DO NOT LIVE HERE!!!!!!!!!!!!!!!!!!! (LONG READ)Ive been a resident of Park Valley Since May 2019. It has been a drag since the day I moved in, but for financial reasons, it was my best option. Lets get started. Not only are requests delayed in completion, most arent completed at all. In my previous unit, I sat with a hole in my ceiling for 4 months (sent multiple requests to be fixed), the faucet on the tub was broken consistently (sent multiple requests to be fixed), there was a beehive that took two months to be found and there were so many bees found in my home. I, also, had to fight clouds of bees in order to enter my home (made multiple requests to be completed). I sat with mold in my home for a week ( made multiple requests to be fixed). In my current unit that I moved into in April, I moved without a working mailbox. I made it known that mail delivery was how I was paid by my second job and I was informed that they would be fixed soon. May 17th, we were still without working mailboxes and I went to the USPS mail center to receive mail and found out that the mail center was returning mail from PARK VALLEY residents to their original senders due to mailboxes STILL being broke and there being failed, lazy communication between PARK VALLEY management and the post office. I called, complained and that was the day we were officially notified about the mailboxes, where to pick up the mail, what DAY we could pick up the mail from the post office and that they would be fixed soon. Mind you this was NOT the first time mailboxes had been broken. Fast forward to June 10th. We were STILL without mailboxes and this was also the day that i found that USPS would not be holding our mail going forward. Again, information that was NOT sent to residents without mailboxes. I called, complained yet AGAIN and was notified that mailboxes would be shipped at the end of july and fixed by early august and that I should get a P.O. box/alternative mailing source. by this point, Id made it clear that without payment from my second job, I could not afford the rent. Due to the inconsistency and lack of communication, I went without thousands of dollars to pay for not only rent, but other bills that were associated with the payment of my second job. There was no help and there were no alternative options presented to residents who couldnt afford alternative services, didnt have access to their important documents through mail etc...the treatment was absolutely DISGUSTING. Fast forward to the end of august, Mailboxes were finally fixed. We, ILLEGALLY, sat without mailboxes and access to our mail for 4 months. On August 22nd, i made a complaint about my front door being broken. My front door was unlocked for 2 1/2 weeks because requests made to fix them went unanswered. the GATED COMMUNITY consistently has an open gate for without any notification sent to its residents. Most recently, the gate was open for a month straight. I asked why there was no communication about it and was told if people ask us well tell them. lastly there is mold in my apt AGAIN. Instead of being accountable, theyve evicted people instead of owning up to their wrongs. THEY NEVER ANSWER THE PHONE, lie about when the property manager is/isnt available and its just out of line. Ive tried on multiple occasions to call corporate, nothing happens. ive tried multiple times to find a resolve, nothing happens. So, I will be taking matters to social media to get results. If that yields nothing, I will be filing a lawsuit. Lawyers are on standby. again, DO NOT LIVE HERE.
My fiance and I have lived here a little over two months now and we’re already second guessing our decision to lease here. When we first stumbled across this community we read many reviews and heard nothing but great things from current residents. After touring a couple times and seeing the new renovations, spacious floor plans, location, etc. we felt like this was definitely a place worth calling home for a year as we finalized our house. Only to sadly realize that everything that glitters is not gold. It wasn’t until we started getting closer to our move in date and moving in that things started to raise concerns about the community and it’s mgmt.1. We pre-leased our apt a month in advance only to arrive at our apt (that was changed at the last minute btw) ON move in day with vendors still resurfacing the tub/shower. We were not able to stay at the apartment for 3 days because of the deadly fumes. We were also instructed not to use the tub area for those 3 days (we only have 1 bathroom). Luckily, it was around the holiday time so we were scheduled to be out town, but that still hindered us from moving our things is and not once did anyone mention compensating us for those three days of inconvenience. Not to mention, our keys were not ready at the time of move in AND when we got them, they were the wrong cut and did not work for our door.2. A week or two after moving in we realized a few things around the apartment were done poorly and/or sloppy & brand new appliances didn’t work (it seems as if they rushed to get the apartment ready even though they had a month to prepare—— and yes our unit was vacant that entire month). We placed several work orders concerning the issues at hand and majority of them have been resolved, however, it took me constantly calling and emailing the office staff/mgmt to even get stuff done. Which eventually got annoying for the both of us... and still is. You can barely get anyone on the phone or a response to your email.3. The breezeways are FILTHY and falling apart (see pictures). It’s actually really embarrassing having guest over. I’ve addressed this concern with management as well as the maintenance supervisor and have only gotten the run around and false promises + excuses as to why they haven’t/ can’t be pressure washed.4. We often have really low water pressure in our building/ apartment & was basically told to just live with it as there’s nothing that can be done because our building “is just like that”.5. We can’t park In front of our building because of the birds that live in the trees and poop all over the cars parked in the parking spots. Not to mention, the car wash on site isn’t on half the time (or broken) for us to even wash the poop off our cars leaving us to pay for weekly car washes.6. I’m giving this community 3 stars because some of the office staff have been very accommodating and understanding with the concerns that have been presented. The staff in the office are kind...however, there are certain staff that never know what’s going on and/or care to be there or address your concerns and it shows. You also have staff that say they are going to do something and they don’t. It’s sad when you can pinpoint as a resident who not to take your concerns up with because you know nothing will be done.7. I’d definitely give maintenance 5 stars. We don’t even bother calling the office with any work orders anymore.We put them in online and someone is usually out the next day taking care of our service issue.Lastly, we weren’t expecting to live an A type property and we also knew not to expect anything grandiose moving to this older community but for the price we’re paying in rent It’s been very disappointing.Overall, I’d say lease wisely. Hopefully your experience will be much better than ours but don’t be fooled.
Apartment complex knew I had rats since October 2021. Literally nothing was done and the rats were pretty much just living in the walls. It’s still a problem til this day I had to just move. No one will provide any contact to corporate or respond to any of your concerns. Please don’t waste your time.
Removing my stars again due to negligence by IRT company and staff. I was charged $225 and could not get my renewal amount in enough time to make a decision on wether or not I could move or resign my lease . That additional amount was never added to my portal and the leasing agent still took my money only to call me back and say she had to return it . The manager only came out on the 3rd time I went to the office to get this rectified . Completely bad business no empathy from the staff and has left a sour taste in my mouth . No response yet from them. She told me they “where a lot of hands on the Situation “ but no one did there job to charge me on my portal/ ledger but could still charge me based of an email.. BAD BUSINESS BAD BUSINESS .
My husband and I were residents of Park Valley for a year.The absolute pros of the complex were the office and maintenance staff. Everyone was very helpful and professional - we mostly dealt with Rayvon and Delaney in the office and the maintenance guys were always quick and friendly when we had any requests. It is also a very quiet place, which can be hard to find in apartment living - there were some issues but nothing too crazy or out of the ordinary. Park Valley is really a great location as well, minutes from multiple grocery stores, doctors offices and places to eat. The quick hop on 285 was also super convenient and had you no more than about 20 minutes from everywhere we went. Always felt safe walking my dog alone at night.The cons really came mostly from the physical location itself with so many trees, the breezeways were dirty and the balcony was almost impossible to keep clean from the pollen, leaves, and outside bugs. Animals would get into the ceilings from time to time and we could hear them rooting around at night. We had issues with bugs inside too in the beginning, but that seemed to be resolved with a few rounds of pest control after a few months, and the same goes for neighbors smoking weed in the breezeway. There were some issues with the amount of trash on the grounds in general, but someone came by every morning and picked it up (which is more a reflection of the tenants than the apartments).Overall, I would recommend it to someone as long as they werent expecting a brand new, shiny place to live. Park Valley served us well in our first year in Atlanta and during the quarantine months of the pandemic!
I’ve been here quite some time, and since Rayvon has been in office, she has been tremendously helpful and understanding! She always points me in the right direction with a smile on her face. I’ve seen her growth and she makes the complex worthwhile! I can see her running a high rise in buckhead or her own company they way she handles business at park valley.
I worked with Anair, the leasing agent in the office who showed me an apartment and worked fastidiously to get me approved and moved in by the following Monday. I really enjoy how quiet this gated community is. Park Valley is a diverse community with plenty of conveniences.Ive only been here a little under a month, but any and all of my maintenance requests have been looked into within 48 hours, if not sooner. The views are amazing and the area is really nice.Im most impressed by the customer service overall and how if I need anything, I know that they will work hard to fulfill all requests.
I have been living here close to 2 years now. I gave the complex 4 stars because the vacuum in the car wash area is usually broken, I have issues with guests calling in at the gate with my code and a few washers/dryers in the laundry center tend to be broken regularly and sometimes I get charged extra on the machines. My maintenance requests are typically handled in a timely manner and I havent had any major issues since living here. Its mostly quiet except for the occasional noisy neighbors. The landscaping is nice and I like the pool and tennis court area.
I did a tour of the property Tuesday with Nicole. She was absolutely amazing!! She answered every question I had and was very patient with me. I can tell she loves what she does. I loved the property as a whole especially the pool and fitness area. I love that the unit has a sun room! This property is great for anyone looking for a nice and quiet area with a staff that is quick to help you when you need them. It was just a little out of my price range, but if the rates change in the future I will definitely make Park Valley Apartments my next home.
Visited a friend a few times. Lost my dog and Delaney helped effortlessly to find it. Also was interested in a 3 bedroom but found out that they didnt have any but Rayvon took the time to give me sister properties as well as some of the apartments in the area information. If it wasnt for that, I would totally lease. The office staff is so friendly and maintenance seems to be on top of things. Steve gave me a car jump when it died. This is the place to live.
These apartments advertise a pool, but never open it!!!!Even before the pandemic, it was excuse after excuse to why they could not open the pool.The latest reason was because on 4th of july someone left trash, sooooo they closed the pool and tennis court and washing machines.do not move here until there staff changes being petty to the entire community.
I have been living here for a year now, and I can say its one of the safest complex in the area. The neighborhood is usually quiet, and everyone sticks to themselves, which is good. The staff is accommodating and knowledgeable about everything. Since I have been here, I cant say I have had a bad experience living here.
Park valley was a great place to live. It was my very first apartment moving from SC to GA at the beginning of COVID around March 19. I really loved my 1bd 1ba. Though it was small, it was the perfect size for a single man. The staffs there are very friendly and welcoming. The whole process of moving in was smooth. Raven made it easy to work with. The only problem I had was the thin walls. Other than that, if you are looking for a nice place in Smyrna. Park valley is a great place to move to.
I have been a resident for three years and I always receive awesome service from the staff team. Rogger is always very helpful and answers all my questions. I must include Nicole as I requested to have out apartment painted, the carpets cleaned, fumigated and my bathtub replaced. All of this done within a week and they always kept me up to date on the entire process. I love living here and would highly recommend to anyone looking for an apt with highly capable staff. Overall everyone that works here is great.
I would certainly recommend this complex. I moved in a few months ago and I truly believe the staff cares about all of us living here. I had a few issues that came up when I first moved in but Delaney, Devyn, and Jessica all helped to take care of me and made me feel like everything was eventually going to work out.The pool is amazing and the gym is a really nice amenity to have. The community is friendly and quiet, so I am happy to be still living here in Smyrna. Thank you also, to the community manager for making my experience here even that much better!
I’ve been living here for about 11 months and i have to acknowledge how much the staff care about the people living at the property. Every time i call they are respectful and do their best to answer my questions. If your looking for a safe place to live with staff that actual care this is a great option!
Ive lived here 2 months. From my vantage point, its pretty quiet and the property manager is cool. Shes new but appears to be fair and knowledgeable. The complex is old. Theyve done renovations, but its the equivalent of putting makeup on a pig. I normally dont write reviews. I typically like to pay my rent and mind my business, but Im being charged bogus fees and dont appreciate it. Maintenance is slow and the office staff may be friendly, but who really benefits from a friendly disposition yet no resolution to your issues.
DO NOT rent here! Maintenance staff and office staff have zero communication between each other. My AC has been broken for 3 weeks now, with no solve insight. Emergency maintenance might as well not exist, unless it falls during business hours. Antonio, the property manager is conveniently always unavailable and refuses to address any situations at hand.
I have lived at Park Valley for over 6 years. I was very worried when Steadfast took over that the quality of customer service would suffer. To my surprise, that same great quality of service is still very much in tact. Kudos to the head of maintenance Marvin and his staff member Taco. They had left for the day but returned to complete my maintenance issue on Good Friday. I had already told the office I would wait until Monday but these gentlemen went above and beyond the call of duty to make sure a resident was taken care of and I appreciate it. Marvin, Taco, Shawn and the entire office staff and manager are truly the best!
Everyone is very accommodating other than Jessica. I’m pregnant and cannot walk to the office because my apartment is in the back. I always call and ask if someone would be able to drop off my package and there’s never an issue. This is the 3rd time she has declined to bring my package and I’m not saying it’s their job. I understand the people who work in the office aren’t delivery drivers. But like I said there was never a problem with anyone else, I think she’s just lazy. (I request all packages to be brought to my front door by the actual delivery drivers). By the time I am able to drive and pick up my package, the office is closed and for some reason they like to close before the actual closing time. Other than that, it’s a nice community and usually quiet.
We recently moved into a newly renovated studio. Its clean, feels safe here, neighborhood is really quite, rent is affordable, traffic is not heavy, gas/grocery/fast food is nearby, I cant complain anything. Office staff is nice too :DUpdate: I am giving 4 stars because of some small issues and concerns. Its been a year since we moved. Havent seen a single roach inside. Pest control (bugs) is good. But during summer near the garbage area there were number of rats at night time saw quite often but I dont care much. Its garbage area placed outside of the gate... what can u expect. I just had some eww moment when I exit out the gate. Had some trouble with ventilation in bathroom because we could smell marijuana and cigarette through vent and it was awful. Vent is really weak that it is almost useless.
***** THE FACADE OF PARK VALLEY *****Park Valley is located in Smyrna, GA off of highway 285, which is such a great location for less than $1000. The apartments are gated and having pretty nice landscaping. The community has a few pools, gym, car wash area, and a laundry facility. Inside the home they offer stainless steel appliances, hard wood floors, and chrome accents. The staff was very nice smiling like the people on Get Out and they are very quick to answer the phones, and they even have refreshments. Wow!! it sounds so sweet..until you begin your actual living experience with Park Valley Apartments.1.They do not fix anything within a reasonable timeframe2. The maintenance men drive the carts like its an impala while also giving you a scary mean mug.3. THE PARKING IS VERY LIMITED !!!4.The gate is broken at least once per month5.The apartment has full wall closets and the doors come off the track twice per month.6. If you live on the first floor you can hear people walk over you, tragic.7. The staff still smile but do not assist/resolve any issues.8. The water is shut off for 5 hours due to a pipe issues every other month.9. Sometimes people waste garbage, so its trash on the ground throughout the apartment community.10. THEY HAVE RATS.11. I submitted a residential survey on the apartments regarding my mailbox and how the manager never followed-up, or fixed my mailbox, which my current key no longer works so I still dont have access.The manager sent me the following email :Kendra,What is your apartment number and mailbox number?********************************************************This is a primary example of this apartment communities professionalism.Well, I have to go to class now but I just wanted to help someone out that may have been considering this apartment community. I lived there 5 yrs under the old management. I never had any problems. They took care of the property and grounds well. I cant say much about the management company who took over around December 2015. The months I was under them they was not too friendly or accommodating. I wasnt too excited about the new maintenance staff neither. Overall great neighborhood and great elementary school.
I recently looked at Park Valley Apartments early this year with Rayvon. She was really nice but she was not very knowledgeable about the complex. Every question I asked her she would respond “I don’t know, I’m new here, I just got hired not too long ago” which is understandable but the best thing to say was “I’m not sure but I can get that answer for you”. But took her time in showing me the complex. Because I left with a lot of unanswered questions it made me not apply so soon. But I called back and spoke to Nicole over the phone and she was VERY informative with the questions I needed answered. So she made me decide to apply. I applied online but my quote had changed and I applied to the 1BR1BA with no washer and dryer hookups for $971. I’m not going to pay all that money for a small 1br with at least no hookups (even tho they have 2 laundry rooms on site to wash your cloths and they take debit cards. That can be expensive) so I talked to my agent and she put me in the 1BR1BA with hookups. I called back the next day after I was approved and I believe I spoke with Ashley. She was very condescending saying my price was $1,098 and they had no history of my quote ever even being $971 and she stated they didn’t even offer that price this year. (Which I see she was unknowledgeable) I had proof in emails and quote letters and she said the apartment I wanted less than 24 hours ago was no longer available because the tenant decided to renew her lease, which I knew was a lie because I WAS ALREADY APPROVED FOR IT so I left it alone. I just cancelled the application and lost $50 but they are sending back my $150 admin fee which I will take. Overall apartments are nice but VERY small, they are expensive due to upgrading them and that’s what you’re paying for. If you do decide to look at these apartments I recommend dealing with Nicole as she was very helpful and informative!!
I love living here. I love my apartment, its at little bit older but well taken care of. Its functional and has these lovely large windows that bring in a lot of light. I have everything I need and I have it at a good price. Neighborhood is nice and neat. Parking is plenty. Staff is sweet and service minded. Thank you for your help with the A/C!
Being a resident of Park Valley has been a great experience. The staff is extremely helpful and it is super easy to pay rent and get maintenance, which is very prompt. Specifically Anair is extremely helpful and responsive - she makes moving in/out stress-free and easy. I would definitely recommend living here.
The best experience ever!!!!!!! I came to look for a 2 bedroom apartment and Nicole was the one that greeted me. She was so amazing, she showed me 2 different apartments and I asked so many questions and she answered them all. Soon as my lease is up, I will be moving there. Thank you again Nicole.
This review is a result of the poor maintenance service that I have received recently at Park Valley Apartments property. My maintenance issue of broken air conditioning has gone without being properly addressed for nearly 3 months now, having to call on average once every two weeks to have my air conditioning fixed and it is quite the inconvenience. I have mentioned this to the leasing staff every time Ive called, and am simply told okay, well we will have maintenance come look at it, without any sort of apology for the inconvenience or acknowledgement of fault on the part of the maintenance staff. I addressed this issue quite politely the first 7 or so times, but now this is ridiculous. I am expected to pay ~$1,000 a month for a less than 600 square feet apartment and cant even get consistently functioning air conditioning. I mention the size because it is obvious my rent is also inclusive of the so-called guaranteed amenities, one of which is air conditioning. I would apologize for my apparent frankness, but sitting in an air-condition lacked apartment is preventing me from cooling off. I have reached out to Steadfast Management properties today about this issue as well. I hope they value residents complaints more than the leasing office does directly.
I have been here for a year and I’ve only had positive things to say. The maintenance team is pretty good, the area is calm and safe and the management was so nice. I’ve been around cobb county and it’s one of the nicer places. Good school assigned. My kids and I will miss living here.
*update*Instead of sending my sister her money back they are blocking her calls. We will be filing a HUD complaint against this company.*original review*Management exhibited a complete lack of responsibility and professionalism. My sister paid her deposit for an apartment that wasn’t ready when she was supposed to move in. She was offered another comparable apartment to the one she desired. Guess what—it wasn’t ready either. When I called and spoke with Rogger he acted like she should have been grateful to accept still another apartment that she did not want (facing the back of the complex, etc.) He tried to pretend he didn’t have a regional manager and that the problems with her move in were a) not his problem and b) not a priority.She’s probably lucky that she experienced this ineptitude before moving in. Stay away!!
So Im going to keep it real; new management has turned this place into a realy cool place to live.No noisy neighbors as much. No bug problems. Very very safe area (I used to live in Brooklyn and Bankhead so come on this area is like mister Rogers neighborhood b)Pool is clean can get crowded with a few kids on super hot days but its not a kiddie apartment with kids running amock. Mostly professionals reside here.This area is pretty hot as in high demand so I expect Rent to increase as the new stadium is being built. Overall a good complex.Only 2 bedroom as well as 1 bedroom units. I like that. Im a dad and I even dont like a bunch of kids running around my hood. Its great if you are into vibrant nice neighborhoods on the rise. Bike trail across Cumberland (a 3 minute walk). Awesome place man.
Maintenance here sucks at an all time high. Ive put in 3 work orders and each has said complete before the issue was ever resolved. Its been 3 months since Ive lived here and Ive had an issue each month. The first issue was when may a/c went out at the end of June. I submitted a work order on Friday but my a/c wasnt repaired until Monday. I called the emergency maintenance line and was given the run around. At the end of July my garbage disposal stopped working. My work order said the issue was resolved on the day my order was submitted but it took over a week before maintenance actually completed it, Here we are at the end of August and I have an issue with my cabinets. I put in a work order on the 28th, the work order says it was completed on the 28th but today is the 30th and the issue still isnt resolved. If you dont mind living at a place where maintenance is terrible then by all means move here.
I dont particularly love living here but its really not bad. My apartment is great. A tiny little studio but its just right for me. And the rent is affordable. Ive had maintenance issues that have taken a few times to fix but the staff was diligent about getting the problem solved. It has a small gym but it has all the equipment I need. The pool is nice and the laundry machines take credit cards which is great. The area is relatively safe and the location in logistical terms is fantastic. Just a short distance to 285. Also less than a mile from publix and just over a mile to Kroger if you prefer Kroger. The only thing I dont like about the location is that there isnt a walmart or target nearby. There is a Krispy Kreme though 😄😄😄 all in all its good for me.
Where do I start Im very excited about the process of moving in from the time I applied till the time I moved in customer service has been excellent friendly office staff clean apartment free of bugs awesome maintenance staff and perfect location if youre looking for an upscale classy totally renovated place to stay dont waste your time looking any further Park Valley is the place you want to be shout out to Jasmine for doing an excellent job moving me in! Also thank you Wendy, Roger and Jessica for being so pleasant!
Do yourself a favor and look elsewhere. I lived here for 3 years. The complex was recently taken over by new management, Steadfast. I preferred the old management when I moved in. Since Steadfast took over, my maintenance requests took over a month to complete. I did not receive my renewal notice until the DAY before it was due! The gate is still broken constantly, but I blame the residents for that. The price of a studio, 610 sq. feet, is going up almost 200.00, due to the new stadium, and the prime location. The new staff is rude, and condescending and dont seem to care about the residents. They also had all of the old staff terminated, and the ones they promised to keep, they then let go as well. They got rid of all the maintenance staff, which explains why maintenance requests take forever, since they are grossly understaffed. If you are going to pay 800.00 + a month, for a studio, with no washer/dryer, (by the way, the laundry machines are often broken, or the laundry room is locked) old/cheap cabinets, popcorn textured ceilings, a broken entry/exit gate, piss-poor maintenance, rude staff, (that is supposed to be in the office as I am typing this, but I can not get anyone to answer the phone) gym equipment that is old and outdated, and is usually not working, oh, and of course, I understand its in a wooded area, but beware, certain apartments have these little millipedes/worms that come up from the dirt during the summer, (infestation!) and thin walls and floor boards, then more power to you. I can not forget, if you must live here, get a top floor apartment. The apartments were built in 1988, they creak!! You will hear everything. We used to call my upstairs neighbor Surfboard because all you hear is him graining on that wood, graining, graining on that wood. The 2 things that kept me here were the previous staff and the previous price. With them gone, and the prices going up, its time for me to mosey along.
DO NOT STAY HERE!!! Management is horrible never responds to messages and is never At the property. They have animals in their roofs. Also have a big mold issue with their buildings and roof leaks. The property is dirty and the buildings aren’t kept up. It is over priced, you can find better pricing and quality in Vinings area. Once again DO NOT MOVE HERE!!!
I’m so upset right now writing this review on my lunch break. I wish I could give them negative stars because I was just lied to. I came to tour a studio apartment this past Sunday with the employee Jessica. I explained to her that I didn’t want to waste time applying because my credit isn’t so great (due to helping family and getting screwed over) she told me to go ahead and apply as long as I don’t have any evictions or negative rental history (which I do not) and also my income is more than 3 times the rent. Today I am told that I was denied due to my credit which pisses me off only because I specifically had this conversation with her and like any good salesman who just are about the business she lied knowing I had this conversation with her and now she’s telling me she never told me this. So now I am out of $50 and now I have to wait for my $150 refund to be mailed from California. This is ridiculous and I feel taken for a fool. But now that I look at the reviews of maintenance issues and rats, maybe it’s not meant for me to be there.At this moment..and hour later, I am still waiting for my email confirmation that my refund has been processed, I need this in writing because they have already proven to be liars
I dont believe what the others are saying until I see it. I use to live here when it was Post Valley in the 90s. I love Smyrna and the area is convenient. Im convinced Park Valley (Steadfast) will be better than Post Properties it was before. I love the new and improve! Although its better for a Smyrna area youre getting the best bang of your money for the area than Vinings, Alpharetta, Dunwoody, etc Smyrna has them beat for the location, price, affordability, schools, flexibility etc... I dont see what the fuss is about, its better to get back to someone than not at all. I say 4 stars bc its home and also many complaints come from troubled tenants
I walked in confused and frustrated, with no hope in sight. However, within minutes of meeting Nicole things cleared up. She was very knowledgeable, and eager to satisfy my needs. I came with a headache and left with a smile. Needless to say, I applied. Thanks Nicole for making the process, much easier.

2022-02-18I have been a resident for 3 plus years & I do not recommend this place. The gate barely works . There are rats in the apartments (I requested maintenance to come out and they didn’t do anything about it) Two of my neighbors has moved out because of this issue. I will be leaving soon! DO NOT MOVE HERE!

2022-01-06If you LOVE noise coming from the unit above you this is the place for you! I moved here in 2019 and have had two stompy upstairs neighbors. The problem is management just acts as if youre just a whiny complaining person instead instead of actually doing something about it. I was also just told that in the renovations, the ones that they are literally charging highway robbery for, that they didnt even reinforce the flooring. The creaking and cracking is terrifyingly loud. I kid you not I have been awoken from my sleep because of it. It always sounds like someone is getting ready to fall through the ceiling. I wish I could post the sound clips I have it is ridiculous. Ive been on Zoom calls and had people stop to ask me what the heck that noise is. The entire leasing staff is apparently no longer here, I dont even know where any of the new people are. Right now I am going on day 10 of my emails not being returned and day 5 of not being able to get someone to answer the phone or call me back. The location is great and my part of the neighborhood is pretty quiet, but if they offered me a million dollars to stay here when my lease is up I wouldnt.

2022-02-02I have been here 3 years and this palace has went down hill. Half the staff has left the gates have been broken for months the outside hallways need painting just looks a mess. I have been having issues with my patio for years no one has yet fixed it 2 contractors have came to look at it but no one has fixed it yet. I am so over this place. Since new mangement took over it has been aweful they charge for everything even stuff you do not use. I pray I move this year I do not see it getting any better.

2022-03-04I suggested to people who looking for apartments Do not stay in this nasty apartment complex, they have bad management in leasing office lazy and do not know the job especially the women manager and apartments extremely nasty and lights hallway they dont replace but they add some bills that not supposed to be in bill plus this apartments smelling weed and cigarettes all over the stairs, trash everywhere, they do not care people live here they care bout money BAD business. Horrible place to live!

2022-05-03Apparently they allow crooks to live here. Shipped an item from our store in Texas an address affiliated with this location and a month later a chargeback was issued. Item was delivered to a post office box on the property, so a resident with a key has to unlock it to retrieve. Probably a dump too seeing how the other reviews are mentioning poor conditions.

2021-02-26FIX THE WASHERS & DRYERS!! THE WASHROOMS ARE DISGUSTING AND THE MACHINES CONTINUE TO TAKE YOUR MONEY OR DO NOT WORK.Much has changed with this property the past few months. Office staff and maintenance are always good,but property quality seems to be going down. The car vacuum and Washing Machines are always broken or out of order and washers don’t give quality washes. The back of the property doesn’t get as much attention as the front. My sidewalks were overgrown for weeks and the halfway clean the shrubs.

2021-08-10Living at Park Valley was an average experience overall. My apartment was updated and nice to live in. No issues with loud neighbors, crime or pests. Work orders were processed fairly quickly. Location was very close to most things you would need (Grocery, gas, solid restaurants).Management was never a big issue, but not extremely helpful either. The amenities were rarely open when they were likely to be used (Gym closed at 6pm and wasnt open in the mornings on weekends; even before/after COVID restrictions were lifted the pool area was locked up with no explanation as to why or when it would be open again). My biggest annoyance is with the move out process - as I got hit with fairly significant fees/cleaning charges with little explanation. Even after requesting to walk through the apartment with someone from the company I was told they wouldnt be able to tell me what I would be charged until I actually moved out and they calculated the final bill.There seemed to be more work being done around the community recently, but most of this seemed to be fixing things like roofing or decks that needed to be replaced anyway. I personally do not think these changes justify the $500/month increase in rent that is currently advertised for my same unit, but this didnt affect my time there as they let me keep my starting rate through the life of my lease (2 years, likely due to COVID).Overall would recommend to someone looking for a quiet community, close to the essentials and I-285. Dont expect to use the amenities and you wont be disappointed with what you get.
