The people were all really nice and the complex is very close to Kennesaw campus. We called multiple times throughout with our questions and Sydney was very helpful each time. The place is somewhat dirty on the inside and has a weird smell but it should be ok for a few semesters.
This is place doesn’t even deserve one star. They rarely keep the place clean so it’s always dirty. My roommates and I moved in here around January and our room weren’t cleaned. There was hair, dust, and eye lashes everywhere. The pool also is always dirty and rarely gets cleaned. In addition, multiple doors to multiple building have been broken since February/March and it’s seem like they don’t care. We literally have ppl cars getting broken into occasionally and random ppl have been entering the building since the doors are broken. If you ever tour the Blake and you see a real resident that don’t work for the Blake ask them how it really is and they’ll tell u the truth.P.S. : The picture with all them MacBook ain’t real or is not at this location. The printer in the supposedly “ study lounge “area never work anyways.
Being close to the KSU campus and offering furnished apartments with utilities included is the initial reason we selected The Blake for our new college student. It offered a manageable and smooth transition from living at home to being independent. My daughter loves her one bedroom apartment. The complex is a short commute to the KSU campus. The staff at The Blake is the main reason we are renewing her lease. Ryan, Elise, and Moe have been quick to respond, and approach our needs, concerns, and requests with understanding and consideration. We would highly recommend The Blake for any one in the Kennesaw area, particularly any students looking for affordable housing near the KSU campus.
Manager Adrian clearly does’t care about the tenants. I reached out b/c I had a question about a payment, never emailed me back.I had to get documents from them that only Adrian had access to. Office told me to email him so I did. No response, shocker. Office tells me next day he’s still unavailable but he will email me back. That was about 4 days ago.But they will definitely email you reminding you to pay your rent, thank god.
It’s 9:15 on Tuesday May 17th and the leasing office is still not open. They’re open from like 9am-7pm M-F I believe (I can see on the sign that it’s 9am, just can’t see the ending time) and this is ridiculous. The leasing website has all bedroom apartments available when they really aren’t available. With this, if you sign a lease and your guarantor signs a lease, you’re still not guaranteed a spot and if for some reason a spot pops up and you’re trying to secure housing elsewhere because it’s super important, then you’re legally bound with the Blake. The actual staff working the leasing office are pretty professional and easy to speak with but this lack of work ethic/responsibility is really screwing my day and I’ve had real issues with the leasing process here.Edit: They finally opened the door at 9:36am.
Do not move here if you value your vehicles safety. This apartment complex has zero cameras anywhere in any of the parking lots. There have been several break-ins throughout the year that Ive been here and nothing has been done about it because there arent any cameras. The management cares more about if something gets thrown in the pool than if someone breaks into your car. If youre not a resident here, you have one of two choices: risk getting your car broken into in the guest parking lot that has no cameras and very minimal lighting or get your car towed because you parked near a building without a parking pass.There are a long list of problems with this complex. To name a few: people let there animals do their business in the hallways and no one cleans it, there are loud parties almost every night with the weekend parties having the added bonus of drunken people throwing uo off second story balconies onto other peoples patios, bugs everywhere and no one doing extermination for them, etc.
They do not fix issues at all here. This is the second time i’m experiencing a leak (in the same exact place). The maintenance guy came in and did not fix the issue. He gave me a fan to dry the spot and all the fan is doing is splashing the water everywhere. Mind you this leak is in my closet. A lot of my clothes are wet with moldy water and my toilet paper got soaked with this water as well. I frequently get sick and I think I know why now. I had to miss work and deal with this issue. This is the SECOND time!
Ill start off with the positive by saying the staff at the leasing office were always friendly and professional. Aside from that, I would not recommend this complex. During my 1 year of being here, I ran into a number of issues. First, this is not really a student apartment like how they advertise. I had a roommate who wasnt a student and she was into a lot of drama that she brought to the apartment.Unexpected maintenance/leasing office visits, toilets easily clog, old w/d appliances, and the walls are extremely thin (I can hear neighbors talking on both sides of me as well as the whistling of my neighbor above me).Also, the new Xfinity internet connection that was installed is unreliable. Most times at night the connection will slow down and if it rains, just expect it to disconnect completely.If youre going to have guests overnight, do NOT let them park outside your building because they will likely get towed in the middle of the night. To avoid this, guests must park in a designated parking area and its horrible. I lived in bldg 4 and the nearest guest parking was behind bldg 6 which is a good walk especially at night. Theres not streetlights on every street in the neighborhood. It would be beneficial if residents were given guest passes so their guests can park closer to their building.
Pick any other place you can. The only good part is the walking proximity to campus. My son has been there since Aug. When we moved in the AC wasnt working and caused massive water damage to the downstairs ceiling in the bedroom hallway, stairwell wall and my sons closet. They have never repaired this even though we have repeatedly ask due to possibility of mold growth. The AC continues to stays broken more than working. After numerous work orders they continue to tell the boys they are waiting on parts. They are trying to sleep in 84 degree heat. I dont leave my dog at home in 84 degree heat! We only get canned responses when we call and complain. On top of the frustrating AC not working, it has also caused them to have utility overages which we have explained to them should be credited because it is their AC that when they do get it halfway running wont shut off. Come on people. Just replace the unit!!! We wont even discuss the broken down living room furniture that have been promising to replace but keep giving excuses about. They get a total of $2400 a month from these kids and $47 last month in utility overages. The least they could do would be to provide fit living conditions. Were at the point now of that we look like were gonna have to spend extra money to get a lawyer involve to just get the kids at least fit living conditions til they can get out from under their lease. This place has been a nightmare!!!
The staff here is wonderful and is willing to answer any and all questions! The rooms are a good amount of space, and after living in freshman housing, having my own bathroom now is wonderful! Everyone in the community is also nice. Great place and I’d recommend friends.
My experience has been a very pleasant one thanks to Madison and Sydney. I call them Blakes Angels. I recently had an issue which needed prompt attention they both stepped in and made sure it was taken care of immediately. I gave four stars because of their excellent customer service, the comfort of living, beautiful views and the close proximity to KSU.
Don’t lease here. About 3 years ago it was one of the nicest but it changed management and has gone down hill. My kids stay included almost two months without working air in the heat. Finally my husband called and gave them numbers for a company that could repair. Staff couldn’t even arrange for repairs. Pool stays out of commission more than in use. Staff and complex doesn’t monitor so there are people hanging around in the parking lots at all hours. It’s unsafe and unkept.gun fire can be heard from time to time. We were owed a refund after moving out in July. It’s October and we still haven’t received it after several calls. Just glad to be out of the Blake!!!
The new management team is even worse than the previous and they were horrible. My daughter has lived at the Blake for a year and a half. I tried to encourage her to move, but she wanted to remain with her roommates. Well no more, this is the last time we will be using the Blake. They continue to add more fees. Nobody asked to pay for lockers to collect packages, thats what the office staff is for. And why is my daughters utility bill more than my utility bill at my house. Just ridiculous.
Everything was always so difficult here. Ill start at the beginning. Before I moved in I was told by the leasing office that I/we could request to be on the top or bottom floor, because of my messed up knee. Of course I requested the bottom, but we ended up living on the top. This wasnt a huge deal, after all, a request is only a request. And then, on moving day, everyone has to move their belongings up and down the innumerable stairs in the building. This is without mentioning how disgusting those staircases actually are. Once living there, I found that every single appliance we were supplied with broke at some point. Our air conditioning unit broke several times within the (just under a) year that I lived here. Our dishwasher and disposal also broke at least once. When we got there our couch was ruined by the prior tenants, but never replaced or even acknowledged. At some point in the middle of the semester The Blake decided to upgrade the wifi to a wifi that did nothing but cause trouble. It rarely connected like the old one used to, and it would cut out at some point almost daily. I moved out at the first chance that I could. After I moved out, I got an email for a bill for $120 for garbage that was left in my room, that quite literally had my former roommates name on it. I cannot say loud enough, just go to The Indy.
If I could give the Blake 0 stars I would. I have been here since 2019 and the ONLY reason I am still here is because it “WAS” the cheapest . i’ll be leaving ASAP (when my lease is up) because their prices now match the nicer apartments near here . The property manager NEVER answers phone calls , NEVER responds to emails & is NEVER in the office . They don’t care about who they match you up with , I honestly don’t even believe they read your roommate preference forms anymore . In order for me to get ANYTHING resolved I have to call the blake’s leasing office numerous times & sometimes still won’t even get a response . They see you emailing and won’t bother to respond . The maintenance workers will say they completed a job and it’ll be a lie . For example , I put in a maintenance request for them to come and spray my apartment, because MAINTENANCE workers kept leaving our doors open when they were supposed to be bringing in furniture for our apartments (that I had to wait 2 months for) and they said that the maintenance request had been completed but I had been home the entire day!!! I can’t wait to move out because it is past due .. Whoever decides to live at the blake I am praying for you because it gets worst.There has been several cars broken into at night & I mean windows BUSTED!!!!ROACHES 🪳 ARE LITERALLY EVERYWHERE .I can’t even walk to my car without seeing or smelling pee in the hallways !!!!The “BLAKE” is not what it’s hyped up to be .. trust me on this one.
This place is ridiculous to live at. After already paying an insane amount to live there they constantly charge overage fees when we basically live in the DARK. They fix nothing that is broken such as our tv, the dishwasher, floors or the living room fan. Not to mention the parking lot lights no longer work which is extremley unsafe at night because it is pitch black. The workers here never help with anything or ever answer calls, the rooms dont even look like what we toured as well. Do not live here you will be paying too much to be living in a place this unkept. Live at the Indy or somewhere better loves
I’ve lived here almost a year now and have already renewed my lease for the next school year. I’d highly recommend the Blake for any and every college student as it’s a close walk or drive to campus and the many eateries in the area. It’s also right along both KSU and Cobb county bus routes so getting around is super convenient. The staff is absolutely phenomenal and responsive— willing to help with any problems you may have.Looking forward to seeing the updated clubhouse!
This is my first semester living here but it is by far the best option for student housing. Everyone is so nice and friendly here and it is close enough to walk to campus. The apartments are also very spacious and come fully furnished with newer appliances. They just updated the hallways in the buildings to replace the old carpet with nice, new laminate flooring that looks so much nicer. Theyre also completely renovating the clubhouse to make it even more student open and inviting.
I moved in this year with roommates who had been living at the Blake for a couple of years. They said that it used to be nice, but as of right now, I cant recommend it. Their maintenance team consists of 1 person for all the apartments, there is no upkeep in the common areas so the hallways have dirt, leaves, and wrappers everywhere (even dog poop in unit 4) and havent been cleaned all year. They have sent people out to fix our dryer 5 times and it has broken down every time. It also took a month the first time they sent someone out to fix the dryer. The floor plans are nice and the distance to campus is convenient, but they are so hands-off on upkeep that I couldnt recommend this place to anyone in the state its in now.
Has recently gone through a change in management and since then, this is an absolutely wonderful place to live! The staff are extremely helpful and friendly, maintenance is quick to respond to any work orders. Anytime I had to go to the leasing office the manager and staff were always friendly, professional, and really take the time to work with and understand their residents. The location is also super convenient to campus; easily walkable. Would recommend anyone to live here, I love it!
Hands down the worst apartment Ive lived in. The rooms are decent and roomy enough but for $750 a month youd expect to have everything working when you move in. The ice machine hasnt worked since I got here, Ive put in work orders for the AC twice in the last month and it still isnt working right, my doorknob was busted when I moved in, theres missing or damaged cabinet doors and drawers in my kitchen area, and the Wi-Fi is pretty spotty. Also apparently they dont take noise complaints very seriously, since the only way I can get my neighbors to turn the music down on weekends is to call the cops. The guest parking is way out of the way, too, so having company isnt recommended unless they also live here. The best thing this place has going for it is its proximity to campus, so if youre not a student then dont even consider it, and if you are you can still probably do a lot better
Thought it would be nice to try the Blake after seeing the convenient distance and regular parking spots. Ever since new management has arrived maintenance has been awful and the apartments are in terrible shape prior to moving in. Been getting overcharged for Electricity even in the month of December where me and my only other roommate were gone for 2 weeks. People at the front office are no help with the situation and everyone they tell you to call directs you back to the Blake. Unless you want to roll the dice and get lucky with a clean and kept up room I wouldn’t recommend this place at all.
I wish I could give less than 1 star. August 8, moving day was a mess, horrible!!! The 3 bedroom apartment for my daughter and friends was disgusting, awful 😖 dog hair, nails, carpet so dirty and a lot of stains, the bed without mattress, we have to vacuum . We found things from the students before... nobody care to check the apartment before moving day, its looks like been untouched for awhile, terrible experience so far,not recommend at all!!
Courtney was awesome. She was very knowledgeable and beyond friendly throughout the tour. My daughter choose The Blake over other student housing because of other great features as well but Courtney and her co-worker were simply so inviting.They were the deciding factor to pursue student housing at The Blake.
I have been living here for 4 years now & the new management (with the exception of Matt & Paris) are a major UPGRADE! The atmosphere is so much better & whenever I have any issues, they are quick to fix them! I definitely recommend living here! It’s also really close to campus.. like walking distance!
I stayed here for one year and I can honestly say it was a waste of money. We had multiple problems in our apartment including a broken fridge, bad working ac, multiple things missing from apartment for $800 a month. You don’t get your money’s worth and often thinking where your money goes half the time because it’s badly taken care of. Last months rent was the most we’ve ever had to pay for a months rent staying here.We only get to stay 23 days and then we have to move out but our rent is more??
I have to say, Ive had nothing less than a very positive experience with the staff at the blake. My daughter and I wanted to get a jump start on where she would be living for the following school year. She chose the blake because of how close it was to Kennesaw State. One month later after weve already signed the contract for the apartment she was offered the R.A. position after they told her she wasnt chosen before we signed the lease. The Blake has a relet program where as long as another student gets the apartment we would be let out of the lease. Not only did they find another student for us, the found another student before the first months payment was even due. Ive signed many contracts and I know what they could of legally done to us, but they didnt. Class act! My son will be going to Kennesaw and the blake apartments will be the go to location when its time!
I used to. live here... moved to The Indy and now Im coming right back. This student apartment complex is by far the best Ive ever lived at. Theyre doing renovations, theyve got new management; it just screams home! Im super excited to be coming back. Do yourself a favor and live here.
The Blake’s new management have been really responsive and are doing a lot to upgrade and renovate! The wifi has been recently upgraded and they are doing a lot to improve the grounds and amenities. The staff is always nice and the location is great! It’s a quick walk or drive to campus.
Seriously save your money and live in one of the MANY other student or non student apartments near campus. When we moved in last year our couches were falling apart, one of our stove plates wasn’t working, and our dishes washed wouldnt latch and we couldn’t get anyone to the appliances that should have been fixed before we moved in for a week or two after we moved in, if that was the only issue with apartment I wouldn’t be complaining as much. Our patio door was rotting to the point where it started growing mushrooms on one side. One of my roommates had a big yellow stain in the middle of her carpet and her carpet was lifting while my other roommate found thumbtacks and broken glass in her carpet. A few days after we moved in, 2 or 3 men just walked into our apartment with no notice at all to change one of the roommates carpets (not the one that was lifting) and told her she had to remove all of her stuff from the room so that they could change the carpet, she did this as fast as she could as we had to leave for practice early that morning and they came in around 9... later we found out that they were in the completely wrong unit. Weeks later, we were in our rooms and heard two men enter our unit at around 9 am again with no notice to look at the rotting wood in our door, we got dressed quickly and walked down to see what was going on and we were told that they would have to go into the wall to remove what was rotting and that we would get more information about it in the next few weeks, we never heard anything about it again and when I asked about it I was given no further information and it never got fixed. After about 6 months of having to sit on couches that were falling apart and having to constantly sweep and vacuum up pieces of the couch we finally received a couch cover for one of the couches- we were all grateful that we wouldn’t have to buy one we just wish we had gotten it much sooner. There’s a bad mold problem, at least in my unit there was, one of my roommate found mold in her room when she came back during Covid and I had mold in my bathroom as well as mold growing under the kitchen sink. If the apartments were kept up with better I’m sure they would be great and the location is definitely great too but for the price you’re paying it’s just ridiculous how many issues there are. Along with all of the issues there are inside the unit, the security is a complete joke, my roommates car was broken into as well as a few others claiming they had been robbed at gunpoint in the back guest parking lot. The only pro to living here is it’s easy to walk to campus but if you’re planning on taking the BOB or driving there are way better places to live and I’m pretty sure you can walk from one of the other apartments near campus it would just be a longer walk. They also do some events which can be nice depending on social you are, I never went to any because I’m not someone who enjoys that sort of stuff but if you are I guess there’s that too but again I’m sure other student apartments do similar things and I know on campus there are similar events too.Edit: also call about any extra charges they add after you move out, they were trying to charge me for a carpet cleaning and I called asking what needed to be cleaned out and when they checked the form I completed with the with the issues I noticed in the apartment they realized I had mentioned carpet stains from before I moved in. Glad my mom had me call rather than just paying the fee and moving on.
I have lived at The Blake for 2 years now. This is an excellent of campus housing choice for Kennesaw State University students. The grounds are well kept and amenities are fantastic. Office employees are some of the most kind and helpful people Ive met. Highly recommend!
I must preface this review with the fact that The Blake falls short in many areas that may outweigh the advantages of living here. If the apartments were half as nice as what youre shown on the tour, I doubt theyd have 2 stars on google. With all of this in mind, youre taking a chance leasing from here, as some of the apartments are much nicer than others. Ask someone in the office to take you through the upstairs of Buildings 2 and 3, the carpets are old and stained, and it almost always smells. The stairwells stink despite them paying one person to bleach mop them once a week.Upon moving in, it was clear that the furniture in the apartment was more than used, and whoever had cleaned prior to us moving in might as well of not showed up. We ended up having to vacuum and wipe down everything. The carpets in all of the bedrooms had stains on them, and to this day still have not been replaced, despite being told otherwise the first month of living there. In one room, the carpet was completely detached in the corner. In another, there was broken glass on the floor. Aside from the carpets, the vinyl flooring was in poor shape, with tons of scratches, indents, and paint droplets. The TV didnt work for a month despite maintenance requests being filed. The couches were falling apart, and by that I mean LITERALLY falling apart. Pieces of it flew off every time you sat on it. We also had multiple problems with the sink and dishwasher. The high-top table had scratches all over it, and the balcony door-frame was rotting on the inside. One of the cabinets was halfway off the hinge. Seriously, it was shocking how little they care about the quality of their apartments. Lastly, we never had an air filter installed, in fact, we discovered they had gotten the wrong size air filter and just left it inside the wall and never bothered to fix it.If I were to give all of that a pass, it doesnt help that the area the apartment is located in is situated right next to the interstate and another road leading over the bridge. It is noticeably loud at times, especially at night. I lived in Building 2, which wasnt as close to the highway as some of the other buildings. Ive never felt unsafe while inside my apartment at The Blake, however, I wouldnt recommend walking outside of your apartment past 10PM. I was woken up multiple nights to loud shouting in the parking lot. My roommates car was broken into while it was parked outside Building 2, and there have been multiple reports of the guest parking lot being unsafe.It isnt cheap to live here. Expect to pay in the upper $700s for a three bedroom, per person a month. A two bedroom unit is over $800, per person a month. Youre better off getting a four bedroom unit. I get it, youre paying for spacious living and the convenience of walking to class. I dont think that excuses the quality of some of these apartments. Management here only cares about money, and that is evident by how unapologetic they were for the less than acceptable conditions of the apartment on move-in day. The office workers are hands off and some of them are not well-informed. Also, if you have packages delivered here, be prepared for problems. Both me and my roommate had experienced packages being lost, and the disorganization in the leasing office led them to being extremely unhelpful and, once again, unapologetic. One time, someone in the leasing office actually signed off on a package meant for my roommate, and then claimed the package was nowhere to be found, even though we found that USPS had indeed gave it someone in the office that signed for it.Overall, if youre looking for a place to live solely for the convenience of it being close to Kennesaw, and dont care about the possibility of getting a bad apartment, then maybe this is your place.
The Blake is definitely one of the best apartment complexes to live at in Kennesaw, expecially if you’re going to KSU because it’s right across the bridge! The community is very friendly and it’s usually pretty quiet, around the building I live at anyway. The staff are always friendly and the maintenance almost always show up on the day you place a work order. I couldn’t be happier living at the Blake to be honest, yeah there’s faults but no where is perfect and at least the Blake has a basketball court👀The Blake has even went as far to replace the flooring in our halls with vinyl which look pretty great and help keep the halls smelling good unlike how carpet is. The front office continues to always be kind and provide great service, they always hold events and give out free prizes just for living here. I love the Blake and highly recommend living here for the price and all the amenities it’s totally more than worth it!
The blake is a great property! I’ve had nothing but great experiences! The office staff is beyond helpful and most of the employees live on property so they know all of their residents which makes it so helpful. The amenities are always up kept and nice and the gym is 24/7 which is helpful being a college kid. Being so close to campus is also a perk because it saves you money with parking fees. The blake is a great place to live at.
Lived there for a few years and it was definitely better than any of the other apartments around KSU. Any issues were corrected quickly, every time I ever went to the office, Matt and Moe were guaranteed to make you laugh all while getting the job done while remaining professional. They are under new management now and it’s starting to look better
My brother currently lives at this property and he loves it. My parents put me in charge of finding him housing since I went to KSU, and when I contacted The Blake they were nothing but kind and super informative. We went on tours here twice and the workers were so nice. Now that my brother lives there, anytime we’ve had issues, the office has been super responsive and helpful.
I honestly love living here, Ive lived here for years and I plan to for a few more as well. When I first moved here years ago, it wasnt all that great overall. But, since new management took over, everything has been wonderful. Maintenance is quick to respond when you fill out the requests online, they make it really easy and convenient to pay rent, the management and staff are super friendly, personable, and helpful, there are a lot of amenities, and the apartments are really nice inside. I honestly dont understand why this place gets such bad reviews. Its a great place to live, I definitely recommend it!
***This review was orginally a horrible review but they finally corrected my lease issue (3 months later) and I was persuaded to change this review. This was after lots of dispute and a call to corporate. Once again, I have had bad experiences and will be writing a new review to reflect***First semester I had some issues/confusion with management and I ended up subleased my 4x4 room. I was very frustrated, but Brandon and Mary were extremely helpful through out the process. I lived at home for two months and I ended up coming back to the Blake and signing a new lease for a 2x2. Since then management has been nothing but helpful. Despite my prior issues, I wouldnt live anywhere else off campus besides the Blake. I love the amenities and how new everything is. I also love how each apartment is two stories. Plus, its also a close walk to campus. Many of my friends live at ARC on campus and Id say my walk is quicker than theirs to most buildings on campus. Im excited to live here again for the 2017-2018 year.

It’s been a great experience living here. Management is great, the staff are very friendly and helpful. Too bad I’ve to move. Only complaint is that the walls aren’t thick enough so you might hear your roommates . Other than that, I have loved my time here and highly recommend this place.
The Blake is a good college apartment to live in. The apartments are clean, big, and updated, and the amenities are fine. Maintenance has always taken care of problems quickly for us, and I’ve never had an issue beyond things like my garbage disposal not working. The Blake loses a star for me because the walls are thin, so you can hear neighbors a lot, and utility overages can get way too high. For a two bedroom apartment, I’ve had to pay an additional $80 in the summer despite our best efforts to reduce the amount of electricity we used.
I can agree that the best thing the Blake has going for them is the location and that their customer service is trash. There are NO OUTDOOR CAMERAS so if anything happens to you outside they have no proof. My light and toilet were broken when I moved in and my blinds fell on the second day that I was there. Ive called for four days consistently and these issues still have not been fixed. So I am in a dark room with no toilet and no blinds, so everyone can see in my room, but Im paying $700 for rent. Rent prices are going up to $749 for the opening price next year and it is ENTIRELY not worth it. On top of the rent being ridiculous, you get fees for everything. I was continuing to be charged for renters insurance when I first moved in because the office failed to document my proof of insurance. There are huge roaches (my roommates and I are very clean), you have to call the leasing office at least 3 times to get anything done, and the gym is a joke. Theres not even an elevator. Theres dog poop EVERYWHERE because cleanup rules arent enforced. The amenities of west 22 are so much better and they dont have as many bugs. You also dont have to take your trash all the way to the dumpster (they have a pickup service) and the rent is a bit cheaper. Thats probably where Ill move next year. I dont recommend this place, especially for the price.
Have no complaints, it is good place to live and is close to campus. There is almost always a good bit of parking and there is plenty of guest parking as well. This is my second year living here and I plan to continue living here as well. Management is always easy to deal with, and in the event of an issue they always managed to get it handled quickly. I would recommend it to anybody.
Of all of the wretched places I lived at during my undergraduate tenure at KSU, The Blake was the least terrible. They were all terrible, but like I said, the Blake was the lesser of the evils.First things first, no elevator. I lived on the top floor. Mind you, the building is built as a townhouse above flats. Thats 3 floors. Imagine carrying your biweekly groceries up to the 3rd floor.. by hand. In the winter, Id leave refrigerated items in the car (Kennesaw gets that cold) and in the summer, Id leave those that wouldnt spoil.I had the biggest of the 4 rooms, or should I say 3? The 4th room was unfit to be occupied. The ceiling was full of mold and leaked water. The light fixture had to be removed because it was overflowing with water. Anyways, my room was nice. It was unfortunately right under the kitchen and my fingernails are thicker than the floorboards, but outside of that, my bedroom was great.If you call maintenance, get dressed and stay ready. They will knock 1.3 times before bursting into your apartment. Oh, theyll come anytime theyre ready, not when its convenient for you.The common area had its fair share of roaches and our couch had been countless small holes in it for.. decoration? We requested a new one. It never arrived.The front office actually *was for decoration. They were the most unhelpful group of human beings. I subleased my room for spring and summer semester and they were 0 help. Unfortunately, that was the only way to break the lease, so I powered through.Pros...? I walked to campus a handful of times and BOB was in walking distance. As mentioned, my room was large, and for the most part parking is sufficient.
Where do I even begin. When I moved in to my first apartment here the floor and bathroom were disgusting, then after transferring rooms my new room was even more gross upon moving in and I had to deep clean it. The Blake management has now proceeded to give me 1. less than four days to come up with $1,400 and now 2. two and a half weeks to come up with two months rent after using my security deposit to pay my rent and then informing me they made a mistake and I have a week to fix their mistake over a month later. The property manager has been extremely rude to me and plenty of my other friends that live here as well. Their communication is terrible and everything in the apartments fall apart. When I moved in The Blake was extremely popular and there was always events going on. I cannot remember the last time there was any kind of event that happened or the front office felt welcoming at all. All in all do not move to The Blake I cannot wait until my lease is up and I can get out of here.
Changing a previously decent review to a new one. I have called numerous times to get some of my mail that was sent to my old apartment. Cannot get in contact with management and student worker said that legally, they may not be able to give me my mail. My own mail. In my name. This place is and always will be horrible. No matter how many times they change management.In response to the Blakes response down below - No, you all have NOT done anything to resolve my issue. I have not even heard from anyone in months after waiting for calls back. Nothing has been done. No one has contacted me. No one is even remotely working with me. So save the BS. Also, I am 99.9% convinced, all the positive reviews about new management (which were magically all posted 2 weeks ago) are all staff. Anyone in the right mind would not give this place 5 stars.My best advice to ANYONE even considering this place - just dont do it.
I usually dont do reviews, but I decided that since I just spent the last year regretting my decision to live at the blake, id do what i can to try to make someone else reconsider their decision to do the same. My best friend and I moved into the blake in August of 2018 and the first few months seemed amazing, though I now believe that our judgement was a bit clouded by the excitement of finally having a place of our own. Move-in day, me and my friend walked up to the 4 bedroom apartment we had been assigned over the summer, where we were told we would be living with one other girl who had moved in earlier in the summer and would have an extra room, however when we arrived to the apartment we found that my friend was locked out of the room she was supposed to be assigned to, because there was someone else living there without anyone in the office knowing. After that issue was resolved, our next shock came when it came time to pay the first months rent after move-in. Every time we visited over the summer, the staff assisting us assured us that the cap for utilities was more than enough, and that we essentially wouldnt have to worry about overages as long as we stayed within reason when it came to our usage, however the first several months living there we were hit with significant overages (like $30-50 each which would mean $120-200 in total) with only 3/4 of us actively living in the apartment, and being very conscious about our energy usage. After asking the office about these overages, we were simply told that since it was hot, it was requiring a lot of AC to keep the apartment cool, and that similar overages occur in the winter in order to keep the apartment warm. Despite this warning, however, we didnt have to worry about overages in the winter, because our heater was broken from November until February/March when it was finally replaced, despite several maintenance orders over this period of time. Once the heat/AC was finally fixed in time for it to start getting warm outside again, the problems only continued. Throughout our stay here, we have had our dishwasher, washing machine, kitchen sink, and most recently, our water heater flood for no apparent reason aside from lack of upkeep from maintenance over time. Each of these situations has happened in the middle of the night, where we then have to contact emergency maintenance and wait for them to show up an hour or so later and either yell at us for not trying to fix the issue, or yell at us for trying to fix the issue. In addition to this, my friend went several months of filing maintenance requests because her sink would not drain before anything was done.Even if you ignore the maintenance issues at the blake, youre still faced with several other problems. Primarily, the vast majority of the people that work in the office (aside from maybe 1 or 2) are very rude and disrespectful if you go up to the office to ask a question or report an issue. If you try to resolve an issue with them, dont expect any respect from them unless you have a parent involved, otherwise they will try to blame the issue on you and blow off the situation. The Blake is also far from being one the most pleasant of areas. If youre ever walking in the stairwells or hallways be prepared to be overwhelmed with the smell of weed, if you leave your car unlocked be prepared for it to be broken into, and if you pay for reserved parking be ready for the sign to be continuously ripped from the ground and management do nothing about it.While The Blakes accessibility to campus is incredibly convenient, its ultimately not worth living there, especially at the price they have you paying. Youd be much better off finding a real apartment complex 3-5 minutes up the road where youll be paying hundreds less for much better conditions.
They are close to campus...that’s about it. Trash and glass in stairwells for months. Outside dumpster area are eyesores, trash everywhere. These apartments cost too much to be so nasty. If you have guest, they have to park way behind building 6. Building 6 is too from any other building for guest to be walking from, especially at night. Issues with apartments are never addressed.
I should start by saying I did not tour this property before my child moved in as we live out of state. I only saw the property when I came to help her move out. The property looks okay from the outside but when you step inside it is a completely different story. Disgusting. The hallways are dark and dingy with extremely poor lighting and stains everywhere from the floors to the walls to water stains on the ceiling. Furniture in the unit was broken when my child moved in and was never repaired/replaced. Maintenance is minimal or nonexistent. The A/C went out multiple times and took weeks to get someone to out to even look at it in the heat of the summer. Find a few friends, take your money to a standard apartment complex and avoid these student housing options that are essentially slum lord properties.
Should not be advertising as COLLEGE apartments when they will pair the student with anyone off the street...who also bring in their boyfriends and leave them there, alone, with a female college student who is paying rent. The Blake says that this visitor is allowed to stay up to 3 days. I feel they create an unsafe environment for the female students.
NOT WORTH THE EXTREMELY EXPENSIVE RENT.-Broken appliances NEVER fixed.-Roach infestation.-Some of the office staff are rude.-Not uncommon for outside dumpsters to overflow.-No elevators so you must walk up/down the stairs with luggage,groceries,etc.-Residents refuse to pick up after their pets so dog feces is all over the grass. Watch where you step!-Parking can be a pain (not enough spaces), and the visitor lot is EXTREMELY sketchy, especially at night.-AND THE CHERRY ON TOP: When we decided to finally leave this horrid complex, we cleaned our apartment immaculately before turning in our keys. However, several months later we received a $50 fee in the mail for trash that was left in our apartment? This was obviously a last ditch effort to squeeze a little more money out of my family months after we had cleaned the apartment spotless.Again, this place is not worth the extremely expensive rent, I dont care how close to the university it is.
They are getting two stars because of the aesthetic of their apartments, otherwise they would get one star. The staff is a bunch of college kids who live on the property. Any review that has initials at the end is a review that is being compensated. Im not sure if it is their computer system or just them but they love to charge renters insurance or a water bill two times on your monthly bill. They will gladly take your money unless you say something. The complex itself is nice and has a lot of amenities but is still not worth what they are charging. $700 or $800 a month doesnt seem terrible but when you realize that is times two or three (depending on roomate number) you notice just how much they are making per apartment. You can live in the city of Atlanta for less than that. I understand that this is a business and the goal is make money but there are only so many con games that a resident can put up with. Overall, the rooms are nice (minus the thin walls and roaches everywhere). This place has so much potential, shame it isnt being realized.
The only good thing about this place is its location. The rooms are spacious compared to on campus dorms, but the price is absolutely ridiculous. Not only that, good luck if anything goes wrong in the apartment. The washer in my apartment broke and it took them over a month to fix it. In fact, my roommate personally contacted the property manager who on email promised that the new washer would be installed that Friday after already waiting a month. Maintenance did not arrive until the following Tuesday. Not only that, they will tow your car even if youve been a resident for two years and have the new hanging decal. At least I get to get my car back after paying the discounted price of 125!Do not live here unless youre fine not having every working amenity that youre paying 755 dollars for. Oh wait, you wont be paying 755 anyway because the prices go up every single year.
I haven’t had any issues at all. Everyone has been really friendly including the office staff. Yes they’re busy but one has to remember they’re dealing with a new group of tenants that just moved in less than a month ago, so it is going to take time to get everything smooth sailing. I also like the setup of the apartments and how the campus is literally over the bridge. Plus the people in the office remember my name and are friendly in getting whatever issue i have resolved. Overall Ive had a very positive experience living at the Blake this year. I moved in in August and I am a sophomore at KSU. The office staff is very friendly and Mary always greats me anytime I come into the office to pick up a package. I love that the staff is always cooking hamburgers for us at the pool and is nice for when I get out of class. My apartment has had minimal issues and typically maintenance will be out with in the week to fix whatever is wrong. We had an issue with our AC and someone came by the next day and fixed it for us. My neighbors are all really nice and I am very happy with the apartments. I do get roaches but thats understandable almost everywhere does. But the bug guy just comes by and sprays and then we are good again. The only issue I have really had is noise with our neighbors below us sometimes they can get a little loud but thats easily taken care of with the curtesy officer on call. I have renewed and so have all of my roommates. Very happy to be living here again next year and will most likely also be here from 2018-2019 as it is easier to stay than having to deal with the hassle of moving around and its also nice because its so close to campus.
The old management was absolute garbage, but the new management is responsive, accountable, and extremely kind. I spoke with Elise who was extremely helpful in my situation. They‘ve really started to turn this place around. Nows the best time to live here more than ever!
I am living at the Blake right now and I will say it is the serious problem child of kennesaw apartments complexes. I just want to start by saying this place has so much potential to be a great place to live but they fall short in so many places.To start off is the amenities:The pictures on the website look NOTHING like what is actually here. The pool is fine but about all of the recliner chairs are broken and there is usually trash left out. Next is the gym and ohhhh my it is bad. All of machines are outdated by far. Especially the squat machine, it feels like it is going to fall apart anytime I use it. The dumbells are ripping apart. The cardio machines arent too bad but again they are dated, not up kept, and one of them is shattered. THE main reasons I am peeved about this gym is the cleanliness and the poles, those poles. I have asked about the cleanliness of the gym and if they greased the poles at all and they lied and told me that it was weekly when in reality it has been months. The grills are disgusting and the green egg has a big whole in it which ruins it. Also parking is very hard to find a spot, especially at night. They need more parking and there is so much room for it. There has been multiple occasions where I have had to park in the visitors section which is on the complete other side of the complex.Apartment:When I first moved in came in and the place wasnt even cleaned out. All of the stuff from the people prior to use was here and we had to clean it all up. Found a pair of underwear and pants in my room as well so that was nice. Ice machine was broken and we reported it right away and to this day about 3 months later it still isnt fixed. My door wouldnt lock when I moved in and just recently I have gotten locked out because of faulty door handles. Also the air conditioner in the apartment can either work really well or terrible depending on the room you are in. The worst encounter I have had so far is a power outage. Just randomly only my rooms power went out. It took a frustrating 3 days for the power to be restored when in reality it was a simple problem. The internet here is terrible but the response of the staff is that they are working on it. Have had to relocate doing homework multiple times because of the internet going out. It is a good thing I have unlimited data because my phone hasnt been on wifi since I moved in. The hallways and staircases have stains of all sorts of liquids and pet owners decide to let the pets go wherever they please inside. Also cant forget about the cockaroach problem that us roommates were averaging at least a cockaroach a day in our apartment but we put in a request and after a week later we were cockaroach free.Staff:These workers are majority young and can tell you what you want to hear, but in reality they dont have much power. Marry has been the staff member that I have been in communication with the most and she has been very patient and kind. (Edited)- I recently had a great experience though, with the new manager Ken. He was extremely helpful and got all of my problems fixed and personally made sure that they were. He saved my experience here.In the end this isnt the worst possible place you could live, but when you are paying over 700 dollars a month you should be getting what you pay for.
Been living here for 2 years and have never had a single problem WHAT SO EVER! The folks in the office will do anything to accommodate you with whatever you need! Had an issue with our sink and had it fixed within 20 minutes! Mary, Caroline, Greer, and Kaitlin are spectacular, as well as very down to earth and respectful people who treat you like family! Love this place, would recommend The Blake 10 out of 10!
I was honestly confused as to whether this was a functioning business at some points in my residency. To sum it up in a sentence, I would say to avoid this place like its the plague. If it wasnt for The Blakes location, they would have imploded long ago. Specific examples of why this place is the worst include: Ice maker broken the entire year with maintenance failing to fix it, AC broken for 2 weeks in summer, an infestation of cockroaches (literally everywhere), a slimy management that will tag on late fees and claim to have warned you, but only after the fact, an entrance door that squeaks so loud you can hear from your room, at any location in the building, not enough parking on many days of the week, no working cable in my room the entire year, gas grills that never worked, a shower that was a 3x3 ft cube, hot water running out. All of this for a cheap price of $879 per person, per month. In addition to all of these issues, when I moved in it looked as though the last people that lived there had just picked up their stuff, moved out, and the place was mine as is. This is because that is the case, and dog hair everywhere/a generally unsanitary apartment is what I was given. No one is at fault for this except The Blake. Many student apartments will hire professional cleaning services, but they are too cheap to do so here. Think about just how gross some of the bathrooms may be, and when I found this out at the end of the year I was disgusted. To take this a step further, after move out The Blake insisted that I broke the blinds in my room and charged me $60, but they were fully functional. I will give them credit for this though, they acknowledged that the whole thing was a hoax and the charge was taken off. Please do not rent here, its the consumers that have the responsibility of implementing darwins law in a business fashion.
Stay away at all costs! If you are coming to college to party, this is the place for you. Location is walking distance to KSU but that is the only positive. Always loud, outside is gross (people dont pick up after their animals, pool/hot tub green), hallways smell like pee/trash/marijuana. After I moved out they breached their contract/lease agreement with me by taking close to 60 days to refund me almost $4000 dollars that I had in my account. I had to get my attorney involved to get them to refund me. There are so many better apartments that are the same price or less and MUCH nicer.
This place is absolutely horrible! Do NOT live here. I lived at The Blake from June until mid August. I was always contacting the office for Maintenence issues which would NEVER get fixed. Also, the hallways of the buildings smell horrible and there is dried up vomit stained into the carpets which I also called about twice. As much as they charge people to live here, you think they could afford to replace the carpets in the hallways so it doesnt smell like a dump every time you walk into the door. Every time I had a guest over, I would have to apologize for the smell and vomit stains. Also, the staff at the Blake are decent to work with, but they need to get professional employees working there instead of college students. The manager of The Blake was rude to me in several occasions and would not listen to my comments about improvements and would not work with me when I wanted to break my lease because of the horrible living conditions I was having to stay in. I do not recall her name, but she was the African American lady in the office (I believe she is the manager). Another thing, the beds. Absolutely horrible to sleep in. Invest some more money into making your residents feel comfortable. The amount of rent that is paid you would think that there would be enough cash to fix these issues. Also, my unit had black mold growing under the stairs which also got called on and they did NOT fix the issue. It was reported to Better Business. Overall, dont waste your time or money with this place. You will regret it much like myself.
I wouldn’t live here if you value your safety or health. In the 6 months I lived here I’ve lost count of how many times Cobb Co police were called to the Blake due to violent crimes like a shooting and drugs . It is always filthy, smells like marijuana every day , and living there made me extremely ill and I spent hundreds in doctors visits to find out my illnesses were caused by exposure/reactions to mold (didn’t get sick until I moved in...) the walls are super thin so you can hear every party keeping you up every weekend and the front desk staff doesn’t seem to care about your concerns at all. The only good thing about this place is the location but not for the outrageous prices they charge . Save your time and money and just find another close by apartment complex
You dont want to live hear if you like to go to sleep during decent hours. I lived here from 2014-2016 and i regret my decision to renew my lease just because the price was cheap. Expect to hear people yelling or having parties that get frustratingly loud. Both years that I have lived here, I am constantly calling the actual police because people are having parties passed 3 am and the resident police wont do anything. The bedroom walls are paper thin so expect to hear everything your roommates are doing. The hallway constantly smells like weed and the stairs are always disgusting and rarely get cleaned. This year, there was a plastic cup filled with vomit that remained in the stairs for about a week and I had to call the office for someone to come clean it because it was making the hallway smell horrible. Ive had to call the office multiple times to clean whatever someone left in the stairway because maintenance only cleans them maybe once a week (there has even been what Im guessing was dog pee). The best things about this place are the gym and the printing but they were having their monitors repaired and it has been months since then and they still dont have them back yet. I also had major ant problems each year in different buildings. Do yourself a favor and dont live here.
Yeah..... you probably dont want to live here. I will preface the review by saying that I never understood how people could write scathing reviews, but after living at the Blake, I now fully understand. I moved into the Blake after UClub began to raise my rent. I learned very quickly that the extra money is NOT worth it. In two years, I never had any issues with roaches or pest at UClub. Within 2 months at the Blake, I had already seen several roaches, mold, and water damage ALL inside my building. The staff at the Blake are just lazy college students who would obviously rather be doing anything else than helping the residents. (Thats how all college students feel I know, but you should at least try to hide it). Lastly, there were CONSTANT parties being thrown in the buildings. Im talking random Wednesday night at 3am parties. And the walls are so cheaply made, so if anyone even remotely near you is blaring music, you will definitely hear it loud and clear. Most importantly, the WIFI is terrible. It was so bad that I used my hotspot for the first month, but once that ran out, I basically had to make sure I completed all my school work at the library because I could never trust the internet situation. Whenever I brought my concerns to management, I was blown off and ignored. There are also huge security concerns. Theres no entrance gate so anybody can get access. Then on top of that, the door to my building conveniently broke a week after we moved in and just simply never got fixed. The only decent person I encountered was the sweet lady who cleans the common spaces. I once witnessed the lovely tenants of the Blake literally drop trash in front of her and laugh at her expense. This apartment complex is unorganized, poorly managed, and genuinely unsafe. If youre willing to pay skyrocket rates, take your money to UClub, Stadium Village or West22. Better yet, just get a two bedroom in a residential apartment complex. I lasted four months at this place and that was still way too long.
Horrible management. The staff is nice but once you get to Dustin or Brandon, they are horrible. Be aware that almost all of the high rated reviews are either employees, or someone that was incentivized by their brand ambassadors. All of the 1 stars about bugs, loud music, parking, horrible smells in the hallways, terrible communication from managers to residents, terrible customer service, the horrible fake service by a girl named Mary, is all true. This company is solely there to take your money. They say they care about your experience yet last years move in day, half of the rooms were FILTHY. Im talking the rooms werent even vacuumed. I mean come on, you have two weeks that you claim you are cleaning the apartments, yet you cant even vacuum the floors. This company does not care about your experience nor do they care about your issues. Its amazing that Dustin still has a job. Im assuming he is the one that responds to these, saying he could never find the person writing the review so he couldnt follow up... based on my experience, he cant do so much as answer or return a phone call, email, or actually talk to a resident in person. So I highly doubt he will follow up with anyone. This property has a bunch of issues. The pool is insanely loud, and yes, Dustin, I have contacted the courtesy officer. The parking is horrible. Im pretty sure they dont even have enough parking spaces for all of the residents, yet they still have a guest lot in the back. Unbelievable. There is a very bad bug problem. They say that the residents cause the bugs by having food out, but when I moved in and there were bugs in my apartment, Im pretty sure thats not true. Air conditioning units break all the time. Me and my neighbors both have had ours go out on three occasions. I cannot wait until the summer, when it actually gets hot. Im going to actually tell you to find anywhere else to live. It is horrible living at The Blake and I cannot wait until move out day. Dustin is a terrible manager, avoids all conflict with me and other residents, and will not speak to you in person. Brandon is very arrogant and will cut you off whenever you try to speak. He needs to be fired or demoted immediately. Directly below him, Mary, is fake nice. She will act like she cares, but even one of her own coworkers told me that as soon as people leave she calls them names and rolls her eyes. There are so many other places to live, and I highly recommend staying away from the Blake. If you have already signed a lease there for next year, beware. All of these things are waiting in your new luxurious apartment. I hope someone from their corporate office actually sees this and decides to look into the corruption going on at the site level. I hope this helps your apartment search. This property is one to avoid, and definitely should be a last resort. When I say last resort I mean even after looking into extended stay last resort. Horrible place.
Terrible place to live. Amenities(WIFI, pool, hot tub, etc) are never working properly. Maintenance is useless. And they will charge you for anything they can. I had Water leaking out of our hall light(Yes WATER AND ELECTRICITY!) they took a week or more both times to fix the problem with their plumbing and at the end of the year still charged me to replace the carpet because of a Mold spot.They also cut my bike lock and took my bike. It took me a month to get that fixed as well. The staff was not helpful or apologetic in the slightest. It was clear that I was a nuisance for trying to retrieve my stolen property(no where does it say they could of done that), I almost filed a Police report.0/10 they are only there to take college kids money because they dont see it come out of their loans/pockets. Bad Place to live and a worse company to live under.
DO NOT LIVE HERE! The only pro about living at the Blake is that it is walking distance to the school and the maintenance guy is really nice.... the leasing office is terrible and new management is always taking over. They do not care about you and only your money. Apartment are dirty and half the things are broken on move in day. Cops still over here due to a lot of reasons. I do not recommend living here for any reason.
THEY GIVE YOU THE RUN AROUND !!! i was told i was on the wait list then told i have a unit and then told i was on the waitlist AGAIN so finally after a few weeks i signed a lease with someone else .. and was told by some of the associates that my refund will be issued in 30 days i didn’t mind that because it was understandable so i called the next week to be sure that my refund is being processed (because the communication is horrible) i talked to moe who is GREAT he actually helped me and took me off the wait list because the previous lady i talked to didnt .. and he told me it should be issued in 30 days… so skip to 30 days had passed i gave them a call and was told i have to wait ANOTHER 30 days which is 60.. i wouldn’t have payed 500 to be on a wait list because i was told by a young lady before i payed that there wasn’t one ..
Ive lived at the Blake for 2 years now, and I am renewing again. I love this place. I am a student at Kennesaw State and being able to walk there in like 5 minutes because of the connector is awesome.I saw a lot of the 1 star reviews on here and I thought that as someone who has lived here for a while, I could set the record straight.Management has changed since I first moved in and the current staff is extremely nice and personable, unlike those in the past. They have good people working there now who are friendly and helpful.And about the parties and noise, thats every complex that caters to college students. West22, UClub, Upointe, etc, they all have parties and are noisy at night because thats how college students are....and those places also dont look as nice as the Blake apartments, but thats just my opinionOn top of that, if you dont like a party being noisy, you can most definitely call the courtesy officer or police and they shut them down if its too crazy.As far as the bugs go, Ive never had any sort of bug problem, but I guess not everyone is as clean.All in all, if youre a Kennesaw State student this definitely the apartment complex to pick.
The location is awesome but the air conditioning breaks constantly and so does the garbage disposal. The staff in general is decent but they dont sent any sort of contact about late rent except for five days after with ONLY a note on your door instead of an email or call. But then its too late to have the late fee of $50 dollars removed. Also, the walls are thin and you can hear anything or anyone your neighbors do.
The first month or so was okay living here. But seems like no one really takes care of the place. I live near the basketball/volley ball court and there are times that trash is all in the sand, glass is sometimes all on the parking lot where I park. No one takes care of anything here!!! And there are so many people on the basketball court that it is so loud I cant sleep at night because they are on it all hours of the night/early morning. Some of the staff are super nice, some just dont give you the time of day. Or act like they cant help you.. the biggest issue is with my neighbors that fight and hit the walls fight outside my window 24/7. I have called the office and cops to report it and nothing gets done. I am sick of getting the run around with this place.. I am glad I did NOT renew my lease and I am moving out asap.
If you appreciate sleep... This is not your place and if for some reason you do live hear I pray that you do not live by the pool ( which is only 4 feet deep). If you live next to the stair be prepared to hear the elephants stamped down.Within the first two month police had to break up a party at the pool (lots of underage drinkers) and I witnessed a fight in the parking lot.They sent an email saying that no one is allowed in the pool area after 10 yet every night there is a group of people yelling and listening to music. Also the hot tub was broke. For the majority of my stay... It was conveniently fixed before people stared to come to view the property before signing their lease.Also the appliances are cheap and will break often. The oven takes forever for it to preheat. Id say the only thing we havent had to be fixed was the microwave.Pay attention to your bills (print them out).... Like a hawk. When they first billed us for utilities they charged my roommate twice... And when he went back on their website to find the fees, they disappeared after he paid them. Also the electricity seems to be way over billed. We pay twice as much in electric than my dad for his house and when we went in to question them about it, all we got was a well investigate it. Well we investigated it and its because the AC unit is the hallway next to the extremely drafty door.You get a tiny ass bathroom. The door nearly touches the counter. You dont get a tub... You get a small stall shower. Im a small guy and if I put out my elbows they touch opposite ends of the shower.If you want guest over and dont want their car to be towed they have to park at the very back lot of the complex.The apartment was not cleaned prior to move-in and it was very obvious that it wasnt. Desk still has black residue from previous residents and blinds had dust on them (which is really gross considering dust is dead skin).It is way too expensive for what you are getting. You could rent a house for the same cost.
New owners are gouging students with “surcharges” monthly. The contract states that they cover all utilities to a standard amount. My sons 2 br just got surcharged $150 this month for two people who have done nothing more than ordinary use. On top of that they are getting the runaround as for proof. It seems new owners are recouping their investments immediately after buying and hiding behind fineprint in contract. Patents beware!
I lived there through 2014-2015. There are so many problems with this off-campus housing. The first two months I lived there (when it was the collegiate) I had no hot water. Every time I tried to talk to the office they claimed the part was coming or always made up an excuse. Then one day the boiler room was open, so I looked inside our burnt boiler (because it had caught fire), the front office failed to tell us this hazard (I have photographic evidence). I Even sent an email to the manger, she did not even email me back with no response. Finally when I brought my outraged family member to talk with them, they some how fixed it the same day even though it had caught fire before. Then next week we got a new boiler. I never got compensated for having no hot water for at least 2 months or even a sorry in that matter. I loved how they had great amenities for 8 months, then things took for the worse. First they took down the basketball goals and never bothered to fix them (they were still broken when I moved out), then the swimming pool/hot tub always had issues so it was closed time to time. They lacked a maintenance crew, I talked to one of them; they said they only have 2 people working the whole property. Half of our things took week or two to fix after we request for maintenance. I wish the front staff was more educated about the property and issues instead of getting bullshit answers to avoid the main question I asked. I would never live here again, there are better alternatives for off-campus housing than the Blake/Collegiate. U-Club, U-Pointe, West 22, etc...
Living at The Blake has been by far the worst rental experience Ive ever had. In my experience, the staff is horrible, and the furnished accommodations are falling apart. Our ceiling literally crumbled onto our stairs due to a water heater leak, and the issue wasnt addressed for over a week. The ceiling clearly had lasting water damage, and the presence of mold was never even checked for; the issue was merely painted over. Our sofa was in pieces when I moved in, and the microwave door handle and all of its stripped hardware were on the top of the stove. Also, our furnished dryer was broken for well over a month, and we were given a million stories as to how to dry our clothes (i.e. we were told we could be reimbursed for the inconvenience of taking them to a laundromat, and then we were told that was incorrect. Then we were offered to use the showroom W/D, and then that was broken as well, not to mention the inconvenience of sitting in an empty room waiting on your clothes for the 2 hours it takes those mediocre, bottom-of-the-line machines to dry them. In addition, I suspect that the electric overages being charged are fraudulent. I couldnt stand living there anymore, so for 3 months now I have been paying 2 rents just to be out of that decrepit apartment. I have not been there for even a few minutes since April 8th to have possibly used any electricity/water, but somehow Im still paying electric overages.Yet another monetary scam, Im sure. As if the maintenance issues were not above and beyond unacceptable on their own, the staff is horrible in regards to verbally abusive roommates. One of my roommates, who has had MULTIPLE complaints filed against her and even made living there so unbearable that 2 previous roommates transferred to another apartment, made coming home a nightmare for me, to the point that once I came home to mine and my other 2 decent roommates belongings maliciously strewn across the living room and kitchen floor, and nothing was done about it, besides us being told by the office staff that we cant change who she is as a person. She frequently crossed lines that were well over the roommate contract, and although there were multiple attempts at mediation by the office staff, the girl in question never even showed up, and the staff never took any further action whatsoever. Cowards. No regard for the quality of their tenants rental experience. This is probably because, unlike LITERALLY ANY OTHER REPUTABLE RENTAL ESTABLISHMENT, they dont allow the breaking of a lease under any circumstances. Why would they care, after all? Youre stuck. I was even willing to PAY whatever they wanted to break my lease just to be free of this money-driven scheme, but they were able to offer me NO solution. However, my previous roommate was allowed to break his lease solely on the grounds of hurt feelings, leaving me with the entirety of the expense of our lease unless I transferred from a one-bedroom apartment to a ridiculously overpriced four-bedroom apartment, but apparently that privilege is only extended if you have wealthy parents in the justice department. In my opinion and experience, at this establishment, theres always a solution when theres more money involved. Other than that, youre SOL. Finally, as if the previous issues were not enough, my neighbors frequently had the police called on them for noise violations, and the smell of marijuana never stopped coming through our vents, not once in a year did it stop. I had difficulty sleeping probably 4 out of 7 nights a week due to the relentless noise and stench. But of course, nothing was done and, going forward, I dont see anything changing anytime soon, at least until this business is bought and the management changed yet again. For me personally, I would not recommend anyone to live at The Blake if their life depended on it. The bottom-side of a bridge would probably be more accommodating, and the people would probably be more helpful and concerned.
Horrific place. Wifi is garbage for a STUDENT housing building. The parking situation is beyond bad. Only visitor lot is in the far back. Thats a long walk for visitors of the residents in the first building. And they tow visitors that are parked in the normal spots. Its like they try and make things bad for their residents, and their visitors.
Today I had a tour with moe and it was perfect!!!! He was so helpful and kind and answered all my questions and more. He showed me around and got me set up with my app, questions about the unit, and more. I really am so excited to move here even more now after my tour with him.
They tried upgrading WiFi and we didn’t have WiFi for a week and then it only lets you connect one device. Facility is wack. Basketball goals have been broken for months. Our dryer broke and it took three months to get it fixed. When you call for customer service they give you the wrong numbers to get to get support. They don’t clean very much it’s always dirty.
These reviews are true!!! Every single month my roommates and I had an overage and no one could ever explain what we were paying for...the maintenance is HORRIBLE. When I first moved in, my apartment was filthy and my lightbulb in my room needed to be changed, it took 2 weeks to do (this shouldve already been done before I moved in) About a month before my lease ended we had a leak in..Both my roommate and I put work orders in and I went to the office a week later to put another one in and....nothing. When I moved out, that leak was still there. Theyre getting at LEAST $600 per person, Im sure they can afford to add more people to the maintenance staff. The lock on the door to get into your building is NEVER working and you have to walk all the way around the builidng (which is a huge inconvenience) Another thing about the Blake is when its close to move in/move out...I noticed they disable calls to where you cant actually speak with someone..they make you leave a message instead.
Music at the pool is always going on and always boisterous. Wifi sucks here, and you cant get your own wifi since they block router access. Youll be charged for random overages. Pool and hot tub are randomly closed or really dirty. Beds are incredibly uncomfortable. Before I got a mattress pad, I slept on the couch which was more comfortable. Walls are thin, I can hear neighbors conversations. My neighbors washing machine was broken so I let him use mine. My roommates cable doesnt work. Parking is awful, they claim they tow visitors who arent parked in visitors parking but I have not seen this. I have countless times come home past 9 PM and have had to park all the way in visitors, which is so far away, and even then I could barely find parking there. There are no elevators or wheelchair ramps for physically disabled residents that I could spot. Lighting is poor. Any good reviews are fake and probably from management, as many people have noted. Mary Allen left a good review but she literally works here. They also give incentives for good reviews. Apparently we never registered our cat, so they put a note on our door saying that we had to register it within 24 hours or pay a $500 fee. We didnt see the note until after 24 hours. They could have emailed us, or texted us since they send texts to residents daily reminding them to pay rent or something. There are rowdy neighbors and you can only file a noise complaint past 11, and these have never worked for me. I have tried many, many times. The on-site security does absolutely nothing, and talked to me with a condescending tone and asked me to locate the number of the unit who was causing the noise. I understand this is student housing full of college kids, but its ridiculous when parties continue until 5 in the morning and I have to stay up with them since I cannot possibly fall asleep with their noise. In fact, the very first night at The Blake, I drove an hour back to my parents home just to get some sleep. The people above me throw cigarette butts, food, alcohol bottles, etc. onto our patio constantly. We have complained many times, yet they still do it so I am unsure any real punishment was threatened. They also get up to work out (in their living room even though theres a 24 hour gym) at 5 in the morning and wake me up EVERY DAY. It goes on for hours before they stop. I had to switch rooms with my roommate because I cannot handle the noise, but I can still here it from this room, too. On move-in day, the door key they gave me did not work so I had to track some maintenance guy down to help get the correct one. It took over 30 minutes to get a correct key. The apartment was not cleaned on move-in day. My roommates door does not even have a knob, just a dead bolt? And BUGS. SO MANY BUGS. Its never ending. Me and my roommates are very tidy yet we have so many cockroaches. Theyre in the cabinets and even the fridge so Im afraid all our stuff is contaminated or something. We got pest control to spray our apartment, but Im pretty sure tall they did was put an insect trap by our fridge. It left dozens of dead cockroaches on our floors and fridge. There are even new bugs we havent had a problem with before. Luckily they havent gone upstairs yet, but its probably bound to happen. Its disgusting, I cannot eat in this apartment or even bare sitting in the living area. There are no cameras anywhere. My car got hit in the parking lot and the person didnt leave any information and I couldnt get evidence since there are no cameras so I had to pay a good sum. Dog waste is everywhere, no one knows how to clean up for themselves. On move-in day, the dumpsters outside were overflowing and smelling up the entire complex. There was a shooting here a few months ago. Shower liner is useless, water from the shower (which is tiny) sprays everywhere. Amenities never work properly. Anyways dont live here please. Like please. I care for you. Its incredibly overpriced. I have never left a review before but I just had to for this place. Im moving out two months early.
There were so many bad things about this place and I am so glad that I got out, if I could give them a negative rating I would. I lived here for 2 years in 2 different units. Everything that these people complain about are all true and everyone who writes anything good about this place is getting an incentive for it. There were so many bugs, the office staff is rude, my appliances broke constantly, the AC broke constantly and caused my roommates and I to pay very expensive electrical fees, the parking is terrible after 9 pm, the hallways and stairs always smell bad, in the first apartment I lived in, myself and my 3 roommates all had to pay $1000 each for a small stain in the carpet after move out, and my roommates dad got a quote from a carpet company and said it should have only been about $400 total, not $4000! My neighbors were loud in both units due to the paper thin walls. Calling the Blakes security never helped and calling cobb county just made matters worse. The hot tub was always broken in both years. My 2nd day in the 2nd unit the light fixture in my bathroom dropped out of the ceiling right after I got out of the shower and there was shattered glass all over bathroom and in my shower. Luckily I had just stepped out of the bathroom, I called the office and there were no apologies even though glass could have easily injured me. Before tenants move in they are supposed to check things like that so when they were doing their checks again, I demanded that all the ceiling fixtures were to be checked in the apartment and another fixture fell as soon as the people checked it. In my 2nd unit I never got a 4th stool in the apartment, nor a fire extinguisher, nor did the light fixture my roommates room get fixed, she gave up on contacting the office and just used a lamp for the rest of the year. Nor did my bathroom door ever get fixed. So this place sucks, you are better off living in your car.
Not the worst place Ive lived in by a long shot but I did have some issues.For one each apartment with multiple rooms are supposedly worth over 2000 a month so I paid 1/3 at 830 a month and was advertised that all utilities covered ( fine print 30 credit for electricity per person) yet I was charged at least 20 a month for electricity even in January when my apartment was pretty much empty and all my lights werent working in my bedroom.Also dont live on the first floor if you are safety conscious. They dont give keys for patio doors and my roommates would constantly leave the apartment open and empty to the whole world because it was more convenient and faster to leave and enter that way. It wouldnt have been so bad if it wasnt for the fact I had to go to the office every day for two weeks to get a key to my bedroom that would actually work so at least my bedroom would be safe.It was a good emergency housing since its a safer area than the other options I had but Id have difficulty recommending it.
This place by far is the worst place I ever stayed at and the only reason I am giving it a one star is because I have to. I stayed at the Blake for two years and it was the worst two years of my college life. The reason being the management team sucks. I dont think they know the definition of customer service. When I first moved at what is now known as the Blake it was called the Collegiate which was a great place to live and the management team was great. But when they got bought over by the Blake everything went upside down. Specially the lady named Sheryl or whatever her name is she is the worst. Also you get charges in your account that you dont even know about and when you call to find out you get attitudes instead of help. Anyways all I can say is am definitely happy I have moved out. A little advise for people looking at this place please read the reviews carefully and believe them its for real.
This review used be a bad review, but I am now changing it to a higher rating! I have been living at The Blake for two years now. Their management and staff has changed over the course of the past two years for the better. When I first moved in in 2016 they hardly ever took my needs seriously. However, over the past year they have improved a ton!
DO NOT MOVE HERE! if I could give 0 stars I would. For one, they are very unprofessional. Secondly, as long as something isn’t affecting them, they don’t care. There are no elevators. People walk around with their enormous dogs WITHOUT LEASHES. When we first moved in we had to beg them for two months to fix our door that wouldn’t lock.. after our parents got involved they finally fixed it. There was a huge insect problem here when we first moved in also and it took them forever to take care of that. Honestly, this place is just trash and not worth the money. Don’t waste your time moving here.Oh, and also, the people in the office are rude except maybe two people. Almost like they get mad for having to do their job... that they signed up for.
The security cameras dont work, the doors into each building are all supposed to require a key but you can get in with out a key into every building through at least one door and in my case two doors. People pile their trash next to the doors and on their balconies. The maitenence men were rude and did the bare minimum to fix anything. Had multiple issues with my door for about two months and when it was finally fixed I ended up locked in my apartment and had to call the fire department to kick it in. The walls are paper thin but if you have decent neighbors then it isnt that bad. the office staff is better then what they had when it was the collegiate and they do a good job of trying to host things for students on weekends. It was an okay place to live, nothing special and not the absolute worst but you get what you pay for.
I am currently a resident at The Blake and have lived here approximately 2 months under the new management. My experience here has definitely had its pros and cons.PROS:Management/ the leasing office makes an effort to get residents socializing by holding various events throughout the month.The main facilities are well maintainedAbout a 2 min drive to campus and there is a bridge being builtCONSOkay, so some of these have been out of the control of management but have made my experience a little less than favorable.1. Upon move-in the apartment had not been cleaned as it was supposed to be. Microwave was broken, drip pans and actual cook tops were missing from the stove, disgusting floors, etc in the common area. Upstairs in my bedroom the carpet smelled old and musty like it had not been cleaned since the prior tenant left and the bathroom was filthy when my mother and I cleaned before settling in. My cable did not work either. Most of which has been taken care of by management.ANTS. My bedroom was literally infested with ants coming from the inside of the walls. I am a clean person and managed to find them in my laundry, after sealed snacks like crackers and Poptarts, in my clothes, and in my bed. I was getting bitten in my sleep and my roommate across the hall was having similar issues. I notified management and it took them 3 weeks to actually get an exterminator in the actual apartment. Roommates that lived here prior to me stated that there had been ant problems in the apartment beforeThe walls are EXTREMELY thin. Im so fortunate as to have neighbors that like to have 1 AM get togethers on week nights while Im trying to sleep and can hear practically every word of their conversation even if theyre not talking extremely loud.Parking is usually okay during the day, however, if you return home anytime after 9:30 you wont be able to find parking especially if you live in the front. I live in building 1 and have had to walk from the additional parking lot behind building 6 late at night by myself. They have implemented parking decals for residents, but it could be more efficient if there were designated zones for each building to park in.Even though my experience hasnt been absolutely amazing I find that management is extremely accommodating and will try to find a quick solution to your issues if things arent moving along with the leasing office
The only thing good about living at the Blake is how close it is to campus. Everything else pretty much is horrible. When I first moved I was so excited to move out and be on my own, then after about 2 months , things started to take a turn for the worst. Our air would stop working and then the hot water would have problems, and as Im typing our couch has been broken for 4 months and maintenance claims that we will be getting a new one but we havent heard back anything. One top of all of that, paying rent is the most annoying part. it takes days for the rent to actually come out and then they are always charging fees ! Being a college student , I dont have the money to pay almost $100 in fees plus my rent. I can not wait for the day when I move out of the Blake.
I helped my friends daughter move in recently . The outside looked really nice, well maintained but the halls smell TERRIBLE!!!!!!!! They smell like strong marijuana smoke, cigarette smoke, pet odor and vomit. The people in the apt next door were so loud at 4:00 in the afternoon . As a parent , I would not feel too secure with my college aged kid living there. I know young kids do things but they shouldnt allow marijuana smoking and animals to use the hall as a bathroom. Just my opinion.
I wish I could give a half star rating. After searching for months for a safe, affordable, clean off campus housing option for our daughter we thought we had found the perfect housing situation for her. We visited multiple times over the summer and spoke with student leasing agents who seemed to answer all of our questions.Our daughter filled out her application and we signed the lease only to later be told that they didnt have it and to do another one -🚩. We did and again another lease was signed (sight unseen) for a 4x4. I sent the necessary payments that were asked for shortly after via certified cashiers check. Only to be told that they never received it, then they would call back and say oh we have your payments.🚩 Then another member of the staff would call to say they didnt have it, this happened multiple times right up til the eve of move in day🚩. We asked on multiple occasions right up until move in day if there was any more payments that needed to be made before she moved in, the answer was no she was all set. We arrived to move in day really excited but nervous as most parents were that day! We walked into a very chaotic move in scene in the leasing reception area. Our daughter gave her name and initially they didnt find her name on their list but then found it and then asked for an additional payment in the form of a money order only. We are not from the area and wss shocked by the request because we had asked repeatedly about needing to pay additional fees🚩. We finally found a place to get the necessary payments in the requested form of payment. Next we were shuffled to the key pick up station and again another red flag🚩 no keys with her name on the envelope. The young men fumble around and finally produced keys for her. The keys they gave her didnt work at all🚩! We tracked back to the chaos to get another set of keys, they produced another set of keys that worked this time on the front door but not her bedroom door. The common area hallways carpet was flithy, smelled and are badly soiled 🚩.Upon opening the front door we instantly were greeted by the stench of marijuana and filth. We noticed dog urine on the floor, my daughter requested to NOT be paired with anyone with pets.We were able to get into her room with a jiggle of the door knob and a business card-🚩. Once in her room we were shocked at how small & disgusting the room was! The carpet was stained with black marks & burns, the furniture in the room was broken, the mattress ripped, eyelashes and rollers were in the closet on the floor, the bathroom was nasty with rings in the sink, toilet and the tub had a strange patched spot, the window screen was bent and barely hanging on 🚩🚩🚩🚩🚩🚩🚩. We marched back downstairs to speak to management only to have to wait in a line of 20+ parents and students with similar horrible issues with their childrens/students apartments 🚩🚩. Finally Ken the apartment manager got to us after a very long wait (over an hour plus wait) he offered no answers or solutions and just took pictures and apologized for the state of the apartment and her room 🚩🚩. He claimed they could fix the issues by the following Monday. We asked why are leases being signed without a proper walk through of the units? He had no answer 🚩🚩🚩.We tried to contact Ken to inform him of our decision only to be told that he was busy on the property dealing with a grease fire 🚩. Which confirmed our decision to not allow our student to live at The Blake! My husband was able to receive the money order payment back but we have NOT received our large cashiers check back after multiple calls from us and havent received a call back from anyone from The Blake 🚩.Worst experience ever!! Our daughter is heatbroken and it has left us as a family scrambling for housing for her near KSU. I would NOT recommend these apartments to anyone to live in! I WANT MY MONEY BACK ASAP!! 😡
I was asked by the Blake to write a good review, apparently the kids in the office get some kind of reward for how many reviews they get. If you notice initials at the end of a review, assum its a fake. Living at The Blake had honestly been the worst part of my college experience at KSU. I am very environmentally minded and health conscious so I enjoy being able to walk to campus but outside of the proximity there is absolutely nothing else that draws me to this place. The staff in the office is not helpful at all. Even the few adults that work there have no idea what is going on or how to run a company. My parents have been very disappointed with the way they do business. There are roaches in every apartment, I had one fly at me the other day and another girl had one crawl across her in bed. They consistently lose my mail and if it werent for my insistence on them finding it the flighty little girls in the office would have never really looked for it. On move in day I heard multiple patently complaining about the fact that the apartment had not been clean and there was food on the floors and disgusting bathrooms from the previous tenants. Since I dont own my own vacuum yet and am a broke college student, my carpets are still dirty and I will probably be putting my Christmas money towards a professional cleaning that should have been taken care of before I got here. They do not pay attention to the lease, if you have a specification written in they will do everything in their best effort to screw you over so make sure you get it initialed by one of their staff so at least you can hold that over them later. They called my dad and tried to tell him that my boyfriend was living with me (which he was not at all) and tried to make him pay a $500 fee or have me evicted. He and I both found it odd that no one came to me about this, seeing as I am the tenant but yet they are blowing up my phone about renewing my lease and paying rent every other day. The guys above me like to pee on cars and throw beer bottles into the parking lot. I had the joy of calling onsite security multiple times which is more trouble than its worth because they expect you to track down where the trouble is coming from. If you have a noise complaint here you can assume it will not be resolved unless you figure out the exact room its coming from in advance, so have fun doing that goose chase at 3am. God forbid security does their job. They also have a lock out service but forgot to make copies of the room keys before move in so when I accidentally locked my key in my room all the maintenance guy could say was youll have to knock down the door. Eventually he agreed to come check to see if mine was one of the few they did copy and sure enough it was but by that time me and my friend had already removed the door knob to get in because we thought all hope was lost. No doubt they will ultimately make me pay for that. Currently it is the last day of finals and the Wifi is down. I called the office and they were not helpful at all in telling me when it would be back up. I just had to call the provider myself to get answers. All they care about is getting the money but they are too lazy and unprofessional to put in the time. Do your due diligence before you move in, the kids in the office work on commission but be warned, the Blake is awful.
Management is basically a bunch of slumlords. Failing utilities will not get repaired even after months of complaining, electricity overcharges will see sometimes $100+ per person depending on how much they decide to rig the electric bills, if you stay after a single leasing period contractors will lose your stuff without reimbursement, fire alarms will frequently go off in the middle of the nights and plumbing will fail all over these buildings all the time sometimes leaking sewage all over hallways, which only get cleaned if residents complain too much except for the hallway they show at their tours. Dont expect much if you decide to move here.
This place is amazing! The staff is very helpful and easy to talk too. The amenities are perfect. The internet works flawlessly, so I have no problems completing assignments. Pros: the Blake is less then five minutes away from Kennesaws campusCons: pro-rating IS NOT a thing at the Blake, expect unexpected charges to your account, poor management, unclean apartment facilities, useless maintenance crew, Saturday morning lawn care service that mows the grass at 8 am, towing service that will tow your car with your permit in the carTo elaborate, I was promised a move in date of August 1st, 2015, but couldnt move in until August 13th yet still had to pay the full months worth of rent. I also paid a months worth of rent even though we were forced to move out on July 28th, 2016. I was charged for bad carpet because of leak that was out of my control. The hallways are clean once every two months, so I was forced to walk around dog poop in the hallways for two months. Maintenance staff likes to temporarily fix things. Every now and then you will wake up on 8 am Saturdays to some lawn care service. My friend was towed even though he had his permit in the windshield. All in all. There are much better places to live. Student housing is a scam. A four bedroom apartment should not cost $2,500 dollars a month ($625 per person), next year they are going up to $700 dollars a person. The price gouge is unreal.
The Blake is a nice place to live. The location is unparalleled compared to the conglomerate of student housing in the area, and the amenities the neighborhood provides are accessible and recreationally pleasing. The walls are a little thin, but not so much that it makes a huge difference. The units come installed with everything you could ask for in a college students living space. I enjoyed living here the past two semesters and am looking forward to renewing my lease and putting some of my friends onto this place as an option.
Do not move here. I lived here during college and the infrastructure, maintenance, and overall utilities and amenities are absolutely atrocious. The only thing they have going for them is their proximity to campus and they know it. You’re so so so so much better off going to West 22 or U Club at a bare minimum.
I have lived here for about 4 months now and I love it! I have lived at other student housing properties in Kennesaw before and none of them match up to the blake! The town house layout is so cute what really caught my eye when I took a tour of the property was the hardwood, I love the color of the hardwood. The location to campus is a bonus it only takes me 2 min to drive to campus. The staff is awesome everyone who works here is super sweet and well organized. I would definitely recommend this apartment complex to any KSU students looking for housing.
The fact that you can walk to KSU, still have an operating BOB bus nearby, and it being fully furnished is not worth it. During the two years I have leased an apartment at The Blake, the apartment I’ve lived in had numerous problems ranging from my bathroom sink being cracked (and still not fixed to this day), our apartment stairway being broken and being fixed almost a year later, the apartment complex having horrid smells, our apartment BUILDING door being broken and taking a while for it to be replaced, and my personal kicker: being broken into and having items stolen. I had sent over my police report, photos, and a lengthy email to the general manager, Ken Christians, only to get no response for nearly 3 months. I had gotten my parents involved and then Ken Christians maybe responded once or twice only to not respond to my parents afterwards. Feeling unsafe and wanting to break my lease, I kept trying to get answers, I was told my only option was to relet, but who in their right mind could find someone to take over your lease when you know you personally did not feel safe nor comfortable after being broken into and having items stolen?
Worst student apartment complex in Kennesaw. The hallways are dirty always. Pets use the restrooms in the hallways and the staff is in no rush to clean it. Maintenance is worst thing you can run into. I had a broken couch since the day I moved in and the week before I moved out; they decided to replace it. It honestly could get no worse. But at least you can walk home from school with no problem.
Somethings always broken. Takes forever for them to come fix it. Why would you not have elevators knowing every building is nearly 3 story (two long flights of stairs). Moving in is and will be HELL if u choose to live here and wish not to deal with a million roaches in a flat. The parking situation is extremely stupid..everytime I have guests or my boyfriend over they to walk a mile to my building or I have to pick them up from the guest parking lot behind the last building. Ive been wrongfully towed several times..at my own apartment building. (I was late for work & class or ended up not being able to go which is ridiculous). People that live here also cannot seem to know how to not hit parked cars??? Don’t get me started on the random extra “overrage” fees. One time they charged us $51 in overrages which was obviously ridiculous and when we checked it turned out to be $1.50... if we hadn’t checked we wouldn’t have known. They also gave us some new pink carpet in our hallway which did not match the original carpet in our rooms (very tacky) and charged us for it..without us asking. Charged us $90 for broken blinds that our old roommate broke.. the tv is always messing up. It’s cute I guess and the location is alright but it’s definitely not worth the price at all. Pick somewhere else.
The only thing good about the Blake is the location. The customer service has been the worst I have ever experienced. I cannot express the amount of frustration I have with their management + the other employees. They are not considerate of the fact students work to pay their rent and then try and charge another $100 at move out if the keys are not turned in by 12.
I would not recommend living here. I believe its over-priced for what you really get. I had problems with many things in my apartment such as door lock, AC, hot water, dishwasher, ice maker, and garbage disposal. Also, the hot tub and pool were out of service many times and the basketball court was never fixed, and still isnt, for more than 7 months. I wish I couldve moved somewhere else.
Dont be fooled by the 5 star reviews, those are staff members. I was duped into signing my lease and moving into the blake. The bathroom I saw in the model home is two times bigger than the one I have. They charge ridiculous fees for electricity usage considering my ac unit is in the hallway causing it to convert warm air into cooler air. Dont expect to be able to have friends stay with you since they tow cars at night that dont have a parking pass. Theres always dog poop on the ground. The walls are PAPER THIN so I can even hear my neighbors phone vibrate on top of me having to listen to everyone around me walk. When I moved in my bedroom lacked blinds and my desk had a weird black residue. I asked for a new desk immediately and I never received one nor did they ever follow up with me when I requested. The washing machine pipes were broken and flooded our apartment more times than I can count. The microwave had to be replaced. The oven heats improperly so it takes FOREVER to preheat. We were charged for our refrigerator door handle coming off even though when I made a work order TWO MONTHS AGO they simply said they would order a new one. Anyone can see that they previously rescrewed it on using the wrong size screw causing it to break, but of course, the blake refuses to acknowledge that. The amenities are a joke the hot tub has been out of service the entire school year. They just recently replaced some pool sticks. Its laughable that the managers shelter in their offices and refuse to answer the phone and acknowledge any issues when Ive seen them walk into the office in the morning. Moving here was a HUGE MISTAKE
You do NOT want to live here, Administration is absolutely awful and I filed so many complaints and maintenance requests with no help at all. I dont know what kind of background check they do but their are lots of drugs and drug users on the premise. I refuse to believe it is really all that safe. Not to mention someone can use a plastic card to break into your bedroom, it really is that easy, also on two separate occasions I woke up to fights going on right outside my window in the parking lot. Dont waste your money, for the price youre better off living at UClub or UPointe
I subleased a 2-bedroom from May until the end of July, and renewed my lease for next year. I love living here. This is the closest apartment complex to the school, so it is super easy to walk to class. The Zaxbys and gas station are right across the street. Chickfila, taco mac, plenty of other restaurants, and the liquor store is also close and a quick walk. The apartment itself is really nice, fully furnished with a TV and everything.I have lived in 5 different places since i started college in 2013, and this is BY FAR the best. I read the other reviews on here and they all complain about issues that every apartment complex has. Ya sometimes I hear music or people playing basketball outside, but I have met so many people just from hanging out at the pool and running into people around the complex. I’ve been living here since August. It’s nice, the staff is very nice, location is great, and maintenance gets to me fairly quickly whenever something is wrong! But the only downfall is the wifi. It’s absolutely terrible. As a college student, a lot of my assignments are online/need to be turned in online, and it’s so inconvenient when the wifi is SO SLOW. Sometimes my messages to people don’t even send until 5-10 minutes later. A lot of the time, i have to wait for a while for my KSU student portal to load up, and it is extremely inconvenient. I asked if there was being anything done to improve the wifi multiple times back in August - September, and I was told that it would be fixed soon, but that obviously never happened.
Excellent place to be living around.This place is not for losers who always complain. Its a proven fact: people love to complain, and you best believe that they complain about EVERYTHING.Friends Its worth every dollar. Not kidding. You will have furnished apt with free amenities(Internet, electricity, gym..etc). I think you will not get all those free amenities in a community which is in good neighborhood for that price. You can research and check-out for yourselfs. Over all its a very good place to stay.
So I have lived here for two years and have never had bug problems or problems parking. I have come home late and found a spot but Kennesaw is a congested city so people being upset about parking really dont seem to understand that. Any one star reviews from people that have never lived here are fake and from rival properties trying to drive people away. If you go look at their reviews they arent any better.
Far from exceptional experience. Over priced and not the most courteous leasing staff either. The only perks are the convenience of being less than 5 minutes away from Kennesaw State University Campus and having a full kitchen. Please do your research more thoroughly before deciding to live here because rent goes up more and more each year.
After being upset of the unprofessionalism and lack of business ethics, I spoke to the operations manager; The manager did not show any signs of empathy. She was hard of hearing and would over talk me consistently. When I asked how long does she typically give future residents to get documents in, she stated “24 hours and she stands by her employees if it were less”. My short experience with the Blake was terrible and I would never encourage anyone to stay at the property.
The management and staff is very nice when they want you to sign up, but when you need their help for things that are broken or if you ever have questions, expect to never hear from them no matter how many times you go up there. They are all VERY snobby and I couldnt wait to get out of The Blake, I even left 4 months early! I just couldnt handle their rudeness anymore! Would never recommend to anyone!!
This year is my second year living at the blake. Last year, I did not have too many problems, but this year, my apartment is infested with roaches and the staff does not seem to put very much interest in it. I found out the day I moved in that there was an infestation behind my fridge that was causing me to see about 20+ roaches a day, and all they said was to put my name down to have a bug guy come out in a few days. When I walked into my apartment after the bug guy sprayed, there were roaches, dead and alive, covering the floor and the wall that I was left to clean up. Im on the top floor of the apartment, so you would think they would do more to fix a problem that is most likely in every room of an entire building. On top of this, they switched their wifi to Xfinity and it is so bad that I cant even send a text on it. I would at least like the wifi to be good enough to watch Netflix in my room since I cant go downstairs to watch TV without having a roach crawl on the couch with me. Im giving it four stars because the location is good, the staff is nice, and the amenities are good. Also, Ive lived here for an entire year without having any major problems and this is only the first week of the second year, so hopefully something changes soon.

The amenities here are GREAT! Im not sure what everyone else is talking about but the internet here has been working flawlessly for me. The ambassadors also help make living here easier because they reach out to residents and seek their opinions about The Blake and are quick to resolve any issues that people have. *HR*
I moved into The Blake at the beginning of my first year at KSU. I absolutely love it here! It has beautiful amenities and spacious floorplans. It even comes with a tv included in your common area- how awesome is that?! Also, the new bridge thats being built off of I-75 is only a 5 minute walk to campus (its basically like living on campus, but with better wifi and more room). You truly get more bang for your buck here! Live at The Blake!!
Awful people who work here. Awful living experience, over charging every month, misleading model home (what you get is not what you see),broken amenities, two week wait time for any repairs if they come at all, paper thin walls, insufficient parking not to mention the eagerness to tow and fake five star reviews. Uhmmm Mary allen works for the Blake in the front office so why is she leaving a review as if she were a resident??and she is not the only one to do so. If you read her comment she slips up and refers to the community as there instead of here like a person who is talking about a place where they are. Its just super shady all around. Bad business. Just do yourself a favor and stay as far away from this place as you can.
This a parent of a tenant there as we speak. Everything that the prior tenants have stated concerning this complex regarding maintenance, horrible smells dog poop and pee, vomit, filth and most of all the poor communication and lack of professionalism with the managers/associates is ALL true. They are charging fees like crazy and the appliances are awful. My son has to visit laundromats right now because the washer has been broken for a month and they charged him a late fee while he had to use some of his rent to clean his laundry elsewhere. As I type, the washer is still broken since the first of December but they charged us a late fee anyhow because the others did not know to waive as a courtesy per the property manager. I am assuming thats what happened. The property mgr. never admitted her lack of communication with her staff to waive which means it was taken on purpose. The property manager, Lisa Kerley will not speak to you which implied to me that she gets a lot of complaints that are all legitimate as this one and she hides .However, she did blame the my son and his roomates for the washer being broken because they were not there for most . It supposedly took 3 weeks to get the part around 12/11/15 of the holidays and assumed it would be fixed after the 11th..and it is still broken. They are not on the same page and can care less just pay up. So, we are going to check out other apartments it is worth breaking the lease. The one star is only for admitting that this group did well in selling a bunch of crap..literally. I have to get my child out of here. MANAGERS do not use my review to reply with your common DAMAGE CONTROL antics. People it is customary..they do not mean it. MANAGERS do not try to sell anymore of your lies. Face it, it is terrible..everybody cant be making all of this up. AGAIN FROM A PARENT
One pf the worst apartments ive stayed in. There is no security whatsoever on the exterior of the building. That includes no cameras. Ive had a bike stolen from here and a few weeks ago there was a shooting in the parking lot. The rent is way too high at 750 a room, and they dont clean before you arrive. Stay away if you value your money.
The Blake is a great place to come and live if you are in school or with your family. Its a pretty quiet and clean living facility. It is a little pricey $$$ but it you look at all that you are getting for the price that you are paying its acceptable. All together its an amazing place to live.

Im not particular about the living spaces, although when I first moved in to my apartment the outlets in my bathroom did not work and when I sent my request to management they never fixed it. Till this day there still is no working outlets in my bathroom.To be frank the management here is unprofessional and quite pitiful to be completely honest. They abuse their powers of entering your apartment at their please and are disrespectful upon confrontation. There is a manager I guess, by the name of BRANDON who is completely unprofessional, rude, and aarogant in the way he carries his duties. He will talk over you and get loud when you try to explain your concerns. BRANDON abuses his power by trying to belittle whoever is expressing their situations. A correct manager is sincere, understanding, and does their best to find resolve in the situation. That is their duty as a manager. However, BRANDON is unqualified and is a poor representation of what a manager should be. Management may treat the residents the way they do, because this is student living and they may feel as if we are to young to have any say. However, that does not justify the way Blake management handles their residents.-To give you a better idea of how management works here... Im going to tell you a first hand story of how the management handles their residents..My friends and I were leaving the Blake, and as we were passing the front we noticed a small fire starting near the front door. Instinctively, my friend and I jumped out the car. He instantly started to step on the fire while I went to grab management. My words, theres a fire in the front. A women by the name of Sheryl Or Cheryl, however its spelled. Her first reaction and response, instead of inquiring what/how it happened. She immediately snapped back and said WHAT DID YOU DO NOW, IM GOING TO CALL THE POLICE... Now obviously, this was a plot twist for me because I was trying to be heroic. But I did not let her judgment set me off, I simply explained that my friends and I were driving by and tried to put out a fire that potentially could have been dangerous. After, I explained, there was no apology for the judgment she passed and no thanks for the good deed we did. So understand, if you sign your lease at the Blake. You will have management that will point fingers and passes judgment before asking valid questions and will NOT acknowledge their wrong for doing so.On the positive side, I only have one more month here, and Im excited to see what new fees I have coming my way! Cause yall know the Blake is good for that.Honestly, I hate that I had to write this review, but it is the only way I can truly express myself to the Blake management without being belittled, faulted, or categorized.As BRANDON would say in the most sarcastic unprofessional way,I hope you have a great day!
Take these five-star reviews with a grain of salt.I wasn’t going to write a review until I got a paper on my door from management trying to buy residents to write positive reviews. This is pretty embarrassing and unethical and I wanted to let people who are looking for apartments know that some of these reviews might be phony.Since this is a review, I will say the Wi-Fi network here is extremely poor. It is so bad that I finally got a router, which solved all the problems, until they recently blocked router access on site. Their reasoning for this was horrible and I spent a lot of time talking to Korcett, the company that manages the wireless network, and I emailed The Blake. They gave me a canned response and then ignored me when I replied back.They’re probably going to reply to this review to try and save face like they have on all the other reviews, but the Wi-Fi problem isn’t something they seem too eager to help with.
This place is HORRIBLE! Someone tried to break into my roommates and my apartment and we went immediately to the office after we noticed our door lock was broken and tampered with. We were told by the office that they would look at the video and get to the bottom of it. Two days goes by and no call, no anything. So I put in a work order to get it fixed, because it was hard to lock the door. We finally got a new door lock, days later. Now they are trying to charge my roommate and I $250. My roommate goes to the office after she sees the charge and they said they werent informed of anything and the cameras dont go back that far (this is a couple of weeks later). We told them the day after it happened! They should have looked at the cameras then, like we asked and was told they were going to do. How is this our faults, when we did exactly everything right? I also do not understand how no one in the office was informed of a break-in attempt? This is BAD Management and not safe! DO NOT LIVE HERE!
My water heater went out 3x within a week, I called the first time to speak to management to get the heater fixed and didn’t come out until next day to fix it, my hot water worked until next day, called again for maintenance to fix my hot water issue and claimed Maintence does not work over the whole weekend and says I’ll have to wait until that following MONDAY to fix my water heater. Now today is Tuesday and the hot water went out AGAIN and I called around 2 PM for them to fix the water heater which would give maintenance enough time to fix the water by closing time which is 5pm. I called back and the leasing office says Maintence left for the day and I’d have to wait until morning. This is beyond RIDICULOUS and I always pay my rent on time!!! DO NOT MOVE HERE. The blake is a joke and nobody takes you seriously and the price is not worth it.
UNSAFE! They have residents (or friends of) who start fires in the hallway and you have to be inconvenienced and come out of your apartment in the freezing cold at 3 IN THE MORNING! This place sucks, most of these reviews are due to them giving incentives to leave a good review (gift cards,). 4 of their 5 star reviews come from employees alone (Mary Allen, Sarah Morgan, Bailey Entrekin and Madison Watson). Yes there are residents but take their reviews wtih a grain of salt, who would dare leave a bad review for the company they work for with the management they have. They also leave notes on doors for good reviews. They are offering $5 gift cards for as well as increased prizes due to the holiday season. What a joke... and as you can see every response from the manager is a runaround about how hes sorry for your experience but you can contact him. Just saving face he doesnt do anything. Dont chose to live here.

2022-06-05DO NOT LEASE HERE! If I could give them zero stars I would!!! The property looks great and all from the outside but its absolutely disgusting inside the building. Ive only seen them clean the inside of the building twice in my whole 1 year lease! When you walk in it smells like urine, its stains on the walls, and trash in every corner. There has been several car break ins and NONE of the cameras on the property work! Our A/C has been out every single month since we lived here! This past month we had to put in 10 maintenance requests to get our A/C fixed and the issue has yet to be resolved ! Our thermostat sits at 76 degrees everyday and its almost 100 degrees outside! When we finally were able to speak to someone we were told they didnt want to buy the part to fix the problem because its 1,000 dollars! The COLLEGE students that run the leasing office are incompetent and no help they keep giving us the same response. They gave us cooperates number and every single time I call there is no answer! If you decide to lease here dont expect the great luxury apartment experience!

2022-07-01If I could give them a negative 5 stars I would. This was my daughter first year, we were so excited, they presented a luxury apartment but it was not. When we first walked in we notice dead bugs everywhere, on the floor on the wall in the refrigerator that was leaking water. The carpet was disgusting, the furniture was very old and raggedy. We had to come in and do a deep clean. My daughter could not sleep with her lights off for the first few weeks because when she did the bugs would come out. We had to go up there every 2 days to spray her room. It was reported to maintenance and nothing was done. They had a leak and maintenance did not fix the problem but placed a bucket to catch the water and left. The AC went out no urgency at all even with the weather being in the 90s. The hidden fees and charges, every time I turn around I’m paying extra money for what? The pool was always dirty. When it came down to signing another lease my first thought was absolutely NO!!!! I would not recommend The Blake. With the price that we were paying I expected more my daughter expected more, very disappointed. I don’t know why are they are increasing the cost to live there when they are not doing any upgrades to the apartments interior. All I can say good about The Blake is the landscape is beautiful.

2022-01-26My daughter has been here for awhile. Its a well kept and clean property. The staff is friendly, especially Miss Élise Wade the Leasing Manager. She is very knowledgeable and willing to answer all questions. Miss Wade always carried herself in a polite and respectable manner. So far I have nothing negative to say about The Blake. It is a great place to live.

2022-02-21I come over to my best friends apartment all the time and I helped her move in so Im trying to move in for next year because Im transferring schools so I wanted to take an actual tour. ANYWAYSS I took a tour with Sidney and shes really nice and all but that model is NOT what the apartments look like when you move in. The paint was peeling and the apartment was not kept up the way the model is. BUT this is better than the other apartment complexes around because at least this place isnt infested with rats or roaches.

2022-02-08I just moved here it’s has been decent. The staff is really nice and helpful and maintenance have really shown up the only complaint I have is the car break ins. I feel like with how much we are paying plus rent going up they should be able to afford a gate to at least give some type of security to our belongings. Also guest parking is extremely too far away at least have one in the front and back.

2022-05-18Im gonna echo what all these other reviews say and just know I’m only doing it cause it’s true. These people market themselves as luxury living and although it may reflect that in the price, it’s everything but. The maintenance is actual garbage I have had furniture that was given in a horrific state and they have not fixed it. It’s been almost a year. It was disgusting when we moved in and it took us over a week for it to even be moderately clean but it’s still dirty. The hallways and the stairs are always dirty and have dog urine on them all the time. Then with the car break ins. They happen all the time, honestly you can contact the police all you want but it’s shameful that even though this continues to happen you will not install cameras. I will say though it makes sense because if it’s gonna cost them extra money to do something even if it makes their guests feel safe in their own homes that they are paying for, they won’t do it. It’s funny as well because they are raising their costs for next year! As much as this may sound even, it does not even scratch the surface of all the stuff that is wrong with this place. Stay away at all costs!(Edit) crime has no address is a extremely ridiculous excuse for it to sound on that you will not do anything to stop it from happening. Crime has no address? Well they sure do like visiting here.

2022-06-15My daughter and her roommates have lived at the Blake for 3+ years. They are good tenants. They inquired about re-upping their lease. They were told that the leasing office can not tell them if they can. the person at the desk told them the property is being audited, so they wont be able to tell them for a few weeks. They left multiple messages for the GM, Jamal Jones, through the front desk employees and the answering service. They never got a response. I called yesterday and left a message and sent an email, I did not receive a response either. Apparently, this place is not run very well and feels that they do not need to offer service. my student says the maintenance is subpar, they dont enforce rules, and whenever a tenant calls, the staff treats them like idiots. I would not recommend this housing to anyone. There are too many alternatives near the school to bother with poor quality.

Not only is it within walking distance to the school but it also have a variety of places to eat in close proximity to it. The staff are very friendly and helpful, if you ever need help the staff are always there to help you. The apartments are very spacious and clean. Plus there is a pool and a hot tub

Hopefully he can get my application fee waived that was supposed to be free but so far hes given me no reason to doubt his professionalism. Beautiful location and great prices

2022-04-21I have been leasing here for my daughter for 3 years. The complex is poorly maintained, common areas are shoddy and it is obvious nobody who works there cares about the student experience. We overlooked the lack of quality because it is student housing and hasn’t been an issue. My daughter got home late last night and backed into a parking space in front of her apartment. The space she parked in is one she has been parking in for nearly 3 years almost exclusively. Apparently the space was converted to “VIP” parking 2 days ago. They placed the sign in a shrub about 3 feet off the ground. As opposed to 6 ft above the ground like every other sign in the development. It was invisible to her both through her review mirrors and back up camera. In daylight it is slightly more visible, but still not really. Her car was towed overnight. She had to miss work and pay an impound of $150. The Blake staff took a defensive stand with her and subsequently me causing much frustration. I spoke with a supervisor and he was equally unapologetic. Ultimately taking a stance that I should call you to rectify this because the property won’t do anything but offer $25 discount of the impound. I left several messages with the building owner but haven’t heard back. I assume I won’t based on the interactions to date. I wouldn’t recommend this housing to anyone. There are too many choices near KSU.
