I lived here for 21 months (March 2018 - December 2019). Would recommend.Move in process was easy, seamless, and professional. Unit was very clean after moving in. No pests. Only saw 1 bug the entire time I lived here. Maintenance always fixed my problem within 24 hours. Relatively safe, lots of families living here, leasing office is responsive and helpful.Sunny at the leasing office lived in the same building as me, which was comforting—if we had any problems, she would be quick to address them.Move out was easy too. All charges were reasonable. Plus I had to move into a new place last minute, and with ONE day before move-in at my new place, I called Estates and Cindy was a life saver!! She was SUPER helpful and accommodating to get my account cleared, rental history verified, etc.
Terrible experience and very bad impression for first time living in apartments!! PLEASE READ if you are considering living here. In this review I mention someone trying to break in so read entirely! For starters, I never ever leave reviews, but my experience living here was so unwelcoming and unprofessional that I feel it is imperative to leave a review and warn others. My sister and I was scheduled to move in to our very first apartment in august 2020, leading up to our move in day the leasing office kept begging us to sign our lease. We were not going to sign until we saw our exact unit that was prepared for us. They kept stalling and saying the unit was not ready for weeks. Finally the week of we asked to see again if before signing the lease and they still said it wasn’t ready!!! The DAY before move in. We started getting concerned because they have been begging us to sign, but wouldn’t show so I assume something was definitely wrong with that unit and they were trying to trap us. Thank God we were smart and would not allow it so we told them we would come back tomorrow (move in day) see our unit, then sign the lease and pay online. The day of our move in the leasing office agent name Betty(so rude and unprofessional) left a voicemail ONE HOUR before we were heading there with our uhaul and told us we can’t move in that day because our unit was “still not ready” LADY It’s move in day, y’all had an entire month and you begged me to sign a lease.. she was not empathetic at all, just repeated “sorry it’s just not ready”. We were so angry and upset and demanded management. How can you be so unprofessional to tell someone they can’t move in one hour before their move in day and not even offer a different unit or money or anything considering we already paid for uhaul service, movers and other things to prepare to move in THAT day.We demanded management and they found us a different unit that was the exact same, just on a different level.throughout living here, I had maintenance requests and they were so slow!!! I always had to put in a work order twice after a week of waiting just for them to come. Ridiculous.******* HERE IS THE MOST IMPORTANT PART OF THIS REVIEW. ***** BEWAREIn November 2020, we had someone try to break into our apartment 3 days in a row! The first night it happened, I called and Betty clearly stated “there was nothing they can do” .. Are you serious!?? There is nothing you can do to protect your residents or feel any type of empathy.. We literally had to keep calling the cops and having family stay over with guns because they wouldn’t help us. It got so bad with the leasing office not helping that the police suggested that we demanded to get the hell out of that lease which is exactly what we did. They didn’t even alert 🚨 the neighbors or community that someone dangerous has been reported and to be on the look out. They wanted to protect their reputation so bad that they were willing to keep this a secret. BOTH doors front & balcony were completely damaged! Please be careful if you are a female, they said this never happened before which I do believe, however whoever was trying to get to my sister and I could be a resident, maintenance member or a stalker nearby that’s watching people. Or it could have just been someone following us specifically, but this was NOT a robbery situation. We were on the third floor in the very front of the neighborhood, no one is going to rob a third level. It could be kidnapping or sex trafficking. We don’t know and sure was not gonna stay there long enough to find out. Our safety was compromised and the leasing office did absolutely nothing to help. Very disappointed b/c all of the agents in there are females themselves!!Also BEAWARE there are no cameras anywhere so in this situation where cameras could have helped us catch this person; there were noneThis was very traumatic to have to go through that as first time living on our own. We are much safer now and hope you will be too.If you do consider living here ask for SUNNY, so nice & sweet.
The staff are kind and great, and my experience living here was on the whole good. I took off two stars for the following reasons:Apartment price is so high, but the gate never works or is wide open.I didnt realize why my apartment rent was a bit cheaper relative to other units until I moved in. The AC fans outside the room were SO loud that I had to wear ear plugs to sleep, and that was a pain. Also, the apartment was prone to mold and mildew even though I kept cleaning and wiping. Right now I am in another apartment, and I have no issues with mold or mildew. If I didnt use the dishwasher, it would fill up with sewage water and would stink up the dishwasher. I was told to keep running the dishwasher, but why would I run the dishwasher and waste electricity and water? Also, why would I let sewage water be cycled through my dishes? The idea was preposterous, and I opted to not use the dishwasher and disconnect it from the sink.Otherwise, maintenance was usually taken care of in a timely manner except in the last two months before I moved out. My ceiling kept dripping water, and I sent multiple videos to the leasing office and the maintenance. They repainted over the mold and said that they fixed the issue, but it kept dripping water from the ceiling. When I kept reporting the leak, no one contacted from the leasing office, and the issue that I reported in the work order kept being resolved without actually being resolved. Finally, I talked to Sunny, who was kind and responsive and apologetic that no one had reached out to me about how this issue will be taken care of. I was told that they would come fix the ceiling. No one fixed it, and I lived with a leaky ceiling and a bucket in the middle of my room for two months before I moved out. For the high price that I paid for rent, I think that the apartment should have compensated me for my inconvenience or at least reached out to me to apologize that they were just going to wait it out. The negligence of the maintenance even after multiple submissions of leaky ceiling really left a bad taste about the management of this apartment.Think twice about renting an apartment that seems to be cheaper than other units. Its not worth the hassle.
My husband and I love living in our apartment. Every morning and evening you can see neighbors walking their dogs along the sidewalk and through the wooded path. It is a safe and quiet community. We like playing tennis and it has always been open and available when we choose to play. The leasing staff is amazing and maintenance is always quick. Sunny is one of the reasons we wanted to live here. She is kind, caring, and someone we felt we could trust from the moment we met her during our first visit to tour the property. It has been 9 months so far and we recommend this place to our family and friends!
I have been living here for a few months now, and have had a good experience so far. The staff are kind and the environment is family friendly. The apartment was clean enough and did not have any difficulty settling. The rent is a bit higher than I expected, given that no utility is included, but could not find cheaper options in this area. The trash removal is sometimes late, but it is not a big deal.
The Estates is a great place to call home! My apartment is spacious, updated with nice appliances, and has more closets/storage than I need. Also, the staff is very friendly and helpful. Whenever I have an issue, which is rare, the staff gets right on resolving it. The grounds are kept nice and clean. Also, there is valet trash which is convenient. I really like having the tennis courts, pool, bark park for my dog, and the gym really comes in handy. Its rarely packed when I go in there, and I always feel like theres plenty of equipment for my needs. The location is convenient (close to I-85, restaurants, shopping, malls, bars, etc). Ive lived here for about 6 months and havent had a single complaint. Highly recommend!
HORRIBLE MANAGEMENT!! DO NOT MOVE HERE ‼️‼️ It is NOT a luxury apartment complex. THERES MOLD in the windows, there’s bugs, the paint is chipping off the sinks. Kitchen cabinets are broken and not placed correctly. EVERYTHING, LOOKS HALF DONE. And is falling apart. THEY are quick to charge and try to get money from you but ain’t quick to show up when you request maintenance. They are unprofessional. PLEASE SAVE YOUR TIME AND MONEY!!!!!!
Old Apartment, Terrible Management, Terrible Maintenance. If youre looking for a clean and well maintained apartment, this apartment is absolutely not the place for you. Never trust old reviews, see recent reviews. This apartment is getting worse and worse. The maintenance team is completely incapable of maintaining this old apartment, and the management team has no intention of solving any problems. They just wait for the tenant to give up and stop complaining. When I moved into this apartment, the carpet was full of cat hair and dust. I asked the office to replace the carpet, but they refused. They said it was normal. I had to vacuum 5 times a day, and the cat hair is still coming out. I wonder where they spend the pet fee they charge. Also, there is a lot of weird noise from the plumbing and appliances in this old apartment. This noise has been bothering me all day and sometimes wakes me up. It is driving me crazy everyday. But maintenance team insisted it was normal sound until I showed them the video. Even though I kept complaining several times and the office recognized the noises, they didnt fix any problems for over 5 months, and they didnt give me any feedback. In the end, I asked to cancel the apartment contract, but they refused even that request. This apartment is kind of like a trap. I hope you stay away from this terrible apartment. Also, there are no restrictions on smoking in this apartment. Many people smoke on their patios. If you dont want to smell cigarette smoke or marijuana, your windows should always be closed.Of course, cockroaches are a bonus. At least once a week, you may encounter cockroaches in the middle of your room.
Reeking marijuana smell in my main bathroom. I was told to call the courtesy officer and who does absolutely nothing and now can’t even get a hold of him. They tried to tell me it was the carpets when it’s clearly coming from the bathroom through the pipes. They say they care but haven’t done anything to fix the problem. They lied about sending out an email to the whole building and putting up fliers on everybody’s doors. It smells SO bad. I can’t even use the bathroom. Please, I am begging you to fix this problem.
I lived in a one bedroom apartment at the Estates at Crossroads for 2 years (summer 2016- summer 2018). My rent in 2 years only increased maybe 75 dollars. The only reason I decided to move is because I wanted more space and the 2 bedroom rate was more than I could afford at the time. Here are some positives and negatives about the complex based on my 2 year experience.Positives:-Well maintained grounds-Friendly office staff (They get to know you by face/name.)-quiet neighborhood-nice and clean amenities-close to every store and restaurant you can imagine-gates work at least 90 percent of the time-little to no pests (I always spray my own pest control. I use Ortho home defense. It works really well.)-courtesy officer visible at night-quick maintenance-great staff to resident communication-valet trash gets picked up (just follow the trash pick up rules)Negatives:-There was a short span of time where car break-ins occurred. The staff did notify residents whenever incidents did occur so that we would be alerted. The strand of car break ins happened for maybe 1 week during the 2 years I lived there so it wasnt a habitual issue.-The inside of the apartment could use some touch ups. For example, the paint/paper easily peeled off of the cabinets, desk drawer, etc. (They do have more upgraded apartments but mine was not one.)-Mold frequently grew on my shower walls. Supposedly its just from the shower being wet. I definitely grew up taking showers and have never seen mold grow in a shower before then.Overall I love this complex. I would definitely move here again because the positives definitely outweigh the negatives. When an issue does occur, they will help to fix it if they can. I wish I could have stayed but the prices at the time were way too high for me.
Im a new tenant and so far I LOVE my experience! Everyone at the front office is very friendly and helpful. They ALWAYS answer their phones and are courteous. The complex is very quiet and is kept clean and they answer maintenance requests very quickly! My actual apartment is so nice and I do not have to worry about any pests or aggravating neighbors.
Rude and unprofessional. (MY TOUR EXPERIENCE)If I can even call it that. I scheduled a tour for 2pm. Arrived 15 minutes early. When I was greeted at the door I was stared at as if It’s uncommon for a person to knock. I told the first young lady that I had an appointment. She asked if I could come back at my exact appointed time due to training. No problem.I come back to the door at 2pm the second associate looked at me as well without a greeting waiting for me to tell her what I was at the door for. So I did. She replies that they are still in training and could we reschedule. It’s very irritating because they could’ve told me that the first time. Also, we’re in the midst of this pandemic; so how hard is it to take my id and give me the key to the model for a self guided tour? On top of that I received 8 reminders. 8! How are you not prepared? I’m frustrated but I’m glad it happened because I couldn’t imagine being a tenant with service like that.
Weve lived here for about a year. I can say that this is the first place I live where I have never seen a single roach or any insect in that case. Maintenance fixes issues fast and the guys are nice. I miss the very nice pool and grilling area! I recommend Cindy at the office. Shes always in a good mood and willing to help. On the other hand Sunny, cross your fingers that you catch her on a good day. Or hopefully youre Asian. She showed us the apartment when we decided to move here and was very nice. After moving in, every encounter with her is unpleasing. Shes always so serious and doesnt give you the feeling that she likes to help residents.
I live in The Estates at Crossroads over a year. Convenient transportation (this is a perfect location), a clean environment and above all, a good place to live. I think this place very good to live for Korean people. Because very friendly Korean staff in here. Her name ls Sunny. She is a nice person to everyone. She really try to help for everything. All staffs are really nice to residents. I love this place!
TLDR; The apartment complex is nice, staff is friendly / helpful. Great response time from maintenance, and pest control. Id definitely recommend.PROS: Great apartment complex with great staff. Theyve gone above and beyond to help me out on several occasions. Theyre extremely understanding. I only encountered bugs one time in my unit, and it was taken care of the next time pest control came out. The trash service can be a pro or con based upon what building youre in. In my case I stayed far enough away from the trash compactor to appreciate the service.CONS: Typical apartment complex woes. Sometimes you can hear your neighbors, and the people outside. In my case it was a very rare occurrence. Sometimes the gate is malfunction, and due for a repair but this has been my experience with many gated apartment complexes. This is an apartment complex that shares water throughout the buildings. There isnt a rent drop box thats accessible from outside of the building, this wasnt a problem for me because I have a flexible work schedule but if you have to work during the office hours you may have trouble paying your rent. All in all I would definitely recommend staying here, and I wouldnt have left if I wasnt leaving the state. 5/5 for me!
Its a pretty (expensive) apartment. But without the expensive services. We have roaches, they are under control but we still have them. Our trash ($17 a month) is never picked up. I complained in the morning about it and they said theyd look into it, but nothing got done. I came at night and my trash was still there. There are rules to follow with this valet trash and we follow them, so how come our neighbors get theirs picked up and not ours?! I have left trash bags inside of my house to comply with this rules and yet still there. Customer services is ok if you catch them in a good mood. Im pretty sure I still going to be charged for the valet trash in this upcoming rent, so please come pick up my trash. Thank you!
Best place to live in the Duluth area, very close to everything. The apartments are spectacular you can tell that the community is well taken care of and gives you the feeling of home and security. Id recommend this community to anyone moving to Duluth, ask for Betty Herrera she is great at what she does, easy to work with and proficient. Stayed in constant communication with me making the move-in process pleasant
I lived here 4 years ago and currently looking to move back. When I lived there before, I always had outstanding maintenance responses, any issues I ever had (not many) were take care of right away and it looks like they have kept up the great work (According to recent reviews). This is why Im looking forward to returning.
I have been living here for more than 18 months. Community is decent, and staff is responsive. Rent is a bit on higher side, it is about 10% more than other communities nearby, but unfortunately their services or policies towards residents are not premium.I missed rent payment for the first time recently, and as per management policy, there is a 100$ fee even if you are late by one day. They wont waive it even if its a first time miss. This is the first community I have seen who has such a rule. Even the largest banks in the country waive late fees if you miss your credit card payment first time, but this community wont.I wish they had more empathy towards their residents. Disappointed.Edit: To Brittany (Manager), I was not expecting the management to make an exception towards me. I was commenting against your policy itself. One way to make it fair towards all residents is to edit your policy to something like below.* If resident X has not missed due date even once in the last Y months, then we can waive the fees, else not.* Y can be 6, 12 or 15 months and it will be same for all residents. This way, all residents are treated fairly.Sorry to say, your current policy is far from resident-friendly.
I have been living at the Estates At Crossroads for over a year and have never experience any issues so far. I feel safe at all times, I love the fact I have stainless steel appliances and washer with dryer. I’m happy I chose to reside at the Estates At Crossroads, come and check it out you won’t be disappointed. This is a HONEST REVIEW this is my 2nd year here at the Estates at Crossroads, the schools are great and walking distance to Walmart, Restaurants, etc.
I just renewed my contact because~ I LOVE THIS PLACE!!This place is really nice for the kids. Especially the pool. I having fun with my kids in this summer. All agents are very friendly[Sunny is very helpful.like my big sister ;) ]. And they work quickly.I love this place!!
I’m interested in getting info to rent out these apartments but I’ve been calling since 9:00 am and I’ve been sent to voicemail and have actually been hung up on several times.I understand having low staff, but management, I to manage a company and have trained my employees to be able to handle the traffic flow and be able to at least pick up the phone, write down the name and number and let the a future resident know we will be calling them back.
I gave this rating because I have had a great experience living here. It is convenient to shopping and major roadways. The staff is awesome. The ladies in the office are personable yet professional and the maintenance staff respond to issues in a timely manner. We made a good decision coming here.
I really dislike how unfriendly the ladies are in the this leasing office. My dislike started last year when me and family was at the pool and the leasing office called a police officer to ask us to leave the pool because I had just moved in and was not aware I needed a wrist band. I was so embarrassed. Other people at the pool did not have a wrist band, but the black family had the police called on them.I had to go into the leasing office to inquire about amenities and the lady was so rude.
I currently live here. So let me start with ive been living here for a year now the CSR witch no longer works at that property she was awesome but management no good. I have roaches ive tried everything and called pest control and nothing. No big deal ive got it undercontrol now its been a month since my trash had been pickup we pay for valet trash $17 a month for not to be picked everything in this place is up charged like crazy $1187 for a 1 bedroom apt and my trash cant even get picked up and my car almost got broken in to but if you call the office they dont care unless you Asian apparently idk maybe it has to do that is an Asian community idk really but i think is unfair for the amount of money we pay to take this BS and something so simple and then if you want to renew your contract they want to raise your rent $100 witch is insaine to pay $1200 for a 1 bedroom.Do yourself a favor if you need an apt done go to this place.
Sunny and the entire team are absolutely wonderful. Made the move in process super easy.the complex is also extremely quiet and maintenance was out the very next day after I put in a work order. Sunny will answer any questions you have and help you with process of moving and make it easy for everyone.
If you can afford anything else in the area dont stay here, staff changes often. Home office isnt any help in assisting from entry to complex, Changes to the gate code are made and the residents arent notified. Read the fine print on your lease or if you can afford attorney get one to read it first before you sign anything. Not worth what they are charging.Beware of spiders in doorways and stains the concrete, trash on stairs.I moved here on 10/2/13 for work on a contract for a local company and my contract ends on 4/12/14. Home office charges over 1700.00 to get out of the lease; Leasing Manager had me provide a copy of the contract and my mortgage before I could get the key....
The Estates at Crossroads is an excellent place to live. The Manager, Ms. Thompson is a real gem of a person and does an extraordinarilyjob at keeping the complex beautiful and works well with the tenants. I am very pleased with my decision to move here, and Ms. Thompson plays a major role in why I intend to stay. Beautiful place, great. Staff!!!
UPDATE*Love my place but it seems like they’ve been taking anyone to take up occupancy... I pay too high to be living in a place that has so many loud and sketchy people. There’s been dog poop sitting on the 3rd floor for months and cigarette butts all over the stairs... Do you guys be accepting combine incomes?? Like I said , I pay way to much to be living here.. I pay for a gate remote but yet the gates are always open.. if you’re going to charge so high on rent, you guys need to step it up. Work way too hard to be dealing with ghetto people when I get home.
If i could give a Zero Star i would!Worst apartments i have lived in and i have lives in others that are not “luxury”. The Staff have awful service the new manager is a *****. Our time living there we experienced having RATS and we were on the Top floor! There’s BIG ROACHES! And cars get stolen. Highly DON’T recommend this apartments.
Loud music dont no where its coming from either bldg 13 or 14. I was walking my dog and my poor baby got frightened by loud music coming from the building. I know for sure it was one or the other. On the Google reviews, I agree with the resident about condensation on the Windows, mold and mildew in the bathrooms, AC units dont work have the time. The gate stays open/broke! It use to be luxury living, but its going downhill real fast. Prior management did not condone loud music and trash being placed out in the bins on dates it werent scheduled. Flies are flying around the bins along with bugs! At your door! Ugh!!!!Prior management would send notices out advising residents they must keep loud music to a minimum and keep your area CLEAN especially since you pay for a place to have peace after a long day of work and than to have to come home to loud music disturbing your peace. This new company Fogelman Management good luck!!! They dont seem to care about you spending over $1,400 a month for loud music, broken gates, flies and bug flying around your door because your neighbors dont care!Think my time is up here!Signed,Looking For A New Place
The really good thing about this place is office staff so sweet and cooperative but when it comes to maintenance it’s the worst I’ve ever lived into. I had my bathroom sink clocked up and after 3 days I was told my problem is not emergency nature and staff is busy taking care of urgent nature of complaints before they can fix my sink, finally it was fixed after 8 days.
I strongly recommend the Estates at Crossroads. Not to mention its convenient location (very close to Walmart and H-mart, you can walk there), staffs are really kind and thoughtful. When I moved in, Sunny from the leasing office helped me a lot. I would like to say this place is resident-friendly!
Really comfortable and nice apartment. Its a great place for Koreans to live in. I love estate so much, because it is very nice view, qiete place, and comfortable.Especially, office step Sunny is the best !!As I am a Korean employee, I am more attentive to helping me with my best needs and difficult parts.Im so kind and nice, so I cant help but post a review.Sunny is really nice person. She always try to best. I love it:)

2022-05-02Worst experience touring this apartment. They do not answer any calls so I dropped by and upon arrival, they provided information that contradicted their website. When I asked clarifying questions, the agent had an attitude and suggested both my parent and I misheard her. Took a chance and applied, but agent gave me a call and gave contradicting information about the requirements AGAIN. When I asked to speak to another agent, they were equally as rude. They only want to take your money. Luckily, there are much nicer and more affordable apartments in the area with more presentable model apartments. If you do take the risk, avoid Sunny and Bryan.Update: I contacted the number from their response to my review and still no answer.

2022-03-04The apartment is old. The biggest problem of this apartment is cockroaches. We had a lot of cockroaches.. they have trash valet fees and those guys barely do their job. One time, the guys took all the trash bags outside and left it there for 3 days. The other time trash bags were around the complex. Wouldn’t recommend living here

2022-03-28Sunny, one of the leasing managers was extremely helpful during the application process. She is always attentive and helpful for any issues or questions I have. The apartment is located close to H-Mart, and several parks which is a plus for me. When I open a ticket for repairs, the maintenance team addresses the issue the next day. The apartment complex has a parcel locker for packages which gives me peace of mind for my deliveries.

2022-04-05My experience living here was terrible. I am the sister of Asjee who wrote the long review. It is very true indeed everything she stated. I noticed the leasing office responded to her review of course trying to cover up. So this is in response to the leasing office that responded to my sisters review. The maintenance was very slow, we had to wait and put in double orders. And their response says “it shows you did not allow permission to enter unless someone was home” which they still VIOLATED because the first time the man still entered even though we didn’t answer the door. I work from home so I thought it was my sister so I didn’t bother to come out the room to see. But I heard a mans voice when he left. Again I work from home and my sister told the man that so they knew.. So I’m not sure why there are giving excuses as to why it took so long for maintenance requests. As far as the break in- No you guys did not help. We called multiple times, you also claim to have a courtesy officer on site that lives there which at the time you DID NOT and you made us call him after hours if we had any issues which we did and the number did not work and the recording said “management disabled this line” so again at a time when that courtesy officer could have helped catch the person trying to break in - the number was disabled.. hmm, very odd.. and no you did not hear from us again until I gave you our move our date to terminate the lease because you did nothing to help, so there was no point in communicating until we gave your our date to leave as requested. Also when our door was very damaged from the second attempt of the person trying to break in, maintenance didn’t even come like they said to secure our doors! I guess they “forgot” and came the next day, Again very slow. We should have been top priority!!!! Also be very aware some of these reviews could be bias. for example: Ashley Geiger works here. She is apart of the leasing office, so I guess when my sister left her review, their score went down so now they are making the leasing office agents and workers make reviews... Well here’s mine.Dear Management,Please do not bother writing a fake sincere response to me, I am not interested! You should have gave all this energy when we were actually living there. Thanks, but no thanks.Updated : I’ve added a few photos of the damage the person did to the door so you all can see. This was definitely one of the most traumatizing things I have every bene through. If you wish to live here still after hearing me and my sisters experience please BE SAFE.

2021-12-04Lived here for a year and never had an issue. The grounds were kept clean. I never saw any bugs in my apartment. I stayed on the last row of buildings and it was very quiet back there.

2021-11-18Had to move out of here early for the excessive noise. It was to the point were it was unbearable. All the leasing agent would say was We cant do anything about the noise Corporate agreed to let us move out without any early lease termination penalties. They lied about that and are now charging us $380 dollars in utilities and fees that were already paid for the month of October out of my pocket. This place use to be nice we were paying around 1360 for rent, when the new company took over they raised the rent $600 dollars. They gave us no choice but to move out. Since we had to get their supervisors involved they are now retaliating against us by threatening to send is to collections. Stay away from this place!!!!

2022-04-13They force you to make a “charitable donation” to apply. What in the world does that charity have to do with me applying to an apartment? It was a no after this
