It has competitive pricing compared to other places for its location. Noise wise, it has been generally quiet. Neighbors have been respectful of other peoples packages beings left at the door if its too big for the office. Great location for walkability. Parking is included and has the option for guest parking. Jazmin has been so nice, patient, and helpful with my leasing process. Thank you Jazmin, Keisha, and Greg at the front office for helping with anything that I needed! Theyre all awesome!
WORST APARTMENT ON THE MARKET! Roach infested, they lie on the lease about amneties, homeless people sleeping in the garage, u have to SPLIT UR BILLS WITH THE ENTIRE APARTMENT, the people in the office never answer. The building stinks it’s dirty it’s the worse experience I’ve ever had and they really don’t even deserve to still be running. Horrible horrible apartment
Monthly rent was fair, parking and complimentary guest parking was a plus. Our unit served us well, and when issues arose, for the most part they were promptly addressed. Walkable to some good restaurants although I do wish I would have chosen a different location. Unfortunately the homeless situation in this specific area negatively impacts this complex hard. Package situation is an F-. I gave up on having things delivered to my house and would just drive to my parents to pick up any packages. Common space and hallways aren’t the cleanest. Last thing is there are roaches and I wasn’t impressed with the effectiveness of the bug treatments occasionally done.Edit: Also need to mention getting my deposit back has been 2months of pulling teeth. After multiple attempts it seems I’ve finally got someone responsible working on mailing me the check.
While the location is great and the staff does try to help, I would not recommend this place to anyone. I moved to the Marq on Ponce in July as a recent college graduate hoping to stay here for several years. The units are nice and the location is fantastic. What this place lacks is both safety and communication. The door into the complex itself was broken from July-December. Further, the gate into the parking garage was broken and left open for days on end on several occasions. This means that anybody from the street could walk right up to my apartment door. Another exterior gate has been broken for quite some time, leaving the courtyard and bike storage area open to the street. As a result, I had a very nice bike stolen. My bike lock to the mounted rack had been cut with bolt cutters and left on the ground. While I understand that there is no contractual liability for Marq on Ponce to keep my property or my person safe within the community, the lack of safety is certainly a reason to leave. I hoped that management would do something to help me in the replacement of my bike to keep a new, young tenant around, but they were unable to compensate me in any way after a month long ongoing conversation.... Also, the gate is still not fixed. Guest parking is very frustrating as well as you need a parking pass. Not a big deal if you can reach the office, but there have been multiple occasions where I have called 5+ times throughout the day, gone to the office in person, even searched the building looking for anyone to help me and have not been able to find anyone. It is frustrating. They say they are working on several issues, so hopefully there is change, but it would need to be fairly quick and drastic to convince me to stick around. The mail situation is another issue that they say they are actively working on, but packages have been stolen as well since my being here. Another thing— my roommate recently witnessed someone setting a fire in our parking garage. She called the 24 hour hotline to report it, but then was unable to reach the office to inform them... so many severe safety issues in my 6 months of living here. I hoped to stay here for many years and hoped to bring other friends and recent grads along, but I do intend to leave and could not recommend this as a safe or convenient place to live.NOTE: In response to Emilys reply, I would like to further note that this review was based on a previous conversation with Ricki. Ricki did not contact me in response to this review. I would like to reiterate that no action has been taken to resolve any of the issues. Gates are still broken, cars have been broken into this week, and there is no further reconcilation for my stolen property.
I moved in to Marq On Ponce in November of 2019. I have been very pleased with my experience. Everyone that works here has been quickly responsive and helpful. Keisha Turner helped me to sign the lease and has been present ever since. She refers to me by name when I see her around the buildings and she is always professional while showing other possible tenants the property. She is always available for any needs I may have.
EDIT: They never reached out lol. Good example of how much management cares. Also, was two stars but dropping to one as the office told us to register with parcel pending in hopes of tracking down a package, but they are literally getting rid of it soon. So were out $25. Nice.The apartment units themselves are very nice, but management will make you hate living here. Something is always broken or breaking. When it breaks, getting it fixed takes forever. For example, currently, there is an abandoned car that has yet to be towed for over a year now, but its in the budget. Someone busted a window out on it. The visitor gate is broken. They tried putting one of the raising/lowering security arms in front of one of the gates but it broke and just dragged on the ground. The dog park has been a mud hole since last June at least. Theyve said theyre on it for a while now. The south elevator is broken. Get used to it if you live on the south end of the building. They never scan my fiances packages. She has a package in the office for several days with no notification.So in summary, the apartments are nice. Maintenance staff is super nice. Management is absolute garbage and you can find much better management with nicer amenities for a similar price.
I have lived here for the past 5 years and while the building has gone through quite a few management companies, the current staff are wonderful. Theyre very responsive to emails, maintenance is usually handled same day. They make a point to have social events etc.The location is unbeatable, seriously. It is convenient to everywhere via driving and many things via walking. Only downside to location is kinda near hospital so if youre on the Ponce side expect lots of sirens if you like to leave windows or patio door open.pet friends, great dog park, amenities for bike repair. Wish it had a pool, but the gym is great. Would recommend based on my experience thus far.

Location is like no other. I have been living here over a year and I love being able to walk to get dinner or groceries. I travel a lot and Marta is so close and it is a direct ride to the airport. The staff have been great communicating when there is a problem in the building and in the community. Every issue I have had they have been able to resolve in a timely manner. They have a service that boot cars that are parked illegally, so I never have to fight for parking and our parking deck is free of abandoned cars. I am very happy to call the Marq on Ponce home and would recommend to everyone.
So far so good. My experience with Marq on Ponce has been nothing but positive! Tim has been very accommodating with all my questions and I cannot thank Tiffany the property manager at Marquis at the Rim in San Antonio who highly recommended me to their sister property here in Atlanta.It has been five months since I moved here and I cannot complain about this property. I love staying at Marq on Ponce. Tim Harris and his team are the best! No complaints whatsoever! Highly recommend this, location is top notch and the Management team are so helpful! I was looking for a place to live and got to schedule a visit with bri. She was lovely and so welcoming. I read a couple reviews on the place and saw the low ratings so I was hesitant. She answered all my questions and made sure I was comfortable to ask all questions. If you had a bad experience with customer service there try to talk to bri she was amazing!
EDIT 7/4/19:Even though I moved out at the start of May, theyre charging me $275 ($160 of which is from electric for the entire month of May). Not sure how I spent that much on electric during the month I didnt live there and where it was completely empty. For the first week and half, sure, Ill pay that, but thats not $160. In the 2.5 years I lived there, Ive never had it that high before, so Im not sure how its that high for a month I barely lived there.After calling to figure this out, I was told that seems very incorrect and theyd speak with the GA Power company and get back to me. I was optimistic about it. They also told me if I didnt pay it, itd go to a collections agency. Of course, I never heard back (I called a month ago) and now, conveniently, they never seem to be around when I call them.Only reason I paid this ridiculous bill is because I dont want my credit score dinged because of collections.Thanks for this, especially since I never once complained (until now) about the loud neighbors and constant broken elevators, dishwasher, and roaches all over my apartment (even with traps set everywhere and getting sprayed once a month).When I first moved, it was great. Dont know why half the team left, but apparently the good ones didnt stay.ORIGINAL:Ive never lived on my own before, so I was nervous and didnt know a lot about what to do. Fortunately, the Marq on Ponce staff has never been anything but super nice and helpful to me, especially considering Ive asked them question after question. As for getting the lease, they gave me a tour the same day I called and got the application process started right then and there - it was awesome! Ive only been here for a month, but Ive enjoyed every day of it. Maintenance is super quick to respond as well - so no long waits for anything that needs to be fixed! The area is booming, and youre around a lot of great bars and restaurants, but not too close to where its noisy. Its in the perfect spot in Midtown. :)
We lived here for just a month but we had a fulfilling comfortable stay..Its right in the mid-town and is accessible from the MARTA behind bank of america plaza.First of all, we appreciate Jasson and Andrea for all of their support in getting us the same day move-in. As part of our application, we turned in a few things late, despite that both stayed late that night to complete the process and hand us over the keys. That was awesome customer friendliness..Secondly, our stay was comfortable, the apartment was bigger for a single bedroom style and clean..I did find one or two roaches here and there, otherwise it was good.Thirdly, we loved the lounge and its accessories. Was a nice, calm place for working with free wifi, games and star bucks coffee :)Some unplanned stuff came up due to which we had to leave this place within a month of our move-in. Andrea and staff were really considerate and honored the 30-day move-out policy that they had and helped us get out without any hassle. We would definitely recommend this to our friends..
I have honestly loved living in these apartments. The location was great for me since I was new to Atlanta because I could walk almost anywhere. The leasing office and service team were very quick to respond whether I had a simple question, or needed something fixed in my unit. Everyone was always very friendly. Would highly recommend renting from this company!
Multiple times our car windows have been smashed into, our property and packages have been stolen on premises, roaches were in our kitchen and the COMMUNITY DIRECTOR saying “It’s Wednesday, the pest control only comes out on Tuesday. There is nothing we can do.” There was human fecal matter in one of the walkways for a week and the management team was aware during this time. Finally after 6 days it was cleaned up. (I have pictures and email correspondence for all these accusations) and every time it’s the same haphazard response from the property management team “Wow that crazy.” All the while no increased security nothing. Please for your safety and peace of mind, due yourself a favor and go somewhere else.
My fiance and I have lived here just over a year. We chose to renew our lease because property management was changing and we had hopes things would improve. Horrible choice. I strongly advise you search elsewhere for an apartment. The noise from the people that reside here is absolutely crazy. We had neighbors above us that consistely pounded around, played music, etc. until 2am on a consistence basis. It got so bad that property management did offer us to transfer. While this was a nice gesture, it was insane to us that noise could not be controlled any other way. We had to pick up and move during the holidays and it was not ideal but we thought it would be worth it. We got into our new place and within a week, discovered we have a neighbor who comes home almost every night between 12-2am and starts blasting music and also has a dog he leaves howling until he comes home around 12-2am. I have made NUMEROUS courtesy officer calls in both apartments and none are ever acknowledged because there is some sort of glitch in the system where you make the request but for some reason...it never makes it to the courtesy officer.Next--we had 4 cockroaches literally LIVING in our oven. No exaggeration, you could see them in the timer on the oven. It was disgusting and completely unsanitray. We made urgent requests because we refused to cook in the oven until it was taken care of. We got put off for 2 weeks before something was done. Before we made them realize the urgency and how unsanitary this situation was.Lastly--in the course of a year we have had our car broken into, $350 worth of packages stolen, and a bike stolen. All of which are in secured areas that are clearly never secured or monitored.Save yourself the numerous headaches, frustration, and money. You wont feel comfortable or safe here with everything I listed above.
Mistake! Elevator has been broken since I moved in here two months ago. Poor quality fiber line installation, so your Internet speed may fluctuate heavily. Can get really loud at night out of the blue...weekends are consistently noisy but every once and a while theres people yelling at 3AM. Having major issues with packages being stolen. Lack of visitor parking. Not sure why I have to pay an amenities fee for minor perks that the building management fails to invest in. Staff can be difficult to get in touch with and are unresponsive to e-mails. Front office is consistently understaffed.
Ive lived at Marq on Ponce for a few years and have been through 3 management companies and 4 Managers. The current staff is friendly and helpful, and are honestly working to make the complex more of a community. There are amenities being added and the location is great - Piedmont Park is a mile away, there are two grocery stores within a half mile and you are close to restarurants, bars and trails.
I have lived on the community for almost 4 months and I love it so far. Some of the other reviewers complaints are not due to the apartment, theyre due to the residents.The problem with the parking garage is that people keep hitting the arm, damaging it, and they take the corners like its a NASCAR track. Management is always apologetic and emails with updates. And if you park in the garage without a permit, youll get booted. Parking is not abundant since were in the city. There is plenty of guest and street parking. I appreciate that they care enough about residents to deter nonresidents from taking our spaces.The maintenance staff is AMAZING. I love all of them. They are so quick, nice, respectful and accommodating. They have gone above and beyond to take care of everything from a major leak to recaulking the tub. Always in less than 24 hours.The rent is not sky high as someone said. This is an up and coming area and the rent is actually VERY reasonable if you do your research. I have only seen one roach since Ive been here and almost no other bugs. So if you want cheaper rent and want to live somewhere that has roach problems then more power to you. Theres a few places Ive heard of that would be perfect.The location is perfect. The buses and train are so convenient. Even though were in the city, the noise isnt bad. My parents live in the country in Florida and when they visited, they didnt even notice the noise until I pointed a siren out.The leasing office staff is so helpful too. All of them have catered to my needs at some point. They remember everyones name that Ive seen them come in contact with. Its like when the starbucks employee remembers your drink. It just makes you feel special.I highly recommend the Marq on Ponce community!
Lots to like here. Some of the best things are the great location and very friendly and helpful staff. Keurig coffee bar and cold drinks are always available in the office area for when you need to stop by. Some nice amenities here, including an activity room with a pool table, multiple tvs, and comfortable furniture and space for relaxing or working. Theres a small but adequate gym area. They host events for residents where local restaurant / catered food and drinks are served. Good chance to get to know neighbors. Some things that could be improved are the vehicle gates (always some kind of issue with them) and upkeep of the common spaces (for instance, the pool cues are often broken and not replaced or pool chalk is not provided). Overall, weve been here for a couple years and really like the place! For us, the location is unbeatable.~
Ive just hit the 6 month mark of living here and Im very happy with the exspierence thus far. Since Ive moved to Atlanta and Marq , Santeria has been pivotal to my transition into a new environment. At every point, from viewing the unit and document provision to parcel pick ups ,billing questions, and where the best places to eat are locally; she has been accomidating and extraordinarily helpful.I also would like to emphasize how great the maintenance staff here is. When living in a leasehold arrangement, you can certainly expect repairs over time. However, I did not expect a maintenance staff that responds so quickly in addition to providing resolute service and solutions to every situation presented.All in all, I just want to say thank you all!
Edit: Sept 5th//My experience in this community has gotten even worse! A breaker went out a month ago! We were without power for two entire days. An obnoxious generator the size of a container was placed below my window to power the apartments. This generator has gone out 7 times! Twice on Labor Day weekend alone and again today. And we never know for how long well be without power!!! It has gotten to the point where I cant buy groceries because of fear that theyll go to waste! The management team has offered no timeline on the repairs and has offered ZERO compensation to our rent, our electric bills, or our account despite us not being able to live in our own apartments!! We’re also paying for an amenity that has been shut down the entire month of this issue because now cables that come from the generator are connected through it. DO YOURSELF A FAVOR AND LIVE ANYWHERE BUT HERE.//The management for this community is beyond unprofessional. I’ve gotten yelled at by their manager, Jason. Treated poorly by another representative, Brant. I attempted to settle an unfair (considering I reside in this community) parking violation notice that had no company name, website or phone, I was told in his own words “I have no idea who the parking company is... But it’s only $45” — I asked him to please look it up, and he said I can’t right now, I have to help the person behind you... After I waited 20 minutes to speak with him. That office is always understaffed. Unprofessional. And as a new resident. I can’t wait to move out. Oh, did I mention my building’s second elevator hasn’t been working for MONTHS?! So the only working one is a constant waiting game. Look elsewhere if you can!
Had a great experience with the leasing office. Amenities and other services are decent but what was exceptional was the service, feedback and honesty I received from the leasing office. Santeria in particular, did an amazing job and this place is a top contender due to her assistance.
I lived at this location for four years. This is a prime spot in the heart of midtown with access to many different sources of food and entertainment. The Fox Theater is a block away with a whole strip of awesome restaurants. Just a short stroll up to Piedmont Park too for you dog walkers. As to the apartments themselves, recently renovated and very clean. Never had an issue with neighbors, the leasing team, or any maintenance requests. Highly recommended!
Ok place to live. Issues with cockroaches my first year there, but seemed to be fixed the last few months there. Surprising amount of power outages (usually 5-6 times a year) though its a Georgia Power issue , not the buildings. Front office is nice in person, but super unresponsive to any emails. Area can be a bit sketchy at night and had a theft while living here. Maintenance team is awesome and responsive.
My daughter moved in just 3 months ago and she has already experienced all kinds of inconveniences. The entire month of August, her apartments electricity has been through an obnoxious container sized generator truck parked right below her window. It is so loud, you can forget about opening a window or the balcony door. In fact, you don’t have to, you can hear it loud and clear while trying to sleep or watch TV. Not only so, but this generator supplying energy to the building has gone out 6!times in the month of August alone. Including twice during Labor Day weekend and yet again today! It has gotten to the point where it goes out so much that my daughter can’t keep groceries in her fridge for fear that they’ll go bad from the constant power outages. Milk, etc... CANNOT resist different temperature changes so often! These living conditions are completely unacceptable. The LEAST CWS APARTMENTS could do is give out a compensation for the troubles and a definitive date of when the issue will be resolved!On top of it all, the cables of this generator go through the only real amenity of the community of which residents pay $50 for every month. Because of the cables, this has been closed the entire month. And what leaves us very uneasy,, is that there’s a “security guard” at the lounge 24:7 in case of non-residents wishing to enter the property through the wide open door where the cables are going through that is constantly on their phone and not in any sort of readiness state to secure the area in case of a suspicious entry.
Very nice place to stay!!! I had a smooth move-in. The staff is always has assisted me with anything I have asked. It is great to move to the city and find someone that is welcoming. Josh, Tim and the staff are a fun bunch. I appreciate my friend referring me to this property and this area. Midtown is great!
Marq on Ponce is located in the true heart of Atlanta and is next door to everywhere you want/need to be. Furthermore, it has an amazing staff of people who are more than willing to help make your home the best place to be. Jason leads this staff by example. Hardworking, kind, and focused, we always had a great experience when working with Jason and we will miss our conversations with him.
When the building was Alexander on Ponce the management was great, friendly and responsive. However, ever since the new management took over, I feel they are just trying to drain any nickel or dime out of me. I would strongly discourage anyone from renting in the complex. The rent is way too high for what you get out of the building.
We have lived here for about 1 month, and have not gone 1 full week without power outages throughout the entire building. Sometime s for hours sometimes for days. Over labor day weekend it has gone out twice alone. We now have an extremely loud generator parked directly under the window outside the master bedroom that doesnt seem to consistently work either. No compensation for rent or for the electricity bill that is conveniently rolled into your rent payment. They can go days without providing power, give no time frames for permanent resolution and still have the audacity to charge full rent. Laughable management that is becoming outright disrespectful in the way they treat their tenants. 1 star is too many.
I moved to Atlanta in July of 2018 and selected Marq on Ponce as my place of residence. Although appealing via the website, this wasnt the case in person.With my career, traveling is done fairly frequently so having a staff that willing and able to answer the phone and emails are essential. The ball was dropped in both of these areas on several occasions.If youre looking for a great location, Marq on Ponce may be a good option for you. But the lack responsiveness, cleanliness on floors not being presented to potential residences, and unprofessionalism may be a hindrance.Personally, I would advise to seek residence somewhere else.
The living situation here is an absolute nightmare. Our power has repeatedly gone out over the last month and the situation shows no signs of improving. The management team has offered no timeline on the repairs to the breaker and has instead installed a noisy roll away generator on the street to power the building, a noisy generator that repeatedly goes out.Management has offered ZERO compensation to our rent, our electric bills, or our account despite us not being able to cook in our own apartments or work at our own tables.This situation is a nightmare and a disgrace. Do NOT live here.
Competitive pricing, considering the location. Overall, pretty good experience. Theyve been responsive to most needs. They are dealing with some minor infrastructure issues with their building (e.g. elevator breaks, power went out for a long period etc.), but they resolved as quickly as possible. Guest parking is easy and no hidden fees.
I recently relocated from Denver, CO. and stumbled upon this great community nestled in the heart of midtown. Super helpful and friendly staff, plus newly renovated apartments. The space and size of an older apartment, coupled with the designs and style of a new one. Great restaurants, bars and sights to see all within walking distance.
OK. The location is unbeatable. You get walking distance to Midtown and Marta. If you work in Midtown area, then it is a good place to live. And thats it.Apartment floor and wall are THIN so that you could hear your neighbors TV. I walk up with heavy footsteps from my upstairs neighbor every morning and cannot fall asleep with the heavy bass music. Theres nothing you can do about the neighbors really caz leasing office is doing nothing. Live somewhere else if you are looking for a quiet place.
The new management is the worst I have seen. I have stayed here since three years, and I am moving out now after the new management took over. They take days to resolve critical requests such as toilet clog. They collect hefty fines (75$ per day) for parking violations.
Not a resident, my GF is. She might as well live at my place because the power keeps going out in the building. Its not a GA Power problem as weve reached out to GA power....Its concerning because its on the other side of the meter. Meaning the problem is with the building. Management doesnt seem to have any urgency either as it has been a number of weeks now since the problem started and my girlfriend has had to empty her fridge and bring her food and all to my place; the apartment building doesnt know how long the power will be out and asked residents to empty and keep the fridge door open. Thats ridiculous!Secondly they havent been responsive or receptive to any questions or feedback regarding a number of issues.Glad I dont live there.
I was keep my eyes close to this place and try to rent an apartment here, when I call to double check everything, the lady told me the utilities is split for the whole build but the guy told me that it’s individual meter in the apartment unit, (dont really want to mention anyone’s name but he is a tall skinny man)call in every time with different answers, Worest and most UNPROFESSIONAL apartment I never see
Where do I even begin. I have had the unique pleasure of staying at Marq for about a year and my problems began the day I moved in. I arrived to pick up my keys on move in day, the date indicated on my lease.. the leasing office was clearly not expecting me..I waited for almost an hour and a half before receiving my keys while filling out last minute “paperwork”.. when I finally got in to my apartment it smelled strongly of cleaning chemicals which lasted for about a week.. the bathtub I was told was going to be “re-scutted” and will not be able to be of use for a minimum of 3 days ..Only 1 of 2 elevators functioned at the time and which itself was notoriously slow.Finally.. the epic storm that knocked out main power for about 20 specific apartments.. mine being 1 of 20 …Several days we were without power, unable to cook, get work down from the home office, groceries went bad, medications expired quick… Keep in mind we are in prime time HOTLANTA weatherManagement brings in a unreliable, extremely noisy generator parked right on juniper street.. this generator failed MULTIPLE TIMES.. food went bad NUMEROUS times.. in fact management made a REQUIREMENT to throw out groceries and medications.. keep in mind this building houses animals and childrenManagement only compensated us once .. which covered 3 days worth of food max..Food trucks were brought in twice .. but for a limit of 2-3 hours .. during working hoursAlmost 3 months later MAIN power fixed..When you put in work request, it takes 3 weeks to solve a problem... and I have to constantly call, leave voicemails and send emails before my concern is addressedGarage gate constantly malfunctions. For advertising and promoting a “safe environment”… The amount of times an email was sent out about intruders sneaking into the parking deck, breaking into cars, and opening through mail packages left on the mailroom floorLeasing office staff… less than helpful, finds some excuse or “we will get back to you”, or “ill have to ask my xyz.. staff is on constant high turn over .. the director himself has the wrong phone # listed on the emails he sends out to the residents… rent being charged something different every monthPlease to announce I left for the suburbs for a quiet environment, more space, cheaper rent
HORRIBLE experience. I would strongly advise that you all steer clear of this place. The office staff and management is terrible. Whenever you try to bring mistakes or mishaps that have happened to them, they never take ownership and search for every reason possible to make your living experience miserable from that point on. They NEVER answer the phones, and when they do, the person on the other end is practically clueless - each person will give you different information. Never consistent. You pay extra for amenities, when there are practically NO amenities. There is a sad excuse for a gym that has outdated equipment and hardly any ventilation. No pool, and a disgusting dog park where no one cleans up after their pets - I would be willing to bet it is not treated chemically, as it should be, either. The elevators break every other weekend, and dont hold your breath thinking someone will be out to fix it because it definitely will not be until the Monday after until someone shows up. The list goes on and on.... As much as it costs to live there, you would think the building, the staff, and the amenities would be much nicer...
Just moved here from Miami a couple of weeks ago. And I LOVE this place. Its quite, clean and the people at the leasing office are the best they will work with you and go out of their way to assist you with whatever they can. Im a flight attendant so i needed to be in a good area that i could walk at night in from work, and up to today i havent had a problem.
For some reason they allow people to rent the amenities room to throw parties in the amenities room late at night. From my bedroom I can hear every word to every song that is played. I called the marq after hours office and she told me to call the police if I had a problem with it (seriously, thats what she said). So I have to leave my apartment to rent a hotel room for the night so I can sleep. Absurd.Thats the kind of service you should expect from the office here. Dont shove this on the city police to solve. Stop renting the amenities room out for late night loud parties. You take enough from us in rent already. Stay away from this place. The location is great but its not worth the headaches.When I asked about the mold that builds up in the kitchen faucet, bathroom sink, bathroom faucet, toilet, and shower, I was told to just perform regular maintenance to keep it to a minimum. So. Just be sure to wipe the slimy red mold that grows before running your water. Its pretty disgusting to brush your teeth and then see a thick film of slimy mold fall off of your bathroom faucet.On top of all of that, my washer/dryer has been broken for 3 weeks now and the management office has yet to help resolve the issue. Its a complete shit-show at this place.The only reason they get one star is because the maintenance team is awesome.
I lived here for 5 months during training. the leasing office was really helpful, the gym facilities were small but always clean, and everything was as expected. My only problem is the lack of community activities that you find at many other apartment complexes in the city
We moved here about a month ago and we love the place! After reading some of the reviews I was a little skeptical but none of these things have panned out to be true. The office staff is friendly, the courtyard is nice for pet owners to take their pets out, my apartment was ready when they said it would be, parking hasnt been a problem, and having the option to pay rent online is a plus. The fitness center is nice and the location is great. We are always walking to restaurants, bars, and shops. It is in the middle of the city and, just like any other city, if you are careful and aware of your surroundings you will be fine.
I frequently visit my fiance, who has lived here for almost 3 years. I have dropped my rating from 5 stars to 1 star. It was great when it was Alexander on Ponce. Now, everything is worse under the new management. They are not helpful and not efficient. They frequently lose paperwork. Packages are frequently lost, and the package locker malfunctions constantly. They never answer the phones and when they do, they are unable to answer your question.The management also charges you for things that are due to management or company errors/ faults. For example, a window in my fiances apartment leaked during the rain and grew mold. They charged him for the damages saying he should not have let that happen. A second example is with the new trash valet. My fiance left his trash out when the valet service started, per their instructions. He then received an email the next day that the trash services were delayed and he will be charged for putting out his trash.I do not want him to live here again. I hope anyone else considering this place goes elsewhere.
I lived here for a year and just moved out. I can honestly say, the location is the best part. The building just changed ownership without notice and that caused some complications regarding paying rent and logistical issues. However, Id say the new staff is better and more willing to help you with any problems you are having.There are a few significant factors to consider before moving in any time soon.I lived in building 1, on the Ponce-side. There is construction going on across the street and will be for some time (maybe the better part of 2014) and that naturally comes with traffic congestion. Additionally, there were multiple times that construction continued 24 hours a day. I talked to the leasing office, who said it was my problem, basically. I then tried talking to the construction company; no luck. Then the city of Atlanta who ultimately said, call the cops after 9pm. The problem with that is the company has cop escorts who waive off any patrols reporting to your call. Moot point, so just know that construction in the area could affect your life.On that note, building 1 just had some major pipes burst that caused significant water damage to several apartments. Crews have been there 24/7 cleaning out damaged walls, floors, and ceilings with blowers going all the time. This is temporary and should minimize molding issues, but this is Georgia where humidity will be 100% most of the summer. Now that damage is done. I doubt the likelihood of it being a complete repair.I think I had 3 different tenants living above me during my tenure at Alexander on Ponce. I can say this with confidence because of the noticeable changes in foot patterns over time. Its not that I enjoy noticing these things, but the floors and walls are a little thin. I could lay in bed and hear what my neighbor was watching on tv. I actually went over just to check if he had it abnormally loud, but I couldnt say I played my tv any lower. Just a consideration, and wasnt a deal-breaker for me.In fact, everyone who lives there is particularly friendly and accommodating in that area if you just ask.My last con is nothing to do with the building, per se. But the USPS carrier on that route is an elderly man who isnt the fastest at his job. I had a package tracked to being loaded on his truck and sent out for delivery where it sat for 3 days. I called the post office twice to check into it and they confirmed that it did go out. So if youre having something delivered, I recommend UPS or FedEx.Again, the place is perfect if you enjoy the Midtown life at a reasonable rate (for Midtown), and like being close to public transit. Theres plenty to do nearby and youre basically in the middle of the city. I could make it anywhere I needed to be in 15 minutes by train, car, or foot. Just consider that living here will be somewhat unpleasant until construction is complete.
This is my very first apartment stay in United States. Alexander on Ponce is a great community to live in. Some of the factors that could potentially help someone make a choice to stay here:1. Security: Average. We have RFID access at various locations and parking. Some of the first floor apartments open up to Juniper street and the windows here are just glass - no grills or bars. But, Juniper is a busy street, so this may not be a real issue.2. Facilities - I had to pay an amenity fee of $50 per month. Parking is included in this. You need to pay extra if you need a spot close to the apartment exit doors. When I moved in, the management gave us a washer/dryer unit for $35, but I heard that has been discontinued now (so you will have to rent it separately). Parcel locker is another 25$ (or so) for a year (not monthly!). You get an access code for your package - you can have your package in there for 3 days without being charged. The clubroom is amazing with a pool table, coffee machine, multiple TVs, good sofa and tables and some board games. No pool in this community. Not a full fledged gym, it has all necessary equipment (3 treadmills, bench, weights, bar etc). House has all regular fittings - refrigerator, oven, microwave. Both the buildings have a hangout space with a grill for some weekend time with friends (recently renovated). They also have a pet space and a bike room! And regular community gatherings (food and games!).3. Management and maintenance - I felt the management is very helpful. You can get copies, printouts in the office. They generally respond to maintenance calls in a day. They also respond to urgent maintenance calls in the weekends.4. Location - Midtown is a great place to stay. There is a Sixt rental service in Georgian Terrace next door, Bofa plaza is very close, good restaurants on Peachtree street, multiple Zipcar locations nearby and very close to North Avenue MARTA station. Some other locations nearby: Publix, USPS, Chase bank, Amazon store at Georgia Tech (10 min walk).I had a wonderful stay here.
My lease started 3/2016 it has been a nightmare, so much so I had the Senior Management berate me, by use of name calling!But lets start from the beginning. I was told about my apartment. (They were not going to show me, the carpet needed to be cleaned. ) before I signed the lease I was able to see it.I told the leasing consultant I was disappointed with my last community because they reserved the immediate parking stalls for paying residents ( to park near the door, you would need to pay. the following month of moving into AOP they did the same charge!) I was told by AOP we were getting a clubhouse.... ( at the time they only had 2 outside areas and a gym.. no pool, no office center etc finally 4 months later, the clubhouse.. No one bothered to show me where it was located...) They failed to explain a Amenity fee of $50.00 monthly is applied to my rent. Parcel packages has a charge... The Utilities electric, trash and water... is split. I never paid as high as I am for a house I downsized from, True nickle and dime, it would be better to charge inclusively..THE STAFF... rude and disrespectful..The Senior Management insinuated I am miserable and I project my feelings. ( he also called me non-cooperative) I did not realize when living at Greystars Alexander on Ponce Atlanta GA I would receive a psych-eval! These hateful comments spewed from the fact that I would not re-sign a lease. (before the signing of the lease I asked to rent a washer and dryer-they failed to addendum the washer and dryer. Then ( 8 months later) they asked me to re-sign the lease, I did not see the email Friday or Saturday on Sunday apparently they sent the re-sign lease email, then left a hateful voicemail! I was threatened!!!the employer who accommodated me for the move in- failed to complete the paper-work, then left a voicemail stating that if I did not come to complete the lease they would NOT accept my rent! Now they are threatening to take the Washer and Dryer from my residence. ( i am being charged monthly) I have 5 months left and NOW, NOW its an urgency?!!! I requested to end my lease in July.. Because I could no longer tolerate the fumigating smell of WEED coming from the MAINTENANCE mans apartment.. (The maintenance man among other MANY other employees live in the community which may be why rent has increased $1900 for 2Bedroom) I would love to have a conversation with someone outside their Senior Manager John Paulus who says HE is the only one who will speak to me. (Because he is as high as the chain of command goes!)
Very irresponsible leasing office.I called them THREE times for my package and they told me no package for me. So I had to talk to seller, dispute with my credit card and buy another one online. 3 weeks later when I walked in, they gave me the package. B***S***. If one person said no to me, thats that persons problem. But I called 3 times and talked to different people in leasing office, they told me the same thing and they didnt care. Ridiculous.The window was leaking air. They just put some cheap tape on it. Hilarious. When you moved in, they never told you public wifi password, gym password. They never showed their welcome after you signed the lease. Wonderful business.
My partner and I love living at Alexander on Ponce. We LOVE the location and the in city living. The community was originally built as condos so they are better built. We have met some fabulous people since living here; the community hosts a monthly cocktail gathering in the courtyard. The community has recently updated their courtyards with one having swing beds, meditation pods, and outdoor sofas. The other courtyard has two grills with a putting green and outdoor table tennis. Management is renovating the clubhouse and putting in a rooftop lounge, which overlooks downtown Atlanta. We love our apartment and cant think of living anywhere else.
I am not sure what an appointment means to these people, but my husband and I had an appointment with them and when we got there the agent was not in the office, when the agent finally got to her office, we told her about our appointment and she did not care at all she took forever. They should not give any appointments if they are not Going to respect them. Horrible experience!
It has been close to 6 months since I moved into Marq on Ponce which was known as Alexander on Ponce. It has great amenities and they have an amazing lounge. Its a great place to work and also take a break. The new management CWS has been doing a good job. Special mention for people working/studying at Georgia Tech, it is a 10 minute walk to the campus from the apartment. Its a great place to live with access to all needed places around.
Do anyone know how Big God Is? God is so Big until he can be in all places at the same time. I should know. God showed up for my sister in a 911 situation were she was forced to seek a place to call home ASAP. How about my son saw me google different apartments and making phone calls only to hung up each time to search for another apartment for my sister to see what was available? While the search was going on my son said, mom google in our last name which is Alexander and see what you get. Alexander on Ponce popped up. I placed the call to Alexander on Ponce and my sister received instant Help.WOW! God works in mysterious ways. The staff were simply The Best.Justin, Jennifer, Mark, Jamila, Holver, Natasha, Gilmer and Synethia should have a standing ovation for a Job Well Done. Peace to an Amazing Staff

2022-03-15Hey guys, so here’s the latest scoop on these particular apartments and whom I spoke with regarding leasing availability. Danita was wonderful she was very swift and proficient gave me a lot of detail and wonderful information regarding the property overall, and within the unit. She was very polite while tending to my needs and while showing me around. Do you know how it feels when you walk into a place looking to spend your money and people take forever just to assist you or just have no idea of what they’re talking about and are rude. Well I can assure you that was not the case here! Would I recommend anyone to this place and to speak with who I spoke with? THE ANSWER IS YES.!!!!😅 like I’ve never had such a great experience/great customer service. Thank you so much to Ponce for hiring knowledgeable, equipped, and admirable individuals such as Danita!!! Most of all thank you to Danita for taking your time with me and understanding my wants and needs.

2022-02-13Can’t wait to make Marq on Ponce my home! A huge thank you to Ora the property manager for making this process so seamless & stress less. I needed to find a new apartment ASAP. I called and went in for a tour recently and because of Ora’s outstanding customer service skills I applied that same day. She helped me find the perfect place and showed me all the great amenities that Marq has to offer. Ora definitely understood the assignment!!!

2022-06-17As a long time resident I will share that I have had my share of maintenance issues. I did want to recognize a member of the maintenance staff, Daniel. Since his arrival he has consistently displayed exemplary service. He is quick to respond and communicate to both emergency and non emergency issues. He always displays genuine concern and also recognizes the sense of urgency that can exist with maintenance concerns.He has been a very welcome and much needed addition to the maintenance staff here. He has played a large part in the positive perception I currently have towards maintenance at Marq. He is an excellent ambassador for the Marq as well as CWS. His service is greatly appreciated as well as the value he brings to leasing an apartment here.

2022-03-15I would like to thank Ora and the staff at Marq on Ponce for an amazing experience so far. I have been here for 6 weeks now and everyone in the office and maintenance team have been extremely helpful. The move-in process was very seamless. This was greatly appreciated because moving in general is akin to a root canal. I also had a small electrical outlet problem recently that the maintenance staff had fixed within 3 hours of reporting the issue.I cannot recommend Marq on Ponce enough.

2022-02-12Moving from NY and having toured multiple buildings in Atlanta marq on ponce by far offers the most space and value. The staff also truly cares and is so helpful if you has any issues from Elton on Maintenance to Ora the property manager. They will do everything in their power to help you. The rest of the leasing staff is also so friendly and thoughtful. And although the crime in the city has gone up, whereas other apartment buildings had been affected Marq on Ponce has had no issues and continues to feel safe and secure.

2021-12-31Ive been living at Marq on Ponce for over 2 years, its been very good to me. Ive lived in both buildings and Ive seen improvement in the last few months with less homeless, more security, and more communication from our management. Hoping 2022 we continue to see improvements for Marq on Ponce as it has the potential to be one of the best communities in Midtown.

2021-12-27I absolutely love this place!! From the application & approval process to the day I moved in it’s been a smooth process. The management here is one of the best that I have encountered. They’re efficient and so pleasant. Even the maintenance guy Daniel, helped me when I got here. I had a few things that I needed help with in my new place & he went out of his way to assist me. He stayed until the job was done, even though his shift had already ended. I can’t thank you guys enough!!

2021-11-22I moved into Marq on Ponce apartment complex a few months ago and I love this complex. It’s right in the middle of Midtown which is very convenient. And I love the new management here. The property manager, Ora is an awesome individual and she is very professional along with her staff. Ora and her staff acts quickly in addressing any concerns I may have.I will recommend this apartment to anyone it’s a great place to live.
