My sister and I moved into The Foundry on May 1st. We opted for a renovated apartment on the ground level, and weve been pretty satisfied with the upgrades and location.Luis was our leasing consultant, and he was nothing short of professional and courteous throughout the leasing process. We did everything through email and video chat due to COVID-19.On our move-in day, I noticed a few things in the apartment that I wanted to bring to Luis attention. There were roaches throughout the apartment, the water wouldnt get hot, and we had no mailbox key. I emailed Luis, and he assured me that the issues would be resolved.Fast forward to one full month later, and we still had no keys to our mailbox. USPS began to threaten that if we didnt clear our mailbox soon, all of our mail would be returned to the sender. We called and emailed the leasing office several times to no avail. I emailed Luis, the assistant property manager, and the propertys general email address personally about the issue and received no response, not even an acknowledgment that my emails were received. One morning we woke up to a pair of mailbox keys taped to our front door. No note attached, still no response to my emails apologizing for the delay. Just a couple of keys taped right onto the door. Umm, what?!Luis promised over two months ago that pest control would come remove the bugs from my home, but they have yet to show up, so we are always at war with the roaches. Its pretty disgusting. My three-year-old is afraid of certain areas in the apartment because of the bugs. Our kitchen sink recently started to leak an insane amount of water onto the floor, so we have been washing our dishes in the bathroom sink—still no word on when this issue will be resolved.Ive worked in leasing, and Ive lived in some pretty fantastic apartment communities, so I guess I expect a much higher level of customer service. I wouldnt recommend this property to anyone. The upgrades are cute, but Im washing my dishes in the bathroom sink!Check out a Cortland property instead. Their service is night and day compared to this place.
I would highly recommend you continue your apartment search and skipping this complex. We been here for 6months and have had several leaks in our apartment, this makes the third one. There is currently a leak in our apartment that has now formed into a MOLD situation. There has been work orders put in a month ago and maintenance just decided to show up (July7th) not only did they show up but their solution is to do temporary fixes and not to fix the unit the right way. The attitude of the staff is very nonchalant and care free. My son and I have both suffered health issues due to the mold exposure. There has also been a lack of communication between management and I. No one has reached out or responded to my emails. Again continue to search for your new home else where because this complex is not it.
From reading all these reviews it seems like the tenants haven’t been happy in the last year since the new management company took over. A friend of mines mentioned the community only had 2stars on google so I came to see why they’d fallen from Grace. When I moved in a few years ago the reviews were great. However I agree with most reviewers on that There is a lot of negligence in regards to repairs and upkeep on the property. Things were constantly in need of repair due to age and lack of regular maintenance and the average wait time for repairs takes over a month. Not to mention it required multiple follow ups and usually a visit to the office staff in person to get any repair requests answered.I personally would not recommend this community unless you are in dire need of a place quickly & don’t mind palmetto bugs and occasional German roaches while paying for pest control that never shows up (seriously NEVER). Unlike the others I had never seen rats thank God. But we’ve had a beehive on the gutter and ants coming through the bathroom tiles in both bathrooms. Still pest control was a no show. I took matters into my own hands on all the above mentioned. One other thing, utilities such as water and sewage are paid to the management company with the rent. There has to be something very wrong with the metrics they use to calculate the usage because every month they tacked on an additional $150 - $190 for water/ sewage/trash collection. I’ve never paid this much for water consistently even when I owned a 2900sq ft home which during that time we were watering the lawn, washing three cars on weekends, laundry for 6 people and a dog, not to mention we had an additional adult and two additional teenagers in the home showering daily and flushing. The bill was still less than what I pay now on a monthly basis. It’s absolutely absurd but there’s no one to complain to bc management is not cooperative. Anyway I hope this helps someone. My lease ended a few months ago and I chose not to renew. I’m now happy in my new home.
Don’t move in! Don’t even try to convince yourself to settle for this place! It’s not worth it!!! Asked for maintenance to fix my electrical outlets prior to move in and it is now one month till move out and they are still broken, nobody ever came. That’s just one of the many issues with maintenance. There’s also a leak in my ceiling that never got fixed and more. The ‘gated community’ isn’t really so because the gates are always broken. The list goes on... do yourself a favor and save yourself the headache and money it will cost you to live here. You’re better off camping!
I am so not happy nor do I feel safe living at Discovery at River Bend apartments. First of all the landscaping has not been maintained well at all, I understand the weather has been bad but they continue to use that as an excuse. For the area and the amount of rent being paid the grounds should look way more presentable then it does. I feel that it is all about keeping units rented and not the quality of the property. Just because I am renter doesnt mean I dont take pride in were I live I treat it as if it were my own. There are weeds every where the pounds are a hot mess. The real reason I am upset and not comfortable living on the property is that I found several apartment and mailbox keys left on top of the mailboxes I contacted the Courtesy Officer and he asked if I could leave them in the Dropbox which is now sealed up. I dont know about anyone else but I feel damn unsafe knowing that keys are being left laying around. Something seriously needs to be done like I said I am upset not only were they left out but how many people walked up there and saw those keys laying there and just walked away. I work way to hard and pay way to much rent for this kind of living. Im from the West Coast and the last apartment I stayed in I was there for 12 years I dont believe in apartment hoping but this definitely did it I will not be renewing my lease not can at this point give any recommendations for anyone to move here. I want to live somewhere I feel safe and not embarrassed to have people come over the whole property should look presentable not just the front. Regarless of the key situation the property is just not maintained and it is just an environment I dont feel comfortable in anymore just a totally different environment now. But I would like to thank Jessica she was of great assistance.
Since weve when moved in this has been a great place to live. I really enjoy the privacy, I love having my own staircase and I dont ever hear my neighbors (which is the best upgrade from our last apt). I love the layout, very spacious, upgrades are nice, and windows are big & bright. The staff is very nice and have helped with every request Ive been here. :)
From beginning to end Luis has been my consultant. I was coming from out of state and I’m sure that requires a sense of patience. I never felt once it was out of his character not to want to ensure my satisfaction.I am in the communications field and his efforts were not only thorough but flawless. It’s almost like he came with to the new renovations and upgraded apartments (which we locked in with a great deal!) the list goes on! Where did they find this guy!?! Discovery in the past has had a reputation, but this kind of service is what’s going to make this community thrive. A simple thank you couldn’t express my appreciation for how much effort was made into my move by Luis and his counterpart Elicia. The type of service and professionalism I received from this consultant is almost unheard of. What an amazing team.
Ive been in this are now for 4 years and I love it. Discovery at River Bend is my 2nd apt in this area and I have not had any major issues. The office staff had been more than pleasant from lease signing and beyond. The residents are pretty cool and will speak. For the money these are some of the largest (sq ft) in the area. Although there is a play ground the children have plenty of running space that does not include the parking lot. The residents here are good about keeping their pet waste picked up. When I call for maintenance they come. If its not an emergency I can wait and havent really waited long. I gave them 4 stars because they dont have gas cooking = )
I dont know who in their right minds would give this property anything below a 5 star but out of the few apartment complexes Ive lived at, this is by far the BEST. Ellicia, Jennifer, Beverly, Luis & Derrick are all amazing. When CO-VID hit hard, this team made you feel safe & secure & not on edge when life took a turn because of the pandemic. They treat you like family instead of a tenant. Theyre compassionate & understanding. Its a lot of people who are out of touch with humanity but this property isnt. They care about you & they will go above and beyond to make sure you never forget that. Thank you Foundry Duluth for having a super star staff!!!!
The apartments have renovated nicely and honestly you get what you pay. I have lived in Fulton county, and paid so much money for run-down apartments. Management was alot nicer & honest about my questions and expectations. I highly recommend Rafael Villareal. He guided me throughly on expenses plus gave me his personal number. 5/5 customer service. Who would have known we have the same last name! Lol... I am someone who has never had an issue with pest control. I made my own solution and keep my apartment crumb free. I do my part in keeping my community clean. Im sure everyone else wouldnt have those issues they mention if they actually kept up with their homes.
I will not recommend this apartment to my worst enemy. For the price and fees they ask for, the service and the apartment is not worth it. This is my second year living here, I have dealt with the old management with issues I was having with the apartment over and over with no resolution. Now I have moved from an old apartment to a “New renovated apartment” hopping that with the New Management things will change but I was wrong. The so call New Renovated apart was done cheaply, work was still being done on the day I moved in and the job is still yet to be completed. I have been to the office at least 5 times with the same issues since I moved in and little have been done.
I moved into a newly renovated 1Bedroom apartment and I LOVE MY APARTMENT!!! Brand new appliances, granite counter tops, brand new fixtures, and beautiful faux hard wood floors. I had few things that needed to be fix and it was fix within 24 hours. The management team are very pleasant and have great customer service skills. This is great place to live and in a great area!!!
This is the worst place I have ever lived. Before I moved in they said they had new owners and the my apartment would be a newly remolded apartment. All they did was put lipstick on a PIG.These apartments are at least 30 years old so they have been beat up.They did not change out the 1970s press board cabinets they are falling apart. They put new doors on them. Now the doors all falling off because the press board cabinets wont hold the screws. They did replace the counter tops with granite counter tops.Every door in the house are 30+ year old doors are warped and split and dont close properly and if the do close they get stuck because they have 30 coats of paint on them. They did a crappy paint job and did absolutely no prep work before they painted. So the walls have water damage in the bathrooms and laundry room. The spray painted over nails. tape and even macaroni in the kitchen cabinets. They also left the 1970s popcorn ceilings with all their repairs and spray painted over them and they got paint on the brand new floors that they installed prior to painting. So stupid. The silver on the mirrors in the bathroom was coming off and after I moved in I had to argue with them to get them to replace...and they reluctantly did.The medicine cabinets had rust in them after I moved in. I ask them to replace them but they only spray painted them. The first week I was here, we had a storm and 3 of my window blew out of the frames and landed on the floor. They had broken locks on them. I demanded that they replace the 30 year old single pane windows, but they only repaired the locks with cheap plastic ones. I never felt safe here after that. The kitchens drawers are old and twisted and dont close properly. The original 30 year old furnace has a pilot light instead of electronic ignition and kept blowing out and I had to re-fire it and they didnt replace the furnace filter until I asked them to about a month after I moved in.Oh, did I not mention the bugs?I had cockroaches, spiders, water bugs and some bugs the looked like 2 long cockroaches that roamed the apartment the entire year I lived here.Thank god my lease is up.....Im outta here. You should be too.Thats my opinion
It’s horrible here, there is always a big trash pile every time I go to the trash. I put in a notice for some repairs that need to be fixed after I moved in and it’s been a month and they still haven’t came to fix it. It’s 95 degrees outside and they still won’t open the pool. The management is so rude, they give me a hard time every time I go to their office. The security to get into our neighborhood isn’t even security. The gates are always broken. Meaning that they are always open, free for every one to get in. And I’ve heard of multiple apartments having rats in them including mines. I highly recommend to not move here.
These have got to be the WORST apartments Ive ever lived in! Yes the buildings are 30+ years old but with the renovations, you are gassed to believe that these apartments are it! For the price we pay, I personally believe these are overpriced and should be more like $875/month. So lets start with the first problem. I selected the bottom level, and let me just say the front doors do not close tight. So every other morning or night you are greeted by a huge water bug, wolf spider or some weird long centipede. Mosquitos will find their way into your place as well. The minute you open your door oh you can forget it, its like an open invite for these bugs. Hell even when your doors are close these bugs just invite themselves in. The area stays wet and moist so its the perfect spot for mosquitoes to reproduce rapidly. One of the bathrooms in my home has a huge hole under the sink and maintenance has yet to fix that. Then after I moved in I noticed mold growing on my walls in the bathroom. My entire apartment smells like an old wooden rotten tree. Thats the best way for me to describe the smell. Im waiting for my neighbors to fall through the got damn ceiling already because every step they take my ceilings shake or creek. I know when they are showering, cooking, vacuuming because thats how THIN these walls are! I have a little baby and poor thing cant sleep. Hell I cant sleep. UPDATE***So I complained so much about the mold I was moved to a different unit and of course same issues. Mold, bugs, the ceiling looks like it will cave in any day. Electrical problems. My neighbor had a fire start due to electrical problems and they told her she will not get her money back, but she will stay in a hotel until they can find her another unit and they will not give her a discount on her rent. I mean this place is HORRIBLE. Please take it from me and DO NOT SIGN A LEASE WITH THESE PEOPLE. ITS NOT WORTH THE HEADACHE FOR 13 MONTHS. I went a week without heat due to the furnace being so old and dusty. I called the 24 hour hot line and the maintenance guy told me to use my oven for heat. Im telling you its just not worth it here! They took the old cabinets and replaced just the doors so the hinges just pop right off. This entire place needs a renovation inside and OUTSIDE! I broke my lease because it was just that bad at this place. I now currently reside at Autumn Vista where its cheaper and MUCH NICER. My children and I can actually breathe and no roach infested apartments!! If you sign a lease here you are making the OWNER RICH to live in filth! Good luck to those that sign their names on that dotted line!
I just moved in Friday (7/13/18). My roomates and I paid fairly expensive for rent because we were promised a fully renovated apartment. On our move-in day we had the WORSE experience.First, the renovation to our apartment was poorly done. The vinyl flooring was actually lamenate.. We know this because there is a spot on the floor that is coming off. ALL of the drawers are coming off. They literally slapped the new clabinet doors onto the overaged, broken down cabinets. The insides are gross and also broken. The windows are ridiculously dirty with paint sloppishly splattered on. All of the trimmings are poorly done and broken. Our closet rack is probably going to break off because the screws that are on the wall has a long crack. OH! And my bathroom sink is leaking. EVERYTHING is going WRONG**Update on more on the renovation** to the place** The walls ARE BADLY painted. I used command hooks that are so gentle on the walls are my old house. A painting I painted on a canva fell off the walls. None of the hooks have stayed on. We found out that they did not prep the walls at all before painting. The paint job is CHEAP. So dont waste your time trying to hang anything. Nothing will stay on. Worse of all, they are going to charge me for the paint being ripped off from the walls. Ill take pictures of the walls for you all to understand that there is NO reason why my hooks are falling off so easily and the walls being ruined because of it.Second, it seems like once we moved in and signed our lease the management and our leasing agent could care less of our problems. They practically ripped us off and did not help us with anything. VERY disappointed.. She also told us that the floor above the place we are renting is a single guy, so it will be very nice and quiet... We met him (sweet guy) and he has 3 kids and a wife living with him. Oh and to piss us off even more. Our lease agent couldnt bare to take the responsibilites of all the faults and problems that instead she blamed others for it.. Not a characterstic that I like or trust.Third, they did not change our furnace.. It is very old that the Gas Service people told us that they have told management MANY times to change it. We kept on smelling a gas smell everytime we went into the laundry room. So my boyfriend ended up calling someone out of the apartment complex area to check it out. Turns out are nose wasnt playing games with us. The guy had a detecter that beeped loudly when it found where the gas was coming from. I cannot believe management kept ignoring that the furnace needed to be changed! I am livid.Overall, our move-in day was a complete disappointment and stress rose easily for the fact that we could not put anything in our kitchen shelves because they were falling apartment. And I could not put mine and my boyfriends clothes on the racks of closet because we were scared the racks would fall off and ruin the walls, which Im sure with how the facility of the Discovery at River Bends is, they would charge us for their faults.I regret signing a year lease with them... I cant believe I didnt look into this apartment more before signing with them. So for, I dont see them getting any better with customer service..
I haved moved here in March Mr Luis helped me he was very professional he took the time out to explain about the complex to me...around May & July started having a few problems..spoke with Ms Ellicia who directed me to speak to message Jennifer both ladies are very pleasant understanding and care about their residence they solve the problem for me...This is a complex that I would recommend due to the fact management cares about their community and their residence. Great job Mr. Luiz, Ms.Ellicia , and Ms Jennifer...Thanks for making me feel at home👍🏽
I have been requested since November to fix the air conditioning which by the way we are in June . Seven Months not results. my neighbor left because he was tire. If you call the corporate office they does not answer the phone. This is a complete ripoff their rent is high the maintenance is zero.
I have lived in this community since 2018 and I have really enjoyed my experience this far. The office staff is extremely helpful and nice. The community is nice and pleasant. The grounds are quiet and my kids really enjoy the neighborhood as well as the school. I would recommend 100%.
Unfortunately I still live here. If they were honest when we looked we would have never moved in. This is by far the worst place I have ever lived. Mold and mildew throughout the apartment. Nothing is level, problem with duct work, heat/cool unit keep the electric bill unreasonable, water bill is higher than in a house full of people. the apartment is falling apart, electrical problems and the complex does not do needed repairs and upkeep. If the inspectors actually came and took a look these would be condemned
So happy to start a new chapter of my life! Ellicia @ The Foundry Duluth, GA has been an amazing help to my fiance and I. She was very detail-oriented while explaining the moving in policy as well as being extremely considerate at our financial situations, aiding any way she can. Shes also very funny and has a warm/welcoming vibe to her. I would totally recommend her and the complex to anyone looking for a fresh start.-Omar & Cher
ONE STAR ONLY CAUSE I HAD TO BUT THEY GET 0 FROM ME. WORST MAINTENANCE AND MANAGEMENT EVER!!!! I called 3 weeks ago about a crack in my bath tub. Explained to them that every time i shower water leaks from the bottom of the tub. After a week and not seeing anyone i called back again. I was told that I had about 3 people ahead of me and that the were dealing with emergencies. Ok understand....so i called back earlier this week. I was the told that the onsite maintenance does not do that job and that it was a 3rd party vendor that had to come in and take care of it. Finally today the arrive and guess the F**KING what... They end up doing the wrong bath tub. Lets not mention that i stated over and over the MASTER SUITE BATHROOM... the room on the right. Oh and there was nothing wrong with my sisters bath tub, no crack, no chip..NOTHING. And to make matters worse the damn leasing office sign off on the job after they were done without even checking if they did the right bathroom. I swear dealing with this Office is worse then dealing with a room full of spaced out meth addicts. DO NOT MOVE HERE... NOT WORTH THE MONEY oh and lets not mention how they are allowing people to use the apartment as a half way house. PLEASE SAVE YOUR TIME AND MONEY
Not only are the people at the front office amazing but the maintenance staff is also friendly too. Rent is very easy to pay online. The new management of this location has really focused on putting their renters first! I totally recommend moving in. Go in and ask for Jenny!
The apartments has german cockroach problems and needing some good quality up grades ,Management is slow about returning your deposit, I gave Jennifer our new address 1/14/2021 and they called me 1/22/2021 saying they dont have my new address, they said it will be another 30 days before i receive it.
The maintenance team is phenomenal!!!! I was having trouble with my hot water and Chris is THE MAN to get it done. He was very professional and completed the job to perfection! I am not having any problems out my hot water heater. FUEGO!!! THANK YOU so much Chris. You rock!
This is by far the best place to live in the Duluth area!!! I love all the ladies in the front office they are very respectful and they always come threw for me no matter what the issue is I never had a problem living here and they make it so inviting as well! Jennifer and ELLICIA are the best!!!!!
Lived there for almost a year and had a lot of plumbing problems. The pipes would rattle in the middle of the night or the heat would not work. Maintenance would come and look and the problem is still there. Had a problem with roaches and when walking you can feel holes or sinking in the floor.
Im having some Ac issues, its 80+ degrees in my home, I have placed several service tickets and my ac still isnt fixed. I hope this reaches upper management so that my ac issues will be addressed and either fixed or replaced. I shouldnt have to suffer because coolant isnt kept on hand or its on back order. Thank you.
The new management is useless. We have neighbors who constantly run, jump, stomp, and drop heavy objects above our heads at all hours of the day and night, and the manager refuses to do anything about it. My Mother is currently in tears right now she is so stressed, and we have had to call the police more than once. The Management doesnt care. DO NOT move here.
If there is 0 star i will put it for this apartment,There is not one thing that makes me like this place. Bad service, most of the house is in bad condition, you need to ask for maintenance more than ten times to get an answer but no one answers, and I will tell everyone I know about that place
I have more than two months with this mold problem in my apartment and I make the request for them to fix this case I have gotten sick many times due to this and now my son is sick and nothing that the manager comes to fix does not solve this problem, on the contrary, it gets upset when one makes the claim, it does not have professional ethics, they should put more qualified people in that job, I need a solution immediately but I will have to resort to other entities
The worst place to live do not come here it is 95 degrees and the pool isn’t open and they promised it would be open the day after Memorial Day but it’s 3 days after that and it still hasn’t opened.also their office never answers the phone and it’s just an overall terrible place do live and I repeat DO NOT LIVE HERE if I could give it 0 stars I would😶
The worst experience that I had with my family in that place, terrible management and administration, they do not have enough staff to attend to the faults and honestly many of those faults never took the time to repair them, from the 1st day we had problems with the management because the vinyl on the floor was badly glued throughout the apartment and it just stayed that way. The rent price is sky high and the complex is high, it is a super unsafe place since one of its gates lives open day and night because it never works, the streets full of holes, when it rains there are pools of water that do not They let you walk through the roads to the apartments, each time they rented to more problematic people and with bad habits, the complex smells of marijuana everywhere, your vehicle will never be safe in there since there were several cases of theft in the early morning! When you have 3 months to finish the contract, they do not meet your requirements and do not respond to your needs under the excuse of Covid19, I really feel very sorry for those residents who decide to live there, they do not know what awaits them! I do not recommend that complex under that management nor to my worst enemy. The water bill will always reach you super expensive, you always have to be claiming for it to be adjusted, it is a real disaster to live there. The dumpster is a mountain of garbage 365 days a year which attracts flies and cockroaches that end up getting into your apartment. I hope that soon they will place a management that will put more affection on the place because Duluth is an area that does not deserve a place that is being turned into a neighborhood. In my opinion I would not give them a single star and do not take the time to answer my review.

2022-04-06I love the maintenance tech Joe! He has always been friendly and professional. We just recently got a new maintenance supervisor, and he came in for a work order. He was very nice and got the job done quickly! He definitely seems like a great addition to the team.

2022-01-04I really feel ripped off! I had a 2-year contract without problems, I delivered the apartment without problem or damage, I receive the notification of the refund of my deposit the first week of October where they indicate that my check will be sent within 30 days, today January 4 I have not received My reimbursement and the new administration say they have nothing to do with that, I am really upset because I am sure that if I am the one with an outstanding debt if I have to pay it, who responds to me for my payment?

2022-03-17I move in here about a year ago! It’s been 1 nightmare after another! I wouldn’t reassign my lease if me and my kids hadn’t caught Covid twice!!! Just say they turn off the water every month about a leak some where! I believe all the maintenance staff are ex convicts!! It’s going on 2 weeks my AC units still not fix!! Maintenance enters your home anytime when your not there! Today my son violin for school came up missing!! I called the cops made a police report but it’s my word against theirs!!! Management is so rude don’t show no compassion for my AC unit or my kid violin!!! It was in the twenties last weekend NO HEAT!!! I have 4 kids!!! This is frustrating!!!

2022-01-04The location is good, street # instead of apt # is very nice, management is professional, Never had a package stolen, maintenance is usually responsive and the Style & quality of upgrades are excellent (other than popcorn ceilings, ugh) BUT, the buildings are old wood frame, with thin walls and lack of insulation Or high-functioning air system. So bugs get in very easily. One bedroom is extremely cold, and there is black mold in a bathroom vent. Gate breaks down often. All kinds of complex issues just related to being old... I’m frustrated with early closing of pool for the season, and now gym closed for some reason. Rent is not as high as other places in the area, but I would pay more for airtight, properly insulated living!!

2021-12-27Cons: Water always shut off every week. Loud upstair neighbors. Gate is useless. Random drivers always speed to enter the community after residents car. Gym is not safe. Expect to see non resident to use the sharing facilities or knock on the door. Moreover, the gym is close until further notice!, and the management carless to fix the door, and equipments for user to utilize the facilities that they pay for!. Random fee to pay for. I pay to use facilities and I cannot even use it, because they close it forever.

2019-05-03Review specific to former management and conditions with Pegasus Residential.Fairly recently my wife and I were given the option to relocate to the Georgia. Finding short-term affordable housing until we got settled in a new house proved to be quite a challenge, especially when you are trying to secure it from 2,000 miles away. I had pleasant conversations with the staff before deciding to land at Discovery at Riverbend (now The Foundry). They assured me that they would accommodate us when we found a house and we could provide documents proving the closing date. Sounds great! (more on this later)We arrived in Georgia a day early. Unable to move in, we checked into a hotel. I decided I was going to check out the area where we were going to move to and stop by the complex to at least peek in the windows. What followed was an absolute mess. I arrived at this apartment complex and quickly found the end unit we were assigned. My son and I got out of the car, walked around and found that not only were the blinds up for us to see in, the door was cracked wide open. Keep in mind this is after hours and we were supposed to move in the morning the next day. I figured maybe someone would be in there completing work in preparation for us to move in. Nope, not a single soul in sight, however, we got a glimpse of what squalor and absolute disregard from property maintenance looks like before making a quick exit. Not a single inch of carpet was not stained, the smell of rotting garbage greeted us, the kitchen cabinets were peeling apart, the stove was a mess, bathroom looked not-the-good-kind of vintage, and what hot steamy pile wouldnt be complete without cockroaches?Fast forward to the next day - me, along with my wife and son, are waiting patiently to speak with the property manager. She shows up (late), I show her the photos and video of what we witnessed. Instead of offering a solution, I was met with a threat that I was trespassing and she should call the police and that I shouldnt have gone in there until it was time to move in (way cool, Jenny). I explained to her that there was in no way, shape or form, that we were going to move our furniture into a place that smelled that horrendous and was infested with cockroaches. I then advised that we were there, on move in day and asked to be shown our apartment. Shocker alert - nothing changed. It was still the same mess and stench from the night before. We finally managed to get them to understand what they did and didnt do and ended up moving locations within the apartment complex. The laughable part was they wanted to charge us their $75 apartment change fee.Time to speak to the staff about moving out. I thought this would go buttery smooth as we had discussed this in the past and at this point I think we both mutually wanted to part ways. Long story short, we ended up having to pay well over $5k to terminate the agreement. This is one of the worst experiences I have ever had in my life and will always be a lesson learned. If you value your living conditions, your material possessions, your sanity and your financial well-being - I cant stress this enough - stay far, so very far away from this cockroach infested trash fire container masquerading as a modern apartment home. Although the name has changed, the sentiment remains the same and this is just a huge reminder to do your due diligence, even if that means spending a little extra before the decision is made.**I am leaving my review of my experience while I was there with hopes the new management has made positive progress since they took over after we left**

2021-06-06My kids and I have lived here 4 years and just signed new lease. I love living and working in Duluth. The Foundry is an older complex compared to others in the city but it is so well maintained. The newer complexes I have looked at are soooo small. I love my unit here mainly because of the space. I have large rooms and tons of closet space. I have 3 closets just in the hallway!! The staff is always always friendly and helpful. Maintenance guys are the top. Go ahead and look at other complexes in the area; for the price and space and service I highly recommend The Foundry.
