I love the maintenance tech Joe! He has always been friendly and professional. We just recently got a new maintenance supervisor, and he came in for a work order. He was very nice and got the job done quickly! He definitely seems like a great addition to the team.

I really feel ripped off! I had a 2-year contract without problems, I delivered the apartment without problem or damage, I receive the notification of the refund of my deposit the first week of October where they indicate that my check will be sent within 30 days, today January 4 I have not received My reimbursement and the new administration say they have nothing to do with that, I am really upset because I am sure that if I am the one with an outstanding debt if I have to pay it, who responds to me for my payment?

I move in here about a year ago! It’s been 1 nightmare after another! I wouldn’t reassign my lease if me and my kids hadn’t caught Covid twice!!! Just say they turn off the water every month about a leak some where! I believe all the maintenance staff are ex convicts!! It’s going on 2 weeks my AC units still not fix!! Maintenance enters your home anytime when your not there! Today my son violin for school came up missing!! I called the cops made a police report but it’s my word against theirs!!! Management is so rude don’t show no compassion for my AC unit or my kid violin!!! It was in the twenties last weekend NO HEAT!!! I have 4 kids!!! This is frustrating!!!

The location is good, street # instead of apt # is very nice, management is professional, Never had a package stolen, maintenance is usually responsive and the Style & quality of upgrades are excellent (other than popcorn ceilings, ugh) BUT, the buildings are old wood frame, with thin walls and lack of insulation Or high-functioning air system. So bugs get in very easily. One bedroom is extremely cold, and there is black mold in a bathroom vent. Gate breaks down often. All kinds of complex issues just related to being old... I’m frustrated with early closing of pool for the season, and now gym closed for some reason. Rent is not as high as other places in the area, but I would pay more for airtight, properly insulated living!!

Kevin & Joe did a good job helping me replacing my stove they were very consistent to get me a new stove only 2days max & they brought me a new stove hats off to them! They also help fixed the pipe under the sink !

Cons: Water always shut off every week. Loud upstair neighbors. Gate is useless. Random drivers always speed to enter the community after residents car. Gym is not safe. Expect to see non resident to use the sharing facilities or knock on the door. Moreover, the gym is close until further notice!, and the management carless to fix the door, and equipments for user to utilize the facilities that they pay for!. Random fee to pay for. I pay to use facilities and I cannot even use it, because they close it forever.

Review specific to former management and conditions with Pegasus Residential.Fairly recently my wife and I were given the option to relocate to the Georgia. Finding short-term affordable housing until we got settled in a new house proved to be quite a challenge, especially when you are trying to secure it from 2,000 miles away. I had pleasant conversations with the staff before deciding to land at Discovery at Riverbend (now The Foundry). They assured me that they would accommodate us when we found a house and we could provide documents proving the closing date. Sounds great! (more on this later)We arrived in Georgia a day early. Unable to move in, we checked into a hotel. I decided I was going to check out the area where we were going to move to and stop by the complex to at least peek in the windows. What followed was an absolute mess. I arrived at this apartment complex and quickly found the end unit we were assigned. My son and I got out of the car, walked around and found that not only were the blinds up for us to see in, the door was cracked wide open. Keep in mind this is after hours and we were supposed to move in the morning the next day. I figured maybe someone would be in there completing work in preparation for us to move in. Nope, not a single soul in sight, however, we got a glimpse of what squalor and absolute disregard from property maintenance looks like before making a quick exit. Not a single inch of carpet was not stained, the smell of rotting garbage greeted us, the kitchen cabinets were peeling apart, the stove was a mess, bathroom looked not-the-good-kind of vintage, and what hot steamy pile wouldnt be complete without cockroaches?Fast forward to the next day - me, along with my wife and son, are waiting patiently to speak with the property manager. She shows up (late), I show her the photos and video of what we witnessed. Instead of offering a solution, I was met with a threat that I was trespassing and she should call the police and that I shouldnt have gone in there until it was time to move in (way cool, Jenny). I explained to her that there was in no way, shape or form, that we were going to move our furniture into a place that smelled that horrendous and was infested with cockroaches. I then advised that we were there, on move in day and asked to be shown our apartment. Shocker alert - nothing changed. It was still the same mess and stench from the night before.We finally managed to get them to understand what they did and didnt do and ended up moving locations within the apartment complex. The laughable part was they wanted to charge us their $75 apartment change fee.Time to speak to the staff about moving out. I thought this would go buttery smooth as we had discussed this in the past and at this point I think we both mutually wanted to part ways. Long story short, we ended up having to pay well over $5k to terminate the agreement. This is one of the worst experiences I have ever had in my life and will always be a lesson learned.If you value your living conditions, your material possessions, your sanity and your financial well-being - I cant stress this enough - stay far, so very far away from this cockroach infested trash fire container masquerading as a modern apartment home. Although the name has changed, the sentiment remains the same and this is just a huge reminder to do your due diligence, even if that means spending a little extra before the decision is made.**I am leaving my review of my experience while I was there with hopes the new management has made positive progress since they took over after we left**

My kids and I have lived here 4 years and just signed new lease. I love living and working in Duluth. The Foundry is an older complex compared to others in the city but it is so well maintained. The newer complexes I have looked at are soooo small. I love my unit here mainly because of the space. I have large rooms and tons of closet space. I have 3 closets just in the hallway!! The staff is always always friendly and helpful. Maintenance guys are the top. Go ahead and look at other complexes in the area; for the price and space and service I highly recommend The Foundry.
