If I could give zero stars, I would. They advertise themselves as “luxury living” but that is far from the truth. They state that they are a gated community, well both front and back gates are always broken. If something is broken inside the apartment, the maintenance crew is incompetent and will have to come back at least three times to fix one issue. They will SCAM you out of your security deposit. Even if you give your notice of terminating the lease, they still charge you for “early termination”! What’s the point of giving 60 days notice if you’re still going to be charged for early termination?!! We were told when we moved in that if there were holes in the walls, all we had to do was patch them up, well we patched them up before our move out date. Did our final apartment inspection, was told everything was fine and we signed the paperwork, a week later we get a phone call stating there were over 100 holes in the wall- which is beyond false- and they were charging $75 for two coats of paint. I highly doubt they are buying top quality paint, given the fact that everything in the apartment is cheap! I’m telling you they WILL DO ANYTHING TO NOT GIVE YOU YOUR SECURITY DEPOSIT BACK! Another issue, when we moved in we were told there was a $250 pet deposit, which we were fine with. We were planning on getting a dog, we were excited and started buying things for the dog. They were doing one of their “inspections” and went into our apartment, noticed the items we had bought for our FUTURE dog, and ASSUMED we already had a dog and sent us a nasty letter about us needing to pay the deposit or we would be evicted, WE DIDNT EVEN HAVE THE DOG YET!! There are much nicer apartments in Athens, where staff is much nicer and won’t steal your money.
Im usually not the kind of person to leave a review. Im going to be as objective as I can. This review is not because of one negative experience. I want others that are looking for apartments to get a real idea of what to expect here. I lived here for four years. I will begin with the positives. The apartments are conveniently located. They are right across from the mall. You are a hop and a skip away from highway 316 and the GA loop 10. You could walk to McDonalds and Athens Church if you wanted. The apartment quality is decent. I DEFINITELY would not call this luxury living unless you are used to some pretty rough living standards. There is nothing luxurious about this place. It seemed safe while I lived there. I didnt witness any break-ins or burglaries and never felt like I was in a sketchy living situation. They host little events for residents and seem to try to make it community oriented. They charge a pet fee and seem to (attempt) to regulate what dog breeds are allowed so thats good. When things break in the apartment (they absolutely will- My AC broke almost every summer I lived there) they do a pretty good job at fixing the issue in a timely manner. Theres a shallow little pool. Small fitness center. The staff are all friendly. It is a okay short term option to live.So for the negatives. The apartment complex is gated. The gate mechanism consistently breaks. I recall a time when it was broken for a good 3-4 weeks. They just leave it open which can allow for crime and non-residents in. Hard to consider yourself luxury if the gate stays broken. The parking system is abysmal. They say there is assigned parking but its unregulated. There are no parking passes. You dont actually have an assigned spot. I work crazy hours and get home super late sometimes. On multiple occasions there would be no parking spots anywhere near my apartment. I would have to park super far away in front of a different building. This a first world problem I know, but if you are paying for luxury then I expect to get a freaking parking spot at least. The walls are thin guys. DUMB thin. I could hear conversations people were having in their unit from mine. You can hear your neighbors even if you are on the top floor like I was. You can hear people below you. Next to you. If the neighbors turn on their bathroom vent you hear it. There is a gun range close by and you can hear people shooting pretty clearly. They raise your rates whenever you renew your lease. I dont remember what I was paying at first but when I left I was paying $1350 a month for rent and water. That does not include utilities, cable, internet ect. This was for a two bedroom, two bath. I cant imagine what the 3 bedroom people paid. I moved out and bought a 4 bedroom house. My mortgage is less than what I was paying for rent here. Not flexing just trying to prove a point. These apartments are overpriced. If you are more than 4 days late they add late fees. When It was time for me to move out I was pretty excited about getting my security deposit back. NOPE. $246 worth of damages and I ended up owing them money to be able to close out the account. There was no notification. I received no notice in the mail. I called to check on my deposit and was then informed of my delinquency. Reading the other reviews here Im sure if I would have never called they would have sent me to collections. That would mess my credit score up people. That is BS and absolutely unforgivable. Some of you may be saying Dont damage the apartment then. I did not damage this unit guys I wish I had taken pictures to prove it to you. No holes in the wall. I had no kids. No pets. I keep a clean dwelling. They charged me because some pieces of the blinds had broken, the drip pans on the stove were dirty, and there were some paint issues where I had hung curtains up. They managed to get $246 dollars from that somehow. It is unethical and sad. Glad to be out of there. Good luck to you all.
We have lived here for about a year and a half now, so I will try to make this review as comprehensive as possible for those looking for an apartment. Overall, this community is great. The design and layout of the apartments is well-thought out and works well. The community is gated and we have never felt unsafe living here. Landscaping is well done and has lots of nice trees, flowers, and other foliage around.The staff here, especially the manager, Brittany, are awesome. I would like to provide two examples for some more context. The thermostats that come with most apartments are of the older style mechanical type, meaning you sometimes have to guess what temperature your system is set to. I inquired with Brittany about the possibility of a digital thermostat in the hopes of having more precise temperature control and thus saving some money on our power bill, fully expecting to be shut down. However, she sent me a prompt reply telling me they would replace it for us free of charge, and that she had put a work order in to do it. Not only that, it was replaced within a week, which was pleasantly surprising given how low priority of an issue it was.Another big compliment towards the management was in the form of some neighbors who moved in next door to us a while back. Previously, there was an older lady who lived there and was the best neighbor ever. These people, on the other hand, were not. Anyways, they would spend a lot of their time hotboxing one of the bathrooms with the smell of marijuana, which then poured into our bathroom that adjoined theirs. It was obviously undesirable and made our quality of life very unpleasant. Brittany quickly responded to my complaint and would contact me after each subsequent complaint, keeping me informed of what she was doing to help make our lives at home more comfortable. She eventually got them to move away which was probably the greatest day of this year for us.The property maintenance staff are very professional, friendly, and prompt. Tre Meadows, the maintenance manager, is especially skilled in all things maintenance-related, and is also very pleasant to deal with.One small critique I have of this community is that I wish they would install some sort of speed bumps. Some people drive fairly erratically and far too fast for an apartment community with narrow roadways and many children and pets living here.Overall, The Fairways at Jennings Mill is one of your best choices in Athens, especially if you do not want to live with a bunch of college undergraduates, or in a dangerous area with sketchy people. The community is a good mix of younger, working professionals, family, and elderly individuals - many of whom are good people and dont seem to cause too many problems. The staff in the Leasing Office are very friendly and eager to help, Brittany, the manager, does a great job managing the community, and is committed to ensuring that law-abiding citizens are comfortable and happy living here. We thoroughly enjoy living here and we hope to stay here for as long as we can.
Visiting a friend. He has one bedroom. Was not impressedSeeing more they have to offer. Its well worth it.I just viewed Jennings Mill two bedroom.It was beautiful. It was a two bedroom two bathrooms. Nice size kitchen Really nice set up. Price is comparable to market. It also has a beautiful pool, laundry room, movie viewing room, weight room, showers in weight room, really nice lifestyle. Nice people live there. Near shopping, restaurantsAnd Church.
Jennings Mill is a very peaceful, wooded apartment community. Just driving around on the streets inside the complex gives a sense of peace and community. Ive lived here a little under a year, and honestly cant come up with a single complaint. Its so nice to live in a complex thats both mature in landscaping and residents. In my building, I never hear anything from other apartments. Office staff and maintenance staff have been flat out great. As a bonus, the staff hosts periodic events at the clubhouse.
Do not waste your time. The apartments are super old and outdated. The 2 bed 1 baths are super tiny, and it’s like being in a one bed apartment. They need to redo the inside and get new carpets, they are YEARS old. Cabinets, appliances and countertops are not up to date for the price they are charging. Also the front office people do not enjoy their jobs. The woman I worked with told us she hoped it would rain so she wouldn’t have to show people the apartments. They also lied and did not tell me all the information I needed up front. So before you waste money doing the application, look at other places. You can find WAY better homes in Athens for the prices they want.
I loved living here! I was a resident from 2014-2017. I only moved because I took a job on the other side of the state. The complex was so wonderful! Well maintained, no bug issues, very quiet and reasonably priced. I never had an issue here that wasnt quickly resolved (and all issues were minor in nature). Ive lived in a lot of complexes and I can honestly say this was the best by far. Highly recommended!
Leasing office staff isnt exactly what they portray themselves to be at first. The business office manager is very deceptive & rude.High rate of theft, burglary at apartments. Over the course of 3 months I was there, there were 2 burglaries in the apartment complex.Safe and well located.
Goes through your apartment any time they want and threatens you if you have dishes out. Air conditioning broke 6 times during the summer. Over charges you at every chance they get. I had my lawn furniture stolen by the staff. You will NEVER get your deposit back. Laine, one the employees was extremely rude and unpleasant to work with. I paid my final $250 as I was told by an employee and later was called back by the fairways and told I owe another $6.65 and threatened by Laine that I’d have collections come after me if I didn’t pay it immediately. I then had to leave work and pay it. Part of that was due to the staff breaking my blinds and even though I told management I was still forced to pay for it. HORRIBLE EXPERIENCE!
The staff here at Fairways have always been helpful and friendly to us. Whenever we have called for a repair, they have responded quickly, and called back to see if the repair was satisfactory. The grounds are beautifully kept. And we have enjoyed the layout, openess, and lighting in our apartment.
After living here for almost four years, I sustained injuries in a car accident that required postponement of the completion of my veterinary school curriculum. The manager, Lisa Jacobs, went out of her way to make it very difficult for me to extend my lease another few months for hardship, even though my unit had not yet been leased to a new tenant. Only after groveling was I allowed to stay a few more months - and for an almost 33% hike in my rent. This same woman, Lisa Jacobs, knew before I signed my initial lease in June 2012 that I wanted an apartment with a wooded view. Knowing this, she intentionally did not tell me that 316 would be extended through the back side of the apartment community only four months later. In October 2012, my wooded view was entirely bulldozed to the ground, and a lengthy, dirty, and noisy highway construction project sprung up right behind my apartment unit. She was extremely manipulative, and tried to kick me when I was already down after my car accident - just because she could. Whether or not she is still the communitys property manager, Lisa Jacobs nonetheless represents the type of person this company chooses to reward with a leadership role. Before signing a lease with this property, please consider very carefully whether your values are aligned with the lack of values and character displayed by Lisa Jacobs and the apparent acceptance of her behavior by the propertys senior leadership team.
I have multiple complaints with the fairways but my most recent one includes them sending me to a debt collector. I “owed” money for moving out/damage fees. Instead of calling me personally they just sent me to a debt collector. I was never late on rent in my three years I lived there. I also paid my moving out/damage fees online when they were due..they just never looked there. Thanks for being overly aggressive and absurd Fairways. I actually expect nothing less now.
Leasing office manager exceptionally rude and unprofessional. Asked my wife to come in for a job interview at 10am. Proceeded to stand around in front of her for 45 minutes having a personal conversation with other staff while she waited. Then interviewed her for 5 minutes before telling her she wasnt qualified for the position (that SHE had asked her to come interview for). Complete waste of time. This would be a 1 star review, (or a 0 star if I could), but the service/maintenance team was exceptionally kind and polite. They should be commended, and the manager should be ashamed.I dont live here, obviously, but if this is the attitude the staff takes, I absolutely wouldnt consider it.

2022-05-25This place is excellent if you like terrible management and 20% rent increases. There is no way to justify the price of rent here. These apartments are far from luxury, yet they charge luxury prices. The staff is hardly ever in the office, and they leave early nearly everyday day or they will not answer the office door during business hours.If you consider paying these prices, I would highly recommend finding an actual luxury apartment elsewhere. You could purchase a new home and have less expensive monthly payments.The maintenance guys are cool.*** Update: these apartments have been raided twice by the FBI (most recently in May 2022) and multiple times by Athens PD in the year and a half that I have lived here. Most recently, there were gunshots fired inside one of the apartments. And the clueless owners and managers have the nerve to raise the rent by 20% and call this place a luxury complex. It has turned into a haven for hoodrats.

2022-06-20Our AC broke multiple times every year we lived here and they refused to get us a new unit or permanently fix the problem. They willingly let us go without AC for multiple days when the temp is 90+ outside without even providing a portable unit to cool things down. Additionally, the trash valet service stole our compost bucket from right outside our door, and they said that it was my fault for leaving it there because it’s against my lease to have personal belongings outside our doors, but they don’t go confiscating people’s welcome mats or plants. And a leak happened in my bathroom that they took forever to respond to. And they just jacked our rent up $250 a month. Cannot wait to be done living at this place, just go to Legacy Mill for a decent apartment experience.

2021-12-13So first off I wanna say this whole complex including the staff is amazing ! I love my apartment here as I have had horrible places Ive stayed before. Not only is maintenance super fast and reliable but the office staff is very fast at getting back to you. Every apartment community has their flaws but honestly thats what makes this a great community because they work hard to make sure everything is to make you happy. If you are considering a apartment in athens this is place to go! Super quiet and friendly neighbors and staff.

2020-09-08The lady that showed us the apartment was very nice. The only thing I didnt like the prices of the apartment keep changing and I had to paid for water. The apartments are nice but way to expensive for my budget. Living here in Athens has become so expensive 😫. No wonder people are homeless this days. I wish this would change bc people need more reasonable places to live.
