The unit directly above me has 3 people crammed into a studio apartment and constantly BANG on the floor (literally), stomp around, and throw large items with absolutely no care in the world. This goes on at all hours of the night literally 20/24 hours a day. Management has done NOTHING. The girl at the front will smile to your face and pretend like she cares and once you leave she will continue to do nothing. Any emails to them are completely ignored. I tried to do something about it myself only to be threatened to be beaten up by the tenants and was told to complain about us, we dont care. If these are the kind of neighbors and management you want, move here!!I will be asking to be moved or calling my dad (lawyer) to try to end my lease early. Absolute worst management of an apartment complex I have witness, they do not care about their tenants at all.Edit: I literally had to sleep at my parents house last night because I hadnt been able to sleep for 3 days.Edit 2: they finally either moved out or got kicked out because all noise has finally stopped. Ill upgrade my review to 3 because its been fine ever since. Youd think they would let me know they moved out to because I would be ecstatic at the news and think they actually did something but no communication from them.
My tour today was outstanding. Tiana displayed a natural ability to provide exceptional customer service. If anyone tours the Brooke I highly suggest you ask for TIANA personally. She’ll insure that all your needs are meet and that the apartment is a good fit for you.
I live in the 5100s area and someone has been blaring loud trashy music every weekday from 11am-1pm and management refuses to do anything about it. Some people work from home so this level of inconvenience is unacceptable.In the weekend summertime, it’s just trashy drunk people hanging out in the parking garages. I want to love this place but it’s not a place for families or professionals, it’s for the single party people.
Great apartments. Recently renovated, accesible the leasing process, great community, clean, organized, and the immediately respond if you have some maintain duties. I hardly recommend it. Big units, great price. I have a 2 bedroom, 2 baths and after to look for months, this was the best option for the price.
I had the pleasure of touring this beautiful property and Katie helped me and was just wonderful. She was so helpful and really made the process easier. I was quite clueless going into it and she answered every one of my questions calmly and confidently. You can tell how personable she is and truly wants to help the customer. Highly recommend Katie and The Brooke apartments!!! They do a tremendous job!
The Brooke Apartments are one of the best in the area. They’ve recently remodeled the clubhouse, exercise area and offices and they are so beautiful. The apartments are upgraded too and very charming. I especially like the huge kitchens with their generous cabinet spaces and gorgeous granite center islands but the best part of The Brooke is their amazing leasing manager Ciara Brown. She is genuinely caring, easy to talk to and always accommodating. It’s a combination of positives that can’t be beat. You’re going to love it here.
I am really looking forward to becoming a resident at The Brooke, it’s a very nice community and the lay out of the apartments are beautiful. Ciara Brown is the absolutely the sweetest woman ever, professional and very helpful most definitely ask or work with her if possible. Everyone in the releasing office are very nice, welcoming and always working so you can’t go wrong with any of them!
My current lease at another complex is ending soon and to be proactive I went here bc we toured years ago and it was a close second to the place we chose. We arrived for our appointment and werent even greeted just told to have a seat. The unit that I was interested in was no longer available which is no surprise bc of the price. Im told there is nothing else available which is okay because its a while before my lease is up. I ask a simple question; would there be a similar unit that is coming up for renewal in the next few months? The inept young lady responded they wont know until the current leaseholders respond. Um... That wasnt my question. I asked that question in different ways and kept getting the same response. Being in the apartment industry for over 10 years I understand that availability is determined once leaseholders out in their 60 day notice. However that does not explain why this person couldnt answer a simple question. This very incompetent young lady could have looked in the system to see if any of that same floor plan would be up for renewal in the coming months whether or not the leaseholders renew or not. I left feeling irritated and like I was trying to communicate with a toddler who had no idea what was going on. Thank goodness my child (10 years old)asked me why the lady didnt understand what I was trying to ask and was able to explain to me what kind of answer should have been given. Otherwise I would have checked myself into a mental institution because I thought I was losing my ability to effectively communicate with humans. The Brooke was my #1 pick before going there this go round but after speaking to that brick wall I will just steer clear bc thats obviously what Ill be dealing with wherever I have to speak with the leasing office.
I first moved in when Amli owned property. My building was new and they really kept property clean. Hallway and parking decks were pressure washed regularly. It is in a great location and I loved it even with my view of expressway. I had planned to use Amli’s home buying program but without warning, property was sold and Amli was gone. Almost immediately, I started having issues with a smoker near me. I am sensitive so I asked to transfer to another unit. I should have moved out with Amli. Next apartment was like a different world. Ended up sick from exposure of something at work and had to take a disability leave and really couldn’t afford to move. About a year or so later, another smoker near me. After explaining my health situation and history of lung cancer in my family, I had to switch units. Next apartment on different floor in bldg 7 was recently renovated but dirty. After an absolutely idiotic conversation about how everyone has different standards of cleanliness, the unit was cleaned. It took me a little time to get over smell of previous apartment but did notice there seemed to be perfume on every surface of new(to me)unit. I would smell it on my hands even while in my car or outside. After a couple weeks I found out why. Previous tenant must have been trying to cover smell of the most horrible smoker ever. At first I thought it was bad because there was no weather stripping on door. I would have a few days of good air and then days of bad. It was a nightmare. I spent hours in my car. Couldn’t sleep in summer because I tried to keep windows open. Two air purifiers did not help. On days I had to take pain meds I was stuck inside or in car. Risk management would not help and company had no intention of going smoke-free. I was told by Stacy that property manager(2nd Brooke manager) stated I would not be “allowed” to switch again. After years there and never being late with rent, it was money out of my pocket so what’s the issue? So I decided to leave even if I had to sleep in my car. On last day there I was rushed out early in a.m with a phone call and still charged for a full day. It took weeks to get the smell out of my things. If I had asthma or some type of heart condition I think I would have died. I’ve read that around 60% of apartment air is shared air. I was in that unit four months. Moved out 10/18. I missed things being desperate to leave one smoke filled apartment but detailed prepping? Gave up trying to clean before contacting office after finding crud in microwave vent, etc. Photos
Had the chance to tour the community and get information on the property. I have been searching for a location for a while and this has by far been my best experience. The staff was great and the property manager, Erika was extremely pleasant and helpful and the reason why I will be residing at the Brooke! For anyone looking to live in Atlanta, please visit this location.
I love the location and the proximity it is to great food and the interstate. The property is well maintained. Any time that I have any issues maintenance is responsive. Xavier always checks to make sure residents are happy. Great job to Xavier and the maintenance team !!! I can tell that they care about the resident’s satisfaction.
My boyfriend and I toured this property a few weeks ago and it was just beautiful!! If you are considering this property and have any questions, I recommend to request to work with Katie! She helped us and she was so kind and very knowledgeable. I highly recommend this property along with Katie. Also, this property is in a great location!
Ive had reasons to request maintenance service a few times. Im always pleased when Robert takes care of the problem as he is very thorough and knowledgeable. Hes very courteous and takes the time to explain anything I need clarifications on. The Brooke has a great team.
Compared to other comparable apartment complexes in the area The Brooke is not only a great price but also well maintained! We had a non-renovated apartment but it was still very nice. We’ve lived here for almost 3 years and experienced different employees, and maintenance and office staff are always friendly and quick to respond to issues. Also, it’s so convenient being right off the exit! We have enjoyed my time here and would recommend the complex.
I wouldnt recommend anyone to live here, even with the new property owners theres always a problem with there conservice system. Not the only problem but theirs dog wast all over even in the hallways, packages get taken from your front door, the people in the office are rude, the so called manager is very unpleasant and unprofessional. Instead of then actually trying to help you they show they dont care. Not a place to call home or feel welcome
My family and I moved in a few months ago and Erica and her staff have been amazing. We had a couple maintenence issues when we first moved in but they were handled efficiently and promptly and they communicated with me throughout the process. My kids love it here it’s very quiet but with a fun energy. Can’t recommend this place enough!
I waited to write this review because I was hoping to get a response from management, I even completed the survey that they sent to my email & no follow up from management. I moved into my unit June of this year, nice unit fully renovated but little did I know they moved me into a handicap unit. Unit 8531 is a handicap unit, renter beware bc they will not tell you. How is a handicap unit on the 5th floor or at least inform the tenant so it can be their option. The floors are tilted & difficult to notice when your just doing a walk through. I have called and spoken to the maintenance guys numerous times about my kitchen cub-board & bathroom which has NO shelves. My pots and personal items have been on the FLOOR since I moved in. Apparently the supervisor or management have to approve of the shelve, even though that should already been built into the unit. There is no pantry so I have no other place to put them but the floor. The leasing agent Ciera is very nice and helpful, But management could care less, once you are moved in. The hallways are filthy with bugs everywhere but I didn’t complain, all I asked for was shelves. I should not be paying this much for rent and cannot get simply items fixed or at least get a reason why. It’s sad to say I have had other issues since I moved in that I haven’t even mentioned, if the hassle of moving wasn’t so challenging I would have moved already.********Post move out review*********I stayed at this unit for 2 years only bc I did not want to go through the hassle of packing up all my things to move plus the location is convenient to the highway. The staff was always great but everything else was not. I moved out as you can see from the photos (photos on Yelp review) it was left in good condition, management advised me that due to Covid they do not want to do a final walk through with me on my last day, now I received an email about a bill for over $200. I have called and emailed the office with no response, they do not do a walk through with you instead they will send you a bill after with no explanation of the charges. I am absolutely not paying anything to this apartment, I have lived there for 2 years of course there will be some wear & tear but based on the photos I took all it would probably need is a paint job. I was a very clean person. Because of Covid they are trying to find anyway to rip people off, plenty of tenants have moved out. The cost for these apartments is not worth it.This is what management need to do:Cleanliness around every area of the property not just the leasing office area. Maintenance need to do Proper maintenances of the exterior and interior of the buildings, some fixtures are falling apart. There is trash everywhere in the hallways, breezeways and plenty of dogs, animal poop everywhere. Need more location for the dog disposal bags. Many tenants smoke weed or cigarettes you can smell it through the vents and on the patios. The walls/floors are very thin you can hear the neighbors music, phone conversation, footsteps etc. Roaches is also a huge problem, every week I had to call to be placed on the pest control list, yes you have to call for that even though the fee comes out of your rent.Management need to keep the tenants more informed, get rid of the valet trash which only causes more filth & dirt, paint and clean the hallways. I wish I had taken photos of the hallways smh. The rent is always increasing and they have hidden fees, every month my rent was fluctuating. They need to Clean the entire property, repair damaged window panels/patio doors, fixtures, light fixtures etc.They are under new management now hopefully things will be better but that’s not my issue anymore.!!!Sorry for the long review but it is need!!!
Great residence! Like all it has its pros and cons. Pros definitely outweigh here! Trash piles up in the front, and gates are sometimes left up/open and that’s not cool (when we pay for a gated community and trash services) but overall it’s been a great experience. Definitely have recommended!
I rarely write reviews but Ciara is an exceptional individual who deserves very high praise. If it werent for his great customer service and eagerness to help we would have moved out. From his attention to detail to his incredibly fast turn around on all asks, she has genuinely surpassed all my expectation. The Brooke should aim to employ such individuals who truly care about the community and progress by making a significant impact. Thank you so much Ciara and hope to keep seeing you around the community sir.
Ive been living here since September 2018 and I really love my experience thus far. Julie in the leasing office is super friendly and easygoing, lovely to talk to, and helpful in answering all my questions.I generally avoided the office in my old apartment complexes because the people there are so rude... but not at The Brooke! Julie made my move-in process as easy as possible, which was especially helpful considering I had a very tight time frame.The apartment itself is great. I love the building that Im in, generally quiet, great view of a creek, etc.The maintenance staff is AWESOME and every request gets fulfilled before the end of the next day, but generally same day.I never have to worry about parking or guest parking. I love that there are a couple of garages with on-floor entrances! No more carrying bags of groceries up six flights of stairs for me.I appreciate the two entrances of the complex, which makes getting in and out easy! I also love the location, its a breeze to hop on and off I85 and not far from 285.My lease is up in June and I plan on staying!
I just moved here like a month ago. Everything is great. Very peaceful community and great walks and views. There are three pools which will be useful around the summer. I really like this place just because of the location and distance to the city as well as how peaceful it is!

3/17/2021Let me tell you why I love living at The Brooke By Arium, first off from signing the lease up until now (going on 6 months) I’ve been checked on countless times from the leasing office, making sure my move in and over all stay has been great. Whenever I need something, which is rare.. maintenance is always on it ! The communication between the leasing office and its residents is phenomenal. They’re updating the area for the spring/summer and everything is coming together great. My newly renovated apartment is everything I could ask for, from the marble counters, to the large patio, to the space and up to date amenities and accessories in my home. Staying at The Brooke By Arium has been a 10/10, very satisfied, and for sure resigning my lease ❤️❤️. Stay at The Brooke By Arium, you won’t regret it and they always have some sort of phenomenal move in special !
They tell you anything to get you to move in and then everything you ask about whether it is allowed or not, is actually prohibited. For example, we specifically asked prior to move in if we could utilize our personal charcoal grill. They said yes, but notified us after move in it was not permitted. We live on the first floor and asked if we could put up a pet gate so our dogs could enjoy the outside with us. They said yes, but again notified us after move in that its not permitted. Management also needs improvement - they dont ever call you back and you have to ask them multiple times about something before they can give you an answer, and the answer is always different for the same questions depending on who you talk to. The front office workers dont know answers to basic questions, and the front office workers are constantly changing (high overturn). They mark maintenance requests as completed when they havent been completed. They forget about maintenance requests. The gate to the dog park has been broken for at least 6 months and they refuse to fix it - dogs can easily escape because the gate does not close. Dog waste is seen everywhere on the ground throughout the property. Dog waste containers are commonly overflowing. Amenity of the Publix entrance is unavailable due to properties inability to stop vandalism, and they did not notify residents for over a week about it being closed. The overnight security does not know how to help when you have an emergency maintenance request and tell you to fix it yourself or that you should count your blessings for having such nice amenities. Overnight security could not tell us how to contact emergency maintenance or even knew that we had emergency maintenance available. They cannot tell us when the pool opens, despite being told when we moved in that it is open all year. The apartment was dirty when we first moved in (dust and dirt everywhere). Our white counters were gray with filth. When it rains, the drainage is so bad that there are puddles everywhere for days - if you have dogs they will get muddy after taking them out. Front office randomly closes early without notice. Trash is always piling up next to the compacter, and the back gate trash compacter has so much furniture that residents leave and the community does not deal with.Also, they just had a 5-star review challenge where if you left a 5 star review, you got a prize. Take those with a grain of salt because people will do anything for free stuff.
Prepare to get outside service providers for maintenance that should have been taken care of before moving in. I placed a maintenance request on December 22nd and was told by office/leasing staff that it would be taken care of. It has yet to be resolved after almost a month.
This is my only experience renting in Georgia, but I’ve lived here happily, for the most part, for the last four years. I live in a ground level apartment with a parking deck and a wooded area behind my unit, which I love. The covered parking deck is a godsend when it’s cold or hot outside and makes it so much easier carrying in groceries, etc. I also enjoy the wildlife behind my unit and enjoy feeding and watching the squirrels. I have a lovely unit and have had few issues within the apartment itself and any maintenance issues I had have been handled fairly quickly. I enjoy the use of the pools in the summer, one of the two fitness rooms, as well as the car wash. Also, management often arranges special events for the complex, such as Food Trucks, meet & greet type events, and decorated balcony contests on certain holidays.I have only a few negative criticisms. For a time, I had problems with roaches coming in from outside, but management added a draft stopper to the bottom of my door, and I haven’t had any problems since then. However, there remains a cockroach problem outdoors on the walkways during warm months, but I’m not sure there’s anything management can do about that. Also, an issue which I don’t see was addressed in prior reviews is the use of illegal drugs, specifically marijuana. In the four years I’ve lived here, I’ve had problems with the smell of weed coming through the vents to my apartment. If the smell of weed doesn’t bother you, this might not be a problem. However, to someone who dislikes or is sensitive to the smell, particularly when it is overwhelming, it can be a big problem. My complaints regarding the smell of marijuana took some time to resolve, but I’m happy to say that I have not had a problem for several weeks now.People who own pets and that do not clean up their pet’s waste has been an ongoing issue, although it has improved since installing a dog park.Theft at the complex has been a problem; after accidentally leaving a pair of flip-flops outside my door, they were stolen; the thief subsequently left their own filthy pair at my door. Also, while airing out a dog bed, it was stolen from my patio. My advice is to leave nothing of value at your front door or on your patio.As mentioned in previous reviews, management “provides” valet trash services for a $25 fee, which is added to your monthly rent. I don’t have a problem taking my own trash to the dumpster, so I don’t particularly like that this is not optional. However, the amount of garbage left outside the dumpster when it was full has lessened significantly.Because I do not have neighbors on either side of me, aside from the marijuana smell coming through the vents, the only other issue Ive encountered is my upstairs neighbors. Every tenant who has lived above me in the last four years were extremely heavy walkers. If this will be a problem for you, I suggest requesting a unit on the fourth floor.Management changed within the last six months from Lyon Living to Arium and there have been some changes to staff. As previous reviews stated, Ciara, who has been there since I began renting, is absolutely amazing. She is friendly, professional, and follows up with me when needed – I LOVE her. Also, Danielle is an exceptional staff member and has promptly followed up with me regarding maintenance requests.Some reviewers addressed the new payment requirement; payments must now be made on the portal. I prefer this method of payment and it isn’t a problem for me, but I can see where it might be for units with multiple tenants. Just something to keep in mind.Overall, I’m quite happy living at The Brooke by Arium. I’ve have recommended living here to friends, and I plan to continue living here until such a time that would require moving.
The Brooke has been home for 4 years now and I love it here. I must add though, the professionalism from one of the leasing agents, Ciara Brown is 5-star. Whenever I had a question, issue, etc… she always provided quick answers. If you’re considering living here, talk to Ciara. 👍🏾
Ive been living at The Brooke now since May 2017, lease renewed in May 2018, and I mus say that I have had nothing but the BEST experience here! I love the community, and my unit! The upgrades are second to none. The quality and high end looking upgrades give you the feel that you are in an actual home, not a shared apartment building. The community is very manicured and nice! There are always updates, upgrades, activities, and events that occur, making this place one of a kind. The staff has been absolutely AMAZING, specifically STACEY the Leasing Manager. She is very kind, sweet, empathetic and personable. Her mentality is Your Problem is No Problem. I can always count on her and her staff to take care of me with no issues and in a timely manner. I would definitely recommend anyone to stay here! The location is convenient and to reiterate the amenities are amazing! Check them out for yourself, I promise you wont be disappointed!
I’ve been at the Brooke several years now and I am happy with my experience! The maintenance men are all very quick and helpful and super sweet to my little doggies ☺️ Also Brian in the main office is the best and my go to if I have any concerns! The property manager (Cody?) is also really nice and helpful.
I just moved in, only been here a week. But I can already tell you its much better than my last complex. The office staff is courteous and friendly. They seem to truly care for the residents. The complex is clean and the other residents have been kind, thus far. Im looking forward to a fantastic time!Update: 2 years later and Im still here! Management has changed a couple times and that was felt. Current management is Great! Very kind & friendly and they started hosting resident events again!! Love this place... still.
When I tell you that this is the best company with the best management that I’ve ever dealt with. I changed my move in date and they were very understanding about it. Brian AND Ciara are very easy to work with and are VERY VERY VERY understanding. I wish I could give this place more than 5 stars. Definitely recommend and I can’t wait to move in!I have moved in and I am on the third floor. The upstairs neighbors are pretty heavy walkers so it’s very very very loud. I have 30 days to change my mind and move and I will continue to see how the neighbors are and may take that route. I’m very sensitive to noise. If you move here I’d say be on the top top floor. Also, walk through your apartment before moving in. A lot of stuff wasn’t done at the time of move in and it delayed my move in by a week. There’s actually still things that aren’t done that should’ve been done before move in. I’ll continue to update if I decide to stay!
This 5 stars is specifically for customer service and Cody the new manager of the Brooke.I recently relocated from an Arium complex in North Carolina that I stayed at for 2 years. Once I relocated I was worried that my new apartment may not be quite up to par due to the disorganization from my correspondence over the summer. To my pleasant surprise, when I arrived a month ago, the complex had just switched to arium management.Cody has been one of the most helpful staff members on the property. When my keys wouldnt work, and my fan was broken when I arrived, Cody came to fix the lock and even offered to fix the fan himself. He is friendly and timely with amazing customer service. I believe that the team has become more responsive (Maintenance and office) even in this short time, under his management. Thank you to Cody and the awesome Brooke team for making my transition much more smooth than I anticipated.
I’ve been at The Brooke for 1.5 years. I love the community, however I can agree with previous comments about the roaches. This has been an ongoing issue, as well as trash being backed up at the dumpsters over the weekend. It’s unacceptable considering the rent prices. However, I am eager to see what the new management ARIUM does. So far, so good. Very appreciative for the pressure washing of the breezeways and walkways . I love to know the upkeep of our community is a priority. Time will tell if The Brooke remains a home for my family and I.
Beautiful apartments and great staff!Thanks to them for making our stay there absolutely fantastic. the apartment itself is brand new and modern. I am the first tenant. I like that each unit has its own laundry room. In addition the complex offers nice amenities. The apartment gym has enough machines and free weights to get a decent workout in. The pool is upscale provides residents with a relaxing place to spend the weekendAll our concerns/requests were addressed in a very timely manner.Highly recommended!.
I’ve been living in this apartment complex for about 7 years I decided to stay for another year but wanted to move into a different unit. Ciara was as usual amazing and found a unit right on my floor and Stacy(APM) was extremely helpful and awesome in facilitating this move during the holidays. She was extremely accommodating, understanding and patient and for that I want to thank you! Love my new place : )
1 star. Outlining my reasons below. It shocks me other people have been pleased with the responsiveness and action taken by the new management. Their only priority seems to be keeping the leaves blown and the weeds whacked.1.) Security: For the past 3 months, security in the back of this complex has deteriorated rapidly. People consistently slip through the gates in the back. As I type this, the exit gate has malfunctioned once again, allowing anybody and everybody to come on into the facility! This is a problem. People do this and then loiter around the facility, drinking, smoking, and leering at residents. When confronted, management will say crime has no zip code and well fix it soon. Its been weeks. And when it is fixed, its only a matter of time before another is broken or open for weeks on end.2.) Security, continued: There is no 24/7, reliable security at this complex, especially if you live in the back. The back of this complex AGAIN is unsafe, and consistently infiltrated. Recently, the Brooke even appeared on the news in an ongoing case of serial assaults occurring in and around the complex. We had 24/7 security while it happened, which I appreciated. But as soon as an arrest was made, we lost security staying at the back, and gates were quickly allowed to go unnoticed when broken. Even without such recent crime, youd think better security would be a no-brainer for a higher end complex right next to I85.3.) After the assaults occurred, we received a letter from management. The letter had zero empathy or thought put into it, and once I found out that the letter was referring to a victim of sexual assault, I was simply astounded. Its 2020. And this management is still using phrases like not having taken the right precautions.4.) Lighting: The lights in and near the back building (namely building 8) have not worked for almost a year. They are either out, flickering, or using a bulb that doesnt light up the area properly. This is unsafe, and also incredibly inconvenient for those of us that have any intention of outside activity at night. Its not just that there is faulty lighting, there is also a conspicuous LACK of lighting everywhere on this property. When asked about this, management simply told me the lighting was out to bid to contractors. So how can I take that other than it is not a priority? There sure doesnt seem to be a bid process for the continual yard work conducted around the property. Its almost like visitors dont see the lights because its during the day, so its less important to management.5.) Trash: Its continually piling up near the compactors, outside buildings; litter is everywhere and piling up near our homes. The litter often comes from people passing through that dont live here (again, isnt that awesome?) We are charged a trash fee every month, whether you like it or not. The results we get for that required payment dont really fit the bill. This past weekend, for example, trash was failed to be picked up, so it sat and festered in the hallway for 3 days.Because of these reasons, I wouldnt recommend this property to anyone. I dont even have to deal with roaches, but they do seem to be everywhere once you visit the lower floors!Update: I was able to break my lease, thank god. This place is a legitimate nightmare, do NOT move here unless you want to be jerked around by management while overpaying for an unsafe complex. Just look at the replies on these reviews. They ONLY address positive ones, and have given up addressing all the problems presented in negative reviews. What does that tell you?
I remember what this place was like under the former management, it was incredible! Their team would always put the resident first, and jump over mountains to meet your needs! However… Under the new management this is been the worst living situation I’ve ever had. They make no rules that help the resident, they never seek to make life easier for the resident. They only care about themselves and never put the focus on the resident. If you were looking for a place to live that will keep you in mind and place you first, Don’t let it be this one! The Motel 6 might be a better recommendation
Update to the Sept 2019 5 star review: We are still just as happy today as we were then. I have read other reviews and am not sure if they are trying to stir the pot or if they really have some of the issues mentioned... we have had NONE. My daughter and I are so grateful to have found this complex.. it is convenient to everything we do even going downtown. While some complain about paying for the valet trash pick up, I see it as a great way to manage irresponsible renters from leaving trash everywhere which attracts rodents - no thanks. Many thanks to The Brooke for a great 18 months... look forward to the next 12!Moved in a week ago... so far so good! The lease process was very simple, we had to change our move in date by a couple days... it was no big deal, they were very accommodating, and the staff is so incredibly friendly and helpful. I followed the complex on Instagram several months before the move... I love how engaging they seem to be with the residents. I would say its the residents loss if they dont participate in the various, fun events the office hosts. LOL! Many thanks to The Brooke for being so welcoming!
Juwan has been nothing short of amazing. The community itself is ok but the managing staff was horrible. Juwan has been able to completely turn my thoughts around about this place. If he stays I’m sure everything else will also turn around and then I would mind the increase in rent. Having a professional managing is what’s NEEDED for this place and that gas started with Juwan.
Please DO NOT move here! I moved into one of their apartments with my young child and realized quickly that the leasing agents and management is untrustworthy and do not care about their residents. From day one, we noticed our apartment had mold issues that was poorly covered up along with coach roaches. On our move-in date the apartment had not been cleaned and thankfully someone came but it was 2-3 days after we had moved all of our stuff in so it was pointless since there were boxes and stuff everywhere. Thankful we were able to move out of this awful place. I dont usually write reviews but I have to warn others. Please DO NOT move here. Every place will have its issues but if a place will let you move into a moldy apartment with a young child then you must question their integrity and care for other human beings.
The Brooke Apartments has been nothing but great for my lady I. We get tons of compliments from all our friends and family when they visit. The location is very convenient to get to the city and I-285. The interior finishes are very modern and Its a great transition for us before buying a home. Management is always helpful when needed, especially Stacy and Ciara. I highly recommend working with the two of them, and living here.
Staff is always very friendly and extremely helpful. Julie has been extremely helpful and very pleasant to work with. She goes above and beyond to fill your request. No issue is too big or too small for any of the staff to handle. The property is very well kept, which is very important to me. Anytime I need something taken care of it is resolved in a timely manner (24 hours or sooner). I feel safe living here and love the convenient location.
Although I have only been living here for a couple of months now, my experience has been really positive so far. I don’t require much, but based on the quality of customer service of most neighborhoods nowadays, the Brooke was by far a better choice. The agent who engaged me the most was Ciara. Her personality is extremely welcoming and familial, but still so professional; In all honesty, the agent and the quality of what I saw, plus price, was what sold me on this place. I had been to “more luxurious” places, but the energy and personality of the agents didn’t match. I look at how current residents are treated and the body language of staff when they engage them. It was all right here and I just have to say keep up the great work! It really shows.
I have been a resident for 10 months now and I have enjoyed living at the Brooke. The staff have been great. Ciara and the team are always friendly, professional and ever ready to address any concerns. Location is convenient anywhere you need to get to. The grounds are kept well. Would highly recommend renting.
I am just in my 4th day as a resident at The Brooke. And I can tell you from my first call with Ciara, one of the leasing associates, until after my move in day, it has been a complete pleasure dealing with the staff and management team at this apartment complex.I was able to get a tour of apartments on a couple of different occasions with a quick call ahead to the Leasing Office. I was mainly assisted by Ciara, but Brian and Tia were very eager to assist when she was not available. The assistant manager of the property, Stacy, has been very responsive and courteous with all of my questions as a new resident. Along with the service staff, Christian and Deangelo, everyone here has been so accommodating of me on my first few days at The Brooke taking out some of the stress of relocation.The entire process of touring, application and then completing the lease requirements was quite clear and handled via email and online. It just doesnt get any easier than this from a renters perspective.Keep up the great work!
All great things must come to an end, or so I’ve heard. I’ve only been able to stay for one year, but what an amazing year it has been. Location is good, apartment size was great and very modern as well, but the main reason for my pleasant 12 months has to by far be the customer service by the staff. In particular Ciara B moved me in and took exceptional care of me throughout my entire stay here and I would highly recommend to anyone.Keep up the great work!!
I was super excited to possibly make this my home. I simply wanted to schedule a tour (virtually) to see which floor plan i wanted to choose. I am not in Atlanta at the moment so I can’t just pull up to ask questions I have so I tried calling. DONT BOTHER! A robot answers, and you’ll never get a call back. These apartments make the moving process so hard because they won’t even answer their phones. I even tried texting the number they have on their website they tell you to text. I even tried emailing.. NOTHING! Thanks for nothing guys :)
I recommend living at The Brooke. They have the best staff - everyone is so friendly and professional. The newly renovated apartments and the staff in the leasing office is second to none. Ciara, a staff member in the front office, has gone out of her way to help me with my transfer of apartments. Also, the maintenance staff are always quick to respond to your requests. I really enjoy living at The Brooke, and I think you will, too.
This has by far been my best EVER place to live in. It’s not even about how great the living condition is for me, but more of the fact that the people at the leasing office are unbelievably awesome. I’ve never felt more like home anywhere else.Stacy is full of life... very pleasant and warm... The moment I got to meet Stacy, it had always felt personal.Tia is just awesome too and very ready to jump in and help with whatever you need.Ciara has got to be the most cheerful person you’d ever meet in your life. I can’t Phantom anyone who’s smile can just brighten your mood instantly all the time!They are a great team and these 3 put together is just too much awesomeness under one roof! I really appreciate my time here at the Brooke; I wish I could stay longer because of this hospitable people. All my love to their hard work... All of the staff are amazing! Julie did our final walk through before we started renting, and we were sold. The maintenance staff are very attentive and so personable. I love the campus and feel very safe. Every time you walk into the office, the staff are ready to help.
If I could give more stars to this place I would. I have been living at the Brooke for two years now and I have only good things to talk about this place. The community is very well maintained, maintenance orders are completed within a day or two if not hours! Everyone that works here (maintenance guys or girls at the office) is awesome. They are all very professional and nice. I never had a problem with this place. Valet trash can be improved but other than that this apartment complex is really really good.
I have been living at The Brooke for 2 months now. So far I have enjoyed living here.The apartment is spacious and the amenities are great! Location is perfect! The only negative are the disrespectful neighbors. The floors are way too thin. I hear music playing extremely loud and people stomping above me at 2am almost every night. I just want a good nights sleep!
I usually don’t leave reviews but I had to with the service I have been provided with at The Brooke Apartments! Kytia Freeman is the sweetest, most helpful, and courteous leasing agent I have ever met, she is always easy to reach and responds to my emails very quickly. When moving in she made sure I understood everything, helped me through the application process and made sure I was completely happy with my unit! She made this a very easy transition and alleviated all my stress! Ciara is also heaven sent❤️ I definitely recommend living at The Brooke Apartments!!!
I normally rent houses but Kytia was great and made my move in very easy. Any questions I had to answered and communication is huge for me and she kept me in loop with everything. I really appreciate Kytia. Everyone in the office is very friendly and prior to moving I spoke with Rica and she actually went to the apartment number I have moved into and verified that it was a secluded area with no noise and that’s exactly what I got. I love this apartment and so glad that I applied here and can call The Brooke home!
Julie was amazing ! I literally came to the complex just to check it out. I instantly fell in love. I applied right away! Julie was very kind, I couldnt have asked to work with anybody better. Her communication was great, she informed be with all the benefits of living in this community. So far loving my new place! No complaints.
I really enjoyed living here. The staff was always friendly and efficient! The business center always had supplies and the gym was well kept. My only issue was that the floor was thin. I could always hear my neighbors walking, even in my sleep, and it was extremely irritating! I also didn’t like how there was not a ceiling fan in the bedroom, only in the living room
Beautiful units + inconsiderate neighbors = unlivable circumstances.Its a hollow offer that gets you on the photographs. Youll have to endure the base of your neighbors music blasting through the walls at all times of day and lat into the night if you choose to live here.Unfortunately absolutely zero effort from staff to address the noise pollution issues.
The move-in process and apartment itself are amazing! The staff is excellent to work with, and the amenities are great. Were just hoping theyll consider bringing back some fitness classes like yoga, pilates, or cardio etc. The apartment is nice, and the maintenance staff was efficient to correct anything that needed fixing. We just moved in for the year and are very happy at The Brooke :o)
If it was possible to give zero stars I would. My experience with The Brooke has been frustrating to say the least. I applied for an apartment online in July 2018 after touring the complex. I was instantly approved with no issues. Later, I was contacted by The Brooke because the apartment I had applied for was not available. I was told the apartment was scheduled to be renovated and would not be ready for the date I needed to move-in by. They said they would refund my application fee. They informed me the process would take approx. 3 weeks and I should receive it by the end of August 2018. Today is December 27, 2018 and I still have NOT received my refund. I’ve called every two weeks since September to check on the status of my refund and my diligence has not seemed to helped I. The least. Last time I called, they told me the system has my claim listed as PAID, which is impossible because I’m supposed to pick it up from their leasing office in person. I rarely receive a call back when I call and I feel like I’m always given a different answer when I call to ask about my refund. I WOULD NOT RECOMMEND THIS PLACE.
Horrible horrible management and place to stay can’t wait until our lease it up! Been here 4 years and it gets worse every year! They have probably changed management over three times since I’ve been here “check records for details”.Problem #1 Place work orders that takes them days to get to you, with no kind of response on when they will be able to fix the problems. 9 times out of 10 you have to place the same work out two maybe three times before they actually come to your unit.Problem #2 When the new leasing agent took over a few months ago, me and my roomie got an email saying we needed to renew our lease, which was strange being we renewed our lease in July here it is September and you’re asking us to re sign a lease because you can’t find what happened with our pervious lease, strange being me and my roomie was able to pull up the lease we signed in July by email. After sending them the copies/forwarding them the lease showing we had already signed it we were told they still couldn’t find it in their system even with us forwarding them the email and lease, therefore we still had to resign a “new lease”. This made no sense to me being we are showing you the signed lease, why not just make a copy of the lease we are showing you from off our portal “their system, that they just so happened to not be able to find” how is it we could access it off our portal which is their portal but they can’t?Problem #3 Walking to your car in the morning and having a huge orange sticker on the window stating if your car don’t have a current tag on it but such and such date your car would be towed. Now mind you this car is a 2019 why would I not have a current tag? Here’s the gag it had a current sticker on the tag but was stolen off my car in the parking deck, when I reported it to the office and asked them to check the cameras I was told that the cameras were currently not working. Talk about false advertisement, at that point I knew that meant no cameras on the property worked which is a huge concern for my safety. So let’s be honest if you wanted to steal/break into cars this would be the perfect place. After receiving the orange sticker on my car I did call the front office 6-7 times in a row “will post screenshot of my call log below” being I was so heated but no answer! I ended up leaving a voicemail which was return with a response through email and not over phone, how unprofessional. Brian stated in the email due to it being stolen they would “push” the towing of my car back two weeks giving me enough time to get another sticker “like we’re not going through a global pandemic and trying to get anything from the state right now is dang near impossible”. How is there not a note in my file about me reporting my tag? The part that probably irritated me the most is that we have over three cars sitting in this same parking deck “will post pics below” same level that my car is on with flat tires, broken windows, and dust build up “have not move in months” but those cars are still sitting there with no kind of sticker about towing, how is my question? How do you pass three broke down cars on the same row to place a sticker on a damn near brand new car?Problem #4 This is the icing on the cake that made me sit here at 1:11am to even write this review. I get a message from my roommate stating the office will no longer be taking money orders for rent, that you have to go into the portal “the same portal that they couldn’t retrieve our lease on” to make the rent payment. How are you going to tell ppl how to pay their rent? What happens for people with no debit card or bank account how are they to pay their rent? On top of that I pay my half of the rent every 2 weeks as my roommate likes to wait, now how am I suppose to pay my half early like I’ve been doing for the last 4 years if the rent amount is never posted on the portal until the 26th of each month? On top of that our rent has increased by $20 every month “will also post pictures of rent showing increase” Like what is really going on with this place?DO NOT MOVE HERE!!

Brian Francisco is amazing, he helped get me into to the a nice and roomy apartment and any time I needed help with anything it was done as soon as I asked for it. I really like it over here and most likely I will renew my lease for next year.
I have been living at the brook for a short time, almost a full month. I had one hiccup that was out of the rental offices control. But Brian has been a great help and very responsive is I have questions. I travel often and They made the move in so easy and problematic. Its very Quiet in the building I am in. I moved from a sister community and as of now I am happy with the transfer. Thank you
I went to The Brooke to find me a 2 bedroom apartment. Julie was very helpful from the moment I walked in - very personable and knowledgeable of their offerings. This was a breath of fresh air compared to some of their competitors in the area. Not sure I will move there in 3 months but just wanted to share my experience.
Mangement has definately dropped the ball with this place. Ive been putting in multiple work orders and no response for over a month and management never informed me that the previous maintenance guy that checked out the emergency key for our apartment had never checked it back in so we had somebody who previously worked here who still had access to our apartment compromising our safety. Instead of Management informing us about needing a copy of our key they send the maintenance guy to copy it making it super suspicious because Im not about to hand over my key to someone I dont know to make a copy to the key of my aparment. The maintenance guy said hes not going to do the work orders unless I GIVE HIM MY KEY. Poor communication from the apartment management team. This could have been prevented a whole debacle had my partner who used to work in property management had not intervened. They ended up having to rekey my lock and give us a new pair of keys. As you can see from all of the complaints since the company switch things have gone completely downhill here. PLEASE DO NOT MOVE HERE.
I cant give this apartment a single star.Those who want to move here should think it over once more.The level of people living in this apartment is too low.Dogs that have been walking around the apartment are all over with poop.The apartment was remodeled because it was old, but the inside was The sound of music, TV, and noise from next door is so terrible. And he who lives on the floor, not on the top floor, will not be able to sleep peacefully through the sound of footsteps all night. He sent a warning message to the main office, but has not taken any action. That is how ignorant the neighbors are.It takes several days to break something and ask for it to be fixed.If the apartment corridor is not cleaned properly and the garbage can is violated, the fine will be charged immediately.Also, there are so many bugs such as spiders and cockroaches that they asked for pest control, and its hard to tell. Ive never seen a heater filter change in living here. If not requested, the pest control is also not done regularly.This is the first time in my life that Ive ever had such an apartment.Its the worst.
Weve been living here for 2 years now and just renewed for the 3rd. Weve seen a lot of change, with a few small problems here and there, but it has mostly been for the better! We definitely love our community and the service the staff provides! We would especially like to thank Leasing Manager, Julie Snodgrass! Julie has been nothing short of AMAZING and she is very hands on! Julie was able to help realize why The Brooke continues to be the residence for us! Julie has helped us upgrade from a 1 bed to a 2 bed reno, which we absolutely love! Julie did a great in meeting all are needs and even a few wants! Thanks so much Julie!
Been here a month and a half, its very nice and the apartments are very very spacious with high ceilings. I have a first floor apartment with wooden floors. I always get compliments on how nice it is. Neighbors are super quiet and the whole neighborhood is quiet with the occasional rude person who comes in at 2am with their music thumping -_-. Only complaint is that Its going on two months and my name still isnt in the call box which is a pain to always have to walk to let my guest in, I have contacted the leasing office already about this. Hopefully it gets resolved soon. Other than that its a great place to live. Close to Atlanta without the exorbitant Atlanta apartment prices.
Ive been in the apartment for 7 months now and cant wait to move out. 1st off there is a bug issue in this place. Ive seen roaches, spiders, and nats all the time. Rent is 1,600 a month and im not sure why. When my lease is up im moving in a house thank goodness. The matience staff alone will make u upset. You put in a Matience request and can wait up to a week for them to come. There was a time my water was not running hot and it took them 8 hrs to come out. The hallway smells like weed and people leave the valet trash out all the time causing the bug issue I believe. My apt is old but they through some stainless steel appliances and fake wood floors to make it look okay. Not worth the high rent in my opinion.
Nothing but wonderful things to say about the staff at The Brooke. The staff is very professional and knowledgeable! Wendy has the best resident events and is very welcoming. I always go to her for any issues and shes always prompt to respond!! Ciara has the most welcoming smile and Tia and Julie know who I am when I walk through the door! I love living at The Brooke and dont plan on leaving anytime soon!!!
This place is amazing! Tia and Julie have been very helpful in the entire process. Apartment hunting in Atlanta has not been easy and once I found this apartment community I had my mind set. The units are beautiful and the property itself is clean and well maintained. If you were thinking about moving here give it a shot and go in ask questions, look around you will be glad!
Hi this is Robert Stone I recently applied for a apartment at The Brooke I can say the staff are Great! people. Everyone has been helpful and the apartments are clean, looks great, and is a good location to live. I really feel happy and safe in the community there. As for now im still waiting to get APPROVED but I know the staff and management will do there best to get me in. As for the owner Great job keep up the good work GOD BLESS!
When I rented the apartment back in 2016, the place was clean and safe. It no longer is. The vermin and new crop of unsavory tenants make this place very unpleasant. The gate to keep no residents out is often broken and they charge different rents for the same apartments. I gave them notice of my plan to leave and they charged me $593.14 for things like apartment cleaning ANd carpet cleaning plus a pro rated rental fee even though I gave proper notice. My conversations with Stacy and Wendy fell on deaf ears. Since I no longer live in Atlanta, I was unable to take them to court to dispute the charges. Do yourself a favor and stay away!!!
I decided to stay here almost single-handedly because of Stacy. She has one of those smiles that lights up an entire room. She is always willing to help and go the extra mile. She is one of the nicest people I have ever met. No matter how deep in paper work she is buried, she is always willing to help with a smile, and that says a lot about a person. I am thankful I stay here with someone like her in the front office.
I had great hopes of being at this apartment longer term; however, I will be moving out at the end of my current lease. I had an incident where someone’s dog pooped in front of my apartment door on my mat. The poop was cleaned up the next morning after sending an email, but the management team as yet to reimburse me the $15 I would need to get a replacement mat. I have gone to the office several times to ask that his be done and 4-5 months later I have not been reimbursed. The incident was very discomforting but the lack of response to remedy the situation made the matter worse.
My girlfriend and I had a great initial experience walking through and looking at the location. Tia was extremely helpful and knowledgeable, she even let us know about the different move in specials going on.During the final walkthrough before moving in, we were able to go through and notify them of any issues (all minor thankfully) with the apartment. They rectified everything within 48 hours!The amenities are pretty good, 3 pools, multiple workout rooms, 2 laundry rooms, an office area. All the patios are fenced in which is a plus. There is also a publix just next door in a shopping center. Less than 5 minutes from a movie theater, and 10 minutes from northlake mall (without traffic).Weve only been here about 8 days at the time of this writing, so I will revisit and update later.
Stacy Mitchell, Assistant Manager of The Brooke Apartments, is an incredible representation of excellence in residential care. She radiates a permanent a glow of positivity and is always eager to solve any and every complication that one may have. There has never been an issue too trivial or complex that Stacy has not been able to rectify in an extremely expedient manner. She is a genuine lover of the residents, and takes great strides to ensure that EVERYONE is happy with all property related issues. We all appreciate her so much! She rocks, BIG TIME!
For the most part I have had a pleasant stay with the The Brooke. I came in at the very end of the Amli (like two days prior to the switch) and no notice was given by the young lady that I was working with from Amli. On the first day I toured the property and took home the information and the next day I came back with my admin/app fee and deposit. So like any normal person that has to be out of their old apartment in a week, I completely panicked when I called the next day to get the status of my application and was told the property was no longer the Amli! The Brooke couldnt find my reservation, or any information that I left with the rep from Amli. They told me that all the accounts were still downloading into the new system and may take a day or two. But thank God a gentlemen by the name of Isaiah, who worked for The Brooke at the time assured me that he would find my information and work as diligently as he could to get me processed, approved and set up with keys before I had to be out of my old place. Not only did Isaiah find my reservation, admin/app fee and deposit money orders but got me processed and approved within two days! I picked up my keys on a Thursday and moved in that Friday. The best part about the transition was because I had the reservation that the young lady from Amli printed out for me, they honored the apartment rental fee she quoted including the deposit amount.I have been with The Brooke going on 2 years now and the only reason I will not be renewing my lease is because Im relocating out of the state in a couple of months. If not, I wouldnt hesitate to renew. Im on the second phase side and my apartment is spacious (1bd/1ba) and my appliances are new. My only gripe would be I dont have a balcony storage closest. And of course there are bugs outside on the stairs and breezeways... its outside! And yes a time or two they may get indoors. As far as the other reviews about an infestation of rodents or insects, maybe I am one of the lucky ones that hasnt had to deal with that and also the fact that I am on the third floor. For the most part maintenance has been on point with their response times and any time I call the office they have been helpful. Although sometimes the breezeways are a little dingy and people like to throw their trash on the floor, every morning when I leave for work I see a young man walking around the property and the parking deck picking up trash. So they are trying to keep up the property. And it may not happen every month, but someone does come out to the 8 building and sweep and mop the breezeways on each floor. They cant help theres grown people and their guests on the property that act like they cant find a trash can to throw things away or pick up after their tiny dogs after they relieve themselves on the breezeway floor. I did have to report someone on my floor for that, but within the hour someone was out to pick up the mess.I believe for the price I pay, it is aligned with the convenience of the interstates, and being on the cusp of Brookhaven. I mean you are less than 6 minutes from Buckhead and 12 minutes from the heart of downtown. All in all you are paying for location and convenience.
I cannot BELIEVE how great the service was here at The Brooke! Breona and Tia worked diligently to ensure that I was moved in THAT day. The effort goes a long way. I do not plan on leaving the community. They were very welcoming and the homes are absolutely amazing. They really spoil their residents. One would be out of their MINDS to bypass this place. Beautiful. The process was done quickly, without any speed bumps. I appreciate Tia for staying after hours to help me. I also appreciate the security who spying on me moving in lol. He was doing his job, so I know that I will be safe out here. I love it! Thanks for everything.
Ive been living here for the past 4 years when it was still Amli when the service was subpar, but since the new management have taken over under The Brooke their service has been great. Especially Stacy and Julie are very helpful and knowledgeable. They always welcome me with a smile & welcome my pup with a treat. They also go the extra mile in helping me with my problems. Their whole staff is amazing.
We moved here a week back and I must say it has been hasslefree. The Leasing staff is just amazing. Any issues is addressed within minutes. Spl kudos to Ciara, she has been absolutely wonderful managing any small issue. Highly highly recommended. Apartments are newly renovated.
If you are looking for a decent apartment in a prime location, The Brooke Apartment is great place to rent. I was greeted when I walked in and was helped by a very kind staff member, Sergena. She was very enthusiastic and knowledgable about the property. She was very up front about the rates and amenities. I will definitely consider renting from this place!
We lived here for almost 4 years and did not have any bad experience. Everybody is nice and friendly. We were lucky to have a very nice pool view. The best thing is about this place is the location. You are very close to high way but do not hear any noise from the high way and you can walk to publix in 3-4 mins.
This apartment complex was so amazing. My boyfriend and I just moved to Florida and we were sad to leave. The interior is nice, extremely clean. We were on the 4th floor of our building and we had nice vaulted ceilings with a huge balcony. The community is kept very clean and it is quiet. It is a very secure community. Publix is close and it is right near 85, so it is very convenient for commutes. Only a 10 minute drive to just about anywhere you would want to go to (midtown, buckhead, etc.). I really never had any issues here and was never bothered by anyone. Maintenance and leasing office staff are very friendly. I can only hope to find another place like this.
EDIT: This update is after the property replied indicating that, despite all previous evidence, I was to expect they would get better over the next 30 days. Today I was sent two emails from the rent payment client they use both confirming payment. I thought to myself surely, surely they arent charging my card with the rent plus exorbitant electronic service fee twice in a row without any interference from me at all. Well folks, Im sure you see where this is going. How much of a mess can this location possibly even become?ORIGINAL: Beware of the overall good google rating, as most of the good reviews are old and for the previous management, AMLI. Sort reviews by most recent. (Average user rating, past 4 months: 2.14)The property is currently run by Lyon living after a recent change-over. As many of the previous reviews highlight, this change has been nothing short of a disaster. New management has had more issues with payment, overcharging, not notifying residents about issues, taking exorbitant amounts of time to respond to residents problems, etc. I currently live here and was initially willing to give them a few months to iron out all the issues but even today there were disasters with tons of people being charged in the middle of the month as an addendum to the last months rent for utilities. They openly admit it was their fault, but asked us to pay up in 3 days (there was no auto-notification for the charge) Completely disorganized!One of the previous reviews mentions a poor facilities management or service request response. I have had pretty good interactions with requesting work orders actually, and the grounds and repair crews are actually super friendly and efficient. They are the only aspect of this location which is on top of their stuff.Location is okay, although we are sandwiched between 85 and Shallowford road which are both busy well into the night, so unless you have an interior unit you are likely to hear a lot of car noise.Their fitness rooms are, as people have already indicated, very small and poorly stocked. The previous location I was at, I paid nearly 20% less than I do here, but their gym was several times the size of The Brookes two fitness rooms. I just dont understand how the Brooke can continue to compete with other locations given how overpriced they are. I would gladly pay this rent if I didnt have to regularly deal with issues arising from mistakes made by the management. Clearly Im not the only one dealing with their ineptitudes, and there is no indication that their performance will get any better (Ive been having issues more frequently, if anything).Lyon honestly just doesnt care about you as a resident. Given the negative reviews popping up here and on other sites they will probably have a big turnover this year as people who were satisfied with AMLI (would recommend any of their locations, they were great!) jump ship. That means tons of new residents, which is obviously going to be a big problem for Lyon to manage because literally everything is a big problem for Lyon to manage. I dont know for sure that Ill be moving yet, but I have absolutely no desire to live in this complex in its current state of management, and given how many of the mistakes theyll blame back on corporate, I wouldnt look at any other properties owned by Lyon. They are trouble!
Save yourself the frustration and find another complex to live in. There are plenty with comparable prices off Briarcliff, Clairmont, N Druid Hills, etc.This apartment was originally owned by Amli, and was a fantastic place to live. Several months ago I came home from work and there were notices posted on our doors that the management had switched to Lyon Living effective immediately. Ever since then, living here has truly been a nightmare. In complete honesty, I would never refer another person to live here even with the $500 referral bonus.The only reason I am giving this place 1 star is that the property manager, Caleb, truly tries to be helpful and has actually been able to assist me on rare occasion, however it appears that the majority of the difficulty I have here may be stemming from an unorganized higher level management.There are a very large number of what I would consider to be less important property annoyances i.e. they dont clean as much, trash piles up and begins to look like the county dump, etc. But the most inconvenient change has been that I have been unable to receive mail since this switch. The Brooke maintains their claim that they would have no impact on the USPS delivery to this same address, but I was receiving mail on a regular basis to my current apartment while this was an Amli, and have also had to go through the nightmare of dealing with USPS only for them to tell me that they did have my correct information.There are also issues and confusion surrounding my contact information and ability to pay rent that are an ongoing problem despite the fact that Ive VERY persistently tried to resolve and its just not worth this amount of effort. You should be able to pay your rent without being on site to drop off a check. I would say you should be able to trust the leasing staff assist you with problems as major as needing crucial information to pay rent on time, but even the main office (and not the satellite answering service) is unable to provide a response other than Can I take a message? I am fine with leaving messages if they are returned promptly (one business day) but that has not once, ever happened. Not once.Im done being outraged at this point, just looking for a way to get out of here ASAP.
I have been a resident here for almost 3 years. Maintenance responds in a timely manner, the office staff is friendly and accommodating, and the complex does social events from time to time if your into that as well. No complex is perfect I generally have not had any major complaints.
When it rains, the electricity goes out.There are a lot of dogs in the apartment and it is dirty.Sound is poor enough to hear the sound of the dog running around.Even at dawn, the dog was running too far and informed the office, but there is no change.All around the apartment, dogs are pooping and peeing.I have never seen an apartment that does not change air conditioner filters like this.
Probably should take a lot of the recent 5 star ratings with a grain of salt. The apartment complex recently decided to have a contest where if you left a 5 star rating during that time, you could win prizes. I don’t know.....seems kind of, like cheating? Nice way to try to bolster up the ratings on here but this apartment complex still has gone downhill. Don’t bother moving here
Ive lived here for a week now. I do not have any serious complaints thus far. It is a very nice community and the residents are nice and very quiet. I live in building 8 which is adjacent to I-85. I can hear the traffic in my bedroom but it does not keep me up at night. That being said, I am closest to the back entrance to Publix. The rent may be a little high but the apartments are very classy. I like that every floor has there own gym and laundry mat for convenience.
DO NOT live here !! My apartment got broken into and lyon living Corporate and property management are not trying to Anything to accommodate me. As im talking to the lady from corporate she mentioned that they get break ins all the time and the reason why they cant do much to help is because they have to be fair to the other residents thats been in the same position as me. All I asked is to either be let out of my lease OR move to a elevated unit so i feel more secure. They said i can break my lease but i have to give a 60 day notice and pay $2,000. How is that making me feel safe?? If i go there then I still have to live in fear for 60 days. They are supposed have 24security but ive never seen them, ive been there for 6 months. Yes gated but the leasing office leaves the gate open from 8am - 6pm. So anyone who wants to break into your apartment, they has access. Im am so Terrified to go to my apartment i haven’t been there 6 days!!! I pay wayy too much money for me to be scared to go to my own home.
Stacy and Sierra are the best. They went out of their way to help me with rental issues even when it was time for them to leave. I really appreciate their great services and customer skills. I loved AMLI, but they recently changed management to The Brooke. The recent reviews are accurate. AMLI did not give any notice about management change, and it has been an awkward transition. New management has made an effort to offer free fitness classes but that does not negate the issues I have had with them since the change. The new online system is not designed very well nor is it reliable. Given the recent credit to everyone s account, I would not recommend relying on that system to figure out your balance each month.They sent my roommate and I the full months rent bill for April when our last day was April 25th. We had to call them to prorate the bill. They also then proceeded to send us a bill for the month of May when we already informed them two months ago that we were not renewing our lease. Additionally, AMLI office hours included Sundays while The Brooke is closed all day, so if you are looking to see an apartment on the weekend, be mindful of their hours. Lastly, maintenance with The Brooke versus AMLI is somewhat different. AMLIs was indeed quick and responsive to your work request within 24hrs during the week and helped as quickly as possible on the weekend.The Brookes maintenance crew was interesting to deal with recently. Last week, the apartment above me sink was broken, so water started to leak from my kitchen ceiling (mind you around 11pm on a saturday). I called The Brooke number, and I will say someone actually responded to my call. They even got in touch with the property manager who put in an order to have my issue handled. My issue was with the actual maintenance guy. He called me 30-40min later and asked if my issue was actually a big deal, and I replied promptly that it was. He did not show up until 45min later, and when he did, he was shocked to see how much water was flowing from my ceiling from the upstairs apt as if my story was not initially believable. He managed to clean up the apt above me, but then my fire alarm went off near my bathroom. During this time, I was in the process of moving out, so he asked if I had a chair for him to stand on to fix the alarm. I replied no, so he climbed my door to get to the fire alarm and broke the hinges. So, by now, it is about 1:30am and the maintenance guy is in and out my apt to fix my door and make sure the mess upstairs is cleaned up. He fixed my door, but told me that he would come back on Monday to make sure everything was cleaned up. So I called the leasing office on Monday to inform them of the request in addition to putting a separate work in of my own. The maintenance guy never came back. I moved out on April 25 with a ceiling covered in water stains and a big grey bin left by maintenance.

Solid location and decent apartments. New management company raised the apartment rates which was pretty disappointing. AMLI had rates that I believed to be fair for the area but now rates are just as high as places closer to Buckhead. Pool is typically empty. Gym is ok with a few treadmills and weights. Covered parking and plenty of room to walk pets. No issues with roaches or pests. Residents are quiet. All in all a good place to live but maybe not worth the new rates.
Looks like my previous review was flagged. Pretty interesting. This apt complex is 1 star, and like one of the more recent review says, ignore the influx of recent 5 star reviews. They held a contest asking people to leave 5 star reviews on Google at a chance to win a prize. Basically manipulating and trying to raise the rating of this apartment complex in an attempt to make it look better. I got this in my email to confirm this (see pictures below). Again I ask this complex like I asked previously, how are you towing resident’s cars for “minor offenses” during a pandemic while simultaneously saying we are with you during these difficult times?
Ive been living here for about a year and it recently changed management AMLI-->Lyon Living. The change has been kind of awkward for this management. The management is focusing on offering all these weird events and community things (I guess to make it seem more luxury or like it has more amenities). Meanwhile it took them more than a week and I had to contact them again asking if anyone was going to respond to my message about my rent being taken out of my account twice. It took them a while to change over to a new resident portal and now the new rent payment system they use charges you a bunch of extra money so your rent is actually more per month than quoted. The resident portal is also separate from the rent payment portal which seems rather silly and overcomplicated. Lastly, I submitted a service request about a wasps nest on my deck and it has been 9 days. No response at all. I think this place has a great location and some awesome facilities (if we arent counting the outdated and poorly supplied gym which is the size of a matchbox) but...tl;dr: Management cares more about appearances than actually taking care of the basic needs of their residents.
To start my five start review is explained in the 2nd paragraph not based on my overall experience....At first my experience with The Brooke was less than desirable. I experienced headache after headache and really disliked my living situation but was appreciative and did my best to remain grateful for having a roof over my head.That said, in due time my experience was turned around 180* by the staff in the leasing office. Stacy, Ciara, Tia, and Julie turned out to be the women Dream Team... They were diligent in follow-up and took all measures in the scope of their ability to right all things that went wrong. Although Ive moved, due to a location preference AND NOT THE LIVING SITUATION... Id give these girls 10 stars for their efforts. Thanks so much for ALL you did for me ladies!-Diddy (insider ha!)
We have been living at the property since 2009 (7 years), when it was Amli at North Briarcliff. Since the change in management, we have noticed a drastic decrease in property maintenance and overall cleanliness. The hallways, which used to be cleaned regularly, have not been cleaned since the ownership change. Additionally, we have a rodent problem! There are roaches running wild in the hallways and parking deck.We are up for lease renewal and are very leery about renewing per the decrease of the community. Due to the decrease in property conditions, we explored other communities in the area and noted that the prices being charged to live at this community are expensive relative to other communities that offer much more when it comes to amenities and maintenance of overall property.Overall, we love the location of the property as it is conveniently located right along I-85 and close to I-285. Hopefully, management can get the property maintenance under control and offer better rates to existing tenants.
I have been at Amli North Briarcliff for almost a year. The community is not perfect, but 1) I like the close proximity to 85/75/285/400, 2) the grounds are well kept, 3) monthly utility amounts are reasonable 4) the units are a decent size and 5) the maintenance team is relatively quick to address any issues that arise.I was considering a lease renewal, until the people who moved above me moved in. I have always told anyone who asks about Amli that the units are quiet and it is peaceful living here - I an no longer say that! It can be the wee hours of the morning, it can be mid-day or even late at at night the people above us stomp and bang and toss and only God knows what else. There is no reprieve from the noise - it happens on a daily basis. I feel the peace and sanctity that we should have in our home is gone and now even though I dont necessarily want to move, I feel forced to.My spouse has communicated to the leasing office about what is going on. I am uncertain as to whether the staff has contacted the people who live above us, as nothing has changed.
Absolutely Amazing apartments. What was even more amazing was the phenomenal customer service and professionalism that I received from Tia, the agent that assisted me!! I also like the fact that they have a carwash onsite. You can also walk to the grocery store which Tia pointed out.
The only reason Im giving it three stars is because Im still here..... first off let me just say the first impression was great they can sell the hell out of this community. Ive only been here six months and have had numerous of problems, the rent is beyond high they are charging you what you can be paying to build a home, they have the biggest bug problem roached, spiders, Beatles ectopic and the installation walls they say they have are thin. They charge you extra for people to come pick up your trash and they dont come everyday, the staff hell they just gone be the staff and do their job which is cool I guess.The biggest thing here is rent and the cleanest I really dont think they should be charging people this type of money and you have to fight off pest just to get in your home, so really as I look at it Im only paying for the view outside my windows and the appliance.... I will not be renewing my lease
UPDATE 2:Im raising my 1 star review to 2 stars simply because the property manager, Caleb, has gone out of his way to try to resolve things for me. Unfortunately, some things are out of his hands, I suppose. I tried really hard to give them a chance, but even 2 months after my last update, my air conditioning broke down 4 more times. They replaced my defective stove but brought me a dirty one with a broken light, improperly installed burners, and broken latch for the self-cleaning. After putting in maintenance requests, they fixed the burner issue, but never fixed the light or the self cleaning feature.AMLI used to pressure wash the hallways once a month. These hallways havent been washed since they left. My neighbors have been placing trash out in the hallway (which is against lease terms) and I know the staff is aware because they have been by place several times due to many a/c failures. Theyd leave the trash out up to three days at a time and they do this regularly. Liquids tend to leak out and now have become a sticky goop with footprints of people accidentally walking into it. It also attracts bugs and bees into the hallway. Some loud, drunken group of people left throw up at the top of the stairways a month ago and I still walk around the remnants of it.Now that Im moving out, they gave me a list of items I need to do before my move that is not in my original lease. Like carpet has to be cleaned by a truck-mounted steam cleaning service and I have to clean the floor UNDER the fridge among a page long checklist. Ive never seen the floor under the fridge even upon move-in. Im going to return my unit as it was found with normal wear & tear as my lease states.ORIGINAL:Beware of good reviews. Majority are for the old property management. AMLI sold the complex to Lyon Living and changed the property name to the Brooke. There was no notice of this transition whatsoever. Unfortunately, this change has not been smooth or pleasant.MAINTENANCEMy A/C stopped working one day & the temperature went up to 80ºF w/ windows opened so I put in a request. Called them the next day to inform them that after leaving it off overnight, it came back on again. However, it still needs to be looked at since I dont want this to happen again. Took them a week later to come only to leave a note saying that its working, that they will return to change the filter. No ones returned. Recently, maintenance entered without knocking! I wasnt decently clothed. Awkward!BILLINGThe 1st bill from the new management was all wrong. Was billed one amount, but was expected to pay a higher amount. When I went to the office to ask management, they claimed they had mistakenly credited EVERYONEs bill. However, if I took the credit off, the amount they said I owed included a utility bill that was higher than usual. This was the highest amount Ive paid in the almost 3 yrs that Ive lived here. When pointed out to the manager the high rise in my utility charge for the SHORTEST month of the year, I was assured I will be credited on the next bill. No credit was ever applied. A new manager (yes, already) has taken over & didnt know anything about it.ONLINE EXPERIENCE/RESIDENTS PORTALFirst, spam emails. Expect them! Second, they have an awful website & online portal. In the past, I can place my maintenance requests or cancel them when I need to online, set up my rent payment from the same portal at no additional charge. As a web developer, I can tell you that their website/online portal is awful & not intuitive! To pay rent online, you have to go through a third party (yes, separate log-in). Last month, my balance in the portal was zero dollars so I couldnt make a payment online anyway. Theres no point.SAFETYOur gated entry is prone to being broken by those who like to tail in behind residents. It happens, but in the past, the fix was prompt. When the gate bar was broken this time, it took them over a week to fix. Theyve also decided to cut the gate arm extra short making it easier for ppl to fly in after you.
This place is pretty nice. There are a few rough spots, but more details than anything. Like the carpet was a little messed up around the edges. The counter was too small. However, the management is real cool. They are very kind and very responsive to any request, and seem to be very organized. Ive not had any problems here, and the property stays well maintained.
Stacy was very helpful and knowledgeable, she took the time to address all of our questions and concerns. Making a decision on where to live with your family is such a tough and crucial decision, Stacy showed genuine concerns and made us feel right at home and apart of the community and more importantly the family.
I moved here a year ago when the complex was under the name of Amili at North Briarcliff. I must say I actually enjoyed living here but when the new owners took over they decided to be greedy and increase my monthly rent by almost $300.00. I think they are going to lose a lot of tenants because the ridiculous increases. If youre looking for a nice place thats also affordable, keep looking.
I visited about 2 weeks ago to see the floor plan of a 1 bedroom. I spoke with Ciara Brown and had to leave my ID with her to see the unit. After finishing up the tour I left and didnt realize that she did not give me back my ID. I didnt realize until 5pm and they had already closed. I had to wait until the Monday since it was the weekend. After calling and emailing Ciara Brown I asked her if she can just mail my ID to me since I work a 9-5 job and by that time they would be closed. She said it wasnt a problem and that she would mail it to me that day. This was from August 11th, and I have not received my ID even now. I called, emailed, and left plenty of voicemails and no one had the decency to return my calls. This is the kind of people they are. Its funny because I intended on renting from them until this. I do plan on going up there for my ID in the coming week. I would prefer to avoid an argument so I do hope I can get my ID as soon as I walk in their office.
ROACHES, HOUSE CENTIPEDES, SPIDERS, and more! You wont go a day without interfacing with these creatures in your apartment throughout the entire year. Last night I walked into my ground floor apartment to find a roach hanging out on my pillow. MY PILLOW! The people in the leasing office are nice but cant really do anything about it. They recently raised the rent on my studio from 927 to 960 for a 12 month lease, and that doesnt include the water and sewage so youre looking at 1000 for roaches, centipedes, and more! Save yourself and find another spot!
Living here felt like I was on a 6 month episode of Punkd. But Ashton Kutcher never came out to tell me. FIRST, I was placed in the wrong rental unit. My wife and I requested a hardwood unit and AMLI (now the Brooke) placed us in a carpeted older unit. No accountability. The only resolution was habving them change my lease to 6 months as opposed to 12 months. And of course, THEY RAISED THE RENT when the initial issue was their fault. I didnt care, I wasnt staying longer than 6 months. The agent from AMLI actually tried to say the mixup was our fault. I quickly started to realize how negligent the management and employees were as various issues came up during my stay. Of course, issues are going to arise but thee way these people handle them is laughable. When the new management took over it was not any better. Bunch of baboons. Do not rent here.

2022-05-11Been living here since March. The staff has been so helpful in absolutely every regard. Everyone is soooo kind and goes out of their way to answer any questions or concerns that we have. Any service request my boyfriend and I have put in has been resolved within the week. We’ve had a wonderful experience and can’t wait to see what the rest of our lease holds for us. 2021-12-23I’ve been living in The Brooke going on four years now. I absolutely LOVE being a resident here.. the property is always well kept and clean, it’s quite and the location is prefect! Any time I’ve had any issues Ciara Brown always takes great care of me! She’s always smiling and she really cares about her residences to make sure we are 100% happy! I hope to continue to make more memories here for years to come!

2022-07-22At first, this complex felt like an amazing choice; close to my job, beautiful renovations, reasonable price. Then, I applied for a unit just to be approved, then have my approval taken away from me for a third party issue with my bank. I begged and pleaded with them to allow me to repay the fee with my bank card instead as I had certified funds and they not only denied me, but barred me from ever reapplying. I am devastated and exhausted as The Brooke was my first and only choice of somewhere to live when I move in September. My application fee was returned by my bank because it was flagged as suspicious by my bank at no fault to my own. At that point, they had already done the background and credit check as well as income verification which I passed with flying colors. They refused to give a thorough explanation on WHY I wouldnt be allowed to reapply and sited the Fair Housing Act even though this entire interaction felt DISCRIMINATORY. Totally unfair and disgusting that The Brooke has barred me from living here for such a trivial and COMMON occurrence that was out of my control. They showed no sympathy, compassion, or mercy to just let me pay the $250 to move forward with the unit I was approved for. Never heard or been through something like this before. I was promised Id get to speak with the manager, Lynn Mmbowe and never got to. This is absolutely ridiculous. Shame on The Brooke. Beware.

2022-05-22After waiting 30 days, I finally received a refund check for half the amount I was actually owed. Unacceptable!! Please resolve. Thanks.Update: I am still having ongoing issues with no attempts at resolving the issue at all. BEWARE OF FAKE REVIEWS!! My issue is as follows… When I applied for the apartment unit it had a rental price in the $1300’s which was within my budget at the time. AFTER applying I was told by the leasing agent that the apartment was going to be renovated and that the rental price would increase almost $200. Needless to say, this caused me to cancel my application. I was then advised that I would receive a full refund for the cost of the application and admin fee ($285 total). After waiting 30 days, I received a check with an incorrect amount of $185. I have been waiting patiently to receive my refund and this is completely unacceptable.I’ve emailed Kelsey Taylor at their corporate office three times now and still no response.

I wanted to change to a bigger unit two days before my move in and she quickly adjusted everything without any hassle. Everyone in the leasing center is so welcoming and I would recommend this community to anyone looking for a new place to call home. Remember ask for Ciara!

Gated/card community and I like that the gates close behind every vehicle, people cannot wait and drive in after someone keys themselves in bc their car will be hit with the pull down gate bar. Love that!!! The apartments have their own parking garage so you don’t have to worry about needing an umbrella or having to defrost snow off your car before heading out. I love the trash pickup so takikies don’t have the hassle of throwing trash out themselves. The apartment are very nice and stylish. Love the floor plans and the openness of the common areas.
