Ive had such a positive living experience at Park! So much so that I actually moved back after relocating to a different part of town for a year. Couldnt ask for a better person to lead me through the leasing experience than Johanna and the quickness with which Harold responds to maintenance requests is unparalleled. So, so happy to be back! If youre thinking about moving, this is the place to be for sure
Unfortunately, I had to revise this review due to events that have occurred since move-in.Initially, the review was accurate, however I have come to find the property only cares about obtaining money from their residents for in any way possible. They also invade your privacy on a monthly basis for any reason they choose. We opted to transfer into a larger apartment on site and upon doing so, we were charged $1000 to replace carpet due to pet damage when we did not have a pet! We even cleaned our carpets at 6 months with the management vendor, however that appears to not matter. The office is run, not by the actual manager, but by the leasing agent whose mother is a regional manager for the management company. Also be aware to log all maintenance request in the online system. If you do not and request to front office, they will not document the information and then charge you for repairs on move-out or in my case, transfer.Review upon initial move-in:Front office staff is amazing!! Not only are they helpful, they 90% of the time answer the phones and are willing to answer all 101 questions you might have. Customer service is at 110% and they definitely care about the tenants. The apartment was exactly as described and the property manager Kaitlyn always steps in for staff when needed. Compared to other places, Park at Kennesaw not only shows pictures of their renovated apartments, but the classic apartments as well. I anticipate a smooth move with no issues.
Our apartment had black mold around the windows, constantly noisy neighbors, and unexpected water and trash charges. The single-pane windows sweat, causing puddles of water inside as well as mold. However, their lease agreement puts this issue on the renter to take care of. The walls are very thin so, you can hear your neighbors and outside noise easily. We were forced to pay for their trash service and water overages that we didnt contribute to. When our lease was up for renewal, they tried to charge us twice as much. We were able to move into a new home that cost us less. This was one of the worst apartments Id ever lived in.
I called several weeks before even arriving to Kennesaw from Miami and Caitlin was the up most professional and help me every step of the way. Im so thankful that the other complex never bothered to answer the phone and led me here. I took my self guided tour yesterday and I am so thrilled to have found my new home here in Georgia.
The apartment complex is very clean, quiet and well-maintained.Having said that, the management practices are extremely predatory. There was no security deposit; instead we paid almost $1000 dollars in non-refundable application fees and non-refundable pet deposits. Monthly charges for “valet trash” (that you can’t opt out of) and pet rent (that was NOT mentioned in the lease) meant monthly payments were almost $100 more than rent quoted in the lease. Upon move out, we are being charged even more to replace the flooring in the unit, due to a small tear in the cheap laminate and stains on the carpet that predated our move-in (admittedly, we didn’t catch it on our move-in checklist). If you can, stay away from all BH Management properties.
I stopped by to tour an apartment today. Although it was raining, Taylor gladly showed me photos of the apartment on her computer and provided me with a floor plan. I was also impressed with their pool - its open year round and well maintained. Ill be coming back to tour as soon as the weather is better!
I went for a tour about 3 months ago and was really serious about moving here. The lady who showed me around was very nice and helpful. The apartment was lovely and it was now the number one apartment on my list. However I had to put my move on hold because I didn’t want to move while corona had just came about.Recently, I have been calling almost every day (if not every day then it’s been every other day) and no one EVER answers. I am not able to stop by in person because I am out of state, but it shouldn’t even have to be like that, where I have to be there in person in order to speak with someone. I am getting very iffy about moving here because if I ever was to have an issue, would anybody be there or call me back if I have a problem or question. And I won’t be moving here if I can’t get a call back or my questions answered.
If you are searching for a new apartment please dont select Park at Kennesaw, 2250 Ellison Lakes Dr, Kennesaw, GA30152. They are dangerous people. Financially you will be a loser. They dont maintain the apartment. They will charge you a huge amount while leasing out for minor cleaning issues and damage.
We have lived here for about a month or so and have really enjoyed our cozy, 1 bedroom on the terrace level. Our backdoor leads out to a beautiful patch of forest that helps keep our electric at 100$ a month. They are Dog friendly and even have a small dog park for our active Manchester Terrier. Huge pool, stainless appliances and wood colored new vinyl floors , beautiful 8 inch custom crown trim work and baseboards as well. If we werent planning on buying next summer I told my wife we would stay here forever! Great place for seniors and younger couples work Dogs and or Kids.
Front office staff is incredible. Theyve helped me through numerous situations and have always gone above and beyond to make things right. Maintenance staff is also great, especially Howard. My A/C went out 3 times once summer came around and they spent hours and hours each day replacing and fixing until it was right. The whole complex is clean and most people are pretty nice. Apartments are spacious and rarely do appliances break. Only had ants once, but that was fixed within a day.Only complaints: Pool isnt clean, had people get sick from going there last year and it always has leaves and bugs in it. The grill is a little sketchy, used to have to light it with a hand lighter instead of using the broken grill lighter button which can be dangerous.Great place!
Very nice community to live in, meets my expectation for safety, the grounds are well kept and great location. The office staff (Avis, Taylor) are prompt, professional and friendly. As for maintenance (Gerald, Harold) they’re exceptional, responding to service requests with a sense of urgency and provides feedback on the status of the work order. My stay has been quite comfortable!
Without warning they just took away the opportunity to pay rent at the office and refuse to provide an address where checks can be mailed. The want us to pay through their website which carries a $36 service fee. So, my rent has effectively just gone up after the lease had already been negotiated. So dishonest. --- after mgt response --- Thanks for your response. I was informed by your office that the only way to pay online with no service fee is if I provide you with my bank information. NO. Debit card and credit card payments get a fee, and you provide no way to pay by check. I doubt that you would be willing to give me your bank information.
I have been here for 3 years. I dont deal with the front office that much but most of the times when I had to interact with them. They were rude nasty and mean. They have had several staff changes none being any nicer. I have nothing good to say about this place but it is quiet. My issue is the customer service and the rude the of the staff.
Good luck trying to get any sort of issue resolved in a timely manner. The communication with the front office is terrible. Do not expect to have specific inquiries addressed timely, or ever for that matter. As for scheduling inspections, this is impossible, they will let you know that they can make it just a few hours before. If you cant be there, it is your problem.
Edit: In response to their response,I have 3 unreaded emails in with them currently. Everything the say is a lie. Amazed at the audacity. They sent a bill out 17 days after move out saying I owed the amount in full within 30 days of move out.Original review:By far the worst move out experience. No communication. They would not do a walk through with me. I left paper towels and a couple half empty cleaning spray bottles on the counter and they charged me for leaving trash. Emailed over what is due 3 weeks after move out. In the email they explain I have 30 days from move out to pay or it is going to a debt collectors. That’s right. I have 9 days to pay because they took their sweet little time sending over what was due.The main reason I am writing this today, 25 days after move out, I received a letter from the debt collector today. That’s right. They put my account into collections not even 30 days after move out.Abusive apartment. Do not move in. Do not move here. There are so many better places in kennesaw, I have been to quite a few.
So typically i don’t leave reviews but this has to be said. all these reviews that you see below are true. people leaving 5 stars initially because the move in process was good. people were nice when you moved in. no issues there. but the real problem is when you move out. i’ll save you the scroll of looking through all the reviews but that’s what it is. just like everyone said below my review: they have poorly made windows which they make you sign an agreement stating that it’s on you. the windows are made so poorly that they create mold on the seal. the same thing with the bathroom tub as well. not to mention that they literally charge you to replace the carpet. you could have someone professionally clean the carpet and they still charge you. i’m not going to lie everything up until move out was pretty decent and we had nothing negative to say but now after moving out this place is horrible. they ask for more reviews as well from the current residents to counter act all the one star reviews
I Just signed a new lease, for my second year. I can only say that the service I have received from the management office and the maintence crew has been stellar. They are all my favorite “ps” polite, professional and patient. No matter how many questions I have they always seem happy when assisting me. Maintence is fast and friendly. I had a horrific experience with a furniture delivery. The entire management team was here in minutes. They were thorough, and professional, yet concerned for me.I love my apartment and how quiet and clean the grounds are.I am looking forward to the next year. Thank you Parks @Kennesaw
Park at Kennesaw is a nice, safe, pet-friendly, and well-maintained apartment community that we have called home for the past 9 months. We had originally moved into our apartment on a short-term 3-month lease expecting to find and purchase a home in the area and move quickly. Well, plans change and we decided to build instead of buy an existing home. Our apartment is a modern, spacious 2-bedroom on the ground floor next to one of several doggie poopy pouch stations located throughout the community. This has been very helpful since we don’t have our own fenced in backyard right now. Management and maintenance is top notch. Management is always friendly, helpful and responsive with our concerns. Maintenance is also friendly and takes care of any issues promptly. I am a tennis and pickleball fanatic, so it helps that we have a court to practice on. The gym is also nicely equipped for those rainy cold days where outside sports are not feasible. Couldn’t ask for a better place to call home and would highly recommend this community.
Had some issues in the beginning just fue to personal credit. But the manager, Caitlin Stancourt, called me back the next day and got me moved in with a little help with getting a guarantor on the application. Very nice staff everything went smoothly and I was literally moved in within 36 hours .Grounds are kept very nice and neat .Big pool area . Nice workout facility, not the biggest but nice. Seems like a great place to live. All new stainless steel appliances and new cabinets. Look forward to staying here for the next 8 months and maybe longer.
I wouldnt move here again. Mold is an issue here. The windows sweat really bad (they wont change the windows to a double panel window to stop it, they make it the residents responsibility) and the bath tubs are not leveled causing mold to grow in the bath tubs around the caulking. You also get billed $5 for getting billed. It looks pretty but too many problems. I have heard from numerous other people moving out that they try and ask for more money to replace the carpet even with no damage to the carpet. (they are trying to renovate the places and remove carpet so I believe this is why they are asking for more money)UPDATE: I have alerted the front office of fungus in the dishwasher. I have also told them of a fungal smell coming from the sink. I tried cleaning this multiple times to get the problem to go away and it wouldnt. So naturally I put a work order in to get the arm of the dishwasher replaced due to the fungus and to look at the sink. They left a note saying dishwasher needs to be cleaned.I see they sent something to me about getting things fixed. The front office ignored it. This response from owner is to make others feel like they care.
Unfortunately, I had to revise my review. Before transferring to our new home, my wife and I took our time to ensure the apartment we moved from was as in close to new condition as possible. We got a professional cleaner and had the apartment cleaned. We asked for a pre move-out inspection, another inspection, and pre-final inspection to ensure we repaired and handled the apartment appropriately. To our dismay, irrespective of the good faith measures taken, we were still charged $1000 to replace carpet for the entire apartment due to pet damage. Problem is, we didnt have a pet and if we did, how would pet damage only occur in a designated spot. Pictures demonstrated the carpet was coming out from under the wall in the dining area in one spot, however a subsequent picture showed the carpet pulled up creating a second spot. We spoke to property management and eventually ended up speaking with the regional manager who, before even receiving documentation of support, told us we are responsible for the repairs. We even called the vendor, showed pictures and were told there was warranty for manufacturer defects. That didnt matter however and this information was politely dismissed by the regional manager. When we received the invoice, only 2 rooms had been replaced and the move-out inspection document falsified. I am waiting to hear back from corporate and offered to pay half of the cost in a good faith effort to not have issues for the remainder of the lease I have just signed when transferring. Which by the way...I paid $400 to do.Original review:I moved into a 2 bed 2 bath apartment at Park at Kennesaw January of this year with ease and no problems. After marriage, we needed to expand. Without question, the manager (Caitlyn) willing advised us of transfer process and the assistant manager (Avis) assisted us by showing and transferring us into that apartment. The leasing agent (Taylor) is always in tune with the the property managers and worked closely with them both to ensure all paperwork, pricing, and fees were in order.Park at Kennesaw is a very quiet and peaceful community. Maintenance is always on point! We were lucky to be able to transfer apartments this easily and it felt good to be acknowledged as great tenants. They follow the rules and as long as you follow them and provide proof of situations, they are always willing to work with you. We are proud to be apart of the Park at Kennesaw family!

Stay Away! #CaitlinOut My lease ends in July, if the leasing of management is still the same, I am moving out! There are so many other beautiful apartments like the Park in Kennesaw with people who are not like CAITLIN A. STANCOURT. Never been late and missed a rent payment. So this isnt about money! Its about CAITLIN A. STANCOURT and her awful customer service! As a resident I should feel respected and appreciated by management BUT that is not the case here. Beautiful apartments BUT the minute you hear CAITLIN A. STANCOURT as Manager. Find another place PLEASE!
If I could give this place 0 stars I would. The front office is lazy as anything, they refuse to clean the pool (they finally decided to fix the pool during the middle of the summer when everyone was trying to go), they illegally charged my roommate for his service dog, and they charged us $450 for the dog pooping once in one area we forgot to clean up. The people at the front office are rude and are not helpful at all and the maintenance men walk into your apartment unannounced and without the 24 hour heads up required by law. This is hands down the worst complex in Kennesaw. DO NOT RENT HERE!!

2022-05-25Everything was fast and easy. Once I got approved I got a call to schedule my move in date, once I did that I signed my lease and for my keys. The complex is neat as well as the apartments. I even got a welcome note with a nice plug in

2022-06-04Been here since 2018 and this is my last year here so I can buy a house. Its a great apartment complex as far as customer service. However, the parking is very very bad. The apartment buildings are one and two bedroom combined so when two bed rooms have 4 cars a household, the one bedroom tenants have to park 3 or 4 buildings down and walk a half a mile home. If you come home past 7pm, be prepared to park far away from your apartment.Don’t rent out apartment 524 because you’ll never get to use the balcony. The tree grows onto the balcony so you’ll be dealing with pollen, bird droppings, dust, spider webs, and other bugs.If I had to rate from 1-10, I would give it a 5.

But the huge downside is, you pay extra for valet trash, just so they can pick and chose when they take it.If they don’t take it, then your trash bin stays outside all day, and if there is a second bag, we’ll good luck they’re definitely not taking it then….Front desk says make sure the bags are tied up and in the bin. Still doesn’t make a difference.I hate leaving trash out there because of animals and bugs but clearly they don’t mind that.Maintenance is amazing. Very kind.Staff is kind.But yeah you’re definitely paying extra for trash services they may or may not take.

2021-03-19I havent always had the best of experiences with apartments. I can honestly say that Park at Kennesaw is the quietest, least bug infested, most functional apartment complex with the absolute best team Ive encountered to date (and Ive lived in my fair share of properties). Johanna is super refreshing and always professional. Harold and Gerald are maintenance magicians who are not only extremely amiable but have been known to resolve requests within minutes. The entire team is amazing and always looking for innovative ways to engage the community. You can tell that they care about all of their residents (including the four-legged ones)! While always the case, but especially in a year that brought us covid, where you live matters.

2021-03-22Do not even apply for this place. The staff is very shady and they will find every possible way to deny your application. There is a $250 dollar application/admin fee that is non refundable. Denials aren’t all based off credit. They will find a random reason. Stay away.

2021-03-10I am thrilled with this team! Never have I ever seen a complex management so involved in the property. I frequently see the girls in the office walking the property checking on items and waving to everyone. SO FRIENDLY. I can always ask the maint guys for help and they assist so quickly.
