I I met a wonderful Latino lady she gave great customer service she gave me a tour of a two bedroom apartment they have a wonderful tennis court basketball court they have three bedrooms with a fireplace in it and I love the bookshelf the built-in bookshelf also have an exercise room that is the greatest place its like right out of the movies I would love to live there so Im going to do an application and hope that I am so approved the place is spectacular awesome its like fabulous so if I had to live in an apartment that would be the place it has a theater inside of it like movie night you cant beat that if youre going to give your money to apartment complex again that would be the place most apartments do not have all of the places like the movie theater tennis court basketball court they dont have things like that in them this place is like one of a kind and everybody there had a pleasant attitude the wonderful people that is how it should be they did not seem though if they were all about the money it was more like if you decide to come here and stay we welcome you
Ive been living here for almost a year now and it has been truly an experience (not a good one). First and foremost I want to thank Cory for all his help. He has made every effort to help and deal with my concerns! While Ive been here, I put in 4-5 maintenance requests this summer alone because my AC was not cooling. The maintenance staff did not do a good job identifying the overall issue. It took my boyfriend going to the office and complaining on my behalf after the request had been closed. Once he did that they decided to put more effort into figuring out the issue. After several attempts maintenance decided I needed a new AC system (I dont know why it took so long for them to figure this out). They fixed one part and not the other because they were waiting on another part to come in and made matters worse. My apartment was 88-90 degrees (we all know heat rises).While at the office complaining yet again about my air, I asked to speak to the property manager 4 times and he never came out to speak with me regarding my concerns. This is a PROBLEM. When a tenant has a problem, especially one that impacts her health and well being you would think the property manager would be more forthcoming.Another issue I have is the trash situation, our compactor hardly ever works. In the area I live there is only one way in and out and now we have a HUGE dumpster blocking a side where cars travel. Its a safety hazard and very unsightly. The trash issue has been a problem since I moved here.Another issue, this place is surrounded by trees and other greenery. There are spider webs and dead bugs all over the stair cases and in the breeze ways. I was informed that a company is coming to pressure wash the buildings but that has not happened yet. Its gross!Another issue, the mailbox. Although its not their fault our mailboxes were being vandalized, this has been very inconvenient. I had to go to the post office to stand in line for and hour an a half to receive my mail.All in all, for a tenant that pays rent (on time) I do not feel like management is doing all they can to ensure that this living space is adequate. You get what you pay for but this cant be what my money is going towards. I hope these issues are resolved soon.
I have not had air conditioning since December 29th and today is February 24th. I was told they would fix it when the weather was better. AKA once winter is over. Meanwhile its 70+ degrees outside which means its around 80 degrees in our apartment since we are middle floor. I cannot get ahold of anyone about this I just get voicemails cause no one answers the phones.
Water main above us breaks. Floods all 6 apartments in the building.They patch the holes from where the water caved in the ceiling but the water damage on the walls? They spray paint over it to hide it. The back splash in kitchen was exposed to so much water its peeling off the wall still didnt replace it. The kitchen living room dining room, terrace were all flooded.Their flood destroyed our furniture. We said we understand that the main breaking is a freak accident. Were not asking for them to replace the furniture, we simply ask for them to dispose of the couch and chair that their accident destroyed. They told us no. Its not their fault and gave is the number to a junk removal place.Dont live here. Its terrible, grateful for the fact were moving out anyway.People in the office are rude. When maintenance was called about the flood he said hed be there in an hour and a half. Water flooded our home for an hour until we got the fire department to cut off the water.Edit: Its been a weekand they have only patched the ceiling. The place smells like mold. Badly. The carpet has rotted.
I don’t normally post reviews, but me and my roommate’s leasing experience was terrible. It took over a month just to lock something down, and the communication between us and the staff lacked tremendously. It was so hard to get them on the phone and to receive any answers, so we had to go up to the office multiple times in order to speak with someone. When applying, we were switched from multiple different units after being told we’d get a specific one. After finally securing a unit, our move in date was switched around multiple times, and on the day that we picked up our keys, the unit was not even the floor plan we were supposed to be signing for, nor did they have anything else available to offer us other than a refund. This is after setting up all of our policies, utilities, insurance, etc. It took almost 2 whole months just to get an apartment with them and it wasn’t even the correct one. Safe to say that I’m glad we won’t be living here based off of how difficult and unprofessional the application process in itself was. You can find something much nicer for the same prices they offer here anyways.
My whole application process was a fast and smooth transition. I am glad I got Audrina to assist with that process. I been at previous propertys that day had a horrible experience and when I finally came to Rockledge she made me feel very welcomed and was very knowledgeable. I look forward to moving into my new apartment and exploring the walking trails connected to the river..
Don’t ever move here. It’s not a good space to live. No one answers work orders , they break into cars and rob you, management is unprofessional , the worst. The lights bare my work infront my door. I put three tickets in before I fell down the stairs 7 months pregnant.Pools are never clean. Amenities are never open. I moved here fir the movie theater and gym, it’s been closed two years. Raccoons eat your trash can due to the valet trash workers never coming to take out the trash left in front the door. You pay monthly fee for trash valet (it’s not optional).Do yourself a favor and look else where. They broke in my mail box 7 times. I have 7 police reports. The complex says it’s federal and there’s nothing they can do. They do not have cameras on site. My son is in school near by and the bus takes him to and from the complex. That’s why I’m still here. It’s so convenient for my sons school. Next year is his last year. I will be gone.
I got the keys to my new apartment yesterday and so far everything has been great! I’m currently moving out of another apartment in Marietta and Rockledge is sooo much better compared to the other one (I mean, yikes). Destiny walked us through our new apartment and made sure everything was actually clean and ready to go, which is something my last leasing agent didn’t bother to do. I really appreciate that!!
I lived at Rockledge for 3 years. Upon moving out I was charged $200 for what I believe to be normal wear and tear on my carpet. I attempted to refute these claims but they were denied. Its disgusting that carpets arent automatically replaced between tenants when 3 years has passed.Other things I disliked about the complex:Maintenance is a joke. They never fix amenities and you have to beg them to fix things in your apartment.My windows never opened. They were painted shut. Fun when the A/C broke.My A/C was incredibly noisy. Always.They replaced faucets with flow reducing heads and it was virtually impossible to wash dishes in the sink.The only reason I stayed as long as I did is because these apartments are dirt cheap.
Lived here for one year between October 2019 - October 2020. Audrina was super helpful throughout our onboarding process, so that was great! I was pleased with our unit overall. Price was good for what we got and the living space never had any issues during our time here. I liked the flooring throughout, our bathroom was nice, the kitchen appliances were great, and the closet was a nice size. The only major thing was that the sunroom was not insulated (I think it was formerly a porch) so it was obscenely cold in the winter and way too hot in the summer, making the room largely non-functional. The only way it was bearable was if we left the sliding door open to the rest of the apartment, but this would jack our power bill up as it tried to heat/cool that room. The lack of a proper pantry was also frustrating, but not the end of the world.Since I lived here during the start of the pandemic, I should also address their handling of this situation. I think their rent forgiveness (no late fees, longer due date periods, etc) was handled well, though I wish it had lasted a little longer, they stopped in September. The most puzzling choice to me was to only open one pool. This complex has three smaller pools in lieu of one large one, but they only opened one during the summer time and it is impossible to socially distance at one small pool.This applies to any place you rent but is especially true here - READ YOUR LEASE EXTREMELY CAREFULLY. Little things in the wording of the lease seemed deliberately tricky to try and trip you up. For example, I have NEVER seen a lease that does not specify a due date. Our lease only said late on the 4th but never said due on the 3rd. This meant I was forced to pay a late fee because I saw the 4th and quickly assumed that was the due date. My mistake for not reading closer, but it still feels deliberately tricky as any prior lease Ive seen has the due date in bold, not the late date. I also think the amount of time necessary for a letter of termination is unnecessarily long. Despite asking about a 30 day notice in the lease before signing, it ended up being 60 days, which is just another way to try and scoop some more money out due to being an insufficient notice.At the end of the day, we did not personally have any issues with our stay here. As management companies go (I really try to avoid those) I did not have too many bad things to say. Good, quiet lodging in nature, and the direct access to the Chattahoochee nature trail was a big plus. B+
First off, I want to start by saying I was one who read these reviews, and thought surely these were exaggerated comments. These complaints were all legitimate. I am extremely disappointed in the entire staff and apartment at Rockledge.Few things to know:-their pictures are not updated- their team does not get back within a timely manner- you pay for pest control, but you have to request it every time you need it. Bugs are everywhere.- they charge you $50 per utility if you cancel any time before move out date- they do not pay their referral bonus- the apartments are OLD! You can spend the same amount in better apartments.- maintenance department will “fix” the problem, but it’s never a true fix. Had to request to have my AC fixed 7 times in a row when it went out. They would close the ticket out saying it was fixed, but it never was.- split water bills with everyone around- Make sure to read the lease line by line. They will try to get you on every little thing.This was the worst experience I’ve had in my life with an apartment complex, Completely unprofessional. I wish I was able to post pictures. When I moved in, there was mold/mildew in the bathroom, and the ceilings were COVERED in dust. The property manager is incapable of handling her responsibilities. When speaking with her about the issues, she always responded with “I forgot” or “was too busy.” Whoever is her boss, should look into how she manages it. It is poorly run, and if it wasn’t for the location, no one would ever want to deal with her. I truly hope this review helps you understand what terrible of apartment complex this is, and steers you away. This is not worth your time or money!
We’ve been living here for a month and so far it has been a great experience. We had a minor issue with our dryer door not opening upon moving in but that was taken care of as well as our sudden ant infestation. I can sincerely say that maintenance/management has been quick to respond to these issues and have been great overall. I look forward to our continued stay :)UPDATE: We have been here almost a year and my husband doesnt want to renew the lease and im honestly sad lol management and maintenance have always responded promptly to our issues, which is rare to find in other complexes. Bc of covid we didnt get the chance to use many of their amenities, which i was looking forward to. One con is the valet trash removal, there are times where they dont take our trash which is annoying but it doesnt take much to go and throw it away ourselves so its not such a huge issue. The gate to the entrance between the two storage units never consistently works, sometimes its wide open, sometimes one part of the gate is closed, sometimes both are closed, and sometimes the bar doesnt go up lol Those arent super deal breakers but it can get annoying. Overall i have enjoyed my stay here. Cory is always quick to reply and was helpful and patient during the application process
First I would like to say that this has been the very best experience have ever encountered due to a very amazing set up they have. Lindsay Roman was my leasing agent and when i tell you she was and is amazing, she really is. She was very polite and down to earth, she showed us all the amenities the apartment complex had to offer which was also amazing. She made sure to make sure i was satisfied with my dream place, and I am overly satisfied for sure. If you ever go check out Rockledge Apartments, be sure to ask for Lindsay, she will for sure take care of you. Thank you Lindsay!!!!!
Rockledge Apartment homes is an older community, but despite its age, the property is absolutely beautiful!!! The complex is completely wooded with mostly old growth forest. In addition there is a trail provided to the bank of the Chattahoochee Park. The amenities are plentiful and fairly well kept. And even though the. buildings are over 30 years old, many are newly upgraded units with new kitchen appliances and house hold fixtures. And should you find the need, the maintenance dept is up to date and prompt. I suspect we will be staying here for quite a very long time.
This place has tons of amenities; basketball court, movie theater, huge social room, volleyball court and more... My rep was Emily and she was really professional and knowledgeable and helped me find the perfect apartment for my budget. I was just stopping by to see what they has available and now I think I found the apartment that I need.
Currently in my 2nd lease term at Rockledge. I have enjoyed living here mostly because of the quick convenience to 75 and 285, shopping, and the Battery. The amenities are amazing with a great gym, basketball court, movie theater, indoor track, and access to the river. My maintenance request are ALWAYS fixed either same day or next day. I love using the resident app, Ive placed an after hour emergency AC issue and they were knocking on my door in literally 5 minutes. I think the normal guys who work on our side are Samuel and Wilson but theyre amazing and their job knowledge is great. Im not sure if Gary in resident services is still with Rockledge since I dont get messages from him anymore but he was awesome too. I havent had any problems with pest, only spiders around the breezeway but its their habitat being outside and maintenance will remove them if you put in a ticket. Ive definitely enjoyed living here.
My stay at the rockledge has been very pleasant! Cool neighbors and a peaceful neighborhood. Awesome staff to help with any issues ! Audrina and Corey Have been nothing but awesome by helping me with the move in process and handling any work orders I have. Maintenance staff is awesome as well. From the grounds man Marcos I see every morning cleaning the neighborhood all the way to the manager! Keep up the great work !
Laundry room flooded 4 times, guest bathroom had a leak above the shower head that they sealed and painted over, trash doesn’t always get picked up. Maintenance and front office is very hard to get ahold of. VERY BAD RACCOON PROBLEM, Coyotes too. Love the river access but that is all most . Pool dirty
We have lived here since July and it has been great so far. Maintenance requests are always fulfilled within 24 hours if not the day of, in my experience. Today we called to tell them the light was out in our breezeway and by the time I got home an hour later it was fixed. Valet trash is so convenient and the property itself is so peaceful and well kept. We haven’t had any issues thus far and will definitely hope to stay another year!!
Patty was the best and made our move seamless. She is very professional and friendly. Apartment complex has tons of amenities that I hope will reopen soon. They also have a parcel receiving room to access packages 24 hours a day making it nice not having to work around the leasing office hours.
I’ve been apart of the Rockledge community for a year and a half now. They were the first rental experience I’ve had, and my first apartment in Atlanta after relocating from DC after college.I have truly enjoyed my experience here, everything from the amenities to community events and my favorite leasing office staff- Cory and Martel. They have both been essential in facilitating a positive rental experience, especially amidst a change in property management and maintaining professional relationships with their residents in such a big community. I signed my new lease with Cory after transferring from another unit, and even with a slight delay in construction (for a newly updated apartment that I absolutely love)- he maintained his professionalism and was available during and even sometimes after business hours to answer my questions, and address any concerns I had regarding maintenance, billing or general inquiry. I have really appreciated this office thus far.These are great apartments in a great area. You can’t beat being by the Braves stadium, with direct access to 75 and 285 less than 5 mins away. The apartments are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others.*quick shoutout to Alan and Samuel they are always prompt in responding to our open tickets and have always shown respect for our household when completing work orders and general maintenance requests inside the home.Thanks, Rockledge and BH Management for a positive experience thus far. I look forward to finishing out this lease, and enjoying my amazing apartment 🙂
I wanted to wait to give this review as to not wanting it to be tainted by the rose colored lens of first moving into the community. I would also first like to leave Audrina, my leasing agent, positive feedback. She was very professional and thorough in regards to get knowledge about the apartments; and the tour she gave me was a very pleasant experience as well.The apartment community is very lovely altogether. Lets be honest, I was sold almost immediately at the beauty of the grounds. However I noticed after living there for a while that certain things just fell short of the resort style living standard this community touts itself on.For one, the valet trash service, that is mandatory for each resident, picks the trash up and then strewns it all over the road to the dumpster. There has even been a couple of times that I have saw the trash just piled up in front of it. Mind you the dumpster is by the gate.Which takes me into my next displeasure. The gate leading to the area I lived, has been broken numerous times. And by broken I dont just mean mechanical breakdowns. Someone has successfully driven through the wrought iron gate rendering it inoperable for weeks. Which immediately caused me to be concerned about my safety here.Other than these things I cant complain too much about my stay at this property. I would like to take this time to mention that regardless of ones position that you can get further with people by speaking to them with respect. I am in the process of entering into the military and canceled my lease early. I misunderstood the terms by which I needed to satisfy the ending of my lease agreement. All that was needed was to say, hey you still owe said amount, when can you pay? There was no need to belittle me as if I havent been paying my rent on time since I moved into the apartment.Again, thank you to all the Staff who made my stay pleasurable, Audrina, Ms. Audra, the one time I came into the office and spoke with her; the maintenance staff, who immediately checked and fixed any issues you may have had around the unit. I would say I wouldve enjoyed renting there again Im the future, if I am lucky enough to be stationed in Atlanta. But the way Martel spoke to me on the phone the other day... I have never in my life been so disrespected.
My overall experience at Rockledge was pleasant. I came in interested in possibly moving there, and I was helped by Audrina. The office was very busy and she directly came to me and assisted me to her office, and offered me refreshments. I was pleased by her professionalism and how she was able to give me a lot of information to all of my questions. I’ve never seen an apartment complex to have this many great amenities! My kids will love the indoor basketball court. There wasn’t anything available for me for the time frame needed but I definitely will be checking back in later in fall.
Pros:Good price. Good amenities. Very spacious. Location is close to everything we needed. Staff was very nice when we moved in and was helpful getting everything setup when we moved from out of state.Cons:Old buildings. Lots of bugs. I feel the photos on website do not accuratly reflect the units. Our unit had been recently renovated but still had very old feeling to it. The bathtub had a liner that was litterrally flaking apart and the handle to adjust the temperature would leak and cause watter to spray out of the tub. Electrical outlets were old and plugs would fall out of them daily.Front vehicle gate only worked about %50 of the time we lived here. Also the man gate to the side was never actually locked so wasnt really a secure neighborhood.We had a unit by the dumpster and it constantly smelled horrible as it wasnt emptied as often as you would want it to be. Probably not an issue in other parts of the complex but if your near that dumpster be prepared for the smell.Due to covid the office was closed and getting ahold of them via phone was near impossible. Lots of messages were left. This may not be a problem once the office opens back up but its important to note until then.
My experience was comfortable being that it was virtual due to the pandemic. From the application process to signing a lease was seemless. Staff communication was clear and concise and didnt add to the stress of moving. My apartment was cleaned and ready for me. And I like issues are addressed immediately.
My boyfriend and I have been at Rockledge for a little over 6 months and we absolutely love it! All of the office and maintenance staff are super friendly, helpful, and respond quickly. It is nice and secluded here because it is surrounded by woods, but we are still close to everything (1.5mi to the Battery and 25 mins to the airport). There are also trails connecting down to the river straight from the complex so its perfect to just go on a nice walk! We have no complaints at all, it really is awesome here :)
Horrible new management! Even after a year of taking over they still scramble for the smallest issues. Have lived here for 3 years only because its close to work.You need to have A LOT of patience and to live here. If you have a maintenance request, good luck trying to get that through to the maintenance office, getting it fixed is another battle on its own.They never lift the phones!!I beleive, if there is a request that is easy enough to be done and will help a resident, it is the responsibility of the management to help. Basic maintenance is horrible, i have had to go back and forth with the office for a week to get the dryer fixed and still hasn’t been fixed. Had to come back early from work twice and wait for the maintenance team but, there has been absolutely nothing that is done. The AC units are probably 20-30 years old and will not work as expected. I had guests this past weekend who were sweating and we had to go out for a while just so the apartment can cool down!Literally waiting to be done with my lease. There are definitely better managements and communities around.
I have lived at Rockledge twice in the past 10 years so clearly there is a charm that I love about this place. Location is awesome, the amenities are EXCELLENT, and units are pretty decent depending on which one you get. It is a nature resort type of vibe so if you cant handle the occasional creepy crawlers then this place is not for you, however I have not had any issues with bugs inside my unit, but I have come across SNAKES outside. My only negative issue with the place is the lack of communication from the site manager. My lease just went up $241!!! If it wasnt for Gary Mariner the Resident Service Specialist I probably would have lost it. Gary is the ONLY person at the complex that genuinely cares, understands, and knows what hes doing. I hope that the rest of the staff appreciates this man and doesnt take him for granted. He is responsible for the new look and upgrades of the complex and the only reason I would recommend Rockledge to friends. Gary you are AWESOME!!!
Rockledge apartments is everything me and my husband needed, after relocating from Florida .Shawn in the leasing office is super great! He went above and beyond sending pictures and following up each week. The entire staff always are very helpful with any questions we have. Not only are the amenities awesome the grounds are so well maintained. I definitely will recommend my friends and coworkers!!!!!! One thing I look forward to is the resident events, and the trails to the river. If your looking for a community that focuses on customer service this is a place you want !
I live here for a month, and so far the experience has not been the best. They have roaches everywhere. And the main complain I have is the way they deliver the apartment to me as a new resident, looks like the previous tenant just move out and they just handed me out the keys without even checking. I move in and electric outlets in whole living room does not work so I cannot watch TV connect radio lamps or anything, I reported it 1 week before I move in officially and I have been living here for a almost month and still waiting on them to fix that. Also the oven was dirty really dirty and still waiting for them to clean it. Location is good but be careful depending on the staff they can help you out or just ignore you.
Lived here for 2 years. I had a very good experience before the change of management. My apartment was also bug infested with roaches and after numerous contacts no one would fix the issue. Nice spacious and affordable but management and bugs are the reason this is 1 star.Update: I moved out a year ago to Landry at East Cobb and it’s not as big but def affordable
Tim greeted me when I walked through the door on that initial visit. He is so personable, so welcoming, and so willing to answer each and every question. We worked together for two weeks before a contract was signed, and he has continued to show the same concern and kindness that he did in the days before I was a resident. After I signed the lease, I got the key, went to the apartment and noticed that there were issues that needed to be addressed around the building. Within 30 minutes, the grounds keeper was at my door and improved the look of the outside of my building. In fact, every time that I have emailed Tim, he has responded within hours. He could not be more attentive to my needs, and has gone the extra mile, time and time again. I also would like to say that Gary, the Resident Service Manager, has gone above and beyond to help me, also. He made it happen within a day - and it was a special request. The amenities are great (added bonus are the indoor running tract, large 24 hour workout center, and a movie theater), but what has been truly impressive is the personal attention that I have received. Tim and Gary are the epitome of customer service, and the kind of employees that every apartment complex wishes that they had working so closely with future and current residents.
I have not had a pleasant experience AT ALL living here. The list can go on forever. Let’s start with them losing my rent check that they MADE everyone do that month and then contacting me 8 months later saying I have to pay the amount that THEY lost. It would have been different i f I didn’t notify them 3 different times that I didn’t see the amount come out of my bank account. They assured me that I was good and my rent had been paid for. BOTH managements did over the course of three whole months. But I still ended up having to pay rent from 8 months prior or I would be evicted because the accountant wanted to close his books for the month of the lost check. That in itself was enough for me to not renew my lease.My first week moving in, our car got broken into. Doesn’t matter the season, there are always bugs and once I even had a mouse in my apartment. A few months into my lease, my package got stolen out of my mailbox. The gate is always open it seems so anyone can come in. Maintenance just comes in whenever they please even when you don’t give them permission to nor are you notified. I was getting out of the shower one time and I come out, there is a maintenance man. NOT OKAYI wholeheartedly should have listened to the reviews before moving in. So happy to be moving out, and now I have all the unexpected move out fees that weren’t mentioned when I asked about the move out process.One more week and I’m out, thank goodness!
Just moved in a couple of weeks, so I cant say how great the apartment is long-term, but I CAN say that the pre-move and move-in experience has been great. Shawn from the leasing office was so incredibly helpful and checked in with us regularly to make sure we got our paperwork in on time. Some of the process was a little more complicated for us than for most, but Shawn was working with us the entire time and making sure we got everything covered. He was professional, personable, and attentive.The actual apartment is super cute. These are old apartments, but theyve done a good job renovating. We used to live in the area, and we were really wanting to move back, but our old apartment complex (which shall remain nameless) spiked up their pricing a lot. Understandable since the grounds and the neighborhood are awesome, but their actual apartments were a bit old, and shall we say, dingy. Our apartment at Rockledge is not only fairly priced, but its bigger with way more storage and so much nicer! Its a little dark, but we dont mind it, because we prefer that, and honestly it has more light than our old place! The upstairs neighbor have a loud dryer, but other than that, its pretty quiet. The grounds are pretty with all the trees, and theres easy access to the river park.The first few days we moved in, I noticed a few repairs that needed to be done. Both times I put in the work request, someone came within a few hours and fixed the issue right away.I would definitely recommend this place. The location is great and they have a lot of amenities on the ground. The staff is professional and friendly. The apartments are old so be ready to have the usual issues with old apartments, but their cozy and have been kept in good condition. Plus, for the area, its a great find if youre looking for something affordable. Totally worth it!
My roommates and I have lived at Rockledge for the past three years, and overall it’s been a great place to live. Maintenance staff is incredible. You’re right by a national park with an awesome jogging trail. And after the management change (thank goodness), bug issues improved, a lot of the amenities have been updated and are actually being taken care of, and there’s money and effort going into renovating the units.The only complaints we’ve had is the sporadic closing of amenities/features without any kind of compensation or refund on rent. Pools will be randomly closed, the gates are usually broken and if fixed get broken within the next few hours, certain amenities get closed for renovations, trash compactors get roped off with caution tape... That and the resident services office is understaffed and won’t answer phone calls on occasion.But really the complaints are just inconveniences. If you’re looking for a reasonably priced apartment in this area and don’t need the most brand new construction, this is your place.
In the rental office “Cory”, one of the staff members is very helpful on any information that you need to know. He takes his time to make sure you understand everything before and after moving in. This is probably one of the best apartments I have stayed in in the past 10 years.
Worst office staff EVER. If I could leave a zero star review I would. Good luck getting anyone to answer the phones. Calling for simple questions is the most stressful event ever. They dont answer, and the manager constantly just passes questions off to the leasing agents. If you think you want to move here DONT go to some of the other apartments complexes in the area.
The Rockledge leasing team has a serious problem with the inability to act professionally or to manage their employees. I was attempting to move there from out of state, and processed everything online via the website. When I called to verify the information was received, an incredibly incompetent leasing agent by the name of Brittney answered the phone. She proceed to act like a 12-year-old, hanging up on me when someone walked into her office, then not calling back when she said she would. She repeatedly lied about having a manager in the office to speak to. She also specifically did not answer any questions about the apartment location itself, instead, she chose to act like a child rather than to do her job. Unfortunately, she is costing her coworkers [Brian] their commission since she is driving away potential residents, and for the $10 an hour shes being paid, she is cost the business thousands in lost rent. When I attempted to contact Greystar Corporate, I was sent into an endless phone loop.This is a shame because Rockledge itself was in a great location, however, if your neighborhood management team acts like this before you even move in, you know its a bad decision to go there in the first place.Look up the number of times Rockledge has been on the news in the Atlanta area for shady dealings, and think twice before you give any money or time to unprofessional leasing agents that work at Rockledge.
Rockledge has the best amenities in the area! Me and my daughter never run out of things to do in this community. And its super close to the Chattahoochee!! Definitely ask for Cory!! He was is so patient through out the application process and I can call on him if I ever need anything!! He definitely takes care of you 🙂
Our apartment is infested with cockroaches. Maintenance came out to patch the hole in the wall where the cockroaches were coming from but they did so BEFORE they addressed the bug problem. Now we are left with cockroaches and it has been days and nobody has come out to spray for bugs. This is really clumsy service on Rockledges part. The service people just want to go home everyday as fast as they can and dont put in any time or attention to detail to what they are doing.
I lived at Rockledge Apartments for two years and it was by far one of the worst apartments that I had ever lived. It all started from when I first moved into the apartment community, they completely downgraded and changed my apartment without my knowledge. I didnt find out until a day before I was about to move in. No one called and informed me, there excuse was the old tenants decided not to leave. I had movers set up to come the next day and had all my utilities scheduled for set up. At the time they only offered to refund any fees I paid. I ended up having to contact the regional manager at the time. We finally came to an agreement where Rockledge would upgrade all my appliances to stainless steel in the new unit in order to compensate for the apartment I was originally supposed to get. It took 2 months and me constantly calling the regional manager to finally get all the upgraded appliances they had promised.All the reviews are correct there are A LOT of huge water bug roaches all throughout the complex. They are literally infested. I killed at least 3-4 huge roaches a week. THEY ARE EVERYWHERE. And the company they use for exterminations is horrible, I just so happen to have been home one day when the exterminator came and he barely sprayed. I had to ask him to spray my apartment again. Also, they entire time I lived at Rockeldge I had squirrels living in my roof/attic area. I contacted the resident manager on multiple occasion asking that they fix the squirrel problem ASAP. He always would say exterminator came out to the property and patched up any holes in the roof. That was completely false because I continued to hear squirrel literally running around for over a year and half until I eventually decided to break my lease because I had enough. Rockledge apartments had the audacity to charge a termination fee for me breaking my lease due to the pest problem. THE FEE WILL NOT GET PAID AND I HAVE BEEN FORCED TO HIRE AN ATTORNEY. Im warning you, move elsewhere if you have the opportunity. BH Management is unethical and lacks integrity.
Unfortunately, to give a review you have to give at least 1 star, otherwise id give 0. My roommate and I currently live at Rockledge. We moved in during the month of May and our AC has never worked properly. We received an electric bill of $266 for a 2 bedroom. Maintenance has been to our apartment 4 times and claims there is nothing wrong. We are also currently bringing in an outside company to test for MOLD since they refuse. Do yourself a service and do NOT move in here.
Rockledge is a quiet property located in Marietta and is close to everything. Despite the not-so great reviews online, I moved here about 3 weeks ago with my boyfriend and love it! It was easy to communicate with the staff. Mayra the Assistant Manager was very helpful with my online portal and always was available by email when I wanted to communicate with her. With my busy work schedule that worked out well, because stopping into the office wasnt an option for me. Paul the maintenance tech was also awesome! He handled all of our maintenance requests in a timely manner!If you are looking for a place that is quiet, with great amenities, and located near everything with a great staff, then I would try this place out.
I had an awesome experience with the staff Cory. He gave us all the necessary stuffs required. Clarified things perfectly. I had to pay a risk management fee of 750$. That was the only concern. The apartment was really good. I would have felt great if the risk management fee was a deposit.
Rockledge is definitely sort community with large spacious apartments, beautiful scenery and wonderful amenities. The staff is very friendly and although I moved at the beginning of the shelter in place order, I’ve experienced no disruption in service or lack of attention from the property management. I’m glad I moved in and look forward to when I can fully enjoy the entire community and all it has to offer.
I have had constant issues with the maintenance staff at this complex. I have been at this complex going on 5 years and it has come to the point where I may have to move because of the lack of attention. I had water pouring into my apartment for several weeks after it rain. After several complaints and a couple of months the roof was repaired by the internal damage never repaired. The ceiling was falling apart and there was a huge 2 inch crack in the ceiling. After a couple more months, I finally had district manager assure me it would be cut out and handled the following week. The next week someone did come in but they just spackled over the crack. Now I have a huge dent in my ceiling because it was not properly repaired. I also have a door frame that has been severely split for about 2.5 months. I complained at least 3 times to management and that too was finally put in the queue by the district manager at the same time. I come home to find out that they decide to just nail it together with panel nails. This is not sufficient. I have a small son and now have to worry about his safety due to the fact that the door has not been properly fixed. Living here has become a nightmare in the last year. There is zero accountability! While Gary, the residence manager is very pleasant, accountability is not set up at this complex at all. The maintenance crew does what they want and there is no one to come behind them to hold them accountable. This is completely unacceptable.
We have to relocate from Florida during this Pandemic. Patricia Aguillar helped us a lot during these times to find a suitable home for us and made our move very comfortable. She along with the rest of the staff were friendly and good with tenants. Thank you Patty for showing us the available apartments and making our relocation smooth and easy.
This is the first apartment complex I’ve lived been and it’s everything I could have asked for! The complex itself is relaxing and the amenities are outstanding! I love their movie nights on Friday’s and Saturday’s in the movie theater located in the clubhouse. They have several monthly events for you to enjoy independently or with guest, such as Wine Down Wednesday and Spades night! The staff is extremely friendly. Shawn is an amazing leasing agent! Always positive and friendly! He’s definitely the guy to see if you are looking for an apartment or have any questions!!
Patty Aguilar has been nothing short of an exceptional help to us. As first time apartment hunters we had loads of questions and concerns and she addressed each one promptly and confidently. Upon inspection of our apartment we noticed an issue with one of the doors being upside down and it was fixed next day.
Audrina Moon has been an amazing representative for Rockledge Apartments. I have lived at Rockledge for over 8 years and through the years, the staff has changed but no one has been kinder or more helpful then Audrina. Add to that, she is my next door neighbor and someone I see on a day to day basis and she is always the first to wave hello and strike up a conversation. I love it here at Rockledge and that love is solidified by staff members like Audrina. I hope management recognizes her accomplishments and the level of effort she puts into her job.
This review is solely based on my experience interacting with the leasing office before moving in. Nisha Starks was absolutely amazing in helping me find the right apartment here. She went above and beyond to find apartments that fit all of my desired criteria, and was incredibly patient as we toured 3-4 apartments over the course of 3 days. Not once did her demeanor ever change; she remained positive and personable the whole time.
Cory is very helpful, and he does not mind answering questions as early as 6am some mornings. Im glad they have gotten the gates fixed, there are always things to do. I have not noticed anything Wrong as of yet. Great place to live in. If your thinking about moving this is the place.
The apartment complex is decent for the price and the location is nice. People often break the gate which is hilarious and fine w/ me b/c the gates moves very slow. Therefore not having a gate does speed things up. Please do not do business w/ anyone is the leasing office besides Martel. Martel is great, amazing customer service, treats you w/ respect and shows that he wants to be there. I can not say that about everyone in the office. There are issues w/ the software used to withdraw month from your account automatically. Some times it does not work and forces your rent to be late which is VERY annoying. If you can afford better I recommend somewhere else but if you really want to live in this area for a decent price then its not horrible. But I urge you.... go thru Martel....NO ONE else.
Ive loved living here at Rockledge -- its been almost 4 years in July! Weve had several management companies come in, with the most recent one being BH management. Theyve repaved the parking lots, repainted the buildings, and have added a much needed online system to pay rent, make maintenance requests, etc. The upward trajectory of this place is undeniable. The AC/heating unit is very loud, however, and it sometimes makes it tough to watch TV and/or even listen to each other talk from different rooms. The location on the river is ideal, and yes, it is RIGHT next to every thing youd need to get to. Well be moving into a house soon, but arent going to be moving very far! Id recommend this place over and over again for sure.
I’ve been living at Rockledge for a year now and when it came time to renew my lease Audrina was patient, knowledgeable, and very personable. I’ve viewed about 6 different units and have had 12 different quotes. Still, every time I’m greeted with a smile and given my best options. The unit I was in was great I just wanted another bathroom for guest and I was torn between what floor plan best fit me personally and my budget. But Audrina helped me find the perfect layout fully renovated at a the perfect price point for me. She is a stellar member of the team and I hope there are bigger things ahead for her (promote this woman)
I lived in Rockledge for a very short time frame, i had to break my lease due to a separation/divorce. I went in and gave 60 days notice, i stopped living there in December (left my husband and moved out immediately) and our lease was set to end beginning of March. In March after cleaning i returned my key and provided my forwarding address. Fast forward to June i get a call from a credit agency saying i owe money. At NO TIME did rockledge ever contact me by mail, phone, email or anything to notify me there was an issue. What is the point of providing my information if i cannot be extended the simple courtesy? The lease was in both my name and my ex-husband and apparently they contacted him but not me. Then after i pay the balance no questions asked they put it on my rental record and try to ruin my perfect credit. I have never in my life been late with any payments not even phone bill or cable bill! My almost perfect score went from excellent to fair because people cant communicate a simple message and they ruin your life like its your fault the office has incompetent staff. I will be staying away from all Greystar communities forever ad will NEVER recommend them. i have moved over 8 times in the last 10 years and not a single place i have lived in would ever give any negatives about my history.
I lived at Rockledge for a year and I never had a problem with them. They were always quick to respond to maintenance requests and very helpful with any problems I had there. The apartments are high quality, spacious, and not too pricey considering how close they are to Atlanta. Their location is really nice if you work or go to school in Atlanta, because you are usually going opposite of the traffic. I would definitely recommend this place to anyone who needs to be near Atlanta or Marietta for work.
At first, I was not going to write a review, but after seeing these false reviews by Lynn and Ashley, in which are both obviously orchestrated by Rockledge Management, I felt compelled to speak up. First off, the reviews about how terrible the management here is true. The residential services manager is typically rude, and the residential services team very rarely returns calls. When the maintenance team shows up, they get the job done. However, if they have to go get another part, or come back on another day, they typically forget and you are required to follow up, sometimes multiple times, to get them to return. Overall, I think the group is short staffed, and it has been suggested by management, that corporate does not care that they are stretched thin, and they will not be getting more people. So, it is safe to say, customer service will continue to be poor.Amenities -Two exercise rooms - One is in shambles, with no locks. That one is pretty much a total safety hazard The other one you can only access if there is employee there. Dont expect them to inform you if an employee wont be there.Pools/tennis/volleyball - So far I have had no real complains with these. So thats a plus.Grills - Two gas grills, one doesnt work at all and the other is bent to the point that Im afraid it will spit flames if I tried to light it. There are several charcoal grills, some have animal nests in them, some have giants holes on the bottom, a couple are in decent condition.Grounds - The grounds themselves are nice due to all the trees and flowers. However, there is plenty of trash to be found once you go somewhere that a new customer wouldnt see.Location - Location is probably the biggest benefit to this place. You are close to Atlanta, the Chattahoochee River, Cumberland Mall, and i285/i75.Gates - Havent worked in a long time. Apparently it was supposed to be fixed at the beginning of the year, but its almost May, and there are no signs they plan on doing anything to fix the issues.Apartments - They are fairly nice depending on how much you are looking to spend, there are several different version and they have plenty of room. However, the ceilings are paper think and you will hear everything the people above you do.As for those 5 star reviews... those tick me off because they are obviously orchestrated by management. When you look at Ashleys profile you can see she is friends with one of the employees and the other one probably is as well. I mean, their posts look like freaking brochures... But hey, its not shocking to see a lack of integrity from this group.
The apartments aren’t bad but they aren’t that good either. So I’ll give you some pros and cons:Pros:•Great location•Close to the new Braves Stadium•Also 10mins from Cumberland Mall•Price is actually pretty good given the area it’s inCons•Exterior of the apartments are very dated•They seem to always be “working” on the water pipes, so it seems as thought their always sending emails about water being shut off for hours at a time.•They are quick to charge you for any little thing but slow to give any refunds.•Front office does not return emails in timely manner.
Rockledge is an amazing community! I love the Clubhouse.The movie theater, fitness center and indoor basketball court is my favorite. I also want to point out that there is a separate staff in resident services that handles any concerns you may have. Ive lived at other properties that do not have resident services and I think its a blessing that we have it here at Rockledge! They always handle any concern that I have in a timely manner, are always pleasant to deal with. The maintenance staff is also great. I dont have any complaints, this is a great place to live!
I have rented for a very long time and dealt with a lot of different Leasing companies and agents over the years. I will be a new resident at Rockledge at the end of this year. Lindsey in the main office by far made this one of the most pleasant experiences to be approve for a lease. Super quick turn around time too.
My recent experience hasnt been good with BH management. Im in this community from last 4+ years. Due to personal reason i had to terminate my current lease. I started lease with older management here and they asked me to put down security deposit(~$1200) and older management terms and condition never said that we wont get this money back on lease termination.After renewing lease with current BH management they added that condition and now im losing that money plus i have to pay additional lease termination fee ($1106) also.They told me they dont collect security deposit but they will keep it now because it got transferred from older management at the same time wont return due new lease conditions.I feel cheated and warn everyone about the same.
My experience with Rockledge is the worst I have had with an apartment complex . In July of 2017, our air conditioning unit went out. We went an entire month before anything was done. After the month, management did the bare minimum and provided a window unit. We experienced mold in the more humid areas of the home, not to mention this occurred in the heart of summer. Their lack of immediate action showed poor customer service, a lack concern for tenants, and no couth. I would not recommend this apartment complex.
I just turned in our notice to vacate after 2 years of living at Rockledge, and we will definitely miss this place! Since apartment reviews can be all over the place, I wanted to provide my honest impressions of our time here:The Great:- Convenience to all parts of the city - my commute to Midtown and Buckhead has never exceeded 20 minutes.- Direct access to Cochran Shoals trail on the Chattahoochee River.- Excellently maintained community and amenities; staff truly takes care in managing the property.- Units are well maintained and ours was in pristine condition upon move-in. Maintenance may require follow-up on occasion (specifically with pest care and HVAC), but concerns are always eventually addressed correctly. I love the number of windows we have - we lucked out with a beautiful view of the forest.- Safe property, regardless of whether or not the gates are working properly (it was 50/50 during our time here). Generally a quiet place to live and residents are friendly. We have never experienced a break-in to our unit or our vehicles - in fact, we havent witnessed this with any of our neighbors either.- Value for money; despite modest rent increases, our unit is still a great value considering the condition, location and size.- Utility costs are low. Despite our top floor location and our tendency to run the HVAC generously, we have always had reasonable electricity bills. Though water is split amongst residents based on unit size and # of residents (not individually billed), this cost has always been low too.- Valet trash is an awesome convenience - you will not have to ferry your trash to the compactor.- The move in process couldnt have been easier; if you have good credit, income and rental history your fees will be negligible. Though our unit was practically spotless upon move-in, the property management team was eager to solve any concern we had.Things to Consider / Negatives:- Units are older (late 1970s) so layouts are dated (kitchen is smaller with no pantry) and storage space is limited (we only have 1 full closet and a very small hall closet). With that being said, the total square footage is impressive compared to new developments and even 1 bedroom units offer plenty of breathing room. Our bedroom comfortably fits a king bed, night stands, and two dressers.- Since the property is nestled in a forest (a pro for me), you will see bugs of all kinds. It happens. When (not if) you encounter bugs, weve found a quick maintenance request will resolve the issue. Do not expect regular pest control, however - you will need to report issues on a case-by-case basis.- We highly recommend a top floor unit for two reasons: sound insulation (no upstairs neighbors), and bursting hot water heaters that flood downstairs apartments (this seems to be an issue that plagues all apartment complexes, not just this one).Again, the good has obviously outweighed any negatives and we will look back fondly on our time here!
Ive lived at Rockledge now for a little over 1 month. I was relatively happy with my apartment for the first couple of weeks. However, over the last month Ive noticed some things that make me a little less happy with this place.First, I put in probably 4 maintenance requests- little things that I noticed after moving in. A maintenance man came out in a reasonable amount of time and was very friendly. Some things he said would have to be fixed the following week. 3 weeks later and those things still have not been fixed. Early this week I put in another request as a reminder and nobody has been out since.Next, the dog poop bag stations have not been filled since the first week I lived here. The one closest to the office was filled and thats it. There are 3 others closer to my apartment that havent been filled. I want to help keep the apartment grounds clean but I cant if Im not provided with poop bags.Third, landscaping sucks. The further you get from the office the worse it gets. Im guessing the new management company fired the old landscaping crew because weeds have started to grow like crazy in the last month. At my previous apartment there was a landscaping crew out every Monday and it made a huge difference. I have yet to see a crew out here.Finally - and this is less of a complaint and more of a request - I would really appreciate updates about whats going on with various things around the complex. Gates broken? Let us know whats going on and what youre doing to fix it. Trash compactor is jammed? Email us with an estimated time it will be fixed so residents know not to take their trash there (and subsequently end up just throwing it on the ground making this place look junky).As for the things that I like about living here:-The chattahoochee river and trail is right here. Im out there almost every day and its a great place to exercise my dogs.-Management is working on doing programming/events. Augusts event was well thought out and the food was delicious!-I have yet to meet an unpleasant person who works here. Theyre all very nice and always willing to listen.
Audrina, a leasing agent at Rockledge, has been a HUGE help to me! After needing to find a place on the fly- Audrina had me approved with keys in hand in two days! She was diligent and timely in her responses and available whenever I needed to reach her. I will update after I move in on the complex, but her service alone was enough to review!
I moved into Rockledge on 1st of Feb 2019 and I am happy to say that I am quite satisfied with the overall experience so far: Move in as well my living here during the last 4 weeks. Annika, my leasing consultant went truly above and beyond to make sure that i get the right apartment at the right price and most importantly at the right time. My move in window was pretty much just two days and I should say, she just worked it all out and made it possible. Unlike my previous experience with another community, she is happy to receive any minor service request or questions I have even today. She is also very courteous, professional and friendly.I havent experienced much of the amenities yet as I am traveling most of the time. But whatever I got to see while my initial tour and orientation are amazing.To sum it all up, I am happy so far for what I have received and I would strongly recommend Annika and Rockledge. (I am a strong believer in the fact that its the people in any organization who makes the difference)
I moved in in May, under different management. The staff was very helpful and courteous and the maintenance man usually came same day when I had a complaint. Right about the time that new management took over I noticed that my bathroom had a leak. I started calling weekly as there was a foul smell coming from the floor. When I first moved in my apartment was beautiful and newly renovated and now my bathroom is literally rotting. I have wood rot on the baseboards and shoe mold in my bathroom and my bathroom and bedroom now has a foul odor.Three people have come to look at it and have all said it needs to be repaired but that has yet to happen. My brand new refrigerator has never had a working icemaker. I had to complain about five weeks in a row before I finally got a new lock on my door and that was only because the maintenance man had difficulty getting in. I have use the online maintenance request, Ive called but you can never get through because all voicemails are always full and no one ever calls you back, Ive even gone into the office. They just dont care. Its very frustrating to me because I pay good money and when I moved in it was beautiful. Needless to say I feel like Ive made a very big mistake . I normally dont post bad reviews but Im at my wits end. My bathroom is literally rotting. Hopefully this review will at least call some action from management
I do not live here, but some of my close friends do. I have been to the complex a few times and love it. They have such a cute home. I love the amenities. Its so calm and quiet here for it being so close to major roadways. The apartment itself has plenty of space and is really pretty.
I just moved into this apartment complex yesterday, May 6, 2019, and my experience was horrific to say the least. I was scheduled to move in on Monday, May 6. One week prior, I contacted my leasing agent to ensure that everything was set for a Monday move-in. I was reassured that everything was good to go for Monday. On Monday, my leasing agent stated that there are roaches in the apartment. He bombed it over the weekend and cleaned up the few that were dead (showed me pictures and all) but that there were a couple of live ones that he killed. He stated that they didn’t have another unit for me to move into and told me that a deep extermination was set to occur on a Wednesday, May 8. Now i already have movers in route to this place so I don’t have any options. He acts as if there is nothing he can do and offers no resolution. I contact Lara Stoughton who is the Regional Mgr for BH Management (the management company of the apartment complex) she was pleasant and asked if I spoke to the property manager Audra Willoughby. I told her I had not and she stated that she or Audra would call me back regarding the roach infestation. Needless to say, no one called me back. When I arrived back at the apartment complex w my movers, Audra Willoughby was there are offered no form of empathy or compassion. She seemed to go out of her to way to make it a combative environment. She basically told me that I could either move in today or wait until Wednesday. My movers were literally outside the building. So how was that even an option?! She huffed and puffed the entire exchange. Completely unprofessional and unpleasant, even at one point raising her voice so she could speak over me as I was trying to get understanding as to why a large corporation didn’t have access to emergency exterminators. The only once of restitution that was offered was a refund of my admin fee that I had paid back in March. After negotiations and unnecessary back and forth, she finally agreed to also refund (confess) a prorated amount for the ent for two days since she claimed that was the soonest someone could get out to rectify the situation. Audra was completely rude, had an attitude when I requested written and signed documentation of our agreement, and even walked away in the midst of a conversation stating she had a call and rolled her eyes and stomped off.Unfortunately, because I was being charged by the hour for my movers and they were just sitting outside, I had to get moved in. This entire experience was horrible. Audra Willoughby has no idea of what customer service is or what it looks like in action. She is extremely combative and disrespectful. If I could give this place less stars, i would because my initial experience was definitely not star rewarding.
I cant believe Im doing this, but this should be a last resort if you are looking for a place to live.The apartments themselves are mediocre, I have friendly neighbors, and you are very close to stores and restaurants. The major downside to living in Rockledge is the management. This is probably going to sound cliché, but the management is terrible on so many different levels. You receive zero notices about important news like when the leasing office is randomly closed or when the management changes which happened around one month and 1/2 ago. I chose to live here because of the amenities, apartment is decent, and theres a nice trail close by. Unfortunately, its hard to find an apartment complex with great management. My advice would be to search hard and test the residential management in ways that can reveal whether or not they are trustworthy enough to deal with. Again, nice place, but terrible management may not be worth it.
THIS COMPLEX HAS GONE DOWN HILL WITH NEW MANAGEMENT!!! I have been a Rockledge tenant for over 5 years and have continued to renew my lease because I have loved living here but that is about to change when my lease is up. Ever since BH Management took over the complex things have been awful since day one. When they first took over I had so many issues trying to pay my rent and no one was answering the phone in the office or returning my calls. I even went as far as calling their corporate office and was given the regional managers direct number but never received a call back. I notice that every reply to a review says that this will be passed along to the regional manager- dont be fooled into thinking thats going to help. Recently I have had several noise issues until as late as 3 am and when I have called the courtesy officer no one was available to help. Some neighbors during a late night party broke a window and the complex still hasnt fixed it. All of the dumpsters are constantly broken so people just leave their trash on the side of the road and it looks and smells awful. Every month since BH Management has owned Rockledge there have been issues with my rent bill. I hope they will get their act together or this property will certainly go out of business. If you like living in a complex with noisy neighbors, staff that doesnt seem to care about you, messy property, and issues with your rent bill every month then this is the complex for you. If not, look somewhere else! I will never live in another BH Management property!
If we pay in excess for rent, the staff should at least be able to do the bare minimum or at least answer the phone. But that bare minimum job, may take one month or may never be completed. Unsafe neighborhood, but took over one week to replace my breezeway light. I could go on for days about all of the issues I’ve had, but Rockledge is already fully aware. Overall, only move here if you have ample amounts of patience.
Having been a Resident for 3 years (2011-2014), Ive seen nearly all the good and bad this place has to offer.Dont trust the reviews that include things like Great Place, Been here a month.The Leasing Staff had been turned over 2-3 times in our first year. It has been stable for the better part of 2 years now. Though the dynamic of having 10 staff members working to sign new leases Mon-Sun, and only 2 to assist the large number of current lease holding residents (700+ units, office hours are M-F) at the office, is a very poor way to conduct business. The running trails in the complex were taken back by nature before I even moved in, and unusable. The 7 pools advertised are what anyone with eyes might call 3 pools. The latest staff have kept the gates operational. Some of the people who frequent the complex(but are not residents) will intentionally break the gate for access.Several of the residents (from years 1-3) have difficulty placing their trash in the compactors. If you can avoid living within eyesight of a compactor, this will likely not bother you.The property is in a direct flight path for Dobbins ARB, but you really only hear the largest of planes when they come in to land.The Property is maintained by dedicated folks. Ive had nearly every member of the Maintenance staff bend over backwards to appease us. One of whom responded to change the locks on our apartment as fast as the police responded to our break in. All 5 Floods in our apartment were cleaned up and treated promptly by Maintenance (though an outside contractor was needed to half-treat the cause). Renters Insurance is mandatory for renting in the complex, and defiantly not something to skimp on.Being within walking distance to the Chattahoochee River is nice.TL:DR: Great Location! The staff tries hard, but the owning company has them focused on bringing people in and subsequently neglecting current residents. Bad neighbors come in and use/damage amenities. Amenities are nice, even if misrepresented and not enough for 700 units to share, Pet friendly, difficult to find parking after 8, and on weekends.
Apartment shopping can be draining and a hassle, luckily I had encountered Miss Audrina who made my overall experience at Rockledge such a pleasant encounter. I had just came from touring an apartment near by and left with a dissatisfying experience. Miss Audrina showed such outstanding customer service and was very informative about the property. Needless to say I had applied that same day, by the next day she called me informing me I was approved. I loved how she worked fast and got some weight of my shoulders. Thank you!
I visited several other apartments within a 15 mile radius and this one by far had the best amenities, upgrades, square footage and price. Lindsey helped me find the perfect apartment for me and my daughter in one day. She was very informative, friendly and professional and got straight to the point in answering my questions.
We moved into the complex at the beginning of June. Leasing was wonderfully friendly and helpful. Have a BEAUTIFUL apartment with resort amenities. Facilities are always clean. Staff (maintenance and resident services) always friendly and accommodating. We made the BEST choice when our family decided to move here. We couldnt be happier. It is certainly the best deal in the area!
My rent gets paid on time! We havent really asked for much. And we wait for as long as it will take to fix something. But when our apartment was broken into, we have heard NOTHING from this apartment complex. Today is 12/15, we we robbed on 12/8. We still have a hole in our window from where they broke in. Mind you its winter! We have called, emailed, put in work order, went to the office and still nothing has been done. No on has even come to measure the window. No follow up call from management. When I called today, they put me hold, sent me to someones voicemail, then decided not to answer the phone anymore! We have filed a compliant with the housing authority and are getting an attorney. You got my rent but now we have to live in cold and fear cause we are actually expose to the world.Update!We called maintenance. And the office immediately. We have the call records and emails to prove that this complex knew about the issue days prior to 12/15. The window was not repair until 12/19!
I had no complaints with this community until the new leasing company took over management on July 1. Since then they have only managed to keep all 3 gates working for 2 days. I can thank the property manager for the information on the exact number. Today is September 28th. Nearly 3 months. Since then we have started having numerous car break-ins. This wasnt a problem before. Other residents have had several issues with slow or no repairs to ACs amoung other problems. The response has been next to nothing. The property manager refused to get in contact with me. After a week I finally was able to catch her in the office and received excuse after excuse. When confronted with the issue of Break-ins, the resident services manager simply asked if that directly affected me? The company is now refusing to work with me on terminating my lease and insisting on a 60 notice and a 1 month rent penalty. The apartments are also older and you can hear everything from your neighbors. Wasnt an issue until they moved in 2 young guys above me. Do not rent here
I normally dont write reviews, however, I recently relocated to Atlanta and spent a lot of time finding new place to live and fell in love with it here. I love how I am close to the city but surrounded by the all the trees and the river. This property has a lot of amenities, however, I would have to say my favorite our the trails that connect to the Chattahoochee river loop. My dog Fin and I are on them everyday rain or shine. As a pretty outdoorsy person this was the perfect fit for me and my return to Atlanta.I love, love, love the stainless steel appliances and the slate floors!The staff are amazing. When I did have a small maintenance issue they responded quickly. Everyone is extremely professional and friendly.Hope to see you on the trails sometime!
If I could give it 0 stars I would. Rockledge does not value any of its customers. The gate is left open 24/7, there are always robbery emails, the pool is always full with nonresidents, the basketball court is poorly maintained with many dead spots, I had to have my bill adjusted numerous times due to random fees occurring, and there was mold from day one that was never fixed. We constantly found cockroaches and our dishwasher was constantly causing us problems. They also chose to charge me an additional months rent since I did not notify them 60 days in advance, for 31 days was not enough even though my lease is over. They did not care that I recently had spine surgery and I went all the way up to the corporate level only to receive automated emails rejecting my requests to reduce the fee due to the financial burden it would put on me. If you dont mind robberies, crowded pools, or broken down treadmills this place is for you
THEY WILL NEVER ANSWER THE PHONE!!!!! They have completely removed the phone number for resident services so you cannot call. You now have to submit a form! So I hope you have any important questions that you need answered quickly. When I moved in it took them 4 months to replace the already broken Dishwasher in my unit. 4 MONTHS!!It was ONLY replaced when I stormed into the main office asking how I can cancel my lease asap, then magically there was a solution. A bunch of apologies were heard but no discounts on my rent for the inconvience were given. Now my new dishwasher is not working and I literally have to go home on my lunch break and check to make sure service requests have been fixed because maintenance will close them without fixing anything. Dude even tried to convince me that dirty water is supposed to sit at the bottom of the dishwasher when its finished running, because dishwashers supposed to be wet. Apparently, he thinks Im an idiot.I think there is some kinda Wizard of Oz, the wizard is behind a curtain sitch going on because the Manager is never in the office. Ive called multiple times at various times of the day and different days of the week and shes never there. It kinda became a game for me at one point and Ive come to the realization that she literally never comes to work.Last month we had to deal with them repaving the roads in the complex. I assumed they would fix the grand canyon sized pot holes all over the place. Silly me, repaving in this case meant lets just spray paint the roads black so that the residents cant see the potholes and will need to replace their tires.Im beyond frustrated and conflicted because the cost of moving and the hassle is something I just cant deal with at the moment. If I had it, I would move because this has been the worst apartment Ive ever lived in. I just keep hoping it gets better and it doesnt. Im stuck for now.
Shawn is the best!!! From beginning to end, he went above and beyond to make sure we were satisfied and our move went smoothly. I flew from South Florida prior to moving in to view several apartment complexes and he helped make this complex stand out from the rest. The drive here from Florida was long and tiring, but he made sure we were taken care of when we got here. The apartment is beautiful as well!! Exceeds our expectations.
This place not the luxury apartment community that they advertise. They are slightly punctual when trying to get you to apply and move in and then all punctuality is out the door. The started my lease with a lie and it’s been lies, after lies, after broken promises and more lies. My move in was absolutely horrible. My belongings were sitting outside in the walkway and in the DIRT/MUD unsupervised and unattended for HOURS because my apartment was NOT ready. The workers had my heat sky high as they were working on my flooring which is why my apartment was NOT ready for half the damn day. For my “inconveniences “ they offered what they felt was sufficient for my troubles after having to reschedule services, my hired mover were unable to complete the services that I paid for (move my things inside my apartment where I wanted them) and not being able to get into my apartment until after 4pm. Not to mention multiple things still needed to be repaired and here we are a week later and no resolution and things still not repaired after my leasing agent, and the property manager promised the work to be completed last Monday.
I have been in this dungeon for 19 days. I did walk through. Signed lease and was getting settled in and saw a roach then saw another then saw another. I thought I was going to die. The leasing agent Cory that was always available before we signed the lease said he could not help me off the clock and he would put me down for spraying on Wednesday. The apartment is infested with roaches! Since they weren’t spraying until Wednesday we tried to treat the roaches our self. The leasing manager stated we caused the roaches because we put boric acid down. How much sense does that make? If the apartment was not infested with roaches we would not have had to put down boric acid. They have an excuse for everything. Then I go to walk my dog outside back in the jungle and a pit bull ran after me and my dog and tried to get in our apartment. They have sprayed but still seeing roaches. This time it’s because we did not unpack. I do not want to stay here and they will not let me out my lease. It should be the law for them to disclose roaches on the lease. Then they have the nerve to charge a monthly fee for them to spray. It has been a pure nightmare living here and I would not wish living here on my worst enemy. If I could give this place a negative 👎 I would. Besides the roaches raccoons squirrels possums saw a rat. The rat is out back in my neighbors trash. This place in uninhabitable.
The apartment complex is decent. The amenities are by far the best part, however, the maintenance was okay. There was a period where we would have to call multiple times to get them to fix the same issue. The worst part of this apartment, why it received such a low score, is the account manager. I was sent to a debt collection agency after receiving no email, phone call, or letter. I know they have this information as they have contacted me by all methods previously. After paying the $137 to the collector, which I did not dispute, they were supposed to remove this debt from the rental credit bureau. A year later, I find out that it is still on their accounts as unpaid. I am now unable to apply for another apartment until they take this off, which I have already told them to do multiple times. They are just a nightmare to deal with.
I have lived at this complex for 1.5 years. The resident services (aka people you have to deal with after you move in) are horrible. They frequently put off issues. I had a non working dishwasher for an entire MONTH. On top of that, they dont change air filters, they are okay with allowing water leaks to continue because they are not emergencies. The valet waste service ($25/ mo) is inconsistent. They have raccoons come and shred your trash at night and refuse to do anything - even though they charge you five bucks a month for pest control.
Love it here at Rockeldge. Been a resident for almost a year and the apartments/community is wonderful. On moving in we worked with Cory and he was exceptional in getting us into a nice 2 bedroom. His recommendation was better than what we wanted to go for initially. He took it upon himself to find us a better floor plan that was within our budget and kept the communication lines open even after we longed moved in. He does an amazing job and should you ever need to work with a leasing agent, i recommend him The apartment complex itself is great Did not have any security issues or breakins. Things were keot neat and the ammenities are very impressive !
Stopped by on a Saturday and saw the leasing office was extremely busy, Audrina one of the leasing consultants there kindly greeted me and gave me some quick information before being able to fully attend to me. I enjoyed the tour, she was very informative and was able to answer all of my questions, at the end of the tour I decided I didnt want to look else where, and quickly applied. I look forward to using all of their great amenities! Thank you Audrina for making my apartment shopping a breeze :)
This place is a joke and utter disappointment!! Please do not think about leasing a apartment here!! B H management is the most DISORGANIZED and FRAUDULENT company I’ve ever come across.I moved here almost two years ago when it was owned by Greystar management. They were phenomenal!! Since the buy out I’ve been without AC for four days, have been charged every month $137 for water and sewer fees from May, have not had functioning security gates for over 90 days and now I have a past due balance letter stuck on my door.We were in the office last week discussing these FRAUDULENT charges every month. The resident services manager tells me, “ I’m so sorry we didn’t have access to anyone’s meter readings when BH management purchased the property”. I’ve been to the office 4 times since the buyout. Every time they had to give me a credit for their mistakes.So you’ve been charging every renter for fees you cannot prove or backup? Listen people STAY AWAY!!! Never paid rent late or had any complaints on us. This has happened to all my neighbors and everyone is running for the hills moving out!! My friend lives in the third entrance he hasn’t had a front window for 10 days!! No security gates and windows apparently aren’t important. How about we just leave our doors unlocked with a sign that says FREE STUFF?Shoutout to BH management you guys really know how to take a dump on such a nice place to live!
Okay so I’m ONLY giving 3 because the amenities are great! But these cockroaches are out of control! I’m paying for a 2 bedroom for what? Roaches to infest our closets, bathrooms, and be IN OUR BEDS?! Pest Control is included in our lease agreement and we pay a fee, for what? You have to call to schedule spraying which is only ever done on Wednesdays and doesn’t seem like very much is sprayed as a woman stated above. I’ve asked for the front door to be fixed as the bottom bumper has always been messed up. Upon moving in, we sent Cory our inspection photos, and neither me nor my bf got a response. NONE of the things we asked about have been fixed. From the broken back to our faucet to the burnt hole in the microwave, to the chipped away paint in the tub, or the ceiling that looks like water may leak from the unit above us. It’s frustrating.Also, it seems everything is just painted and spray painted over. There’s something wrong with the AC units because it’s extremely loud as if it’s overworking itself. The bedrooms are HOT! We sleep with 2 fans going and our allergies are insane! We dust and wake up to more dust on the bathroom counters the next morning. We sneeze and have stuffy noses in the morning too. Upon moving in, my boyfriend cleaned out the filters himself! It’s ridiculous how much dust build up was in there. People have asthma and it’s not a healthy living environment. Especially for all the different tenants who decide to smoke weed, and it comes through to your unit as that stuff seeps through the walls and air ducts!For all of your tenants complaining about roach infestations, you should be taking us more seriously and contracting a better pest control service, or taking the fees out of our base charge. It’s WAY too expensive for what we are getting! I would seriously consider all of these things before moving here! Save yourself the stress and hassle...
DO NOT MOVE HERE. After several calls about a ceiling leak, with zero response from management, our ceiling finally caved in from a water leak from the upstairs apartment. Apparently, black mold had been accumulating in the ceiling and gotten in the HVAC system. It was blowing black mold spores into our air vents and we were breathing it in every time we turned on the air or heat. I only know this because we had to scrape quarters together to get the place tested for mold...we were sure of it. The toxicity level in our apartment was over 1000 times greater than the legal limit. The management wouldnt fix it even though we called almost every day for several weeks. After a few months, I ended up in the hospital for seven days from black mold poisoning and so did my step son. Management still wouldnt fix the problem, completely lied and denied any previous calls. We ended up homeless and sued for wrong doing. This six years ago and my health is still negatively impacted from the exposure I endured. I am still paying hospital bills, which has screwed my credit completely. This place is the worst place on the face of the earth and if you move here you will be digging your own grave. PLEASE DO NOT MAKE THE SAME MISTAKE...DO NOT MOVE HERE.
I moved in about 6 months ago, this place is awesome!! I love it here! When we were given the tour of the property, I fell in love. The club house is beautiful, pool table, yoga studio, and gym as well as a sand volley ball court. Amenities are great. Also there are hiking trails that lead to the Chattahoochee River with a 5k Loop. Last and my personal favorite are the outdoor fire pits/fireplaces around the property. Nothing like a warm fire on a cool summer night!!Ive never had an issue with maintenance, we have stainless steel appliances that appear to be practically new, Slate tile in the kitchen and in the bathroom. Also I use the sunroom as an office for work. I plan on being here a while. Neighbors are friendly.Lastly the office staff, they have always been so friendly and nice. I was pretty specific about what I wanted in the apt. If Im being completely honest, I feel as if I, may have been a little too picky, but they met every demand with no problem. I highly recommend this apt community.As for the other reviews on this page, keep in mind that this is a huge property. They have something like 800 units, so a couple of bad reviews are to be expected from the bad apples. Dont let the negative comments steer you away from this place.
Unfortunately, my lease ended on a bad note with management in the resident services offices. I turned my keys in 10 days prior to the end of my lease as I was leaving the country for the remaining duration of my lease. All papers were signed and keys returned to the resident services Manager (not staff). However, upon returning I have received two phone calls (one from the resident services Manager with whom I returned my keys to (!!!!), and another from a staff) stating that my keys have not been returned. In addition, my rentcafe account has continued to be charged for RENT and utilities for the month of November which are being taken out of the CREDIT balance that the manager assured would be refunded to me via check mailed to the forwarding address I provided! I have left multiple voicemails and emails regarding this, and still no response. Very, very poor communication and record-keeping by management.
I moved out in July, right after ownership changed, and now I am being contacted by debt collectors for an amount that no one can explain to me. All they will say is that it is for rent for August 1-3, even though I was out on July 12th (and my contractual obligation with you ended then too). I gave more than a 60 day notice, I turned in my keys before my lease was even up, and my final check was cashed with no issue. I gave my forwarding address on two separate occasions, as well as registered it with USPS. However, I have not received any sort of bill or communication that there could be an issue until now. I have left multiple messages with Resident Services in the last two weeks, as well as sent messages to the corporate office, and no one has returned my calls. If you are going to accuse me of breaking my contract, then not only do you need to provide some actual evidence, but have the decency to return my phone call. The lack of communication and professionalism by new management is ridiculous. I want a response immediately.
The property manager doesnt answer emails if it doesnt have to do with leasing.Additionally, they recently installed package lockers. However, no one in the leasing office nor the resident services person know the access code to enter the room where the lockers are.And not one of the gates, of which there are 3, work properly. Theyre either broken and stuck open or the phone system where you press 9 to open the gate for a guest doesnt work.Edit: for the record, they never actually reached out to me.
I lived here from 01/17 - 02/18.Pros: its on the up and up. BH Management is taking the time to improve the property and it shows.Management is pretty good, they take the tine to listen and are quicl to respond. Lakisha and Gary are especially good, they do everything in their power to help the resident enjoy their stay.The location is INCREDIBLE. Close to everything, including the best nature trail around. 5 minute drive to both I-75 and I-285. Less than 10 minutes to Costco, Walmart, and LA Fitness. You can even walk to the new Braves stadium. Its a fantastic location.Amenities, when working, are very good.Cons: You will likely overpay for your natural gas. I was on the road for 3 months out of my lease. In 2 of those months, my natural gas bill went UP. In the 3rd, it went down only marginally, despite me being gone and not using any of the utilities. I spoke with the gas company and they said they can only charge what is on the meter, and said it mustve been a water heater that needed repairs. I contacted management several times, and while they responded, they did not actually do anything to fix it. In the end i had to pay for services i did not actually use.The valet trash company is a 3rd party company, they often do not come when they say they will. Valet trash is a mandatory fee, so its frustrating to pay for services not received. I know management gets on to the valet trash company but it has done little to improve the situation.Summary: Overall i had a decent experience, and would likely stay here again if the utilities issues can be resolved. The price is fair, the place is safe, and quiet.
Tried to go view on a Saturday and the management is cheap - they only had one person in the front office to handle dozens of people who were looking. She was understandably frustrated, but she was really rude and locked us in a back room when my boyfriend took a peek while we waited. She was angry and irritated and openly complained about us in front of us. The amenities are outrageously nice in contrast to the really poor conditions of the apartments (from the outside we could see deterioration and lack of repair).
I was interested in moving into these apartments 4 years ago from out of state. The amenities and apartments online looked great but I decided to move elsewhere. 4 years later a friend of mine moved there so I was somewhat excited to see where I could of lived. While the apartment was very spacious, I will never forget the amount of alive and dead roaches I saw In hallway up to their apartment. I was flabbergasted. Thank God I decided to move elsewhere. #stunned. #roaches
Worst renting experience ever. I would leave negative 5 stars if I could. When I moved out after 4 months my door frame was cracked, and they said it would cost 100 dollars to repair. I asked for an explanation from the maintenance department and a bill of materials so I could see what I was paying for. I spoke with Martel and he said that he would have the maintenance department contact me prior to paying the charges, and while I was waiting for the maintenance department to contact me, I was charged a $150 late fee. This must be how they make their money!!! telling customers they will put you in contact with someone prior to making a payment, and then charging you a late fee while you wait around. Oh, and I have been trying to contact them to get the charge removed, but the wont pick up the phone, or remove the charge for a customer (me) who has never missed a rent payment... DO NOT RENT FROM THESE PEOPLE!!!
If I typed out my whole story it would be too long to type, much less read. I first want to say thank you to Lindsay. This girl was a life savior and made our nightmare situation have a tremendous turn around. From the gate she was helpful. The apartment I was supposed to move into (Stone Ridge at Vinings) was not move in ready. AT ALL!! A list.. and I mean LIST of repairs and maintenance needed to be done on our move in day. Some being a crooked fridge, old food found in cabinets, no door knob to master bedroom, hole in ceiling of master bedroom, a broken closet door hanging off the wall and the list goes on. Needless to say we just couldn’t move in, and we quickly cut the deal. Furiously and frantically with a uhaul load & more to get, we pondered on what to do. I started making calls and Lindsay answered the phone when I called Rockledge giving us her full attention. She found us just what we were looking for, in our price range, and with a much beautiful scenery than what we were previously going to get at Stone Ridge. She even did all this on a Saturday a few hours before they closed. She was incredible with A1 customer service. Rockledge is an amazing complex with beautiful woods. Convenient access to many trails that lead u to Chattahoochee river, basketball court, tennis, 7 pools, movie theatre, and so many other cool amenities. I would highly recommend this place, and ask for Lindsay!
Within 24 hours of moving in I saw multiple roaches. The fridge and microwave still had crumbs in it from previous renters. I put in multiple requests for broken and outdated equipment/appliances that was not reflective of the model shown to me. Maintenence marked it fixed even though it was not, and it is now passed the deadline they told me I would get new appliances. Also, dont be fooled when they tell you deposit, because your actually not going to get that money back. The lady in the leasing office just kept asking me to sign over and over again. I told her she is suppose to explain what I am signing. When she did she sounded like she didnt know what she was talking about. I have had other issues with them while moving out, but the moral of the story is do not move here. It is not worth the price.
Natasha Gray is awesome. Shes always professional and helpful. She cares about the residents and our issues and resolves problems in a timely manner. She follows up with same day responses and does it with a smile. Always positive interactions when I have dealt with her. Natasha Clay puts the rock in Rockledge!
Both my roommate and I are disappointed with the consistency of falsehood and nonchalant demeanor of the resident services staff since the inception of the new management team in June of this year. 2 rent payments were lost and unaccounted for while at the same time we were threatened with late fees because THEY couldnt locate the payments. There were 2 mystery 400$ charges on our account, as to say we rented out the meeting room or pool for an event -but no such thing took place. Monthly, theres a fee for trash pickup services, and thats fine but when maintenance leaves your trash in front of your door on 9 different nights in one month youd think there would be a partial reimbursement of funds right? Wrong! When a call is made to the office, youre lucky if you get an answer or even a call back after leaving msgs. Since the new staff has been here, no maintenance men work on weekends and the office is now closed all day Sunday; sounds minor but when your AC unit goes down twice in one month, once on a Thursday and once on a Friday, youre expected to find comfort in a hot, 83° apartment until that next week because they didnt deem the situation enough of an emergency.The amenities here are top notch, the access to the river and gym provide options that most apartment complexes cannot but the customer service is NOT up to par. Be warned.
Just dont live here or you will have toilets sitting outside your door. This really happened. The apartment decided to change out all of the toilets and they put two toilets outside everyones door which blocked entry and exit. This was not the only gaffe. They shut down a pool at the end of the spring/early summer so they could renovate it. They repaved the entire complex which resulted in dozens of parking spots being unusable for days at a time and it also created single lane roads to and from apartments. Management just doesnt know how to manage projects. They also dont take care of your personal information. They leave out lease forms and even allowed residents to go through rent checks and money orders to find theirs.
Audrina was amazing. She made the application process smooth and efficient. For my 1000s of questions she had 1000+ answers and I thank her for her patience. I thought moving during a pandemic would be a disaster but she made it one of the easiest experiences Ive had since COVID.
The maintenance men are not good . My mother is older and just broke her foot . They have valet trash so she sits it outside . They didn’t take hers because they said it was “too heavy “ but yet she literally ended up walking it her self with a bad foot ( she literally walked it from the back of the complex to the front) . All they had to do was throw it on a truck and drive it there . WOW …. The nerve or these “men”
These reviews must be from bad eggs or really old! This place has been great so far been here a month and a half. Ive had to maintenance issues for lack of a better word. A towel rack and a leaking pipe from another apartment above mine. Both these issues were taken care of within 3 hrs of the property being notified. What more can you ask for???? Very happy with that and it doesnt hurt that all of the office staff here is great. To start off Patty A was really an awesome person to work with to get my transfer taken care of. My file was lost in the system and she picked up my file and handled it very well. She answered all my questions and was a constant help throughout the process. Even after the move in process she still continues to be there to answer my questions with a smile.
I have lived at Rockledge since 2018 and really enjoy the community. Cory Fruster has great customer service skills. He has been a great help and very knowledgeable of his job and community. Location is great! It has some cool amenities too if you use them.Residence services does not actually help you out in situations of need. Took almost a month (and 4 separate work orders) for maintenance to actually fix a broken AC unit and turn on hot water. Took no accountability for their lack of punctuality or their inaccurate documentation of completion of the task before they actually fixed anything. The lease gave them a seven-day timeline and they did not hit that in the slightest. Plus, even after they received noise complaints and reports of residents breaking the quiet hours policy, they brush off the situation and do nothing to fix it. Basically, dont rely on them to follow through with what they say or outline in your documents.So if youre looking to break the rules of your lease and get away with it, this is your place!
I moved two months ago to this beautiful location. Had a bad experience with my last management but here with Rockledge it has been wonderful and Patricia has been more than helpful with all my move in questions and concerns. She made my move in experience very easy and smoothly.
I have been living in this complex for three years. To detail all the frustrations that I have had in those three years would take forever. The staff in the leasing office are some of the rudest and insensitive people that I have ever dealt with. If you are a resident, they dont care about you and will do the least amount of work possible to help you. They want to push everything off on resident services.That being said, when you Google the resident services phone number, only the main number is populated. When you call the main number, they are unable (or unwilling?) to transfer your call. They expect you to hang up and call the number that they give you. In todays technological world, how can a call not be transferred???Now lets talk about resident services...the Assistant Manager of the complex works in this office. She is truly the WORST person to deal with. Ever. No joke. That is when she or the person is even in the office. You can call. All you want. You may get an answer about 20% of the time. You can wait until you get off work to run by the office on your way home. Guess what? They are rarely there!! And there is always an excuse as to why no one answers the phone or they are not physically in the office during what are supposed to be open office hours.It seems that, once they get you in the door and get a signed lease from you, they could care less about you afterwards. Much like a shady used car lot...
If I could give 0 stars I would... I moved in March of this year and its been HELL ever since. I can say, I love my apartment as far as the floor plan but other than that, I have nothing good to say. When i first got here, my shower knob broke off and they took 2days to fix that (i had to stay with my mom) I made a few maintenence requests initially and all of them STILL arent done. Imagine coming home and not knowing if youll run into a racoon or opossum or if one knocked your trash can over to get food. Or imagine countless bugs at your door and inside your home including spiders because of the wilderness outside...(and Im a very clean person). How about making a maintenence request and it being done a week or more later... my air recently went out and I was in 86 degree heat in my apartment for 2 DAYS because theyre going through changes within the staff. Not my problem. My neighbors are disgusting. Ive complained about them not using their trash cans and attracting bugs, etc for MONTHS and STILL nothing has been done. Theres about 700 units and a handfull of staff...does that add up? I dont want to even know how many maintenence people are here and oh, try to call resident services and see if anyone picks up, youre lucky if they do. I feel like everytime I try to enjoy my apartment something ALWAYS comes up and Im sick of it. No wonder theyre always leasing..... GET IT TOGETHER ROCKLEDGE.
I hate this place. We moved in not long ago and since coming here weve had a problem with bugs. Yuck. Were paying for a pest control service and have requested on numerous occasions to have them come and spray. But, weve never had anyone come out to our apartment. Trying to reach anyone in the office is next to impossible. And yet, they constantly send out friendly reminders of the rules to reinforce trivial things like trash pickup times.
My roommate and I have been tirelessly looking for an apartment and we stumbled on Rockledge. Like many of you, we had reservations due to bugs and other things. But it didn’t stop us from circling back to do another tour and apply. Our first encounter was with Nisha, SHE IS THE BOMB! She showed us a 2/2 (Evergreen) & we fell in love! We were sold! She was passionate about the property and her job! Our next visit was today and we encountered Cory. He had a slight attitude when we walked in but we got over it. We sat down with him for about 30 minutes PULLING information out of him. He obviously didn’t want to help. He had no idea that we walked in to apply TODAY! His lack of interest in wanting to help us pushed us to apply elsewhere.
My girlfriend moved into this apartment complex 2 years ago. Over the first year she experienced maintenance issues and problems with pests, but nothing a call to the office couldnt fix. The second year was real fun (read with extreme sarcasm). Part of her ceiling collapsed in the kitchen. The gate has constantly been out of commission providing absolutely no security for the entire complex. In Feb 2013 the complex experienced an epidemic of break ins. All of our valuable property was stolen--I do not recommend renting here, but absolutely DO NOT RENT HERE WITHOUT RENTERS INSURANCE OR A SECURITY SYSTEM. The breezeways have NEVER been cleaned or maintained except for the occasional leaf blower. Best part, they changed their smoking policy without telling anyone and my girlfriend has been exposed to constant second hand smoke via the chimneys in the building. Weve constantly had to keep a window open.
Please do not waste your time or money on this place. If you want a safe, secure and quiet place to live, look some place else.The apartments and your valuables are not safe. The people who run the complex, both corporate and management, do not care about your personal safety, security or well-being. Even if you prove what management is saying is incorrect, corporate and management teams will continue down their long-winded scripts just to see how much of your time they can waste.The best thing about this place will be when I can see it from my rear view mirror.Edit - 7/20 - Car was broken in to again and left the center console open with most of its contents thrown across my driver seat.
I just signed a lease with this complex and I cannot wait to move in! The leasing manager, Tjuana, worked tirelessly over the last week trying to find the perfect unit for me. I was doing the rental search process from 10 hours away and Tjuana communicated flawlessly with me throughout this process. I cant say enough about her customer service; after working with her, I have no doubt I will be well taken care of during my lease term at Rockledge!
This was my first time here, and I must say I was sold right away by Audrina my leasing consultant. The amenities here are like non other apartment complexes with their indoor basketball court and much more, their newly renovated apartment is outstanding. I immediately applied to move-in.
I have live at Rockledge apartments for 2 years and this year will be my last. Not only have I gotten burglarized last year during the day time but a Rockledge employee has verbally assaulted me. When I discussed the indecent of the verbally assault with the property manager, he refused to write the employee up. Please dont be fooled by the sales people trying to get you to become a tenant. ITS JUST NOT WORTH IT. THEY DONT CARE ABOUT THEIR TENANTS. Rockledge is a revolving door or tenants and property managers. I had 3 property managers since I have been here. This is the worse property I have ever lived at.
My experience here since day one has been substantial! Audrina my leasing professional has been so helpful and walked us through every step of the way, up until we were moved in our apartment. I love my new apartment, she went above and beyond to find an apartment that was 100% of my wants and needs, and took her time showing me every available apartment so I can know exactly where it would be located and what my view would be like and to make sure there would be no steps getting to the apartment since I have a knee problem.Thank you so much for all of your help Audrina!
I have lived at Rockledge for a little over a year now. The location is amazing, close to major highways and in a great area. I havent had many issues since living here and if there were they fix them immediately. They have a nice real estate and the staff is very nice. I also like the little events they put on during the months. We love living here!
They have sent several notices to all residents stating that quiet hours are from 8am to 10pm. However they have scheduled routine roof repairs that started at 7:00am today (Saturday).So, if you like the idea of a company that doesnt respect their own rules, and you like the sound of a train rolling accross your roof while you try to sleep, then this is the community for you.UPDATE: Almost two hours later and its still going on. If anything its gotten louder and is shaking the apartment to the point that things are falling off shelves and a light fell out of the ceiling. All without any kind of notice that this repair work would be happening.
Overpriced for a crappy apartment that is infested with roaches, all the appliances are dated, slow maintenance repairs, hidden fees, basically youre paying for dated amenities. I would never recommend Rockledge to anyone, nor ever live there again. Hopefully the new management turns it around.
I’ve been apartment hunting for almost a month and I was pretty much sold 5 minutes into speaking with Audrina. I’m moving from out of state and have had a difficult time traveling back and forth, working, and looking for a new place. She was knowledgeable about the property, seemed ginuinely excited to help, and showed me around. I haven’t made a decision yet but this is definitely the top contender.
My boyfriend and I have lived at Rockledge for a few years. We love it! We have two kids part-time and use so much of the neighborhood. Its been really convenient. We frequent the pools almost daily, have volleyball tournaments with friends, play tennis, use the trails by the river, and grill outside for dinner or with friends on holidays. The location works perfectly with our jobs being in Buckhead and on the westside. We like to be removed from the city, as well. Any time weve had any problems or issues to address with the staff/management, theyve been addressed really quickly. However, we moved into a gated community and have lived in Rockledge with the gates being open since January 2014 when the system broke. This bothers me as there have been multiple robberies/breakins in the area in this time period. We pay to live in a gated community and it needs to be fixed. Other than that, we love it, management is great, and we enjoy every part of Rockledge!
Worst apartments everrrrrrrr! They take forever to come fix things that are wrong . They left two toilets outside my door. When I called to ask about it , I was told they are contractors coming to install them so they leave them outside the door and when they get around to it they will put them in. It’s completely embarrassing can’t have company over until the toilets are installed . On top of all of that they have a bug problem . Just gross and not worth the money they charge. I would never live here again !!
Anyone looking to move here please weigh your options out! If you just need a quick expensive move this is it. When you come visit make sure you do your own drive through the neighborhood! Please make sure to stop at the pools and btw there are not seven pools it’s just 3... the bathrooms and pool water are all dirty! Look for yourself and calling them to fix stuff in your apartment looks like a crackhead fixed it... dirty diapers at the pool and the ph levels are not up to par in the pool because I bought a test for myself at the local pool store! This place needs new management again! Very expensive for this hood living!

Hello to both.The third option is that you’re the management of Rockledge, and you’re struggling to find ways to up your star rating because you know that for each positive review you get (or post yourself), there are about 10 negative ones just waiting to surface. And to you, the person going through these reviews, frantically trying to respond and say how “sorry” you are for the poor service in an attempt to show others how “attentive” you are to the needs of your tenants, I very much would like to hear from you.Quick show of hands to everyone reading this right now – who likes cockroaches? Do you, new tenant? Do you, Mr. Manager? Personally, I would say I’m not really a fan. In fact, I’m an anti-fan. But apparently they are a fan of me and my apartment. Even more than Justin Bieber is to a 12 year old girl who just hit puberty. They love me. They love me so much. They love me while I’m in the bathroom, they love me as I sit on the couch and watch re-runs of The Office, and best of all, they love me while I sleep! While this level of stardom may seem appealing to some, it really isn’t to me.Cockroaches and old apartments go together like PB&J (which coincidentally, cockroaches also love), so I can understand seeing a few little nuclear explosion survivors roaming around from time to time. What does NOT go together, are brains and the Rockledge Management team, since I have put in 5 requests to get an exterminator out and not a single time has anyone from your glorious team of tweedledees and tweedledums reached out to tell me why the exterminator you keep promising will show up, has never come.Two days ago I found 3 free-loading motherlovers in my bathroom at the same time (so I can only begin to image how many more are hiding in my walls), and I decided to capture them for the following day the exterminator of hope was supposed to come out. I was excited when I came home to the planned day of cockroach reckoning, and saw from afar an orange slip of paper peeking through the cracks. I was so relieved to know that 4 service requests later, the exterminator had finally come. As I approached my apartment, much to my disappointment, I found that it was only an advertisement for pizza delivery. I see where your priorities lie.I’ll close with this. I have been sleeping on the couch for 3 weeks while I have waited for your team to come out, each time getting my hopes up when you promise that this issue will be resolved, and each time being let down by the realization that some people on this earth truly have no common sense of customer service or how to FOLLOW UP on issues that are clearly an ongoing problem. Grow some brains, grow some initiative, and fix this problem.
Good Luck getting them on the phone. They have to be the worst property I think Ive ever tried to get in touch with. I guess they dont want people to lease. Ill take my business elsewhere. There are plenty of apartments in the area that Im sure dont mind doing their job.
I felt like I was in the jungle . A lot of trees and a lot of bugs due to the river . Its in a great area and theres a lot to do in that area. The trail was a great source of exercise. They have two gyms . Do not be fooled there is not seven pools there are 6 but I still consider each section to be one pool so there for there are only three pools . One pool near each gated entrance. The Main pool is a great pool for big pool partys pictures and fun get togethers. The maintenance guys are ok but some of them needs to work on there customer service skills. The management are nice and helpful . One thing about my apartment in particular was that there wasnt any lights in any of the rooms I had to buy lamps . But other than that I enjoyed my time there .
Dishwasher was broken upon moving in and we called maintenance and they said they fixed it. A year later it is still the same way as when we moved in. Heater barely works. We called for them to fix it about 4 times and each time they said it was fixed but it continues to blow cold air. Air conditioner was broken also, although it blew out cold air, the auto selection did not work. Sunroom was dirty upon moving in, called to get it cleaned and they never did. The gate is always broken. The only pro is the gym, basketball court, and the indoor track. This apt is definitely not worth the amount of money is spent on rent.
This has to be the worst apartment complex. Buildings are old upgrades to the apartments are cheap, service is horrible, pools are always closed, a lot of bugs!!!, spiders and roaches everywhere. Did I mention the service? Every time I call the service I get the worst maintenance. Called them 5 times to fix my drier and it is still not right. One night the pins in the door lock failed and I could not get in my apartment. Not an emergency to them!! 6 hours later somebody shows up. The maintenance people hung up the phone on me after I got mad.Tonight had to call fire dpt because the carbon monoxide alarm kept going off. Fire dpt could not get into the HVAC closet because the apartments dead bolt the closet?? You think after hour services would come out?? Nope!!They dont care. As soon as my lease is up I am out of here.
Cory has always been the best with customer service. He goes above and beyond while being calm, cool, and collected to take care of all needs and worries at ROCKLEDGE that he is able to. Roaches, roaches, roaches, roaches. Cant wait until the lease is up. I have waited this long to write a review to give the place a chance. They never came around. The leasing office staff is great, some of the nicest and most respectful people I have ever met in customer service. Resident services, some of the worst customer service I have ever encountered. Every time I have Had to deal with them they are very hateful and disrespectful. The girl who always seems to be there gets very defensive and stand offish almost immediately. They really like to tell you that you are wrong. Never once do they try to relate to you or understand your frustrations or situation. The lease started off by trying to get a drawer in the kitchen fixed because it would fall out if you pulled it more than a quarter of the way out. 5 tries of maintenance coming to the apt saying no problem found. I finally gave up on it. A couple months later I put another request in and finally got it fixed...3 weeks later. Also from day 1 there have been roaches, the little brown ones, german roaches. Now Im not an expert on roaches but I do know that you really cant get rid of these guys without condemning the building. Request after request after request of pest control with no results. It seemed to get worse every time. In the kitchen, in the living room, in the bathroom, hell in every room. I ended up doing my own pest control and got things under control, a little bit. Went from seeing 30 plus roaches every evening once I was off work, to seeing 1 or 2. I learned to live with it, though disgusting, because I cant afford to break my lease. The problem ended up getting worse, even though I kept the kitchen spotless and food sealed away. They finally sent out some real pest control where the worker said there was an infestation underneath and behind the fridge. I cant even describe the nastiness that was behind and under this fridge, I still have nightmares about it. As I recall I burnt all my clothes in a trashcan that night and scrubbed my self in the shower with diesel fuel and a brillo pad. Anyways, it was apparent the fridge had a small water leak and it was breeding grounds for the roaches, they were all through the underside, backing, and innards of the refrigeration system. The pest control company advised me that they would need to have me remove everything from the kitchen and find a place for my dog to stay for a couple of days while the sprayed some heavy chemical. Sounds really safe huh? So I did it, took me 2 hours to completely disassemble my kitchen and find a safe place away from hazardous chemicals to store my dishes, cups, utensils, etc... And yes, I found a place for my dog to stay so he wouldnt be exterminated with the roaches. After the treatment was performed and it was like Hiroshima in my kitchen, the guy told me they would need to do the same treatment for at least the next 3 weeks. Meanwhile, I contacted resident services, yes the one that is located directly next to hell, and advised them of what the pest control guy told me. I also requested they replace my fridge once this was all said and done. She immediately turned glowing red and got defensive. I have never seen a truthful person fumble over so many words trying to find the right thing to say to make themselves in the right (hint: not a truthful person at all). Anyways, now that Im rambling, she said she had to contact the pest control to see exactly what the issue was. She, for once I was so surprised, contacted me the next day. She told me, halfway screaming and in a tone of voice of a smart ass teenage girl, that I DID NOT have an infestation and they WOULD NOT replace my fridge and that I was wrong and she was right. She pretty much told me everything but suck it. I feel bad for the pest control guy because he may have lost his job due this girl from telling me the truth R.I.P. I then decided that I really did not want to deal with satan herself anymore and I would just live with it. Out of writing room, sorry. Contact me for the rest of the story, TBC
This apartment complex uses a 3rd party company called RENT GROW. They are foreigners who dont speak English or comprehend and will deny your application for anything even if its 7 years. As long as it is on there and if youve paid for it. The management does not reply or respond to messages or emails. This is one of the least competent places Ive visited during my time of helping a friend look for a new place thar relocated to this city!!! Beware
Lived here for five plus years. The first 4 years were fine enough. No big problems. In the last year and a half with BH MGMT some thing got better, they painted the exterior, they improved the parks and roads. However we have had a plumbing issue that has been ignored by mgmt. They come by, unclog the toilet and just a few weeks later it floods again and again. Rockledge doesnt seem interested to come and fix it the right way. Were planning to execute an early termination of our lease due to unlivable conditions.
Management didnt answer the phone............but for a complex of this size, perhaps they could only do so much. Youll see a lot of college kids and roommates here. Most importantly, the HOOD has found its way in here (the pictures of the jacked cars) is proof of that. The gates werent secured, but how can you protect yourself against the hoodrats who already moved in. Our biggest beef was with the complexs handling of the ice storm in 2018. Many people were burnt believing that the pathways were salted. You can see from the attached pictures that they were not!I give them credit for the upgrades and improvements to the community whethe its the repaving of the pathways or the roofing a painting of the units; THEY LOOK GREAT! Theres roaches, but for some of the buildings that date back to the 1970s and the thousands of people and their respective hygene and cleanliness, WHAT DO YOU EXPECT?! Their onsite amenities (gym, grills, trash pickup, trails, pool, tennis and volleyball courts) are great and their activities for the residents are enjoyable. My experience wasnt all bad. We moved here with the intent of only staying a year............until we were ready for a house. The complex couldve been better, but what I saw was an example of them doing what they could WHEN THEY COULD!Be carefull: the hood rats and criminals are among you..............if youre still living there!!
Unhelpful and some times rude customer service, though some were nice. The place has a massive bug problem and too may speed bumps. I cant stress the bug problem enough. They charge you every month for pest control but you have to schedule it for mid day on Wednesdays. I didnt like that much. Also when they did a renovation to the toilet and sink and shower. They didnt have a shower head and just DIDNT LEAVE ONE WITH US. We had no shower for a week.
We had Auto Payment set up on our account. I dont know how it got removed and we got a charge of 150$ late fee. We had proof in our emails that we have auto payment set and we showed the management. The reply i received was we dont know how the auto payment got removed.. we cant do anything... seriously then who will do.. worst management. Even the so called regional manager did not help and i waited outside the office to talk..but she was in a meeting and she did not care.
This is a beautiful location located right on powers ferry, close to shops and the highway. There should be no reason why they dont have this place top notch. 1st, Gate is ALWAYS broken and arm is up. When arm is down and someone tries to call to open gate, it doesnt work. 2nd trash area is usually pretty full and embarrassing at times. 3rd the office NEVER answers when I call and they are TERRIBLE at receiving packages if you have it delivered to the office for safety or package. Today the arm of the gate was up and as I slowly approached it, came down on my car and scratched my hood, usually arm down quick after opening but this time it was up for a period of time so I thought it was up for good. New management, old management sucks and I wouldnt recommend anyone to live here especially not at the rate they are charging. I can go on a more negative rant but I habe better things to do with my life.
Dont be fooled by the pretty clubhouse and amenities, when we moved in we thought we were moving into a nice Complex but Rockledge has proved to be anything but that. The gate has worked 10 % of the time, the office makes excuses that the parts are on back order and then after 3 months they said they are getting bids on a new gate, three more months now the other entrances gates are wide open. A girl at the pool told me the gates havent worked in the 2 years shes been driving in and using the pool and doesnt even live here. There is no control at the pools and my guess half the people out there are not residents yet every weekend there are parties with music and bottles strewn over the place. The valet garbage service is a joke they drop garbage all over the place when picking it up and I cant even count how many times Ive come out in the morning and there is garbage trailing down the steps. Yet if you once leave your can out they send a notice telling you you will be fined. What a joke!The only nice thing is the location its nice to be able to walk down to the river but honestly there are a whole row of apartment complexes on the other side of the perimeter that have the same access that I will be visiting and hopefully they take care of things a little better.
Do not live here! The grounds are too big for the small office they try to manage it out of. Im not sure if they are being cheap however the management is being and cant catch up on their responsibilities. Ive yet to see anyone spray any bug spray. The valet doesnt get the trash all the time and you can never reach anyone via telephone. Not to mention they are upping the price every quarter. With all the options in marietta its best you move somewhere else.
I have lived here now for over a year and never had an issue until this weekend. I come home Friday after a business trip, there is no hot water, it was after hours, so I called and left a voicemail. I called them Saturday morning and (Gabby) from resident services informed me that the one maintenance tech had numerous emergencies that had priority, because me not having no hot water isnt an emergency and he would get to me when he can. I called numerous times Saturday...low and behold... Gabby answered every time with a stronger attitude. After the office closed (and nobody came)...I called and had to pay someone to fix my issue. Monday, maintenance comes....I inform him of what happened, he apologizes and says no hot water is an emergency. So, after having to hear a manager with a pissy attitude, no customer service skills and having to pay to get the issue resolved.....I am far from pleased with this place.....
I’ve lived at rockledge for three years. It offers amazing amenities, huge apartments for the price and if you utilize the maintenance application for your phone, getting things done is usually a breeze. I just recently moved across the hall into an updated apartment. Tjuana facilitated the entire transition, she constantly updated me on progress and made the entire process seamless. She was punctual and I couldn’t have asked for a better turnout! THANK YOU TJUANA!!
Lindsay was phenomenal. She worked with through the process and provided all the information needed. I was hesitant and made repeated trips back to the community and she answered all my questions and was patient.I highly highly recommend working with her and moving to this community
If you want to feel safe in your neighborhood, this is NOT the place for you. Since I have lived here, the entrance and exit gates have been BROKEN more then they have been working. The pedestrian entrance/exit gates have NEVER been locked. Anyone outside the community can walk/drive right in - so don’t let the “gated” community fool you. WE HAVE HAD TWO BREAK-INS personally and I know of MANY OTHERS that have as well. I was unaware of the HIGH CRIME RATE here and was told this is a safe community by the employees here. The police told us tonight after our break-in that ROCKLEDGES CRIME RATE IS INCREASING. We will be moving out shortly and I am counting down the days. The reason I wanted to move here was for the running trails near by but the cons outweigh the pros. Also, the pools and the one volleyball court are nice but they are crowded in the summer time and mostly by crowds of people who don’t live here.
Gate doesnt work on a consistent base. The maintenance is terrible and pest control. For me to be paying the amount im paying not worth my money. Countless times no hot water and they finally change the heater. The kitchen sink drain always backing up and the disher washer not working for the whole time I was here. The bullshit pest control they do. Negative. Will never suggest this place to anyone.
A word of advice: ASK TO SEE AN ACTUAL APARTMENT.Dont sign or apply for anything until you see something other than their model--the actual apartments look NOTHING like it. Popcorn ceilings; dark, cramped hallways and kitchens (very little natural light); and almost no storage space. These buildings look every bit like they were built back in the 70s (and they were, mind you)...And dont believe any of the hype about renovated apartments. They put in stainless-steel appliances that arent even that high in quality (the fridge in the unit we saw was partially rusted on the freezer door; I didnt even know they could do that), change the color of the cabinets and the counter tops, and then slap the renovated label on it so they can charge you a couple hundred more.Im telling you---dont even bother looking.
Living at ROCKLEDGE is such a pleasure. The leasing office staff is amazing (lAKESHIA/GARY/MYRA) . They handle everything quickly, efficiently, and always with a smile.The maintenance staff (Tom, Joe and others) is great as well. I feel lucky to live in such a wonderful community.

2022-03-30Cory was amazing to work with. Ran into some on-line application issues & he patiently stayed on the phone suggesting next steps until resolved. My son loved this apartment facility. He drove by others afterwards but had no interest in viewing as didnt have the same feel as Rockledge.

2022-01-06I’m not sure how a 25% increase in rent justifies ANY of your services or lack thereof:- I drive past mounds of trash every day left in front of the dumpsters- you’ve closed our amenities too early on numerous occasions- there’s been no upgrades to our interior or exterior units- we had 3 (or more) months without a mailboxes this year- security told us of a gunpoint burglary that happened up by the lodge, and there was no email or mention of it to the residences.Even if we didn’t have these issues, do you realize all of us would really like to save up and MOVE into a home with a mortgage someday? Vultures like you guys make it actually impossible. Do the right thing.Oh, and we did try to call. You didn’t pick up.

2022-05-23I toured at Rockledge Apartments recently and was impressed by the friendliness and professionalism of the leasing staff. Destiny was helpful, kind, and did her best to find an apartment that met my needs. The grounds were well kept and beautiful. I look forward to living at Rockledge!

2022-04-15I have been a tenant with rockledge for two years now. My experience in the beginning was very nice. Once your moved in the property is a disaster. I’ve had constant water leaking from ceilings, my floors are unleveled causing any furniture with legs to weaken and break. They have tried to repair my sinking floors by putting beams from the basement. I’ve had constant water damage from both bathrooms pouring from the ceiling. My water heater had a gaping hole going in to the basement which was very dangerous. They have only patched my repairs up. Contacted corporate they offered me another unit paying $600 more or I can break my lease. They do not value their residents. Mail boxes were constantly broken in to. Homeless people have been sleeping on the package center. The staff in the office and property management don’t care about your concerns. I will be taking legal action against this company. Also I had a tree fall on my car. I constantly told them about the dying trees and tree management that need to be looked at. The office told me I knew what I was getting in to when I moved here. My self and neighbors have all fell victim to trees falling on their cars. This place has been a complete night mare !! Neighbors have all complained about the same issues and relocating to better properties.

2022-06-01I have not even been a resident here for a full year and my air conditioner has broke 6 times and my garbage disposal has stopped working multiple times as well. They do not fix problems here but only give temporary solutions. I have not had air conditioning for 5 days and it is 90 degrees out. On top of all of this they are raising rent but are removing amenities such as the basketball, volleyball, and tennis courts. There is always garbage everywhere and the doggy trash bins are always full which causes smell. I was so excited to move here but have been very disappointed and will have to find somewhere else to live. I have sent emails and tried to call but nobody will do anything about my situation.

2022-07-10Beware of moving in here! Expect any Maintenance service at least 2 days and in emergency service requests, the work orders are either partially done by covering it up for the instance and we need to follow up on the service request by re-requesting a new order, thus the work order falls in the que list again. Better avoid moving in here. I personally have waited for the Airconditioning to be fixed in my unit for 3 days & 3 nights during Summer Peak time, So my recommendation is to AVOID moving in here!

2022-06-20First and foremost, Destiny and Sierra and the maintenance team are amazing. They deserve a raise and 10-stars for their caring and compassion for tenants. On the other hand, Todd and Philppia were horrible in not listening to their staff regarding my rent payment being lost and then applied to the wrong account. My experience was HORRIBLE and Destiny and Sierra were the only ones willing to help me and vocalize on my behalf. I was embarrassed to find out via a letter from King and King Attorney that I was being evicted. Unbeknownst to me, on the reason why especially when my cashiers check had been turned in and me having receipts for my records. Todd refused to address my issues and shared with the staff that what makes them so sure that my rent was paid. I had an eviction filed on me for something that wasnt my fault. Todd and Phillipa refused to listen, provide understanding and waive my late fees on me not paying rent until the eviction was handled on all levels. I was embarrassed and Phillipa told me that she could only waive ONE LATE FEE! She proceeded to tell me that I was wrong for withholding rent and that I owed a full balance. When the leasing agents explained to her that tenants who are in an eviction status regardless of a mistake, the full amount has to be paid not partial payments. This discussion escalated quickly with me being blamed for them losing my check and the check being credited to someone elses account. Despite my email correspondence and phone calls, I was handled as if I was dumb and incompetent. I was embarrassed by Phillipa and spoken to as if I didnt understand my lease or my rights as a tenant. She continued insulting my intelligence in front of the leasing agent who was trying to explain the history on what had transpired on my account. This was the most trying time for me especially when I had just buried my grandfather. I will never rent from BH Management or Rockledge again. They ruined a once positive experience as a resident to making me regret that I ever spoke to their management team.

2022-06-16DO NOT LIVE HERE!! I’ve lived in many apartment complexes in different cities and this is by far the worst. Tons of awesome amenities that would be a lot of fun if properly taken care of but this place looks like it is about 50 years older than it is due to lack of proper care. Maintenance team is absolutely useless and impossible to get a hold of. Every experience I’ve had with the leasing team has been horrible (aside from Destiny who is wonderful). You can’t even get a package delivered here because they let parcel services just set packages on a random table in the parcel room and then send out an email blast saying “come get your package before it gets taken!!!”.The only reason I give this place 2 stars instead of 1 is because of the basketball court which is very nice, the fact that they have tennis courts (even tho they are really just a dog litter box with overgrown plant life), and the location being so close to the battery and having the path to the river on the back end which is very cool. Aside from that this is an absolutely terrible place to live

2022-06-17I have been a resident for over one and half year and had absolute terrible experiences with the AC unit for atleast 3 times. They are super old and are constantly breaking. Whenever I tried to raise a complaint, they just replace the filter, point their temperature gun into the vent and justify that it is working fine and close the request One time I had to buy a temperature gun and record videos of the temperature inside the house in each room at different times of the day and email them to prove that my AC is not working. After numerous calls and visits to the leasing office, and video proofs they replaced the ac unit since it was very old. Ive come across the same situation last week , and its the same response from them. They just give a reason that its hot outside(95F) and , as a result the temperature of the house is increasing. I dont understand the point of having an AC, and our power bill is shooting up as the AC is trying to run continuously 24/7. They are understaffed maintenance compare compared to the size of the community. I personally dont recommend, this community and it is overpriced

2022-05-21My tour was great! Tasia was very informative and answered all of my questions. I was able to see 2 apartments and I like both. I will be applying! I hope the apartment I get is just as what I saw during the tour.
