Wallace is an awesome leasing agent, she made sure that I was able to get the unit from their website with relative ease. Her help with the application process to move-in was professional and handled in a timely manner. She went above and beyond to make sure everything was organized and completed in two days time. After move-in she made sure that any items that needed to be resolved were resolved and followed up with me to make sure that I was satisfied. In my continued time here, she always greets me with a smile and remembers who I am. I would highly recommend her if you are looking for an apartment at The Arbors. A+
Becareful paying for a pool key. They have someone monitoring and asking everyone for a pool pass (even 3 year old kids). And good luck trying to make a reasonable argument with the people monitoring. You can only ever have 2 people visiting with you and if you have a friend with kids, their kids wont be able to swim. Theyre constantly harassing people and asking them for a pool pass. Multiple tenants have complained about the absurd pool rules, but nothings changed.
I was there for 1 year. Lots of roaches may be because its a very old apartment. Also the quality of carpet / cabinets / closet doors / Bathroom shower faucets handles/knobs are poor quality. They dont have community laundry. Advise to new renters during move-in point out everything that you will notice like old carpet having some color discrepancies or light black spot at bathtub or bathroom wall or dented closet doors or damaged corners of bathroom or kitchen cabinets etc.. every small details should be noted otherwise when you will move out they will charge for that.
When we first moved here almost a year ago it was great. The community is cool. We love the gym, we love the pool and the new property manager is amazing. Reason for the low rating is for one the roaches, absolutely disgusting, we’re extremely clean people and they’re always roaming the halls like they live here. And this is what made us move out, when we moved in our rent was 1100..not bad for this PUNY one bedroom. We went to renew our lease today and they said it’s now 1400!! I feel like that’s illegal, I found a wayyyyy better apartment with more space for way less. They are crazy if they want us to pay 1400 for this small roach infested apartment. No thanks.
I am not one to write reviews online but the reviews here don’t do it justice. When it comes to The Arbors I’m so impressed with their professionalism and work ethic ! The staff is friendly and they make you feel very welcome. It feels like home, I would highly recommend The Arbors to anyone looking to find a spacious apartment with beautiful scenery. The office staff is FANTASTIC !!, the property manager and assistant are GREAT!, and the maintenance staff is AWESOME!! The whole NALS team is AWESOME!! If I were able to give more than 5 stars I would totally do it.
I have just renewed my lease at The Arbors. I am so happy here because the office staff is very professional and attentive. My work orders are handled promptly. The property is clean and well maintained. Also, I love the newly renovated gym. I am proud to come home to The Arbors! Shout out to my girl Wallace.
I moved into the arbors apartments few weeks ago and I must say, I love my new home. It is very beautiful. I want to thank Ms. Wallace for helping me through the process of getting me the right apartment I needed. She is very friendly, kind and answers all my questions within a timely manner. At times when shes not around, the Arbors Leasing team were always willing to help me and answers my questions as well.I have no complaints and will definitely recommend this place to everyone looking for a place to stay. I moved into this property from out of state earlier this year. I have been here 6 months. I hope this review helps you to make an informed decision regarding this apartment complex. I hesitated posting this review bc I still live here and the personnel has access to my personal property but maybe this will get the manager to return my multiple messages left to please call to discuss my experience here. I lived in my previous apt for over 10yrs so I understand things happen in an apartment that are unexpected. However, how the property managers handle these unexpected events goes a long way to making a resident feel like they arent just a monthly check. My issues started prior to moving in when i noticed a lot of issues broken doors, duct tape covering openings, feedback from the gas company regarding the water heater being a potential source of leak, dead roaches,etc. My issues are: 1. I did my move inspection and told them had 2 weeks until i actually move my belongings in to resolve the open issues. When I came back the issues were still not resolved and roaches (alive and dead) were still in the apt. Someone did come and spray inside my apt once but there are still roaches. At this point I decided that I would not be unpacking and would only unpack what i needed on a day to day basis.2. My hot water heater flooded my apt not once but twice. Yes, it was replaced quickly but the office was told in february it was a source of potential leak by GNG. Thankful for the maintenance team member who showed up within 10 minutes and he doesnt live on the complex.3. Coming home to find opossums (i did not know what they were during my first encounter) roaming my apartment and even better finding the dead mother inside my apartment wall. The entry point was the duct tape I had mentioned during my initial walkdown to the office staff. Two were removed. At 1130pm that same day I walk out of my bedroom to find another one outside of the door. It ran into the kitchen and back into the duct taped hole. The next day the cabinets and walls were opened to find another live opossum and a dead opossum.4. Dealing with the lingering stench of a dead animal in my apartment, the flies and fleas (which bite) which escaped into my apartment when the wall was opened to find the opossums.5. The unresponsiveness is in reference to the apt manager. I have left two messages to date to discuss all of these issues. I am waiting for my calls to be returned.A minor issue I have regarding the package pickup system is in order to get access after hours you need to pay $50 for a card that gives you access to the pool and fitness area. When I stated I would not be using those facilities I was told the card was still $50. My previous apt complex had the same system installed the fee was $5.00 for the card, $50 if you lost it and needed a replacement. I cannot understand why this card is $50. This is in addition to the one-time $10 fee residents were charged when the system was implemented.The ONLY positive thing I have to say about my experience here is a big thank you to the maintenance team (the 3 gentlemen who came on Monday to assist with the dead animal removal and capture). They did apologise, expressed concern and truly have responded in a timely manner.A picture is worth a thousand words so I have included some.
Deborah, Laura, Tim, and Wallace and their Arbors Team have been wonderful in helping me during/before my pleasant stay at The Arbors.I am grateful for the nice apartment I had in a strategic location in Duluth close to the interstate.I highly recommend The Arbors at Breckinridge if you need a good quality place to stay in the Duluth area with access to Duluth and the surrounding areas. The team is very friendly and professional. They handle maintenance well if you are in need. I had a good view from my apartment of some natural scenery which helps one stay connected to nature more when you are living in a suburban area.They have lots of luxuries although I did no truly utilize all of the many of them. One luxury I did enjoy was a nice hangout area close to the leasing center and pool.Thank you Arbors Team for helping me in my relocation to Georgia. I chose the Arbors because of their good reviews, appearance, and trust factor as I was moving from out of state and did not want to drive to inspect my apartment first. I was not disappointed with the quality. I am glad that I chose The Arbors at Breckinridge.Tim and Wallace were wonderful in helping me get moved in and getting the apartment that I wanted.Laura and Wallace were great in helping me during the move out process as I was moving back home out of state.Thank you all for all of your help!
I have had such a good experience working with Wallace at the Arbors. She has been so kind and everything has gone as smooth as possible getting moved in.Beautiful landscaping and well kept amenities. Definitely a great place to live!EDIT: recently moved out and overall this place is good to live at. The maintenance requests get filled in a timely manner, and the office staff helps whenever you have a problem. You definitely get what you pay for though, our unit was not as nice as the show one but we also were paying a lot less than a brand new unit.Be warned that they have a 60 notice policy for moving out though, that one caught me by surprise. They did let us know prior to the 60 days so they are on top of their stuff.
Ive lived here at the Arbors now for almost a year. The only issue that I have had is with my renters insurance. There was some sort of mix up with who to add as far as the Arbors company name and they were charging me monthly when I had my own renters insurance. We havent had any bug or maintenance issues. If we needed to have something done, its easy to put in a request online through the portal. Our neighbors so far have been fine for the most part. Our rent is the same each month, unlike other communities that have a lot of B.S. fees. They also do many activities for the community which is also great, especially with everything that is going on now. It feels great to be a valued customer.
I have never in my life left a review but i want to leave a review for this amazing apartment complex as i am moving states and have lived here for three years. I want to start off by saying I LOVE THIS PLACE! I first moved into a 1bdrm, then into the two different 2bdrm apartments they have. Really nice apts, really calm neighborhood, freeways close, there’s a strip of restaurants around the corner and theres two malls that arent even 5 mins away. Theres a wing place in front of the complex, delishhhh! They have two pools, can’t say much about the gym lol i never went but i can say that the trash neverrrrrrr piled up, and the walk way is always clean. The office staff is amazing! Super friendly, love love love Laura, Yana and the other ladies there! The maintenance team is on it. I’ve never waited more than a day to get my work order done. I personally haven’t ever had an issue with this place, love them really. It’s been a great three years with them! If you are looking for apartments i would definitely recommend these to anyone!
I love my new home at the Arbors! I say home because that is just how the staff has made me feel since I have been here. Tim, my leasing consultant was amazingly patient with me; showing me different apartments on different days and even after selecting an apartment I changed my mind and he showed me some more. After I moved in with my broken ankle and all, I started to use the pool for physical therapy and I can honestly say the maintenance team here is the best I have had the pleasure of working with! They made sure the pool was clean and the PH was right everyday before I got there. And always and I mean always asked how my ankle was coming along. Just when I thought they could not impress me anymore than they had; when I entered maintenance request, I have never had to wait for service more than a few hours. The maintenance team truly deserves some type of award! John and Arthur especially! But they all have been awesome! If I could give them 10 stars I would. 😊
Last week made 1 year of me living at the Arbors and they are truly GEMS. Look no further, sign your lease already. I had 3 days to look for a place to stay and could not tour the unit before signing the lease online (very risky, I know). Yonna was AMAZING. She stayed in constant communication with me to ensure I had my unit was ready in time. As a resident, whenever I called the office the staff (Wallace & Tim) were wonderful and deserve an award. They treated me like a human being and remembered my name when I popped in to say hi/or ask a question. I literally have nothing bad to say about these apartments. It is very quiet neighborhood, safe, well lit, lots of parking spaces, near a lot of stores and parks so I never had to travel far. The maintenance team are very FAST and will resolve your issues quick. I really did not want to leave and cried during the entire moving process (lol, so emotional!) My reason for leaving had absolutely nothing to do with the Arbors or the staff, I would consider coming back for sure. With all of this being said, I HIGHLY recommend The Arbors at Breckinridge Apartments.
Staff is nice and the complex is very pretty. I appreciate lots of closet and counter space but you can tell that some aspects of maintenance in the unit was done haphazardly. I’m also very disappointed that soon there won’t be a resident laundry facility. I never would’ve moved here if there wasn’t a laundry facility and it’s a big reason why I don’t intend to renew my lease.
I recently moved to the Arbors at Breckinridge Apartments and it has been the biggest mistake ever. The units are very outdated to include the appliances and cabinetry. I moved in with my family in May of 2021. Since moving in I have experienced a flood from the unit above me into my unit. The air conditioning unit has not worked correctly the entire summer. If you’re considering this complex, do yourself a favor and don’t make the same mistake I did.
Easy Move, front office was nice, Property is great.Update May 2021: This place is the best place, the people here are nice, staff is great, maintenance comes and fixes things usually the same day. The pool is the best and always have people out enjoying there time here. Couldnt ask for a better place to stay. And also Im extending my stay here too. Always ask for Ms. Wallace at the front desk, she makes things easy for your move.
I have been living here for about 6 months now and I love it! The maintenance team deserves 10 stars. 🌟⭐⭐⭐ They are fabulous! So quick to respond and always make sure any issues are solved same day! The leasing staff is super chill and helpful in answering your questions. They also make a point to recognize their residents and ask them about their lives whenever they come in! Amazing! This environment is super safe and always very clean and welll kept! I feel completely safe here as well!
Ive been living here about a year now and wanted to update my review. The office and maintenance are very responsive and have tended to things very well and safely especially with the recent pandemic. The gym has been updated and is beautiful as well. My only warning and complaint is that many of the two and three bedroom apartments have MANY kids that are left unattended and free to scream during the day. Theyll bang on your windows if you have pets and it can, in general, be incredibly annoying if youre someone who enjoys a bit of peace or who works from home. Speaking with parents does nothing so if youre thinking of moving here but dont want to deal with a bunch of kids making a ton of noise all the time, this isnt the best place for you. Aside from the constant children yelling and some bug problems, Id say I enjoy my time living here (though pricing is a bit high but thats anywhere these days).
I have only lived here a few weeks, but I absolutely love this place. Moving in was a very easy process. Jorge from the leasing office went above and beyond his job. He took the time to talk to me about what I was looking for, and even took the time to explain and teach me a few things. In the weeks leading up to my move in day, I received check in calls from him making sure I did not have any questions or problems. On the day I moved in, he took the time to thoroughly walk me through my apartment, and even pointed out a few things I would have missed. Other places like to take advantage and fine you for every little thing, and I am beyond grateful that this property and the staff do the exact opposite. The rest of the staff seem just as friendly and easy to work with. The property is gorgeous, clean, and also very peaceful. Although you do have to pay (1 time) for the gym and the pool, the price is reasonable, and well worth it. I was even able to cancel my previous gym membership. The kitchen has plenty of storage space, the tub is comfortable for people who are taller than average (I am 59.5), and the walk in closet is a blessing to those who have too many shoes like me.
Okay so I was waiting until I was here officially 6 months to give a good review but the arbors are truly amazing. From leasing and touring to becoming a resident has been a breeze. Yana helped with my lease and she was wonderful and patient regarding all my questions and concerns. Also Wallace and Tim are very helpful when I call about any issues I might have. The Maintenance Team here are quick when responding to any issues with my apartment. Overall the arbors is very welcoming and responsive. If your looking to rent, dont wait Join the family!
What a great apartment complex! We lived here about 2 years and really loved it. When we moved in we noticed a couple of cabinets were not closing all the way during the inspection and asked that they were repaired. They agreed, but instead just updated all the cabinets and counter tops for no additional charge! They complex hosts community events every month, which makes the place feel more like a neighborhood. The amenities are great. The staff is super friendly. When we were in the process of moving out we had a small issue with some charges, but the staff worked everything out very quickly. We had a fantastic time working with Laura, she was friendly, helpful, and genuine. My family would highly recommend this place.
My experience was outstanding from the start to the finish!! I had found The Arbors by chance on my way to see another apartment community. This was a diamond in the rough to me because it set to the side by itself. I drove into the community to see if I like what I saw and immediately I was impressed. Soon after I went to the leasing office and met with Martina she was professional, friendly, and had a super sense on humor!! She took me to see the model apartment after filling out the appropriate forms. I was impressed immediately and asked to fill out the application. Martina processed my paperwork expeditiously and professionally I found out all was well and was given a move in date. When I moved in Martina insured that everything was done right, or up to standards, anything that needed to be noted was done during the walk-through. I am extremely HAPPY with my choice to move into the Arbors. So, far my neighbors are quiet and everything is AWESOME!!! I recommend this community to anyone. As a matter of fact I referred my nephew who will be move in within a matter of a week or so. Great community and wonderful Leasing Staff!! Been living here for almost 2 years now and the complex is clean and quiet, amenities are awesome and the neighbors are all so friendly. The leasing office staff are great and host monthly events for the community to get together. Hubs and I recently did an apartment transfer and leasing agent, Yana made it seamless. If you’re looking to move here, ask for her, she’s great! Maintenance is wonderful, all are kind and eager to help fix any household issues.. which is truly appreciated and one of my main reasons for staying here in this community. I’ll happily call Arbors home until I’m ready to buy a home of my own.
Excellent community, I’ve lived here for 2 years and don’t have much to complain about. The apartment layouts are nice and spacious, there’s something for every design style. The amenities are really nice (hot tub, fire pit, tennis court, pool etc.). The front office tends to hold nice events every month and the area is pretty safe. The staff for the most part are friendly. If you live on the bottom floor I would advise to get pest control to spray your apartment but it’s not so bad as long as you are clean. The rates for the apartments are competitive and I found them to be the best in the area for what it is. Definitely would recommend it as a place to live for anyone looking.
My boyfriend and I recently came to tour the property. Wallace was extremely friendly and helpful. Despite that many complexes were only offering self-guided tours, Wallace walked us through the model unit in-person (masked and distanced, of course) and was available to answer all questions we had. Wallace was very up-front about the renovations that would be available in the different units for rent, ensuring that we didnt get a false impression of what we would be receiving should we decide to lease with the property. She also took the time to walk us through the different commonly-used procedures for calculating water usage, again ensuring that we understood how our water bill would be generated. Although we ultimately decided on another property, should any changes occur we will absolutely be applying to live here.
THE ARBORS AND WALLACE!😍🤩Definitely a marriage made in real estate heaven!If your seeking a clean, peaceful and scenic place to live, close enough to all things essential in Duluth, then this is the place to be! The apartments are very updated and well maintained. The neighbors by far, (at least those Ive happened to cross paths with so far) are rather warm and pleasant.Miss WALLACE made my acquisition of the apartment as painless as was possible. Right from the moment I walked through those doors at the leasing office she took charge in a most professional way I had never imagined nor experienced before. I was on crunch time in moving out of my old place and several personal issues to deal with, but her help in expediting the process for me to acqire the lease was well needed and appreciated!She would make that extra call to me to ensure I was staying in top of things from my end! Even at the initial stage, she showed that uncanny ability to recognize me over the phone after just one in person visit to the office. I cannot sing this womans praise enough, and I had promised her that I would given 6 stars⭐ 🌟⭐ 🌟 🌟 🌟 were it possible!!!!!
Very friendly staff and a great property. My apartment turned out to be much better than me and my fiancé expected. The front office got us into our home fast and completely stress free. No complaints about the location or the complex itself. Plenty of units and very well furnished. I would recommend this complex to anyone and already plan on extending my lease.

Love my apartment had to move because of my job.Ms Wallace in the office is the best you’ll find in Georgia, she goes beyond her call of duty, Tim is so sweet and caring, when you first meet him he seems shy, but he’s a big teddy bear. The maintenance guys are the best, very friendly and understanding. The amenities are out of this world!!!! It will be missed😩.I had a 1 bd great space and very quiet. I was in the 900 building. I had an upgraded apartment. Must check out the new Clubroom!!! AMAZING!! 5stars for me!!!
Arbors is the best place to live. I feel safe. the gym is nice.The property is very well maintained. Every time I have maintenance issue they fix it immediately. This is the best management of apartments I have ever experienced. Laura the assistant manager was very helpful finding me another apartment to transfer. She is outstanding worker. She always solve any issues that I have. She is very friendly. Deborah Always helping me with all my concerns. All staff members are outstanding workers. I recommend people to rent from this beautiful community.
I stopped by The Arbors in need of an apartment ASAP. Wallace and the rest of the team were so prompt and professional that I immediately knew that this was the place for me! I submitted my application and got approved immediately because the property is completely digital. I am excited and I would definitely recommend this property to anyone!
For the past 2 months, my unit has been filled with some drug smoke that management said may be from a neighboring unit. Ive informed management about the smell and even pleaded for them to help us resolve the situation and keep us informed, but I have yet to receive a response to any of my emails as of late. I feel that the management does not care for my wellbeing and safety. I do not recommend this apartment complex.
Wanted to start off saying that I lived here for two years. The office staff has changed since then, but even the new staff are pretty good. After two years of living here I decided to upgrade to a bigger place all went well and I got the place I wanted on time and no issues. Laura Salinas the assistant manager made sure everything I needed was done and answered all my questions and concerns. Even one of the new people Tim was very helpful when it came to writing my work orders for the new apartment and getting everything I needed completed.Maintenance is efficient and gets the job done on time and fixes whatever you may need help with. Anyhow I am thankful to the Arbors for a great 2 years going on my third. I would highly recommend them and the apartment complex is Quiet and you never have issues what’s so ever!
Highly recommend! Lived here for a while and the staff was amazing. They were very attentive and so friendly! We had to move but would of loved to stay here. Yana is the absolute best and will help with any and everything you need. She made us feel right at home. Thanks Wallace for always keeping us residences informed we really appreciate you guys helping us out, even with the mail after are move out. Also, move out was very simple and they did not nickel and dime us, we received our deposit back without any questions asked. Thanks - The Pinkneys
I lived in this property for over three years. The staff at the office is very helpful, and maintenance is always punctual and efficient. The team went above and beyond for us multiple times. The community is very pleasant, their amenities are great, and their social events and Zumba classes make it easy to meet neighbors. The apartment itself was spacious, especially compared to other three bedroom apartments in the area, and the amount of light that came into ours was one of my favorite parts about it.
I have lived at the property for almost 2 years. What I will say that the apartment has a great management team and have always been available when I needed them. They always have activities for the resident year around to enjoy. I recently attended the Jazz night. It is really amazing with a saxophonist . I also attended movie night with Black Panther. The staff make sure the resident feel appreciated . The activity teams will invite the residents with waffles and breakfast during different times of the year. The property has been very quite and I also love that the maintenance staff makes sure the property is clean. I recommend the Arbors at Breckenridge for your next home. It is also very pet friendly.
I toured this apartment in hopes of scoring a 2BD2BA but knew it wasnt going to work the moment I walked in. Our leasing agent, Tim, didnt even stand up to greet us and seemed bored when asking for our specifications. Upon viewing the apartment, Im not sure why they are charging $1,500 for unrenovated units. Not to mention the bizarre difference in sizes between both rooms. Tim let us know we had to be very careful in which unit we reserved as the amenities differed greatly between each. Talk about unnecessary stress. Also, Ive never heard of an apartment that charges $250 a MONTH for PET RENT. And they dont allow visiting animals. Ridiculous. Wouldnt recommend. They put more money into their gym and leasing office than their actual residents homes.
I am so excited about moving to The Arbors! My agent Wallace is so prompt and professional! I just love her. The property is clean and in excellent repair. The office is under renovation and I can not wait until it is completed so that I can go there to enjoy the resident functions. If you are looking for a professional, clean, & convenient community, I HIGHLY recommend The Arbors!

I moved in Jan 2014 – My experience living at The Arbors at Breckinridge Apartments was a very comfortable experience to say the least. All the staff from day one always greeted me nicely and were very helpful at all times. Cristina Torres, the Assistant Managers knowledge and willingness to explain my early termination options were superb! Excellent customer service!! The grounds are maintains very nicely: Pool, fire pit, tennis courts, and clubhouse are all very nice. The gym is AMAZING which has all the necessary equipment one needs and is a must see! From a single father who admits being a helicopter dad, the Arbors always made me feel secure in terms of safety when my son visited me for the summers. Reason for leaving: Purchased home. I enjoyed my stay and would recommend The Arbors at Breckinridge Apartments.
Wallace gave me a warm welcome when I first arrived at The Arbors at Breckinridge. I’m from Seattle and she provided me an excellent guidance on application process over the phone. She was very patient and helpful. I feel so welcomed each time I walk into the office. The staffs are friendly and kind. They make sure you don’t get behind on your needs!
My husband and I moved in about 5 months ago, and we are very pleased with our choice to move here. We feel very safe within the complex as well as in our building and apartment. If something happens after hours, VJ from security is on it in a matter of minutes! The management staff is very courteous, helpful and professional, and although they are very firm, if you speak with them, they will do all that they can to help you, which is greatly appreciated. It gives us a sense of safety and comfort to know that they care about their tenants. Barbara was our leasing consultant and is just truly wonderful! The complex is very well lit and maintained at all times and there is ample parking available. The few times we needed to have maintenance come, everything was fixed (if not replaced new) within 24 hours. The Arbors at Breckenridge is a great place to live, since it is very diverse, and everyone is very pleasant and friendly. They always have fun activities for singles, couples and families, which enables everyone to get to know each other if they so choose. We are looking forward to the summer, since one of the TWO pool areas has just been newly renovated! We would absolutely recommend living here. We hope to be living here for a long time! :-)
Moving in here was such a disappointment, after coming to look at this place a year ago and reading what I thought were good reviews living here is nothing like I Imagined. Move in day I get a call from Stating that I need to get my keys in the afternoon time because the apartment was not ready. I go to the office at 1 oclock that afternoon and guess what department still was not ready Tim at that time told me to come back if 5 or 530 which is close to closing he made me feel like he did not want to do a moving before the end of his shift. I begin to move my things in and of course at this time the office is close later that night while still moving things in I began to see roaches they were everywhere to the point that I cannot even stay in the apartment that night . I called the office the next morning and spoke with Lorna, she was very apologetic and its seen very sincere. I now dont feel that it was, I gave her a list of things including the roaches and she did send someone over the head of maintenance came over and I spoke with him, he said they would do a bait out the very next day which they did And that was gonna be it. I insisted on them bombing the place because I wanted immediate impact so they did. There are still things wrong with this apartment and besides that no one even followed up with me. At this point I have spoken to 3 or 4 different people in that office, Tim, Lorene, Arthur,and Yana. I have been here less than a week and I am ready to move again . I will not be renewing my lease here. No followup they did nothing to make it right with me absolutely nothing, just because they came in spray that is not enough I had to stay out of apartment for more than one night because of the roaches and I dont even get a phone call. #WhenIsMoveOutDate
Ive lived here for a year now, and these apartments are nice. Everyone in the leasing office/ management are very friendly. There are always events happening each month such as movie night, bingo, jazz night, etc. The pool & jacuzzi are open year round, which is a plus. These apartments are really great if youre a dog owner as they have a doggie park for the pets. I
I have been living at the arbors for 2 years and my lease is ending. I am updating my review because living here I began to understand that there will be bumps in the road in any apartment complex that you live in. I have had issues with my AC unit that could have very well been avoided if the maintenance personnel did a thorough job. I dont want this experience alone to tell the story. I have not had any other issues and the issues I have had were handled appropriately. Overall it wasnt terrible living here but it could have been better. It all depends on what you are looking for.
Lived here for almost two years. The walls are too thin for people to be so inconsiderate of their noise levels. I had issues with people blasting music in their car at 6 am while they wait for it to warm up; neighbors who blast music so loud, I can make out the lyrics clearly as if I’m playing it in my apartment; people who sit in the bbq area blasting music from their phones. People don’t pick up after their pets, even though the leasing office provides waste stations and bags. The people in the leasing office are friendly and professional overall. Maintenance team is as well. Most issues are handled within 48 hours or so. No complaints there. They are the reason I gave this place as many stars as I did.The apartments are dated. I cannot speak for the renovated models, though. They may be a little more modern (hopefully the renovated apartments don’t have textured walls like the non-renovated ones do 🤢). I am a clean person but that did not save me from having to defend my apartment from bugs, though I know the fact that I lived near trees and had a nasty neighbor also contributed to the problem. While on the subject, if you have a nasty neighbor, like I did, be prepared for the smells from their apartment to infiltrate your apartment. My neighbor’s apartment smelled like rancid fried fish and weed, and no matter what I did (airwick plug ins, air freshener, candles, incense) I was constantly fighting to keep the funk fumes of their apartment out of mine. It wasn’t until they moved that the problem permanently resolved itself.Overall, if you want a quiet complex where your neighbors actually care about their community, this may not be the place for you. The leasing office and maintenance crew are good, but you’re ultimately at the mercy of the people you live around and there are too many people in this complex who are inconsiderate towards their neighbors.
5 stars for David the young maintenance tech. He is very pleasant and does well with his work. He communicates well and he is very helpful even when on call. I greatly appreciate him taking ownership and doing what is needed for a nice community and to help residents.Great staff makes happy tenants.Also thank you Arbor maintenance for quick responses to maintenance request and keeping the community well lit at night and always clean.
I received a call from the office , after 5:30 pm, 6/24. I live in back of the bldg.there are many cats on the property for a long time, nothing has been done to handle, the over population of cats on the property, I aman animal lover, I do not see a problem feeding them, when nothing has been done to removed them..But we have a bigger issue with weed than cats..that should be handle as a priority..the smell is super strong and smoked openly.. please focus on more important thing..sorry for keep the cats alive..
Very nice people and helped me greatly as I moved in. The office staff is funny and welcoming. The neighborhood is quiet (which is what sold me about the complex) and clean. The inside of the apartment isnt a fancy, luxury place but it is cozy and real, so to speak. I’m a simple woman so I don’t see much to complain about. The place has all I need and some more.
Ive been living hear since May and have a very good experience here at the Arbors. The staff here are kind and helpful and the process of both getting a unit and move in went very smoothly. Even after moving in, I have only had positive experiences with the maintenance and other staff. I would highly recommend the Arbors if youre looking at renting in this area.
Staying at the Arbors at Breckinridge has been a pleasant experience. We have been living here for a little over a year and a half and we have not had any bad experiences. Every time I walk in the office I am always greeted with a warm welcome and every time I have a maintenance problem they come to fix it the day of or the following day. I like that they stay on top of everything and do whatever they can to help.
This was the best place I could ever live in. I lived here for two years and never had any major issues. Besides the normal problems that come with living in such a huge complex...if there was an issue the staff and maintenance was one it. The ladies in the office were amazing, especially Deborah. She made me and my daughter feel like it was truly home. And the maintenance staff...are amazing. They are quick to fix what is wrong and if they cant they will find solutions until it is fixed to make you as comfortable as possible. I hated that I had to move to another state because if I didnt I would have stayed there until I bought a house...another 5 years if 8 had to. Thank you Arbors for making this California girl and my daughter feel at home. I will forever be grateful
I live here and have extended my contract for another year. My husband and I moved here after we got married and we have not been disappointed. I can definitely say its been a great experience living here. There amenities are many and the pool is beautiful! If youre looking for a peaceful nice place to live I recommend the Arbors. It will not disappoint
We have lived at The Arbors for nearly one year and our experience has been excellent.The few times we have had to call maintenance, the crew always responds quickly and promptly addresses whatever issue we have. The staff in the office are always smiling, friendly, and ready to help. The community has close ties with area police and has security on duty night and day which makes us feel very secure as we do have a small child. The apartments are spacious and the grounds are beautiful. We will definitely be renewing our lease!
This place was the best! I loved living here. Quite, clean, and pet friendly. If I didnt have to move out of state I would have stayed for years. Laura, who works in the office, is great and was very attentive to my every need. The maintenance crew was quick to respond to any request I made and was greatly appreciated.
Yana is an awesome leasing agent, she made my choice as to looking for an apartment so special. When I walked in until the time I signed my lease she has been such a blessing. I feel like I have been knowing her forever. He pleasant attitude warm spirit made me want to live here. I am so glad I choose the Arbors. The whole office is so inviting warm and receptive. I made a great choice.
We recently moved out of our 2B2B unit to a smaller one and Yana has been the one to help us. Also she has aided us in numerous other things, and has been very knowledgeable for them all! She has done an amazing job and definitely deserves more! She has always been not only professional but also very real with everything and has also helped this transistor be smooth. Honestly if not for her I feel this would have been like pulling teeth haha. She has stuck through until any and every problem/situation has been resolved and they all have been! If I could rate higher than 5 stars I would give her a 15/5!!
Ive been living here for almost five years. Its wonderful! I love the management because they are so cooperative and flexible. I remain here for a number of reasons: The first is the entire staff is a sheltering force. Second, they listen to my concerns and address them. Mr. Tim is especially accomidating. The grounds are well taken care of, as are the apartments. I recommend living here.
I moved into a 2BHK apartment with new flooring and new appliances. The apartment is great so far. Rent increased by $35 after 1st year. The rec area is great with tennis court, volleyball, pool area. The staff is helpful on the phone, they dont reply to emails. Maintenance work is done swiftly. Not a gated community. My move-in was done by Yana and she helped me with apartment choices and tour very well.
My wife and I have been living at the Arbors for only a month and a half, but it has been everything we were looking for. It is a well kept and managed community. The leasing office has been very helpful and the maintenance team prompt in fixing those little things you find on moving in to a new place. The floor plan was the deciding factor in our move. The rooms are spacious and well organized, with the overall effect of entering a true residence and not just another apartment. We are looking forward to our continued enjoyment in our new home.
My husband and I really like living at Arbors. Weve lived here over 2 years and whenever we have a maintenance problem they send someone in a timely manner. Even if its not an emergency or is a recurring problem.The complex is close to shopping, highway access, and there are parks and activities within a short driving distance.We are glad we chose Arbors to call home.
I liked living here at first but there have been a few things that happened over the past few months that have made me really question this place and I feel like I need to leave a review. For one, there suddenly is a late charge fee on rent, which never used to be. I understand the need for a late charge, that part is okay - but I was never notified about this. I was never once notified about this charge and that is clearly unfair to just all of a sudden implement this without any sort of email, text, call, notification on the payment website, or anything. Thats $150 down the drain because I paid rent on the 6th of the month, which I thought was totally okay since thats what Ive been doing for the past 9 months of living here. Secondly, I have had THREE packages stolen right off of my doorstep since living here. This complex does not have any sort of package pick up like other apartments Ive lived in. I highly recommend finding a complex which has a package pickup. I left a message for the staff on this but never heard back. I always have to work during their office hours, and I would have to leave work early if I wanted to make it to the front desks office hours. These two things have been such a pain for me and just seem incredibly unfair. If youre at all worried about either of these, I recommend not living here.
We have lived here five months so far and we LOVE IT! Maintenance is extremely on top of things. They were fixed within 1-2 days of us putting in the request. We just put in another request, and I am sure they will be just as on top of it. Complex is very clean and safe. The gym is awesome. Just relocated from out of state and found The Arbors. Its been nothing but an amazing experience. Staff (Yana) was exceptionally helpful during the application and initial move in process, even staying open late when I wasnt able to make it in from out of town to pick up my keys.I did a blind move, relying solely on reviews I had seen and photos on their website. I was not disappointed. I love everything about this complex and was so excited to share my own pictures with family/friends. 0 issues so far in the three weeks Ive been here, and an overall quiet throughout the place in the mornings and evenings. Even when the kids are out during the day I dont notice unless im sitting on my balcony. I havent heard a peep through the walls so the insulation is nice, no paper thin walls. Highly recommended.
If I could give 0 stars I would. My dogs and my fiance became infested with fleas just by walking on the porch. Not even in the yard. My fiance has permanent scars on his arms and legs from the bites and we had to move early to protect our health and the health of our pets. We are responsible pet owners and have them on monthly treatments that prevent infestation. There were just so many that each time we took them outside they were covered. The complex said they were treating, but after a year of living there we saw no improvement. They offered no compensation when I showed them my fiances bleeding legs. They care about money and not the residents. We also had possums in our apartment ceiling from time to time which I did report the first week we moved in. They told me that our upstairs neighbor must have a cat and thats all it was. I was willing to let it go until they got into my kitchen from the walls which all the apartment did was set traps outside. Its a shame because the apartment itself was really nice and the maintenance was helpful (unless it had to do with the ac which broke more than once in a year)
The Arbors at Breckinridge is an amazing experience. I love their resident events they have for us! I also used the gym frequently. The gym is so nice there is no need to pay a gym membership! They have free weights, machines, and cardio equipment. My apartment is nice a spacious (3 bedroom) and I never hear my neighbors. Also, anytime I have a question or concern for the office the ladies are always so sweet and sincere. This is by far the best apartment experience I have ever had.
I love my apartment except my downstairs neighbor has a dog who barks ALL THE TIME day or night! They should train that dog. The staff here goes above and beyond for the tenants. Both the leasing personnel and the maintenance staff especially Mr. John have showed a commitment to friendly, fast and efficient response to work orders as well. Thanks for showing my family that the place we call home is truly a great place to be! Thank you all!!!
I have been living at The Arbors going on five years. It has been a wonderful place to call home. It has quiet and peaceful surroundings. The beautiful landscaping and expert maintenance has been consistent for all the years I have lived here. The staff here are very attentive to the needs of the residents. It is always nice to speak with them as they offer a friendly smile and are easy to talk to. Overall I feel fortunate to live here at the Arbors where apartment living feels more like home. I highly recommend the Arbors, it truly is a pleasure living here!
I have lived here for almost a year now and I have no negative comments about my living experience. The maintenance team is just great they respond promptly and take all necessary actions to right whatever is wrong. Example: My AC stopped working I called and the team came out within 30 mins, and when they realized the AC unit needed additional pieces they got me a window unit that day which that they installed and they added locks on my windows to ensure my safety as I am on the first floor. It is very clear that management truly takes pride in keeping their homes in beautiful tip top condition! We have very fun and creative (FREE) monthly community events that I love to attend, learning to make candles, painting, learning how to make flower arrangements all of this to add to the experience of living here.As for the management/leasing team themselves, well you can go to any one of the women/men in the office and have the same pleasant experience. (They are all bilingual as well! - How cool) The team members are very knowledgeable and humble if they do not know the answer they will get it! Jeanni was my leasing agent from start to finish, she got me in and she was a huge help with my transfer to a different NALS community apartment home that is closer to the city. (I loved the Arbors so much I decided to stick with their management and move to their sister property). The property manager Deborah is so kind and helpful, when preparing my transfer to the new property she worked with me and provided me the best possible customer service. The team helped a ton with working with me to make my decision to move as smooth as possible!
This has been the most seamless transition in moving I have ever experienced! Wallace has been an amazing person to work with the entire process! She went above and beyond for me and my family! I walked in and was treated with the utmost respect! The whole staff just seems family oriented and very professional! I’m so glad to be apart of the family at Arbors!
Moved in last March and I just signed another lease. Office staff is great, especially Jeanni who was my leasing agent when I moved in. Theyre always friendly to me and ready to help. My apt is decent size and very quiet. Very thick walls. I rarely hear the neighbors, even the ones above me.I dont even hear them walking around.I like that I can park my car right outside my window. Theres plenty of parking. The maintenance staff promptly took care of the 3 small problems I had. The fitness center is pretty good. I paid a small fee and I have access to it for as long as I live here. Theres a ton of equipment in there, more than Ill ever use.I wish there was a grocery store a little closer, but overall I like it here and would recommend it to anyone.
A fantastic, modern complex with modern renting solutions. Everything was done easily online. The website was simple to use and anything that could be made paperless was. Ms. Wallace from the leasing office was an absolute treat to work with and made renting as stress-free as possible. Any issues the apartment had were fixed promptly both before and after the move-in day. Very professional and best of all a competently designed tenant experience.
The Arbors has been my home over the past year. We resigned our lease because after searching around there really isnt a better, affordable place to live that compares to The Arbors, safe, clean community, and friendly staff. From my experiences, for the most part the maintenance crew is on point. The amenities have been upgraded offering a resort feel. All around great place. Veronica, and Barbara know how to make you feel welcomed, and do their best to help make renters happy.
I strongly suggest you do not move here. You may find the ladies in the leasing office are very nice when you sign the lease, but when you move out, you will have a lot of problems. We made an appointment of inspection when we moved out, but the person (the lady gave me a rang she can show up, we were a little late, but we were still in the time range she offered to us) did not show up. We returned keys to the office and asked anything we need to do. They said nothing. They even did not mentioned inspection issue. So we thought we were good to go. But we received their mail these days, they requested us to offer a high payment for damages, and some unpaid items, which we have already paid before. We are very unsatisfied with the actions and attitude they have. We will ask a lawyer for help on this issue.
I have been a resident at Arbors for almost 4 years. My living experience has been decent. The parking is first come first serve. Overall its fairly quiet. The upkeep of the grounds are fair. Maintenance crews are efficient on time however they dont tend to help with obvious wear and tear. For example, my front bathroom had a really bad leak and i was told that someone would come to fix the leak and return to fix the wood surrounding the sink but was never done. Another incident was when i purchased a washer and dryer. The dryer due to obvious reasons had to take the laundry door off because the maintenance guy stated there was no way to repair it so that the doors would close. This has been my complaints. Other than that i would recommend them to someone just make sure to ask questions.
The Arbors at Breckinridge is a great place to live. I love that we are only 20 minutes to downtown ATL and everything you could want for shopping, entertainment, groceries, pharmacies, restaurants and fast food is all close by! The office staff is very friendly and accommodating and the maintenance staff is knowledgeable and quick to make repairs and do preventative maintenance - they will even come change your light-bulbs! The building and grounds are very well cared for. I also like that they are paperless! I can pay my rent, put in work orders, get my newsletters and flyers all online! the only time I may visit the office is to pick up a package (and grab a cookie!) The pool is beautiful and clean and the gym is state-of-art! The apartments are roomy (one of the largest we found) and the noise is at or below a minimum. we have kids and there are lots of other kids for them to hang out with. Overall it fit all the stipulations we had for a place to live and have been here for five years now and not planning on leaving anytime soon!
I have been at the Arbors for about 16 years. I live the arbors. great place to live and staff is fantastic. I have felt safer here than any where else I have ever lived. We have a great social calendar and a great maintenance staff and fantastic security. Love the arbors!I have been at the Arbors for now 18 years, and still loving it. The management Staff is still GREAT, Maintenance is still GREAT, and oursocial calendar is still outstanding. I really love it here. Initial impression was very pleasant and wonderful. Martina was courteous and informative, and the complex really shows itself without needing to be glamorized. The gym and the outdoor pool/recreational area is gorgeous. Prices are very competitive for the area, and the vibe was positive during my visit. Cannot wait to move in!Edit/Update (dropping a star):Just moved out. Did a deep clean of everything, even replaced the drip bowls for the range AND cleaned the grease trap/filter for the vent hood and surprise: Instead of getting our deposit back we got a $1 check and conveniently our entire deposit was attributed to carpet cleaning when we had in fact cleaned the carpet better than anyone else has in all the places Ive lived in.Among other complaints, even with on site courtesy officer, people still came on the property and tons of flyers/adverts from nearby businesses get dropped on our door. Our neighbor got broken into and claimed nothing was stolen. Probably drugs. A few other cars got broken into right around the time we moved out, which didnt really help the situation.Pro:- This place has Google Fiber (my unit speed test was 980Mbps Down AND Up, pretty awesome)- Rent is competitive.- Maintenance response is fairly reasonable.- Location is near all the places youd want to go.Cons:- Security could be improved.- Weird neighbors (not the fault of the management).- Too many people soliciting- Some of the office staff is really rude and just want you to get out of the way without trying to assist you upfront. (My move in date was delayed because the original lady said shed send me my welcome letter to sign but never did. )Overall - For the price, youre getting a pretty good deal, but expect minor set back and make sure to be there for the move out inspection.
I have recently moved in 3 months ago and my experience at Arbors so far has been fun. The neighborhood is quiet and safe. I especially like the gym and of course the Zumba class.The apartments have a nice layout and perfect for nuclear families. Havent had any issues with maintenance so far.Only wish that the roads inside the community could be maintained and kept clean from the fallen leaves regularly to make it look better.
I went while apartment hunting and Tim was INCREDIBLY helpful and patient. He answered all of my questions and went out of his way to help find an affordable place for my roommates and I. I had a great experience. The entire staff was welcoming and engaging and the grounds were clean and beautiful.
Called earlier in the day and spoke with Barbara. She was very pleasent and informing. We set up an appointment and went in the same day to get more information about leasing an apartment. My mom and I were very pleased with our experience and with the young lady who showed us the apartment. We will be applying. I highly recommend.
Ive lived here for almost a year now and happily just renewed my lease. The community feels safe and my fellow residents are friendly. The grounds are well-kept and the amenities (pool, tennis court, bocce court, etc) are all clean. The complex itself is only a few minutes away from so many places to shop, eat, or simply poke around (like in the nearby parks). Overall, a lovely place to make ones home.
Arbors At Breckinridge Apartments home is the best place to live. I love the gym and the way they keep the property clean. I feel home and safe. Deborah, Laura and Janaira were very helpful in assisting me to obtain a one bedroom apartment. The staff members are outstanding. John Jairo Espinoza always fixes my maintenance issues in my apartment.
I absolutely love this apt community. I’ve had an issue with the new tenants above me, after expressing my frustrations Ms. Debbie and the whole team took care of me. It feels good to know you have good management. I believe an apartment community is only as good as the management, & here it’s GREAT!
If I can give negative or no stars I would . This place needs a huge remodel not just the inside of the apartments . The pest control in this facility is disgusting even if you continue treating the indoor / outdoor still you see them crawling . The mold inside the apartments is unsanitary extremely even if you can possibly get the upgraded apartments it’s the facility needs a huge remodel they are very old apartment complex .I think it’s safe to say it’s time to actually invest in the community for the better good in order to attract a much more professional atmosphere and overall quality & cleanliness. When you move out they will charge you move out fees without hesitation these people are not knowledgeable at all and it’s a shame to have to go through all of this just to move out but they are quick to run your credit and get your money . There are huge clauses in their lease make sure everything and anything is documented and properly signed by both parties . Iam happy and extremely happy to say iam now a home owner . ✌️🙂
I have been living at The Arbors at Breckinridge for almost 3 years now. I have had no problems while staying here. I am a college student from a small town and never been on my own. Since staying here, I have felt that this place has shown me that moving on your own is not bad, and other places other than a small town you come from can be safe. They have a really nice gym, two pools, and a tennis court. All of the neighbors I have had are nice. There is never a time when I walk out my door and someone doesnt speak to me. So far my experience here has been a GREAT one!!
I have lived at the Arbors for about 2 years and I am happy with the complex. I have 2 jobs and I work a lot. I wanted a place that provides me quiet and safety and the Arbors does that for me. I live in a two bedroom apartment and I have a lot of room. When troubles arose at my apt the maintenance crew was quick and thorough in taking care of the issue; I have been very lucky to find a no-nonsense place to live. I would recommend this place to anyone.
I have only lived here for about a month and a half, but I absolutely love it!The people are neighbors are pretty quiet, the support staff in the leasing office is amazing, and the location cannot be more lovely.Just the other day I had to print something asap and it just would not work, but Jeannie took the time to make it happen and all was well!There are bugs running around the parking lot at night, but it is summer and the South, so I would expect nothing else. The apartments do have someone come in and spray your apartment if any unwanted guests get in. It truly is grand!
I recently moved in Arbors Apartments at the end of May. I met Yana and she was honestly the best thing about Arbors Apartments. She helped me with my tour and I was amazed with her personality. She helped me pick out my perfect home and I’m so glad she convinced me to rent here. It’s been nothing but peace and I can’t thank her enough.
I am new to The Arbors Apartment Homes and so far they have exceeded my expectations! Starting with my amazing leasing specialist Jeanni, who made me feel not like just another number in the sea of clients that she handles on a regular bases. Jeanni was patience and very understanding of my needs and wants with NO PRESSURE! Every time I enter the leasing office I am greeted by a friendly staff more than ready to take care or answer any questions with efficiency. My neighbors are equally friendly, warm ,and welcoming to their community. Most importantly the environment is clean and safe. I feel awesome that my family and I have been blessed beautiful to find such a place to call home.
I would have to congratulate Deborah Huff and her team for making my transition to the community so smooth. I heard about the community from my Brother and came to visit in December of 2017. Jorge was very helpful from the beginning. He gave me options and full tour of the facility. Once I made it official and moved in Feb 2018, the staff was always there to answer any questions. The maintenance staff is always available 24 hours/7 days a week. I thoroughly enjoyed speaking with Ms. Wallace. Although I did not rent from this complex due to timing and availability, out of the 23 complexes I called, speaking with her was by far my best experience. She was professional, personable, informed, and highly competent.

I moved in the January of 2018, staff has been very friendly and open to negotiation for transfers. Apartment was dirty with a lot of issues on move in day but maintenance was sent out immediately and took care of everything no charge. Pretty safe area, went to get a hair cut and over heard some people talking about how many times they had been shot at just down the street but that’s the only issue I’ve seen or heard about the area. Will update with additional information once the transfer is complete.
Laura Salinas is my go to person on everything. First time moving out and I couldn’t have asked for a better person to help with this experience. Apartments are very nice I would recommend anyone to Laura and these apartments great customer service keep up the good work! ☺️
Lived here for two year and moving out in three weeks. The area is nice you literally minutes away from gwinnett place, sugarloaf mills, and mall of Georgia. The maintenance guys fix everything right away even if its minor. They reallykeep up with the property. Never had any issues with crime and never heard of any break ins. They have two gas grills and a gazebo near the pool. The ladies in the office are very helpful and are always willing to work with you. The only thing that needs to be done is that they need updated appliances but other than that I enjoyed my stay here.
I lived in this dump for a year .1st the occupants upstairs were employees of the complex and acted as though they were exempt from the listed requirements. They stacked junk on their porch which is forbidden but acted as though the rules did not apply to them . The units are not very insulated , cold and hot air blow through the window casings and increase utility costs . When I asked the staff about a fix .. I was told to to close the vents in my living room so the bed room would be warmer . What about if I like sitting in my living room . They will take your money for the pool , then close it down periodically. TV’s in the gym don’t work , don’t waste your money here , find a more qualified complex . Oh , don’t expect to be able to park near your unit because of the unauthorized vehicles that take up all the spots ! And one last the piping is suspect , I had 2 pipes burst above my unit and flood it twice !
The assistant manager and the entire staff here is incredibly professional. I personally put a lot of pressure on the team here and I made the process a way more complex than it needed to be and they remained professional throughout. Thank you for being so accommodating and understanding. You have TRULY earned your self a long term resident with this!!
There are positives and negatives to every apartment, house, etc. Overall, having lived here for two years, I can say that its not great, not terrible. I would actually rate it about 3.5 stars rather than 4, but that is not a Google+ option.Positives:1. The maintenance staff is very efficient and helpful. Anytime that my wife or I place a maintenance request, it is very quickly accomplished.2. Ample parking space.3. Lots of room in our apartment. For the money paid, you get a lot of room. Its almost like living in a small house--at least in the bedrooms.Negatives:1. Bugs…we keep our apartment clean, spray insecticide regularly, and even maintenance has fumigated the apartment, but we still deal with a bug issue. This is an older building with lots of outside access and trees close by, so some bugs are to be expected, but still.2. Building, carpets, etc. could use some updating.3. Can be noisy at times. If you do not like to hear small children running around and screaming during the afternoons, be cautious.Overall, as long as you are not expecting too much, this is a good complex to live in. Like I said, my wife and I have lived here for two years, so we obviously thought it was worth renewing a lease.
The Arbors at Breckenridge Apartments are close to local stores and shopping. The grounds are well maintained and the front office staff are courteous, well informed, patient and considerate. They work hard to maintain excellent customer service for the residents and are available to assist with our needs.They are friendly, and approachable. The grounds around the community are well maintained. Its an awesome atmosphere at this community.
Me personally, I just don’t like the way the women at the front desk looked at me every time I came in and asked for help. Just very condescendingly, it made me very uncomfortable. I went to the leasing office a total of 6 times in my one year lease and 5 of those times I left very unsatisfied with how they spoke to me. It got to the point where I would be very reluctant to pay them a visit. Without getting into specifics, I just didn’t appreciate that. Aside from all of that, living here was a pleasure. Maintenance was timely, the neighborhood is quiet and always kept clean. If you can afford to live here, I’d recommend it to whoever’s reading this.
I would not hesitate to recommend The Arbors at Breckinridge to those who are looking for an apartment community to join. Members of the office and maintenance staff are always very courteous and professional when working with current and prospective tenants. The apartment community is very well maintained and the apartments are an excellent value for the space provided.
We have love at the Arbors for two years and love the community. The staff is always so friendly and quick to answer our questions. We recently had a maintenance emergency at 4 am and the person on call was quick to return our call and make sure we were taken care of.
I came here to look for a 2BR/2BA apartment. The price they quoted me is reasonable for the space you get. However, these apartments are old and smelly. Also, the Leasing agent (Janet) seemed like she didnt want to help us. She seemed annoyed that we were taking up her time. And rushed us out. Terrible customer service!!Oh there are hidden fees!! You get charged $50 to use the pool and $50 to use the gym. Why are you paying extra to use the amenities?! Ridiculous!!
Ive been staying at this apartment complex for almost two years now and I love it here. The rent is not too expensive. Its affordable. They are really involved with the people that live in these apartment complexes. They always host events so that families can get together and meet other families. If you are looking for a good apartment thats not to expensive I would recommend this apartment complex. They make you feel really welcomed.
I have been a resident at The Arbors for amost two years, and have found the neighborhood to be quiet and safe, the grounds are well maintained, and the staff is superb. You can even rent a washer and dryer if need be! Looking forward to renewing my lease with Ms. Barbara, who has been more than helpful!
Do not move to this community. Some of the named manager were not helpful. We previously thought this was a good apartment, but when we move out and make an appointment of inspection with their manager, she did not show up on time and even not show up. And then they would send you a high penalty bill later without walk-through inspection. There were many different descriptions of the items you need to pay for the penalty. You even dont know why would you have to pay for these items even you keep really good condition of the room and clean before you leave. The most important and unbelievable thing is they have third party company with your personal informations to call you with threatening attitude to collect the bill........
After researching apartments and reading reviews from many other people, this was probably the best apartment complex in the Duluth area. The staff are nice and the leasing office is always holding special events. They are constantly sending out emails about events and negative things happening in the area, even if they didnt happen in the apartment complex itself. For the price, the apartments are fairly decent as well. There is a gym, and while I dont go, I have seen the zumba classes taking place that others might talk about.
We have lived here since September 2014. We had a few issues with the stove. After various complaints they finally changed the stove to a new one. Other than that we are very happy here. The staff is really nice. We also enjoy the family activities that they offer throughout the month. I would recommend this apartment complex.
DO NOT MOVE HERE!!!! Im currently a resident here and let me tell you why you shouldnt move here. The inside to a non upgraded apartment ( mine ) is NASTY! I should have known when I did my walk through and the place was still not cleaned and they had to clean it again. I have pictures that I took as proof. They also lie so make sure to get everything in writing. Ive been to several apartments due to being an army brat and this is the worst apartment ever. I was told by Alicia ( it may be spelled incorrectly) that they would replace my cabinets in the kitchen prior to my family moving in. The cabinets were yellow, stained, cracks in the corners, and paint missing on the outside. When I moved in I called to find out when the cabinets would be delivered and was told they werent going to replace them. They would make a note on my inspection sheet. I told the leasing agent prior to signing my lease I would not move in if they werent replaced. There are nail holes in the walls that arent covered up, the lights that hang low are rusted and falling apart. We had to have our peep hole on the door replaced because we couldnt see anything outside when looking through the peep hole. Im so embarrassed to have anyone over at my place. They only allow 2 guest per house to enter the pool. If you have more then you have to leave the pool area. They just sent a notice out that no one can smoke inside, outside or on the property. So no hookah, cigarettes, cigars etc which will start September 1, 2017. I wrote They have a lot of dogs and you have to be careful where you walk. The walls are very thin...I have a two year old and she plays ( like any normal child ) the people below came upstairs around 2pm and asked if she could be quiet because he was trying to sleep. They have huge water bugs and I mean huge. I called the front office and Gena ( may be spelled wrong ) said she had a bunch at her own resident and said its bad this year.. Ive never had this issue before. The staff has no training. When I called to verify how to break my lease a man said I just had to give a 60 day notice, so of course, I started looking elsewhere. I called to confirm if his information was accurate and Jenni said no, you need to give a 60 day notice that must begin on the 1st of the month, one month rent to break lease and your deposit is nonrefundable. When she asked why I was leaving I told her why and she said okay...so she was no help. When you drive through the front its appears to be nice but dont let that fool you. Now I will say the pool area is very nice and the gym is huge and also very nice. Sad to say thats the only good things I can say about this place. I have a two year old and a one year old. My husband and I do not recommend this place if you want a clean apartment for a 2 bedroom 2 bath $1,205. This is the first time Ive ever complained about an apartment. There are really nice apartments down the street from Texaco gas station which I just recently found. I will post this to other sites as well to help others not make the same mistake we did. Remember if they say theyre going to replace something make sure you get it in writing. This is a good complex to live in! Ive been staying here since october 2013, and I moved into the smallest one bedroom they have. Well not even 5 months into my lease, I realized I needed to get something bigger because I just didnt have enough space for all my crap. I was worried about breaking a lease, having to pay extra, losing my deposit, etc etc. I called up and spoke to Christina (total sweetheart) and after some digging she let me know that since I was upgrading to something bigger, I could easily just transfer within the complex. Generally youd have to wait a little over 6 months, but they let me transfer sooner. Yeah I had to pay a little but nothing like the fees breaking a lease comes with. Needless to say, I love my new apartment. All my neighbors at my smaller apartment were nice, I made good friends with them and making friends with my new neighbors. Its mostly quiet here, and no major complaints. You butt heads a little with maintenance guys but not enough to cry about. Thanks Christina!
I have lived at the Arbors for a few months now and have grown to love the community! The customer service is fantastic, the maintenance requests are responded to quickly, and the community itself is warm and welcoming. If your looking for an apartment in Duluth look no further. You will be very happy with this great location and new place to call home.
Yarely was extremely helpful and offered great customer service. I am disappointed with the lack of assistance from the apartment manager. I encountered difficulties with the move in process due to their maintenance team. The carpet was filthy, there were bugs ins the unit and fixtures were yellow due to stains on the move-in day. Yarely went above and beyond to get me switched to a new unit. The property manager never offered assistance and stated that she was unavailable to speak with me. Due to the property managers unwillingness to address our concerns we incurred extra moving expenses. I will add that the community is nice and appears well maintained. I am pleased with my new apartment and hope to have better experiences with management in the future.
Great place to live at. This is my first place on my own and i am happy i chose The Arbors at Breckenridge. Enough space and i like that its quiet and everyone is very friendly. Havent ran into any issue and Barbara did a great job explaining how everything works. Very affordable for anyone who is looking for a nice and clean place to live.
If I could give this place negative stars I would. They have raised my rent citing market prices, even though I have been robbed twice here. The first time, they hired a company to come out and check our fire detectors and a scuba knife, money and video games were stolen from my unit. When I reported the issue they did nothing and suggested I get renters insurance. The second time, my car was broken into and the change from my center console was stolen, again, nothing but were sorry from the office staff. Recently, just as another reviewer on here wrote, a pipe above my unit broke and water leaked and destroyed my bathroom. They scheduled time to have contractors come out and replace the carpet so I had my dog kenneled while the repairs were supposedly taking place. I get home from work and no repairs have been done because the carpet was too wet still. So I spent $100 on a kennel for no reason. Then they wouldnt reimburse me for the inconvenience and hide behind their stupid corporate lease agreement and suggested renters insurance again.DO NOT LIVE HERE. THE FRONT OFFICE STAFF ARE COMPLETELY INCOMPETENT AND CANNOT HELP YOU IF THEIR LIFE DEPENDED ON IT. ALL THEY WILL DO IS GIVE YOU CORPORATE APOLOGIES AND RAISE YOUR RENT.
Me and my husband did a drive by at Arbors at Breckenridge after hours and I was already impressed. So I went back today for a viewing and I was even more impressed. Absolutely love the floor plan, the property, prices, all the amenities and the staff. Barbara is great and just added to the wonderful experience I had. I know we will be moving in soon.
This complex is horrid! We have a leak above our master bathroom, have had maintenance out twice and they have still not fixed it. Now there is black mold growing around the area on the ceiling its so bad we cant use that bathroom anymore. The kitchen had a drawer missing and it took them 5 weeks to get us a new one, that should have been the first sign of bad things to come for me. There is a second drawer in the kitchen that has been broken and off the tracks since we moved in. Again we have had maintenance fix it three times it still wont stay. We had a horrible time getting the gas turned on in this place, and when the people from the gas company came out they informed us they couldnt light the pilot light because it wasnt up to code. The carpet is coming up in the area where the kitchen meets the dining area. There are stray cats all over the place that attack our dog while on walks. DO NOT MOVE IN HERE! The reviews are deceptive. Yes the prices are great but everything else is crap. We will probably be paying to get out of our lease early its that bad.
Since we moved in about a month ago everyone in the office has been very kind and generous with no hesitation. I would personally like to think Shelly for always listening to us and giving us advice on any situation that arises. First three weeks after we signed the lease the hot water wasnt working. They kept sending people out to relight the pilot light. Maintenance guy had the nerve to ask if I paid my bill. Within 24 hours of moving to the pet friendly apartment home our dog began having fleas for the first time in her life. After a very slow response they sent some guy to our unit that just walked in and said, You dont have a flea issue. If you did they would already be jumping all over me. To top it all of now our refrigerator is leaking. Mind you we pay $1087.00 and have a supposedly upgraded unit. There is nothing upgraded about this unit. Our appliances are nearly ten years old. The countertops are not that great, and the carpet as they described to me as New wasnt. This isnt a bad place if you are used to living like that. We arent. The leasing agents boosted this place up so high, yet we were not even permitted to see the unit until after the lease was signed and paid for. I tried to ask to be reimbursed for the time when we had no hot water to which the Property Manager referred us to an rude Attorney who threatened to void our lease if we didnt shut up and pay. Guess what Arbors...we have our own. They even did the walkthrough without us. When we finally got into the unit we had to have them come back because there were, and still are, several issues with the place. Safe to say we signed the lease on 05/16, moved in on 05/23, and will be moving out shortly. Do yourself a favor and check out the surrounding apartment communities. You can do better.
The Arbors at Breckinridge is a great place to live for families and young adults. I moved here 6 months ago and have had zero complaints. With the very few minor issues that have occurred, maintenance has been extremely quick and efficient. The entire staff is wonderful to deal with, but Veronica in particular is an absolute delight. I would absolutely recommend living here.
I originally signed a 6month lease but stayed longer. The neighborhood is quiet, the staff and maintainence crew are friendly. Ive never used the pool before because It was closed the few times I was going to use it. Which is fine too, they send out communications all the time when theres an event, so you can plan around it (theres also more than one pool). Theres a carwash on site which is great but I think Ive seen someone I know lives outside the community using it. Theres not much that can be done to deter this.Otherwise this community would be a five star for me, if it werent for the fact that nowThat Im month to month and I wanted to look at switching to an updated model and I was told I would need to apply all over again, and I also couldnt see the apartment I would be leasing until the move in date. so I dont really get to know what the apartment would look like until Ive already been locked into it.

2022-01-29Great community service! My wife and I stopped by our new apartment to discover our new bed had been delivered and sitting outside our apartment door. We called the customer service line, and Wallace answered. She said she would let us into the apartment to secure our bed and preview the condo. Wallace was very friendly and helpful, showed the apartment, and answered our questions. we are looking forward to moving in soon.

My knobs are always falling apart and my dishwasher is the worse one I’ve used in a while (it doesn’t work, dishes come out looking like the never went through). Ive had maintenance look at it several times to no avail even after changing multiple detergents. The appliances are just old including the stove!Some leasing agents are more welcoming than others. Tim seemed to be nice when I first moved in but after that he seems like he hates when you walk in the office. Also, if you get him on the phone, he will give you the most nonchalant answers that are no help at all. He doesn’t even try to point you in the right direction or get someone else who may know!Courtesy officer NEVER answers the phone.Have to pay separately for a gym card and pool cardCats should be paying rent in this complex as many of them can come inNon gated communityNot many sidewalks to walk around the neighborhoodThe community is not bad. 2022-04-27I’ve lived at the arbors for the past year and the community is older but it’s nice. I get the normal Ga bugs but nothing serious. It’s safe and the maintenance crew is the best I’ve ever had. Once you put in a request they are there within min/hrs.My only complaint is that they are always doing some type of construction. They will send you a nice/nasty email that you need to move your car or it’ll be towed. I promise that you have to move your car at least twice a month if not more. It’s frustrating. We pay a lot of money and it’s such a inconvenience. Especially when there is no place to park. Other than that it’s a nice community to be in.

2022-02-04I lived on this property for a few years and my experience with them was great. The entire leasing and maintenance team made my stay at these apartments a pleasant one for me and my family. Special shout to Leasing Agent Yanaira Baez who was very helpful and knowledgeable, and provided us with excellent customer service! We left bc we bought a house, but I would definitely recommend this place or come back if I ever needed to!
