I lived here for 7 months now and my experience in the beginning was amazing. But now they have new management and are never in the office. I call and email and no one response. They no longer take care of the little things the only management took care of. They are not renewing any leases due to renovations and upping the price. I only found this out because my neighbor has a month to month lease and was told she has 1 month to move. I havent even been informed and no one is getting in contact with me to discuss it. Unless they clean up theyre act, this place will go down hill.
So after being in my Apartment Building 11 for 3 months April 2021. I discovered RODENT (Rat) ran across my kitchen floor. If you look back old review (I missed it) the person stated same issue in Building 11 Sept 2020. I must they are trying to capture the rodents but they are pretty smart and they come and go. I moved out Oct in the rodent is still there…You will NOT receive any compensation or help to move out if you decide to move here!! DON’T DO IT UNLESS you enjoy rodents. I would suggest they move out every resident to fix Building 11 issues. Also, wires hanging out of the box on the side of building 11 that was suppose to be fixed but hasn’t been touched!! It looks very tacky has ppl ride by. It’s very quiet area and everyone keeps to themselves.
Update: 1 star removed. Management has changed and it has been a slippery slope ever since. Check the website for yourself, you will find the primary contact number disconnected & the office email address undeliverable. They are low on staff and maintenance tickets are not being fulfilled. I am so thankful I won’t have to deal with the nonsense much longer. Message to all prospects: KEEP LOOKING!!The two stars are for the location and somewhat decent price of a renovated ‘townhome.’ Unfortunately there’s always an insect problem and water issue. Today really topped it off- had no water from 2pm through the remainder of the day (confirmed won’t be repaired until tomorrow). It’s very frequent that the water has to be shut off for a couple of hours midday. Its especially no fun to deal with while working from home and no relatives close by. Things started off great here, but I’m ready to be done. Not much has gotten better.
Cockroaches and spiders are everywhere!!! I’m so sick and tired of this place. They are in your bedroom, walls, and bathrooms.A total remodel of this place was promised when we signed and to be done at the end of may. It is nowhere near finished. Paying for amenities that are gross or unusable.Here the thing... they are remodeling the outside not the inside. The building is old, shifting and falling apart. If we could afford to get out early or they allowed us to leave without an outstanding amount of money we would be gone.Pictures are very misleading.Nothing is sealed properly all they do is paint over everything.Maintenance finally came Monday due to the fact my husband gave bad reviews.Neighbors feel the same way.It’s sad.
I lived at The Arlowe Townhomes for a year, and enjoyed my experience for the most part. During my time there, the management staff was amazingly helpful and went above and beyond to help whenever there were any issues. The split level I was in had some creaking from the upstairs plywood, but it was only me in the apartment so I could manage. I believe I made a maintenance request and someone came and screwed the plywood down a little tighter to help with the noise. Overall not bad. I had some unwanted roaches in the beginning, but after laying some traps and taking care of my area a bit more, this was no longer a concern.I started living there when they were doing the bulk of their renovations; however, the noise and construction was not an issue at all! I had one incident with a stolen package off of my front stoop, and was lucky enough to catch the person on camera. I immediately brought the footage to the management team, and they reported the theft to the police. Not sure what had happened with the individual, but safe to say they wont get much out of a pound of salt and some fingernail files.Like most areas without gates and offering lower prices than most of the surrounding communities, you get your fair share of characters living there, but I never had any issues with any of my neighbors (Your Mileage May Vary). If you are looking for an affordable location with access to the highway, proximity to The Battery and quick trip to downtown via Atlanta Road, this is one of the most affordable places to be living. For me, price was paramount and The Arlowe provided me with an option to live in a quiet part of our growing city. A 15 - 20 min drive to work on Atlanta road was not bad at all, especially in the mornings when people are rushing around on the highway.
Erika has been very accommodating in making sure my stay as an resident has been very pleasant. Upon one renewal I was unsure on renewing my lease due being overseas for work. I initially told Erika I was unable to renew due to a upgrade for a bigger place. After several considerations I called back inquiring could I renew my lease but unfortunately my unit was leased.Erika, gave me suggestions on properties in my price range and the sister properties so I could make my move a smooth process. Last week a miracle happened (lol) I was able to renew my lease. I appreciate this community so much because many mangers would not go above and beyond for their tenants or even give them suggestions on finding a home. I love my location, community and mostly management.Thank you Erika for countless emails and phone calls in assisting me while being out the country. Glad to be a Arlowe resident!!!!
Many bad reviews on this property. However, many of the complaints are old so I took the chance of experiencing for myself. I’ve only been here for 2 months and I haven’t had any major issues. The walls are thin so you can hear neighbors and upstairs plywood is pretty squeaky so you can hear every step someone makes...it’s a lil annoying. Overall, I gave a 5 star because of the overall quietness and cleanliness of the property. That’s what I wanted.
I lived on property for about 3 years now and i can say that im happy. The renovations made to the outside and inside of the community gave this place a whole new feel. Its the perfect place to live: decently priced, 13 min from the city, 2 miles from the new stadium, and the smyrna area is amazing.I have seen the management change over the years and i can say Elizabeth in the front office is the hardest working person i have seen out of any staff member. Its times where im in the gym at 7:30 and she is still in the office working. She is firm but definitely fair and always looking to help tenants resolve issues with their units. The arlowe better be paying her a bankroll to keep her happy because at times i feel she over works herself. I remember old workers like clayton who use to shoot out the door early before 6 lol.The only issue i have ran into is that my apartment is in front of a drain and when it rains extremely hard the water rises a bit but never enters my apt. I addressed the issue about 7 months and they made drastic changes to the irrigation system.Overall its a great place to live.
I have lived here with no problems for 3 1/2 yrs. This WAS a nice neighborhood not any more . You drive through the complex at any time of the day and you see trash all over the property. I am moving because there is a RAT infestation in building 11 that management has KNOWN about since 9/28/2020.
I spent 18 months at this complex and would do it again twice. The only reason I left was to become a homeowner. This cozy little complex is the best apartment Ive ever stayed in. Management was always super responsive to maintenance requests. They were addressed within a day or two. Its conveniently located near all sorts of restaurants, grocery stores, gyms, a mall, The Battery and the freeway. Its affordable. The 1-bedrooms provide plenty of storage beneath the stairway. The walk-in closet provides plenty of space. And the neighbors are good people. One of them was kind enough to let me know Id accidentally left my keys dangling from my door handle. I thoroughly enjoyed my stay here and would recommend it for anyone considering the Smyrna/Marietta area.
I’ve lived here for several years. I love the new style apartments. The staff is great. Any issues like maintenance requests are taken care of quickly. The complex itself is pretty safe, it’s well lit at night. Living here is very easy and it’s also close to everything.
Interested prospect. 3 stars for the look and feel of the very nice floor-plan of the ONLY available unit on the property.However, the website CLEARLY shows availability that is literally non-existent. Even the leasing agent let me know that hes sent countless emails to have management remove these fictitious available units from their site, because it is deceptive. Dont waste peoples time by lying to them through your advertising.
Just moved out after two years of living here. This place is ran by Erika who leads a team of caring and cool employees, from maintenance to office staff.Never had an issue with the community. Had a few maintenance requests, but nothing serious and they were all taken care of quickly.Thank you for a great two years!
I lived on the property for almost 6 years. Im grateful to Elizabeth for what she has done for the property and especially for me through Gods GRACE. And her team as well. Elizabeth is very hardworking as well. She stays past work hours to finish up her work. The lounge area is great as well. I watch TV and go on the internet when I need to. Dont have to leave the complex to go to library as much now unless I need to. And Im close to all the stores like Walmart or the Dollar Tree for example. And I can jump on 75 and 285 real quick without traffic of course.
Most definitely a comfortable place to live especially for young professionals with love ones or alone. Everybody stay to themselves and family and mind their own business. I wish the pool was just cleaner, they need to cut the trees down so things dont fall in the pool but other then that this has been so far a great experience. The cost isnt worth the living but the location is, we are surrounded by everything and great working distance.
Air Condition maintenanceToday 03/14/2016My 1st time calling in for a maintenance concern since we moved in. Doug answered the phone, very pleasant and helpful. The call was quick and I was able to get back to work; assured maintenance would go out today.This is why I love this property.5 stars based on communication and the immediate response provided.
I’ve been here for about 3 years and no major complaints! The renovations have taken this property a long wayyy, I’ve stayed in the 1 bedroom , which is so spacious and fairly priced , and stay in a 2 bedroom now which is nice with private sunroom . I don’t like having to share the patio with my neighbor and her music blast through the walls which are a bit thin , but the apartments are a little older . Only issue I’ve had is with doors not being sealed all the way , maintenance is usually quick . all in all great property And professional staff!
New to the renovated lofts. Completely love it. All older other reviews were false. It’s all about perception and expectations. I’ve paid wayyy more in other bigger cities so this was a steal. Neighbors mind their business. Everyone works and the leasing office is attentive and very nice. I can’t wait to see what else is in store. Only gave 4 stars because the gym is being remodeled and I’m a very active person. 😌 love it.
Dogs off leashes, barking all hours of the night, loud music played by neighbors. Repetitive work orders. Find a better managed property to give your money to every month. Dont be fooled by the renovations, granite counters or a new faucet wont make up for the poor leadership or the property manager who refuses to enforce the items laid out in their own lease. If you know the property management industry you wont be happy here. It is poorly managed.
Horrible communication - I sent an email in September and called several different numbers (plus left a voicemail) in October. Despite my efforts, I never heard back from anyone. If there is a lack of communication before a potential renter is able to speak to the staff and tour the property, I fear the customer service is worse after signing a lease.
Elizabeth and torin have absolutely been a blessing to us they actually care about their tenants this place is very comfortable Very luxurious the gym is awesome the business room is awesome the events that we host are really nice here I’ve enjoyed my stay here but truly Elizabeth , Torin and Caleb the maintenance guy have been amazing! Caleb does an awesome job at fixing things in a reasonable time I truly appreciate everyone on the staff!
The manager ELIZABETH is racist and extremely rude. I lived on this horrific property and could not wait until my lease ended. The smell of neighbors apartments was coming through my kitchen vents, appliances was not working , Maintenance lazy and Elizabeths pet, dog poop everywhere.This property is in a great location and price almost seemed too good at first, BUT its not worth the hassle or the Roaches EVERYWHERE you walk.
Loved it until first communities took over the property.i lived here 14 years and it was great.first communities came in and just lied about a lot of things.the property manager is a liar,dishonest and will lie to keep your money no matter the lie.this company tried to keep my security deposit of $300 saying i had $225 dollars worth of damage and they charged me $100 early termination when i gave them my notice end of may after this company said if you have a month 2 month lease let them know if were staying.no body returned my calls to explain the bs they were trying to feed me.so after i wrote a demand letter and sending it certified to first communities they returned my $300 before the deadline.the location is great the people living at the springs are good people but the property manager and first communities are very unprofessional for allowing something like that to go on in their business.
I have lived in at the springs for 3 years. The first 2.5 years were great. Management changed a few times, but things at the leasing office remained on track and maintenance was consistent. Things started to go down hill when management changed to Rachel, Stacy and Elizabeth. Its as if maintenance quit as soon as our new management started. Our air conditioner was out of order the entire summer. My husband and I paid elevated electric bills only to end up sitting in the heat every weekend. I put in several work orders over the summer, which I have printed documentation of, to have the freon recharged. 3 times in 1 summer I had our freon charged. Thats not normal for a whole year, let alone 3 months. Stacy pretended to be concerned, but only offered us $50 off of our rent, to make up for $500 - $600 worth of electricity use. My husband and I had to eat the cost of their neglect. I feel that because we did not renew our lease, the management team didnt care enough to replace our air conditioner until we were gone. Which is silly considering they were in the process of renovating anyway. They DID, however, choose to knock our window out and leave our apartment under construction until we left. This was so disappointing, but thankfully Im no longer living there. I would not recommend the springs to anyone.
I had a PLEASANT and SMOOTH transition coming from Los Angeles, CA! I must admit Elizabeth, Tauran and Cecilia were absolutely helpful, professional and welcoming!! This property is very quaint, convenient to the highway, stores, restaurants and the new Braves stadium. It has newly renovated townhomes and the fitness center, pool and leasing office are currently under renovations. I cant wait to see the final outcome of this property.
So far so good. Ive not moved in yet but the showing and customer service has been great. Customer service and communication is so very very important to me. They had to switch me to a different unit bc the person decided to stay in the unit I was getting. This transaction was easy and handled to my liking. I dropped by on a lunch break to update the paperwork and noticed how truly peaceful the community seemed. The swings and landscaping are great and I hear that they are doing more updates to the swings. Im personally excited about that bc I can see myself enjoying a nice book out there and relaxing. I LOVE the setup of my new home and look forward to moving in. I will do another update once I move in and get settled. 5 stars in my book so far! :)

2022-06-24DO NOT MOVE HERE !!!!!!New management is absolutely HORRIBLE. Ever since they came the whole property has gone down hill . 1 maintenance person ,bug/mold issues, pool isn’t even open it’s the middle of June……. , trash doesn’t get picked up , no phone number to even call the office , all the numbers are disconnected , but they can move everyone out and remodel so they can raise the rent at the end of the year . It’s a shame because the people here before were amazing .DO NOT MOVE HERE !!!!

2022-06-04New management is very unorganized. I have been waiting on my bathroom sink to be fixed (just need small parts) since March.. every time I put in a request, they just leave a note saying the part needs to be ordered. The pool is STILL not open and it is June. I feel that this is not fair because I pay for that being an amenity.. along with my trash not being picked up sometimes (which I also pay for monthly). Ever since the new management took over, it is going downhill

2022-06-21It was a slow start at first, due to changing from one company to new.Once they got going it was smooth transition with JaQuin.I just moved here the beginning of April, 2022.I havent had any major issues so far ...Even with an emergency work order that included my unit, they were very concerned and apologetic to me because they knew I had nice things in my place and they sympathized with me. JB the Maintenance Supervisor was on it and very helpful as well.Ms. D, the leasing office agent is always welcoming.It really is a peaceful and quite community, especially with all of the upgrades and additional features theyre adding to the units and community.

2022-03-17Don’t Move here!!!!!! My valet trash is NOT picked up as stated in my lease agreement that I pay $20 for every month. I call and complain every other day. They have new owners and new office staff that play loud music in the office so unprofessional. The courtesy officers are here for half off rent. The property isn’t clean like it use to be. They allow Tenants to have things laying around outside there unit which attracts bugs. Random unknown cars park in front of my unit. They have unknown back charges that I’m paying which no one can explain. I’m so unhappy I complain to the leasing office everyday even talk to new corporate owners and nothing is getting resolved. I will be breaking my lease. 3-16-22

2022-05-21My experience when I first moved in was amazing but ever since new management has taken over this place has gone down hill. From the lack of communication and accountability.I submitted an urgent request three days ago in regards to a huge leak in our kitchen ceiling that is coming from old pipe under the tub and nothing has been done yet to resolve the issue. I have talked to maintenance and the poor guy is handling all these requests by himself so I’m extending him grace and understanding. However the straw that broke the camels back today was when I went to the office to speak with the representative. I told the lady that the leak is getting worse and it really needs to be fixed because I don’t want the ceiling to fall or mold to form. I even showed her a picture of it. Keep in mind I have asthma and now I can’t really use my shower.Anywho the lady said that she doesn’t know what is on his schedule and he is currently taking a test to get the pool ready. So the complex is prioritizing their pool instead of trying to resolve the huge leak in the ceiling of a old apartment building, that is probably developing mold and that is problematic to their tenant who has asthma. But you want your rent on time though. Okay.Also, hire extra help for maintenance. The poor guy is doing everything by himself. That’s why I am extending him grace.Definitely not renewing my lease after today’s experience.Update: Still leaking when we use the shower and now the leak has gotten bigger to were we have to use a bucket to catch the water leaking.Day 4 of urgent request submitted:Spoke with another female leasing representative the morning of 5/18 and was told maintenance will for sure come today. It is now almost 3PM and maintenance still hasn’t shown yet. Called the office and left a VM asking for ETA. Hopefully someone will respond before EOD.Day 5 of urgent request. I called the office and no response. Not surprised. I decided to go to the office in person and asked both the maintenance guy and the female leasing agent when are they coming to fix the issue and he said he would stop by today. He stopped by later that afternoon and caulked the tub and we couldn’t use our shower for 24 hours.Day 6 of urgent request. A new hole opened up in the ceiling and it’s leaked water after I took a shower. We called and he said he would stop by the next day at 1PM to cut the ceiling.Day 7 of urgent request. It’s past 1PM and we have called twice and no response yet.Dear marketing if you’re reading this I will keep updating this review until this issue is resolved 😊

2022-03-27The new property management team is the worst I have ever experienced!! I have lived here for over 2 years and loved it until the property was sold and this new management team took over.My dishwasher has not worked (water runs out the bottom when ran) since 2/22/22 and I have called the leasing office a total of 4x. walked over on 3/4 and emailed on 2/28. Maintenance guy came 3/7 told me a Roaden (rat or squirrel) chewed through a pip, and he would be back after the exterminator come, which was 3/14 and I have not heard from the office at all as to when the dishwasher will be fixed.I even called again on 3/16 & 3/21 and no one is letting me know when the dishwasher will be fixed.

2022-03-30Last week for the tenth time in five years I tried to report an attempted break in to my vehicle. Both my and my fiances cars had evident pollenated hand prints over all our doors. The night prior to this I literally had to call the cops at 1am because a tow truck was about to steal my work trailer. The new management is the worst customer service in 30years of living nearby Atlanta. Jaquan, the newest excuse for a property manager, straight up laughed at me with the new maintenance man when I reported yet another attempted break in to my vehicles. He acted like its the first he had heard of any break-ins and insinuated it was my fault for leaving a dewalt socket wrench in my window. after I told him that 7D had ring cam footage of the event, their ring cam disappeared within two hours. This is the last straw after many reasons to leave this place. Good luck getting in touch with leasing even if you want to pay $1670 for a 750sq ft loft that rented for 900 in 2017. Management has been present once out of ten attempts to reach and no one is ever around but the maintenance man who upon entering my apartment started making small talk about how wolves are held down and mounted. Ridiculously low level of accountability regarding various issues ranging from security, sinkholes, abundant dog waste, constant smell of marijuana flowing through the HVAC, random strangers late night use of the property to conduct drug deals, rouge contractors dumping their garbage into compactor, black mold all over the vents, my fridge has been out for a week after bringing it up and being told I probably put too much food in the top shelf without even visiting apartment, I have had to wake up to a combined total of eleven police officers on two separate occasions this month randomly asking me when last time I have seen the next door neighbor because he is a fugitive and isnt supposed to be here- conveniently enough the same man has held me under duress inside my apartment for five minutes while leering directly at my peephole and spitting on my doorstep plants due to me playing a movie on a Sunday afternoon too loud for his liking, there has been accidental firearm discharge right where I walk my dogs, I have been approached twice by a man asking me for $ with the opening phrase, I dont want to rob you, but.... (whom I kindly packed a bag of snacks and Gatorade for only to have him linger around my doorstep long enough afterwards still asking for $ that I ultimately had to bring my dog out to run him off, the walls are thin enough that I have had the air conditioner on high for the last five years as to not hear the neighbors tvs, squeaky steps and creaky loft spaces, the hot water tank provides ten minutes or less of hot water up to twice a day, the windows and doors are not properly sealed-allow in large roaches and spiders, most of the pine trees were uprooted two years ago, approximately 200trees were removed from property to mitigate an unbelievably prevalent insect infestation, walking to the car is no longer a danger of walking into huge spiders webs outside every nook and cranny, but on the downside the tree removal has left the ground underneath the sidewalks to sink due to the dead roots all over, both sidewalks leaving my building have been temporarily filled with rocks and one other sidewalk nearby was dug out 20yards in diamater adjacent to my building to fix a sinkhole properly, the rest of the cracks and crevices in pavement were repaved and striped a year ago, though they will likely return when the asvault wears at any time by the hundreds underneath where you park and sleep, the bass from the drug den on the back of our building turns on most mornings at eleven, the groundsmen used to come on Tuesdays even in the winter, but never since cushman and Wakefield took over. the grounds have become an absolute public safety hazard due to communicable disease from not providing any where to throw dog waste, residents have taken it upon themselves to provide garbage bags at the pet waste buckets the last quarter year.

2022-02-28This propertys staff is the worst Ive ever dealt with and I havent even moved in. I signed my lease at the beginning of January. I have everything in my email still. I have been trying to get in my apt since my lease was supposed to start which was 2/7/22. The original property management company was trying to help me to move in on 2/4/22 due to me wanting to moved in on a Friday, but then the company went MIA. The website was not working. There was no number to be found and the emails were bouncing back. I called every sister apartment that was under Castlegate and only one place could find their number. I was requesting to move in specifically on a Friday, so we had to push it back to the 11th, which is fine. Then, Yoyo, Yolisia (unsure of spelling & is supposed to be leasing office lady) left me a voicemail that I still have, that they could not get me moved in on 2/11, but my date would be TUESDAY 2/22. I immediately called after that voicemail as she must have not heard me....and told her pushing it off would be fine, but I need to stick to FRIDAYS for move-in day, so I requested 2/18. She told me she would get with her manager, but had to get back to me. I have been consistent with moving in on a Friday. I then called back again remembering that I had legally signed a contract for 2/7, but Yoyo assured me that I was never supposed to sign a lease without getting my keys and that we would do the lease on Friday 2/18. I then call that Friday before going into work to make sure they will not be at lunch for me to come by and do a quick signature exchange (Ive already paid ALL my fees), and Yoyo said mam, you are not moving in today. She gave me HORRIBLE customer service in telling me that I am the one who told her that I can move in on 2/22 which is a Tuesday? Instead of being a customer service rep, she interrupted me and told me that I WAS WRONG, but she understands? On top of that, she was completely wrong due to her mistake of writing down the wrong date. If the case was that they could not move me in 2/18, but rather 2/25? That would have been fine as well, but the communication hasnt been there since day 1, literally. They still dont have emails working from what she said, due to them switching management over. Mistunderstandings are completely fine, but to treat me and talk to me as if I told her something I did NOT, while putting the blame all on the customer is NOT customer service. For lack of better words, she as a leasing manager did not take responsibility for her mistake and was very rude about it. The customer service is UNREAL but I only have experienced Yoyo. The previous staff Erica and Dominic were more helpful, nice, and communicative. The property manager Jaquan (might be spelled wrong) was super helpful and nice, but unfortunately Yoyo is the person on call and in the leasing office. Ive been renting for 12+ years, and Ive never been treated or thrown around this way, even in lower district apartments. I have asked for them to pull phone recordings so we can listen to the conversation and nothing was said just yet. I will be going to get all my money back on 2/22/22. My first payment to this apartment was beginning of December, and 2 months later I will not be proceeding forward with this complex after 2 months of waiting.

2021-05-25I had to make a quick transition from my old location to here, and the staff here at The Arlowe Are extremely professional, personable and worked very well with the situation I was in. I was able to secure a home sooner than I had hoped and it was because of the rapid response from the staff. It’s a nice, Quiet neighbourhood, perfect location to access Cumberland mall, the braves stadium and so much more. It will be an understatement to say that this is the place to live. Single or with family, this location is really sweet. I’m very thankful to be here.

2022-01-23After living in a rental house for over several years, and looking for a another place to call home. My spouse and I fell in love with The Arlowes and the structure of the property. The staffing office, has been nothing short of amazing, professional. The property Manager Erika, has made our future transition completely seamless. Her effective communication, to delegating and working with us to ensure we were able to secure the ideal unit we desired has been stress free. This process has been such a blessing. Highly recommend :-)
